- Ken (8/5): A very happy slumber - Steve was very communicative prior to & during our stay. I would advise people to ignore most of the other reviews, which seem to be from people expecting a 5* hotel. This isn't one, and doesn't advertise as being one.
What it is is a comfortable, tidy & well equipped property - ideal to rest & recharge after long days of playing tourists. Full central heating might be a worthwhile investment for colder months.
- Baxter (10/5): Brilliant, will be looking to stay here again next time im in Lincolnshire. - It was a lovely home with lovely rooms. The host was onsite and made it very easy for us, it was in a nice location too.
- Chris (2/5): The very worst accommodation on Booking.com - The beds and living room chairs were quite comfortable. There was so much wrong with this property. On arrival, even though I had e-mailed arrival time, the owner was nowhere to be seen, and we had to wait an hour only to be told we weren't expected. The property was located in what looked like a building site. The inside of the property was dirty with rubbish in bins, dirty towels, the oven filthy, and missing control knobs. There was very little in the way of equipment:- no forks, drinking glasses, cereal bowls, pans, teaspoons, pot towels, toaster, no dining table/chairs.
On top of all that, the TV could only be used in apps, so there is no live TV programming. The remote control didn't work because the batteries had leaked, and the owner had to bring new batteries for the remote, and even then, it was very poor.
To be honest, it was disgraceful, and if it wasn't for the fact that we were visiting family for a special occasion, we would have walked out. It's definitely the worst accommodation we have ever stayed in.

- Joshua (9/5): Lovely little annex in a picturesque village - A lovely, well-furnished property in a beautiful village.
Property was very secluded and private, we did not see a single person during our stay!
Check-in instructions were clear and easy.
Other reviews say there is a connecting door to the main house, however the key for this door was on our side so we could lock it. We never saw anyone in the house anyway! There was no key for the main entrance door, so we felt a little insecure leaving it unlocked. There are keys provided for all internal doors though, so we were still able to lock away our valuables when out and about
- Patricia (5/5): Host very pleasant - The location was good all be it a bit of a building site which is not mentioned on the web The lounge was dark and cold because there is no windows. The property was a bit shabby in decor apart from the bathrooms. And unfortunately was not very clean (probably because of the building work)
- Tidmarsh (5/5): Will not stay here again. Very disappointing and need a good clean before anyone stay there again. - . It looks like the place never been clean before. The sheets was full of stains, looks like it was used before and not changed. The fridge and the sink in the kitchen was dirty. Had to sleep on top of clothing to just had a sleep, didn't sleep very well...
- Murray (6/5): Comfy beds, terrible showers - The beds were very comfortable, and the kitchen was a good size; felt easy to self-cater, though we didn't need to as only staying one night. The area is also very quiet and there's some lovely cafes in the centre of town. Our hosts were also happy to let us check-in very late, as we were just stopping off en route to somewhere else. Easy parking. There were no instructions for anything in the property, and we struggled to get check-in details from our host; a lock box would have simplified things a lot!
The house was freezing when we first arrived, and whilst the heaters did a good job of warming up the air, the floors remained frigid. Not all of the heaters seemed to work, either.
No free WiFi (there was a pay-as-you-go hotspot for EE, but we didn't use it), and the showers were both broken. One managed to heat the water a tiny amount, though had poor pressure; the other was just permanently freezing. For four people, we also only had two large towels.
Most of the property was in good working order, and it was clean where it mattered, but ledges, skirtings, and corners were all filled with accumulated dust.
Not an uncomfortable stay, but hardly ideal.
- Julie (3/5): Pleasant host, interconnecting door to owners property off-putting, beds comfy , not overly clean. - Ample parking and both beds comfy. Interconnecting door to owners property is a big no-no in my book, this should be clearly listed on booking.com as renters have no way of securing it.
Front bedroom: window did not shut / lock (a security issue), the shower did not get warm, bed sheet stained told the owner and he did provide new (looked like hair dye to me, appreciate it wasn’t “dirty” as had been washed, but very unpleasant and really should not be offered), light switch had lots of paint on it and cracked/missing behind it, floor and bathroom not overly clean, bin had rubbish in it.
On a “would be nice”: it’s usual to have a whole toilet roll not partial.
Rear bedroom: window did not shut securely, shower did not get warm, needed a thorough clean in the bathroom, floor not swept well, towels not overly clean (probably stained rather than unwashed) and one even from a hotel , bedside table clearly not cleaned or even looked into as someone’s hair in it, bed spread had an oil patch on it, bin had rubbish still in it.
“Would be nice to”, wardrobe could do with a lick of paint, as could the walls throughout.
Kitchen: cutlery was only teaspoons and knives (no forks or spoons), only 3 wine glasses for a party of 4, rubbish of a Starbucks drinks bottle in the cupboard (clearly not cleaned), edge of wall panel behind fridge rough as no caulking, no bin, washing up bowl looked dirty (just needs a bleach).
Hope you find the above useful as the property has great potential as a rental, size is good.

- Jenny (3/5): Good quality renovation. Still much to do re pathways needs a good clean and new towels/hand wash - Clearly a property with good renovation. Flooring, shower, quality taps. Electric heating.
We hope that the landlord is appreciated for his renovation work and if he finishes the snags and entrance pathway , tidies up the property outside of various broken steps, fencing and all walkways and cleans throughout before each client this property could then command a tad more in income. The entrance is hazardous and full of building debris, especially for a disabled person. The sink was dirty and dirty washing up water in the bowl. The oven was so dirty, I couldn’t use it for our evening meal, as planned. The towels were small and thin and also didn’t smell clean, neither did the tea towel. The floors were dirty with black bits which were all over our socks. No hand wash. The property was freezing upon arrival. The throw had dirty marks on it. Some of the furniture needed filling, sanding and painting but was of good standard. The kitchen plates and utensils were hard to find and not all in one place. Not easy to turn on electric radiators and towel rails. The trip switch cut out and the radiators went off on the morning of leaving. We found this eventually but an instruction booklet would be helpful. This property could be special once completed we wish the owner well with the rest of the renovation.

Place called blissful slumber really was a fab night sleep Outside the apartment could do with a clean up and no. Lighting on the stairs from the drive work in progress. Lol
Had to use my torch on my phone apart from that really comfortable place to stay
- David (8/5): Very good - Slept well.Bed in bedroom in the left was very comfy . The other room was not as nice. Dirty cups in lounge/kitchen.
It appears to be a work in progress, so it is a bit of a bulding site but has potential.
Could do with some signage so you know which door to knock on when you arrive, or put a notification in a text/confirmation email.

Convenient for Lincoln. It was a building site. No lights down steps to the front door. Door was so stuck we thought it was locked. Poor communication about entry.
Kitchen lacked basic facilities such as a bin or storage cupboard and sufficient cutlery for 3 despite having full size fridge, freezer and washing machine.
No milk although teabags and coffee were provided
Showers had odd mirrors which gave the impression of being 2 way! Steps from ensuite into bedroom are unfinished and I banged my shin on the wooden bed corner.
"Garden" is full of rubbish.
No WiFi and no mobile signal in bedrooms.

- Gunjan (10/5): Exceptional - First of all, I really appreciate Steve for being so kind. Ambiance of the apartment was really very nice. I love the rooms as they were very spacious and super clean. The kitchen was top- notch. I really enjoyed staying there. To be honest, there was nothing disappointing. Everything was good.
