- john (10/5): Excellent vfm, with a friendly host. - Convenient for the city centre, only about 25 minute walk. Very quiet. Owner now has the policy of letting one room out so had the upstairs to ourselves.
Very friendly host , Anne, who made us a pot of tea on arrival and gave us some insights on what to see in Norwich.
Lovely breakfast , home made muesli , nuts, cereals , toast, preserves, honey.
Very clean , peaceful and welcoming.
Recommended. Nothing. It was an exactly as we expected, with a live in host.

Large personal bathroom and a heartwarming breakfast spread overlooking a lovely wildlife friendly garden. I cannot think of a single thing.

My measure of a good place is, if I were to staying in the area again, would I just book this place or look for som - The property is on a quiet & peaceful neighbourhood, yet within very easy walking distance of Norwich city centre. It is easy to find & to access. The entire place is clean, tidy, well organised & free of clutter. … Books are not clutter. Nothing.

- Angela (9/5): Great location and excellent host in a warm and welcoming home. - Anne welcomed us into her home, arranged for a parking permit and explained the facilities, nothing was too much trouble. As someone new to Gluten Free way of eating, i was delighted to hear that the whole house is GF, therefore the breakfast was delicious; GF toast, cereal and homemade granola (so lovely that I asked for the recipe). There was an interesting array of books in the room, fruit, nut bars, a fridge containing milk and water and a kettle. There was a TV but we didn't need it. The house is ideally situated within walking distance of the Theatre royal and city. There was nothing that we didn't like! On departure, my partner mentioned that he usually likes a cooked breakfast which Anne immediately said she would provide next time if he asks in advance. Anne was a wonderful host.

- Elizabeth & Joe (10/5): Lovely stay with delightful host. - Norwich Homestay is quiet, immaculately clean and well-located about 10 minutes walk from the centre of Norwich. Very comfortable bed and good adjacent bathroom.
However, what really sets this place apart is the owner/host, Anne. Her warmth, care and hospitality are outstanding. It is quite obvious that she genuinely wants her guests to enjoy their stay and she does all she can to ensure that this happens. How refreshing.
Her absolutely delicious breakfasts (especially the organic granola) should also be mentioned. Nothing.

- Anne (9/5): Pleasant homestay - Kind, friendly host. Very clean and comfortable room. Large, well appointed separate private bathroom with excellent water pressure and hot water. Delicious gluten free breakfast in lovely room overlooking rear garden landscaped for wildlife. Easy 15 walk to city center. Variety of restaurants at top of street Insufficient outlets (had to unplug lamp and kettle to charge phones.) Unkempt appearance of front garden gives inaccurate impression that property may not be well maintained. Neighborhood is less attractive than some parts of Norwich but seemed perfectly safe to us.

Host was welcoming and friendly and couldn’t do enough for you.
Room is fairly sized for two people and I would recommend staying here to others.
Bathroom is large with a good shower (this always makes a difference to me!)
Breakfast is gluten free which is wonderful to me as I try to be gluten free. My partner isn’t but he enjoyed the fresh fruit and gluten free toast too.

Our room was spotless and with lots of thoughtful touches. It overlooked her back garden full of trees and shade. Good wifi. Bathroom just for us across the landing.
Parking is across the quiet road and free by disc arranged by Anne.
The location is less than a mile to walk into the city centre, but due to the heat we took our car.
There are plenty of places to eat just at the top of her road. Not Anne's fault, but we stayed during the recent heatwave and, despite Anne's providing an electric fan and closing the blinds during the day, it was very hot and so difficult to sleep.

Great location Being in someone’s home, was not personally for me, despite the warm welcome. The separate bathroom also did not personally work for me. The tv did struggle to pick up lots of channels.
Taking shoes off at the front door, also reinforced it is Anne’s home and not just a business opportunity.
Recognise the host, Anne, did her best to facilitate my stay, but overall a bit more limited compared to other places I’ve stayed in Norwich in the same price bracket. And as I’ve said it really felt like a bedroom in someone’s home, which it is.

Glad that I booked this place for my short getaway.

- Kathryn (10/5): Home-from-home Homestay - Anne is an exceptional host. Friendly and welcoming, considerate, and warm, she is determined that you enjoy your stay and relax in her home-from-home setting.
There was "permit" parking outside her house, and she added my car reg to her permit for the length of my stay, which is clearly necessary in Norwich as finding non-permit parking would be nigh on impossible.
When I visited, the room and bathroom were immaculately clean and had everything I could possibly need (hanging space/full-length mirror/make-up mirror/toiletries/hair dryer/selection of tea and coffee/mini fridge with your choice of milk/bowl of fresh fruit, even an electric blanket). I had sole use of the bathroom when I visited, which was great for me. Breakfast was gorgeous with homemade granola and jams, nuts, seeds, dried and fresh fruit, and organic bread.
I only stayed one night, but honestly, I wish it had been longer. It was good for the soul and amazing value. Thank you, Anne. I will definitely be staying again when I next visit Norwich!

We were attending a festival and was arriving in Norwich at 10:30am but check in was not until 12pm. Anne facilitated us dropping off our luggage and a parking permit so we could get on with enjoying our day, she was super helpfull at giving us directions for the local area. The room was clean and tidy and the bed super comfy. The room was stocked with tea/coffee making facilities, fruit and snacks, and chilled water. There was a mini fridge in the room. The bathroom is large , the shower is a power shower and very good. All toiletries and towels were provided. Breakfast was amazing! A selection of cereals, nuts, dried and fresh fresh fruit, perserves (some of which are homemade), seeds and bread for toast. The star of the show for breakfast though was Anne's homemade gronala! Omg! It was the best gronala I've had! Anne very kindly provided me with the recipie.

The breakfast was really good (homemade granola with some fresh fruits which were all in all amazing. If being really picky, the floorboards from the bathroom could be a bit noisy, which made us feel a bit unconfortable in case we were making too much noise specially in the morning, but not really that bad.

This isn’t a negative at all, but it’s worth noting that Homestay is very much designed to feel like you are a guest in someone’s house, as opposed to a hotel - so that should be factored in when choosing.
