• Leah (9/5): - It was conveniently located right next to the Menin Gate and a short walk to the town square and restaurents. The inbuilt garage is a bonus because street parking was limited. Overall it was a lovely clean, sunny, well appointed apartment. The apartment is spread over three floors, accessed via reasonably steep and narrow stairs - we had no difficulty but it would be a chsllenge for anyone with limited mobility.
• Jacqueline (9/5): Our thoughts - The location was excellent and the availability of the garage was really good. The facilities were good and served our purpose for our stay. The ability to contact the owners, and their response were excellent and timely. The steepness of the stairs along with the basic banister we would suggest that the property might be in appropriate for a family with young children. We feel that this property, whilst functional is a work in progress as such things as chairs and tables in the bedrooms, additonal pillows and blankets, wriiten guidance for the appliances such as heating are not present. Also a handle rail in the shower would be useful as we found the surface became slippery. Having said all of this the owners contacted us directly to give advice on the appliances but our busy schedule meant that this couldn't be arranged.

Code voor de toegang zeer praktisch als je met meerdere personen bent. Ruime bedden met fijne matrassen Veel trappen met uiterst smalle treden, Als je grote voeten hebt en een zware koffer omhoog /omlaag moet tillen, is dit alles geen sinecure. Verfwerk op de bovenste overloop verdient nog enige aandacht.

Well-appointed modern decor, Kitchen appliances clean as were utensils etc The stairs over 3 floors were very steep, and worringly the vertical balustrades both in the UK,and indeed in Belgium, the maximum gap should be 100mm.

• Steve (9/5): - The house is in an excellent location, clean, well presented and has it's own garage which is a huge bonus.
• James (7/5): Almost perfect - The location is perfect. With the main town centre of Ypres less than 5 minutes walk. A very large Spar also 10 minutes walk. Garage is a bonus and can easy accommodate a medium size family car. The kitchen is well equipped with a hob, fan oven and a microwave. Dishwasher is a bonus as well. In the cellar, there is access to a washing machine and tumble dryer. As well as an ironing board. Layout may not be to some peoples taste, with the bathroom on the ground floor at the end of the main hall. With the kitchen, lounge on the first floor and the two bedrooms on the 2nd. The lounge has a huge 55 inch TV with full WiFi access as well. I was able to log into my Google TV account. The master bedroom has a king-size bed and the second room is a plain double bed. With ac units in both rooms. The pictures don't do the property justice. The stairs are very narrow and steep, with lots of them. This will be a problem if you have mobility issues, young children etc. As the property is spread over pretty much four floors including the cellar. The pots and pans were very dirty meaning we had to find a shop to get cleaning materials to scrub the previous guests burnt food off. The AC unit in the main bedroom decided to emit a very loud buzzing noise for 10 to 15 minutes, every 10 minutes to an hour. We didn't even have the AC in use as the outside temp was -3c With no way to shut it off, I was left with no alternative than to go all the way down to the cellar and shut the main power off to the house. Not ideal after I had contacted the host notifying them of the AC noise, with no response. The front door and main garage key code was a concern as we weren't sure if this changes from guest to guest. Luckily, if you exit via the garage door you can bolt the front door and use the bathroom door key to lock the internal door from the garage to the house.

• Patrick (10/5): Great location - The location was superb for the Menin Gate and the shops. It's nice and warm.Parking in the garage was a little tight but we have a large car. Ok the stairs are a bit steep but we were ok with that. The layout of bathroom on the ground floor and toilet on the first may seem odd but with the size of the house that was the only option so yet again, not a problem for us.

• yve (9/5): - Heel mooie en gezellige accomodatie. Ideaal gelegen dicht bij de grote markt. Vanuit het raam is de menenpoort zichtbaar. Een echte topper. Hier komen wij zeker eens terug.

• Elizabeth (8/5): Great base for a tour of the battlefields - Fantastic location and great to have a parking space (although we did have to ask someone to move after they stopped outside the garage). The house felt spacious, the kitchen was well equipped and the beds were comfortable. My sons had fun winding each other up when using the toilet as it wasn’t particularly private (but there was another in the bathroom)! Some instructions about the oven extractor fan would have been helpful; we couldn’t get it to work. The house was perfect for our family but it wouldn’t suit toddlers owing to huge gaps in banisters, one of which needed repair.

• Steve (10/5): - This property definitely deserves its high rating, wonderfully close to the centre of Ypres we found this apartment spotlessly clean with everything you would need for a stay. The well equipped kitchen, spacious lounge area, superbly comfortable beds and the luxurious shower, combined with a helpful and personable host, all contributed to a wonderfully enjoyable stay. It is top of our list for our future stays in Ypres.
• roddersjm (9/5): Very happy with the appartement, which gave us a great time in Ypres. - Superb location 100m from the Menin Gate. Real bonus for the appartement to have a garage for the car. Appartement was really clean and well presented. Bed was very comfy.

It took less than 10 minutes to receive the entry instructions from the owner. I genuinely couldn't have been happier with my stay and wish I could have stayed another night as Ypres is beautiful.
• Geoff (9/5): A great spot for a visit to this superb city. - Great location within sight of Menin Gate, free parking, close/to/the main square and its facilities. An ideal spot for our purposes Stairs are quite steep for my age (70+) so I had to I go steadily up and down.
• Scullion (9/5): Super location but lots of stairs - The location is superb and having a parking space is a bonus. Everywhere was very clean and comfortable and very modern. The steps were quite narrow, and there were a lot of them as the bedrooms were on the second floor and the bathroom was on the ground floor
• Rachael H (8/5): We were happy with our stay - Excellent location very close to the Menin Gate and the centre. The apartment was clean and quiet, and the kitchen had everything we needed. There are quite a few narrow stairs in the apartment, which we were aware of and didn't mind - older people or those with mobility issues might need to take care. The bathroom is on the lower floor and has no windows or fan to help ventilate, so it stayed damp the whole time and did have quite a long-standing musty smell. Other than that though, it was great.

• Kim (7/5): Watch the steep stair steps! - Location was ideal with Ypres town center just a few minutes walk away, house is located close to Menin Gate. Garage provide is large enough for SUV and gives added security to your car. Kitchen, living room and bedrooms are well furnished and house was very clean. Towels and bed linen were all good quality Stairs and location of bathroom. The stairs are very steep, 4 flights in all, and the toilet is mid flight of stairs with no locks and glass door. Bathroom is on the ground floor of the house and the bedrooms are on the 2nd floor. Both toilets and bathroom have no locks on the door, so need to be careful when using them that other house guests do not enter. Main bathroom had quite a severe water leak and the bathroom floor was continually flooded in a centimeter of water, which was not ideal. House is a typical old Belgium / Dutch design so just be prepared for the stairs especially when carrying luggage up to the bedrooms.

The apartment was modern, clean and very close to city centre, restaurants and bars. - Beautiful modern apartment, exceptionally clean, includes indoor garage and only steps from the Menin Gate. There are a lot of stairs to negotiate that might not be friendly to seniors.

Lack of instructions for bins etc, no comments book. More cups, cutlery would be useful. Extra pillows for the beds would be useful. Shower is draining quite slowly.

Highly recommend to book this place. A Stones throw from the Menin Gate the center of town. The stairs are steep so tricky for those who struggle.
• Jeanine (8/5): Perfect pad to view Menenpoort and park your car! - Closeness to Menenpoort! Ease of driving in and out of town. Garage on property was a real winner! Amount of steep stairs, to bedroom (3e floor- toilet, 2e floor and bathroom 1st floor). Got a real workout for 65+ers😉
• Stephen (8/5): Overall, the accomodation was quite good. Communication from the host was prompt. - The availability of a car garage (albeit small car only) was a big plus. The location was superb, so close to Menin Gate and the In Flanders Field Museum. There was no shortage of eating places and pubs, offering an array of choices, such as Burgers (highly recommend Leo’s Burgers), Pizza (highly recommend Pizzeria Babilonia). The accommodation had four levels, consisting of: Basement with washer and dryer (which was very handy), although no iron or ironing board. Ground level consisting of the garage. Level one was the bathroom. Level two the toilet, Level three kitchen/dining and lounge room. Level four the two bedrooms. The significant downside was having to negotiate multiple sets of stairs, which was quite painful!

• Sue (9/5): Woukd stay again - spacious modern apartment in fabulous location. - Very spacious and modern apartment which was much nicer than the pictures looked. Very good facilities and great location right by Menin Gate and a pleasant and easy walk to the main square. We did not need the garage but would be a great asset if you had a car or bikes. Communication with the host was great and he allowed us to store our bags after check out while we went to the museum. No soap in the bathrooms and there was tea but no coffee for the machine. These are small things that did not ruin our stay but think they should be made available.

• Michelle (10/5): Exceptional - This property is in a perfect location very close to the Menin gate in Ypres. . In fact you can see the Menin gate from the room window. It has a garage which was perfect for us to put 2 motorbikes in. The bathroom which is located on the ground floor was very clean and modern, on the next level there is a separate toilet and open plan kitchen/ living room . The kitchen has everything you need for your stay. On the next level there are 2 bedrooms both with double beds in , the one on the front is larger than the one on the back but both have loads of room. In the basement of the property there is a washer and dryer should you need them. All in all this is in my opinion and excellent property and would definitely come here again and recommend it to anyone. The owner was very helpful if I sent a message was always quick to reply.

• Keith (10/5): The perfect location for our road trip to Flanders region of Belgium. - Excellent location - very close to Menin Gate and great for access to bars and restaurants well within walking distance. A great location for a quiet stay in Ypres. Supermarket close by for provisions. Clean, tidy and very well equipped apartment. Spacious garage which allowed car to be securely parked off road. Would happily visit again in future. All good.

• Neil (9/5): Great stay in a lovely house and location. - The house is ideally located for a visit to the area - just yards from the Meningate and a few minutes walk to the centre of Ieper. Clean with everything you could need for a longer stay, including a large garage. Ieper is the gateway to the Flanders Fields, a very historic area and a poignant reminder of the lives we sacrificed in the name of freedom. Xavier, the host, was very responsive and helpful. As others have said, the stairs won't be suitable for elderly or infirm people or anyone with young children / toddlers. The bar next door opens until 3am and can be noisy.
• Brent (10/5): We both thoroughly enjoyed the stay and hope to return. - This house is fantastic, all facilities you could need, spotlessly clean, modern, window shutters are great for keeping the light out, the position is ideal for historical Ypres, the Meningate memorial is in sight and a few minutes walk, restaurants and shops are all easy to walk to, own garage great. Stairs a bit steeper than average but no problem to us. The owner is very helpful and friendly, contact is easy. N/A

My son got a lay a poppy on his great great grandads grave a - The place was lovely and spacious but wouldn’t recommend if you can’t use stairs as they are steep and a couple of flights of them. The garage was perfect it held my Honda civic. The beds were comfortable and furniture was good. Walking distance of the men in gate, which we went and saw every night and plenty of pubs and restaurants within walking distance of the property. To be honest the property was perfect.

• Daniel (9/5): Great property in a great location - Excellent location just steps from Menin Gate and 5 mins from Spar for groceries. The garage has plenty of room for a large car and was never blocked by anybody else parking. Well equipped kitchen. Others have mentioned the stairs being steep, I would say they are fine for a child aged 4+ but due to a large gap in bannister I'd be concerned with younger toddlers. We could not figure out how to work the main heating but as we were not in the property for long we just used the heat setting on AC for a short blast of warm air. Would have preferred to have a physical key for the internal door to garage for security.

Extremely well equipped with luxury facilities available in kitchen, shower room and utility Good Wifi Excellent central location Host was available and helpful Although the rental was for the whole house the description needs to inform guests the accommodation is over 4 floors with steep ladder stairs for those with mobility issues.

• Darren (3/5): Poor - Location, layout, well furnished, comfortable There was a very strong drainage smell coming from the cellar. It made us both feel sick. Even with windows open for ventilation, it spoilt the stay. Sort this out and you would have the perfect holiday let.

Next door is a very good bar....over the road us another good bar and on the corner is another very good bar. The Menning Gate is 100 yards down the road. Everything is very walkable. I have a large car and the garage was a bit tight. The house is on several levels and the stairs are steep with small treads....be careful. However, I still give this house a 10

• Dermot (10/5): Beautiful property in an excellent location! - The property is first class and in an excellent location, a stones throw from the Menin Gate. The attached garage is very handy too with enough room for our car. Communication with the owner is excellent too! The stairs are very steep so it probably wouldn’t suit an elderly or infirm person.
• William (9/5): Overall, a really good place to stay. - Location was excellent and the facilities very good. The house is on three floors with stairs having a very narrow going on the tread which made descending the stairs rather tricky, especially at night. Possibly also provide a welcome book with instructions for things.
• James (10/5): Three night stay cycling around Ypres. Beautiful town and friendly people. The house was a superb base location to be ab - Spotless, fantastic location to Menin Gate and main square. Spacious for couple or small family. Garage a bonus. Big enough for car and bikes. Everything you need to stay for a long period. Stairs could be an issue to older people and young children as they are steep. Bit of a trek to the toilet in the middle of the night down the stairs but let that put you off.

• Luke (10/5): Exceptional - This is a lovely air bnb type home. The location is nearby to the Menin Gate, which is the main attraction in town, and is incredibly spacious, clean, modern, and even has its own parking. I highly recommend to anyone visiting Ypres. The host was incredibly helpful, too, with any issues or questions.
• Marcus (8/5): Very good - Spotlessly clean, very comfortable beds. Very good value. Kitchen and equipment we're very good, even a selection of spices and herbs available for cooking and olive oil. Coffee machine was good with some complimentary portions on hand. Garage was great, put my VW transporter in no issues. Proximity to the Menin Gate and other tourist areas was amazing. Bar next door was a little noisy but actually did not continue too late. Just one person can affect this after too much beer so can't be too critical.
• Danni (8/5): Fab location for Ypres Menin Gate. - Great location for the town particularly the Menin Gate. Very clean property. The kitchen and living areas were very spacious and well equipped for our stay. Excellent provision of a garage for our motorcycles. The stairs proved awkward particularly when carrying luggage upstairs to the bedrooms. There isn’t a wash basin in the toilet so we had to go into the kitchen to wash hands after using the toilet.
