Clean towels. Should be noted on website that this property has a shared bathroom, no ensuite. Feels a little vunerable as i was staying alone. Bathroom is down a stairs from room. Blue bathroom was just not up to standard. Skipped the shower bathtub old and not clean. There is a sink in the bedroom but water pressure from taps so low. Bedroom clean but bedsheets smelled of stale men's cologne. Electric heater is preset. No tv, no hairdryer, no breakfast. Should be half the price instead of €145.

Before arriving I confirmed my arrival time, and the room was ready, communication for access, etc. across text messages was easy, and clear, and staff appeared very friendly.
I was informed of free parking close by, and in the end I got outside the door on the street. so it was free and easy anyway.
It was perfect for being placed in the middle of Birr, for what I needed. Its Private and hidden treasure in the town, with access to pubs, resturants, cafes, bus services, local shops and any business in town.
My friends I was visiting with in town didn't know it was there, and were amazed of how I found it. Now they know, and will recommend it for other future occasions they may have. And I know I will make a return visit again, I've given a great review verbaly to them all. They seemed happily impressed,
It was quiet, quaint and comfortable, I had a room on an upper floor and it was overlooking the back alley, and street behind it was quiet.
There was a sink in room with towels provided, plenty of space to store my few belonging, with hangers and drawers.
Coffee facilities in the room was plenty, and had a latte which was tasty. It was just enough, with a nice gift voucher for a local cafe was a lovely touch as they don't do a breakfast service, which I don't mind, as I don't always have breakfast.
I used it for 11's and enjoyed it before my drive home.
I got a lovely peaceful break away, with celebrations had for a birthday lady, nice trip round the pub scene, and a great sleep. An all round win!
I would call it an online Air B&B, with little leprechauns helping with the magic touch.
Go raibh míle maith agat. I only had the issue of the bathroom outside the room, felt a little vulnerable, but it was really fine, just something unique to Keeles,

No TV, no hair dryer, no plug near a mirror, no view, tea bags but not even one sachet of instant coffee. The website told of a buffet breakfast but after booking I was told there was no breakfast. Very disappointed.

We paid €130 so we had some basic expectations that the guesthouse didn't meet. I don't think it's made clear that there is a Shared Bathroom also. - Grainne (6/5): Pleasant - It was a little cheaper than some of the other options around. The bedroom was very clean. Parking just outside the door. Clear communication and easy instructions to get access to the facilities. It was a shared bathroom and the mats in the bathroom were dirty. The room we were in overlooked the street and it was quite noisy until late.
- Michele (8/5): Birr is a lovely town. This B&B is in a great location and perfect for a longer stay. - Location was excellent. Only a short walk from the bus stop and when you stepped out the front door you were in the Main Street, so easy access to supermarket, pubs, cafes and town attractions. Self serve breakfast was re-stocked regularly. Breakfast included cereals and yogurt, bread, cheeses and cold cuts and a selection of condiments, as well as tea and coffee. Small fridge available to store your own food if need be. Toaster, kettle and microwave oven provided. Access to the kitchen all day which was good. I stayed a week so it was good to be able to prepare my own meals. This place was more like an AirBnB than a traditional B&B as the host lived elsewhere but just a phone call away, and I did meet him a couple of times. Unlike hosted B&Bs there was an expectation to wash up and put away dishes after breakfast. At times I had the place to myself, other times there were other guests in the two other bedrooms sharing the amenities. There was one shared bathroom and also an extra shared toilet. There was a dining area off the kitchen with a couch. No TV. Attention to cleaning could improve. Although I was given fresh towels and linen halfway during my week's stay, after a few days of seeing a variety of guests come and go and sharing the amenities, I requested the bathroom to be cleaned (as there was evidence it hadn't been for a couple of days) and hand towels and tea-towels to be replaced, soap dispenser to be refilled, but once mentioned it was attended to immediately. My bedroom was very clean and comfortable.

- Pat (3/5): See above! - Very little For €130 I would expect an en suite. Having to go downstairs to the toilet was a nuisance. OK I did have a couple of drinks and I'm over 70 but to me that's basic in a guest house or hotel. Also finding the place was difficult even with Google Maps. I had to check with the fast food restaurant across the street to make sure the building was Keeles. If it hadn't been for a guest I met on the way in I don't know if I would have known how to access my room. And I saw nobody in charge at any stage during my stay. A good old fashioned telephone number would have helped!

Noise on the street during the weekend. This is a popular area for young people out drinking. Didn’t overly keep me up but something to note.

Kitchen not really stocked with a great choice of breakfast items. We got there late and tired after day’s travel, so had no choice but to stay. Place difficult to find, especially in the dark.

Door didn't stay closed when unlocked. Lots of stairs, not good for reduced mobility. Gate across first level of stairs blocked acess to handrail. Entrance carpet was dirty, gave a bad first impression. No car space.

Large airy bedroom which was nicely decorated. Difficult to find the property as it wasn’t signed and was above a restaurant, we had to ask on the High Street to find it. This wouldn’t have been ideal if arriving at night.
I hadn’t read the small print properly and hadn’t realised that the bathroom was shared. It was down a flight of stairs and whilst clean, was extremely dated and really needs replacing. It was like something from the 1980s.
The door closure on our bedroom and the lock on the toilet door didn’t work properly.

It was such a smooth check in process with all the information provided beforehand by Sean! The room was so cosy and comfortable and had everything we needed. Nothing :)

That I could get over but the bathrooms were not the cleanest and very dated.
The toilet, bidet and bath were scruffy. I couldn't take a shower.
The locks didn't work properly.. (In shared bathrooms)
The door handle was falling off so you couldn't pull on it .
My husband had to stand outside while I went to the loo. Once I pushed the door closed hard and it jammed. I had to get my husband to push it open from the outside .
The bedroom is a decent size but basic . The room was a bit cold. The duvet and pillows were very flimsy. A spare blanket and pillow was badly needed .
As for breakfast we skipped it due to the fact the bread was out of date and the fruit had green mould .
We had great entertainment with two women beating the crap out of each other outside the window. The police and all came.
