- Georgia (5/5): It was ok for a single night stay. - Location was convenient, 15 minutes from Dumfries. It was quiet. Quaint property. Fridge wasn't plugged in, so not cold when we arrived to put things in it. Property was pretty cold - only heating downstairs was a Rayburn/Aga which wasn't very efficient. No heating in the bathroom. You can barely sit on the toilet because the sink is in the way - needs a smaller sink! Oil radiator in bedroom worked fine. Parking area was poorly labelled and muddy.

Furnished in the 50s/60s style, lots of antiques around both furnishings and nic nacs . Cob website and spiders in abundance. Everything could do with a lick of paint and a deep clean. The place smelt fusty. No hand rail up the stairs. There was a toast rack in the kitchen area, thick with dust and the Belfast sink was all chipped. One of the 2 cups provided and a cereal bowl were chipped and the cup had a crack inside and outside below the handle. The available pans were disgusting. The shower/toilet was tiny and sitting on the toilet meant knees under the sink. We stripped the bed as asked before we left. No pillow protectors and continental quilt was stained . Don't think booking com should be advertising this place .

- Eric (8/5): - The rustic, quirky, farm setting. The host was attentive, informative and most pleasant. His dog , Willow was most welcoming!!! Quiet country surroundings. Lack of handrail on stairs to bedroom. Could be a concern for both host and guests !!!!

- Lorna (10/5): Best place I've ever stayed - Stunning area, quiet cosy cottage filled with antiques (which Martin was happy to sell as some pieces were STUNNING) sweetest dog willow who gives good mornings and two lovely horses you could see from the window not to mention the amazing book collection and stocked wood for the fire that made for a heavenly sleep.

Quaint and quirky cottage with lots of books and antiques, a raeburn and log burner. Relaxing place to stay , adore visiting this area so beautiful. Bannister at top of stairs a bit loose and wobbly. Bedside lamp needing new bulbs .

Set in a lovely location, the cottage had everything we needed for our short stay and the host, Martin, couldn’t have been friendlier. A cracking find and highly recommended
- Norfolk (2/5): I found it disappointing and uncomfortable. - The host met me on arrival and was friendly. The kitchen/sitting room is large and has most of the things you need (no scissors). There is a washing machine (elderly but functional) and a large ceiling-mounted drying rack. The bed upstairs is large and comfortable. The wifi was fine. There was plenty of hot water. Some people might find that aspects of the accommodation have character. The access drive is heavily potholed and you are directed to park in a patch of mud. The whole place was very cold and I was uncomfortably cold all the time I was there, including in bed. The main heating downstairs is a Rayburn, but I couldn't get it to function according to the instructions provided. Upstairs is a log burner but you can't wake up every hour to put another log on the fire. The tiny bathroom is completely unheated and unventilated, and you have to walk across the entrance porch to get to it; using the shower leaves the whole bathroom floor wet, and the sink is so close to the toilet that it gets in the way when using the toilet. The shower works but it's hard to wash without knocking the control lever (changing the temperature or turning the water off). The fridge was unplugged when I arrived, and the door open, so the inside wasn't at the right temperature to put food in. Both upstairs and downstairs light switches are in inconvenient places (not near doors or staircases).

- Helen (8/5): Lovely rustic country stay - The rural location is so peaceful and relaxing, exactly what we were looking for. My husband loved the piano and I loved all the books. The property is very rustic, it is like stepping back in time which makes the stay feel magical. The host is really welcoming and the dogs and chickens are also friendly. The WiFi is slow but that didn't really bother us. The bathroom is tiny but funcional.
- Roz (10/5): A rural dream - Design and decor - cottage is attached to back of host's house. Quarry tiled hall with small wet room ahead and sitting room/kitchen with Rayburn stove and Belfast sink to the right. Bedroom upstairs. So neat, so beautifully arranged and decorated with interesting objects. Many and varied books and CDs.
Comfort - Bed, sofa and armchair all comfy clean and attractive. .Table and chairs for 2 near the stove. Everything spotless and interesting! Another solid fuel stove upstairs, carpeted and equally cosy.
Host - Martin was really exceptional. We had a mechanical issue that Martin devoted time and expertise to. He was friendly but unintrusive, positive and knowledgeable.
Welcome for dog - great! Lots of well cut lawn. The rain! Stopped us from exploring outside but made the inside all the more appealing!
Not a lot of room if you need space or have difficulty with stairs.
Some roads around here and the lane to the house are potholed.
- Gerald (1/5): Rubbish, not worth half the money, we left after three nights once we had fulfilled some commitments - Location was good but the site was scruffy. Almost everything is poor.
The access to the property from the road is a very narrow track with potholed tarmac and was being overgrown by the bushes on either side, the nameplate at the roadside was obscured by weed growth, and arriving by the house everything looked shabby and broken down, not a a good start!.
The shower room is tiny, the WHB restricts access to the toilet and you have to strip off out in the hall to have a shower as it is a wet room and nowhere to put your clothes.
The lighting is appalling, the switch for the living area is in the kitchen and remote from the entrance door and also from the stairs. The stairs are risky, there is no lighting and no handrails and a beam across halfway up is waiting to crack your skull if you are not careful. The bedroom is odd,access to one side of the bed is restricted by the bannisters and the light switch is on the wall remote from the stairs. The bedhead is against a window so it is difficult to sit in bed and read.
The electrical system is frankly dangerous, there is only one socket in the kitchen which has a multi-way plug in it to supply the fridge, toaster and kettle. The Belfast sink has seen better days with cracked and missing glaze.
The property was very tired, with cracked and flaking plaster work and very old paintwork. We also noticed a broken smoke detector left on the ceiling with a new one beside it. We found lots of cobwebs all over the place, in the standard lamp, corners etc.. The whole place had a musty 'wet dog' smell about it. The TV is tiny and high up on a cabinet,there is a very poor mobille signal, really only works upstairs in the bedroom and the WiFi was non-existent.
All the dewy eyed fawning about 'period charm' and 'friendly dogs' ignores the facts that this place is not fit for purpose and should not be let out in its present state. We stay in this area every year in July and this is by far the worst we have ever experienced.

- Alyson (7/5): An old-fashioned cottage in a quiet country setting with a warm welcome from the host. - Peaceful and quiet Would benefit from some freshening up. The oven was a Rayburn which needs knowledge of how to use effectively.
- Elle-led (7/5): A peaceful location away from it all. - A lovely spot to spend one night. I wasn't there long enough to use any of the facilities but Martin was very welcoming, with access and departure from the property very easy. I had a great nights sleep with a lovely view from the bedroom window to end and start my day. The location and view and simplicity of the property overrode anything I may not have liked.
- Donna (6/5): Pleasant - Stuart was very friendly, and his dogs. The signpost to the farm needs grass cutting down around it to make it more visible from the road. We drove past twice and had yo ask neighbours directions.

- Karen (6/5): Good location in the country - Out in the country, loved having visits from the dogs Willow and Custard. Martin and partner were friendly. Location was good for visiting a couple of National Trust properties. Got to play the upright piano which was fun. On arrival the unit was very cold, the fridge was turned off and damp bed linen hanging in the lounge room. Shower/toilet room was cold and quite small and if you were a bigger person would be quite uncomfortable using the toilet. Very basic equipment in kitchen which have seen better days. Not a comfortable place to stay in cold wet weather but would be much more pleasant in summer.

- Col (8/5): I would stay again - Private and beautiful countryside. Loved the dog who came to visit. Needs to update only 1 plate and cracked bowl as it is the only one you can use. But not a big problem. Toilet very close to hand basin as you torso is up against basin while sitting. But again it's not that much of a problem. I would stay again
