Guest Reviews
- Laura (8/5): - Fantastic, comfortable stay in a brilliant location for Stockbridge and the Edinburgh Botanical Gardens. Very helpful host. You can sometimes hear noise from the house above the flat. Could do with adding a hairdryer to the bedrooms.
- Vladyslava (8/5): Very good - It was still very cold. We had extra heaters to heat the rooms but it was definitely quite a big disadvantage
- Kate (10/5): -
- arcturus (1/5): - The landlord lives in the property on the ground floor.
The bathroom was faulty and was not fixed during our stay.
Poor communication and failure to explain free parking rolls,we end up paying parking fee.
- Kirsty (8/5): Great little find in a quiet spot - Close to Stockbridge, off street parking, quiet and clean.
No issues with overflowing shower tray as mentioned in previous reviews. Shower enclosure too short so water sprays onto floor.
No tea or coffee
- Kathryn (6/5): Lovely hosts and a good base for the activities we were doing. - Location to Edinburgh was great. Free parking on the driveway was a good bonus. Sadly the shower leaked/flooded the bathroom.
There was no tea/coffee in the kitchen or other basic supplies.
The hallway floor didn’t have expansion gaps so has a bump in it which isn’t great to walk on.
- Alexandra (4/5): Will not go again, definitely not worth the money. - It has a good location and if that is your only criteria, then that works. It has 2 reasonable bedrooms although do not expect large double beds, as well as kitchen. It has a shower and jacuzzi. When we wanted to ask a question, we could knock at the door upstairs and there would mostly be a response. There was an issue with the heating not really working and we had to ask to turn it on and keep it on. We had to use additional heaters that were provided but were noisy and most of the apartment was therefore cold. The landlady came downstairs and asked us if she could turn off the heating because they were warm upstairs......not ok for this price to expect us to be in a cold apartment or to not know how the heating works in a house. There was no 'guidance document' on what/where/how or internet or anything, therefor you have to ask the landlord upstairs for anything/everything. Careful, there is no dishwasher and no sink in the bathroom, so you only have a small sink with the toilet in the very small toilet room. If you use the jacuzzi, don't expect to have warm water for the shower. The internet was slow and disrupted several times, if you need to work, or want to watch TV, take this into consideration. There were also no supplies of 'normal things' like an extra garbage bag, or kitchen towels or anything like it, so you have to either ask or buy your own. The Saturday we were there, they were taking down scaffolding at the house with hammers and the noise was dreadful. We also couldn't use the door because things could 'fall' or be dropped on us. Again, not ok for the money we paid to have to put up with this.
There was also direct 24 hrs access to the apartment by the landlord through a door which we could not lock, as a woman staying with her child, this is not ideal and did not feel safe.

- Carla Theresa (1/5): dusty - old facilities, dusty,
- Amy (10/5): - Amazing location on a gorgeous street. Owner was lovely and told us to just knock on his door if we need anything. Not far from the city. Both rooms had comfy beds.

- Musat (9/5): Our stay it was safe and comfortable - The property it wasn’t too far from the city center. I’ve had parking and a garden. The owners were hospitable and very helpfull. I was worried about the reviews, but they are not true. Indeed, the house is old, but it has improvements.
- Marieke (9/5): Fijn uitgerust en mooie tuin - Ontzettend vriendelijke mensen Het was wat koud in het begin en de douche was niet heel warm.
- Petar (1/5): -
- Adam (4/5): It's an ok place to stay, maybe not worth the £800 I paid for the condition and the issues I mention - The beds were comfy, the location was fine and there was space to sit and relax.
The hosts were lovely and welcoming and very nice people. my views are not to be overly negative but fair on my experience staying here.
The floor had lifted in the middle of the apartment making a triangular wooden speed bump which we kept tripping over
the facilities available were fine however the hot water available from the taps and shower only lasted a short time (a couple of minutes) or in most cases it would not heat up at all.
The central heating was also on but it either did not stay on long or just wasn't sufficient for the apartment size, it was often cold throughout and with it being under the house it did not warm up throughout the day making it very cold at night.
cleanliness was ok for the most part, one of the beds had a really thick layer of dust and hair and fluff under it which would only accumulate over a long period of time there was also some packets of snacks under there.
There was nothing to inform of the wifi (name or password), to be fair we didn't ask but it wasn't provided either.

- Roger (9/5): Very good -
- Klaos (8/5): Very good -
- Judith (9/5): Superb -
- Craig (9/5): Superb -
- Mhairi (5/5): Beautiful location. - Location was lovely Very little provision, no cloths to clean dishes. Baking tray was dirty in cupboard. During our stay the host asked if they could show an agent around the property. No coffee etc provided. I asked for a hairdryer which was provided kindly by owners.
- Nick (8/5): Very good -
- Abram (6/5): Pleasant - The place was very nice. Good area to be in Edinburgh.
The host was very kind and helpful if we needed anything.
Was some stains on toilet seat and in shower when we got there and towels didn't seem to be overally clean.
All and all other than them few negatives the place value was worth the experience.
- Richard (10/5): We couldn’t have found a better place for our stay in Edinburgh. Quiet location within walking distance from town and no - Everything was great.
- Leslie (8/5): Very good -
- Lois (9/5): Just what we needed. - Clean, comfy and as described. Couldn’t get the bath to work.
- Juanita (8/5): Very good - Comfortable. Spa bath. Lots of room. Good location Stairs leading to house above inside apartment. Very dusty under bed.
- Asen (10/5): Exceptional -
- Bhavana (3/5): We had to ask them to on the heater everytime and it will turn of midnight and there is nothing provided and it cost £48 - It’s was average There was no proper heater
No sugar tea coffee or salt anything
- Iain (8/5): Good - Good
- Petra (3/5): Would only recommend if short stay. If your thought is to stay in longer because it is an apartment, it is not equipped - Property was decently close to all attractions and was relatively clean. Beds were comfortable, although smaller double bed has smallish duvet cover and apartment is cold. As stated in past reviews, property is a basement apartment. It is damp and cold and owners did not turn on heat until our second night. Entrance in back with no lighting at night so a bit of a trip hazard with the steps. No instructions to use of appliances or what WiFi password is, password was given when owners were messaged. If advertised as a two bathroom, not really true, was two separate rooms, one with a toilet and small sink, other with the tub and shower, toilet room smells of sewage. If advertised to have washing machine, it does not work. Not a requirement but most places we stayed in Scotland provided some tea, coffee, sugar, etc
- Umar (10/5): Exceptional -
- Faiz (7/5): Clean - The house very clean and spacious. The beds are comfy.
The area is very nice.
The house itself is very nice. The house was cold and had to ask for the heater and hot water to be turned on.
There is a jacuzzi but becareful it drains out into the shower and will flood the bathroom.
- Hilary (4/5): The property was quite good but there were missing items to making it a comfortable stay. - The apartment was in a semi basement/ garden room so was quite cold and felt as though the property had not been occupied very recently.. There was no information file giving us details of the nearest shop or restaurants or how to catch a bus into town. Free wi-fi was stated in the booking but no password given to us so we only got on line using an I-phone linked to an I-pad.When we tried to contact our host we could neither get them to answer the doorbell or their phone. We were promised free parking but when we asked where we could park it was suggested we should pull up behind another car, which left us sticking out into the pavement. It would appear that we may not have met the real host of the property.
- Wessel (7/5): Wil come again in future - We Liked that it was an whole apartment and that we had privacy. The
Beds were comfy and bathroom were nice. Was shortage of hot water. We had to ask for heating to be tuned on as it was freezing in the flat. Luckily with 1 text message it was turned on for us.
Other thing was that there were dirty pans in oven. Half of the coffee mugs were dirty. I must say the rest of the flat was very clean
- Russell (7/5): It's a seven! - Character of property. Decor. Reasonably good value for money. Safe, nice location. Clean apartment. Apartment was cold and draughty. Some facilities missing - tea towel, oven gloves, bathroom towel.
