• Jamie (10/5): Wonderful host, amazing location and clean! - This property was wonderful! The location is near the train station (about 15 min walk) and walking distance of the Colosseum. It was easy to catch a bus or metro to other sites as well! The host was wonderful and made check in and check out very easy. The property was clean and new! It's small but it was great for just the two of us. It was quiet and we felt very safe with the lock system. It also felt like it was in a safe area. We truly enjoyed our stay and would highly recommend this property! We hope to come back and stay here again! Nothing to complain about! We truly liked everything about this property.

• Suzannah (8/5): Easy for solo travel - This is like a room inside of an apartment, in a larger building. The room was exactly as advertised and looks over an inner courtyard. Very quiet, good AC. Location can’t be beat as it’s near many buses and very easy to get around / walk around.
• Olivier (8/5): - Hébergement très bien situé à 20 minutes à pied du Colisée et 5 minutes d'une station de métro. Très bonne communication avec le propriétaire Emilio. Ce n'est pas un hôtel mais des dosettes de café et des biscuits sont fournis gracieusement tous les jours et le ménage est fait quotidiennement. Très bon rapport qualité/prix. Je recommande chaudement. Un système de consigne sécurisé pour les bagages serait un vrai plus pour les jours d'arrivée et de départ.

• Abida (9/5): Loved this property! - The property is very clean and I love that everything was modern & up-to-date. The bed was incredibly comfortable, we slept like babies! Emilio is the best host! He was kind, attentive, and quick to respond with any questions or concerns that arose! I would stay here again in a heartbeat! Honestly not much negative to say about the property. The AC I do wish would was a little cooler. The last property I stayed at we had the AC set on 16 and it felt like a tundra. Here it was barely noticeable that it was on. Additionally, there was one instance where there was no more hot water when taking showers but overall this did not ruin our stay

• Prayan Ranmil (10/5): Óptima elección. - Muchas opciones de transporte cerca, bares y cafeterías, a sólo 15 minutos caminando al Coliseo. Habitación limpia y espaciosa, habían vecinos y no escuché ruido, Emilio respondió rápido los mensajes y fue muy claro y gentil en la comunicación.

• Abhi (9/5): Good facility with a great Host ! - The easy check-in, Emilio's quick response to any request. I didn't have enough cash at hand for the City tax. But he was fine with me giving him the remainder amount in a day or two. The cleaning lady was super sweet. Nothing actually.

He made sure to send details on how to get into our room prior to us landing in Rome. Instructions were super duper clear. The location was perfect. We are travelling with a baby so we wanted to make sure we were walking distance from all the main attractions! We were able to walk everywhere, didn’t even take 1 taxi! The room was super clean. Hot water and AC was working perfectly fine. We didn’t have an iron in our room but once we asked Emilio, he made sure we had it the next morning. Our flight was only in the evening and we didn’t want to walk around with our luggage’s but Emilio was nice enough to let us keep it in the lobby until we had to head to the airport. We were beyond satisfy with our stay in Rome! Highly recommend this place!

His instructions were absolutely perfect and we felt treated like family. The ac in our room was fantastic, so even in extreme weather, we still came ‘home’ to an amazing cold room. The room was absolutely spotless, even the cleaning lady was such a wonderful person. So kind, so welcoming. I wish I could give more than 10 stars. Simply amazing, absolutely recommended!

The hotel was exceptionally clean and had all the essentials we needed for a comfortable visit – including fresh, clean towels. We had requested two single beds in advance, and they were set up perfectly for us on arrival, which we really appreciated. The host was very accommodating – we asked for an iron and ironing board during our stay, and they were provided promptly upon request. The check-in process was smooth and straightforward, with clear instructions and even a helpful video guide on how to access the property – a thoughtful touch that made everything hassle-free. The location was ideal: just a pleasant 15–20 minute walk to the Colosseum and surrounded by plenty of great cafés and restaurants. Overall, an excellent stay – clean, convenient, and well-managed. I’d definitely recommend this property to anyone visiting Rome!
• Masroor (10/5): So worth it - How safe and comfortable was getting in and out. The room was super clean and spacious enough. The mini bar was charged once but absolutely free. We walked to the colosseum easily. Just that they changed towels every three days. No fresh towels

• Matthew (10/5): Exceptionally clean, Comfortable and secure. Great owner - The accommodation was exceptionally clean, with a comfortable, firm bed and a good shower with plenty of hot water. It’s just a 10 minute walk to the Colosseum and about 5 minutes to the nearest metro station Manzoni, with Termini Station around 25 minutes walk. There are some nice restaurants nearby, and the property is very secure. We really appreciated the complimentary water and had excellent communication with the owner. Overall, we thoroughly enjoyed our stay and would definitely recommend this property! Everything was great—thank you! If I could make a small suggestion, it would be helpful to have a second chair in the room to cover two people, and maybe a shelf or shower caddy in the shower to keep toiletries organised.

Even though the area is 15 minutes from a main attraction, it is not crowded and overall a great spot. Sometimes you could hear noise from neighbours, but not extremely loud.

The location is perfect - within walking distance of many key attractions, including the Colosseum, and also a bus and metro station are nearby. The apartment was immaculate, neat, and clean, which made my stay even more comfortable. You can access the facility easily thanks to the Nuki app and a friendly host who is at your service if you need help. I recommend this place to anyone visiting Rome, and will recommend it to friends and family! Hope to come back on my next visit to Rome.

• Joao (7/5): Prime location, prime host but not prime place. - From the very beginning, it's clear that the host is a true professional. They communicate effectively and respond quickly, embodying all the qualities of a true gentleman. The location is equally impressive, just a short walk from the Colosseum. Kudos to both the owner and the prime setting! Based on my own experience during my four-night stay, I wanted to share a few thoughts. While the location is prime, there were some aspects that could be improved. First, the policy of changing towels every three days posed a challenge for us. Since we arrived on a Thursday, we were due for fresh towels on Sunday. However, since there’s no cleaning service on Sundays, we ended up having to wait until Monday—our checkout day. This meant we used the same damp towel throughout our stay, as there wasn’t a proper place to dry it. Another point to consider is the hot water situation. If you take a longer or hotter shower, the hot water runs out quickly, and you have to wait 15-30 minutes for the boiler to heat up again. This can be inconvenient if you’re traveling with others. While the place is very clean, the extra pillow provided was covered in dust, which suggests it isn’t used often. Additionally, during our stay, the upstairs neighbors hosted a two-day party, making it difficult to get a good night’s sleep. Lastly, there’s a bright green exit light in the room that illuminated the space at night. If you prefer darkness for sleeping, this could be bothersome. Overall, while the location is fantastic, I expected a bit more comfort for the price paid for a four-night stay. PS: this is my personal tip, invest in a bigger tv, everybody like to watch a movie of youtube after a long day of rome!

The location is absolutely perfect – within walking distance to many key attractions, including the Colosseum itself. The apartment was spotless, which made my stay even more comfortable. Accessing the property was a breeze thanks to the Nuki app, which made check-in and getting around super easy. I highly recommend this place to anyone visiting Rome, and I’ll definitely be recommending it to friends and family!
• Catherine (9/5): Excellent - While looking at Booking.com for our stay in Rome, we saw this property rated as Superb, when looking at the reviews, the main comments were cleanness and that the host, Emilio, was so helpful, nice and available, and we can confirm that this was the case, he was very helpful in all kind of situations, so we can highly recommend the property for your stay. And should we come back to Rome, we will definitely book a room there. All communications took place with WhatApp and went very well and smoothly. Nothing to mention on the negative side. Just one comment though : one has to be aware that breakfast is not available.
• Kim (10/5): Really great place! - Easy check in. Perfect location, quiet neighborhood, and confortable beds. Europe is not known for the comfiest beds, unlike north America with our king size, but this one hits the spot! If you have noisy roommates, you can easily hear them coming in and out of the rental, in the main hall. There are no luggage storage location, you have to trust the people you stay with. Luggages were left in the kitchen area. Everything went well, i was concerned at first, but everything was very safe.

• Désirée (10/5): Amazing - The Hotel Colosseum Delux is simply perfect. Beautiful modern rooms, a great system for opening the hotel door and not far from the colosseum. The hotel management as well as the cleaning staff are very courteous and friendly. We can only recommend the hotel to anyone, it's really great.

• David (10/5): Nice, clean and central place in Rome - This lodging is great. The host is extremely attentive and gives very precise orientations for the accomodation. The room is cleaned on a daily basis. The floor is quiet, and you can freely and safely stroll around. It’s from walking distance to San Giovanni Laterano, there is a great and authentic hostaria around the corner. Metro is two blocks away, either Mazzini or San Giovanni. There’s a huge supermarket nearby, and in a kilometer you can arrive to Colosseum. Best experience in Rome!

He also made us such a nice favor with our lugage on our last day and gave us a possibility to delay our check out, which was so super! The place is also easy to find and check in was easy and convenient.
• Simona (9/5): Nice room - Nice and cleam room, perfect location for my working needs. Emilio has been a great host providing all the information I needed before checking in and throughout the stay. Walls are thin, so it was not pleasant hearing tourist coming back to their room at 3am laughing and talking loudly, but this is also due to poor education of the guests which is not something the property can change.

He was also very responsive via WhatsApp. The location is good because it is close by to a metro station which you can use to get into the centre if you’d like to skip the walk (which is possible). There’s a great Irish bar on the street which is great. Our rooms were very quiet which was great. The street is picturesque and has nice cafes nearby. It was great for a couple of nights but you may want something slightly larger for a longer stay. There’s nothing really wrong with this property and I would recommend it for the price. ✅

He provided detailed instructions on how to reach the place and was very responsive to any other queries we had. The communication with him was great. The place itself is very nice, has all the things you need for a short stay (enough storage space for clothes, kettle, cups, spoons, minibar; coffee machine and sweets is a very nice touch as well). The place is spotlessly clean. The staff is very friendly. The building itself has a lift. The location is great, 15 min walk from the Colosseum. Emilio also provided a list of nearby restaurants to try. Overall, we had a great stay at the place, would definitely recommend it to others and would stay there again when back in Rome.
