• Natalia (10/5): Kotatieva Resort was truly magical - Our stay at Kotatieva Resort was truly magical. The cabins are cozy, comfortable and surrounded by beautiful nature, making it the perfect place to relax and disconnect. We especially loved how peaceful and private everything felt, while still being close to Rovaniemi. The staff were incredibly kind and attentive. Even though the restaurant was closed during our stay, they made sure we had everything we needed, which we really appreciated. The free transport was also a huge help, and Mika, the driver, is simply the best,such a lovely person and always willing to help. An unforgettable experience, we would definitely come back ✨

• Kachele (8/5): Sitio muy bonito pero con algunas mejoras - La ubicación, es un lugar muy apartado de todo y tienes mucha tranquilidad. Recomendable alquilar un coche. Algunas de las estancias tuvieran la ducha fuera, pero tampoco es un gran impedimento.
• Panam Holidays INC (5/5): - liked the location, it was out of town. it was a small cabin for 4 people, actually it was a structure on a trailer better suite for 2, you could feel it is moving when taking steps inside. there was a construction next door, the last thing on your holiday you want is the wake up to is a construction machine next door, this is why i go on a vacation- to have a nice vacation and then i wake up 8am on a machine noise next door, is this serious??? paying a lot of money and enjoy somebody bouildin a house or something next door? they offer a take away dinner option. do not opt in, it is terrible, try not to eat anyting than eating for the junk quality take away option, it is zero point value. on the other hand the dine in option is supposedly good,we did not have time for that but other guests say it is very nice, so go for dining or starve instead.

Basta uscire dalla porta e ci si trova nella vera foresta lappone, con le renne sotto casa Potrebbero attrezzare la cucina con un piccolo fornello e manda un posto per sistemare la valigia

• Pilar (9/5): I would recommend staying here - We loved the location. Is so beautiful and is so much fun during the day for adults and kids alike. The food in the restaurant was amazing. The staff was also very friendly and helpful, from Inga responding to messages to everyone who we encountered while we were there. The complementary taxi is a really nice add on and Mika was super friendly. Add on: we did the reindeer ride and the sauna and would recommend both. My children complained a bit about their narrow beds but they slept well every night anyway! I would have liked to have a toaster for example as there is a micro kitchen but just a kettle, sink and fridge.

• Rebecca (5/5): Amazing location, great staff and will be taking happy memories away as a souvenir - Excellent location and beautiful landscape. Quality furnishings. 3 min walk to the ice skating. Outside shower was warm and a nice oasis when it got too crowded in the cabin. Staff all helpful and friendly and tried to engage my spicy 4 year old well. Chemical toilet, limited water, no hot water (shower in a different building), bedrooms very small. Fine for a couple but we were 3 adults and a child. Log fire is nice but takes up a lot of space and no fire guard. We did not use it as there was not space to have people and fire in the same small space. No space for luggage. Bedrooms are 3inches wider than the beds so you have to be quite nimble getting in and out. Door to the outside had a knack to it which we got the hang of by the second day but should be replaced

• Miriam (10/5): 100% recomendable Un cuento de Navidad - Absolutamente todo fue maravilloso: la cabina donde nos alojamos con una cristalera enorme para ver el exterior todo nevado y por la noche las auroras boreales, el restaurante del alojamiento muy acogedor con comida y bebida rica (que mejor manera de terminar el día con un brindis al calor de la chimenea), poder patinar sobre hielo por el sendero de un bosque, jugar a hockey sobre hielo o a los bolos, tirarte miles de veces por una rampa con el trineo... y poder comerte unos malvaviscos en la hoguera... Realmente el alojamiento superó nuestras expectativas! También ofrece transporte gratuito tanto a la Villa de Santa Claus como a la centro de la ciudad de Rovaniemi varias veces al día. Especial mención a la encantadora camarera del restaurante que tan bien nos atendió y lo cariñosa que fue con nuestra hija :)

Avec l’envie d’y revenir! - Emplacement magnifique, dans une forêt, avec un parc pour les enfants (luge, patins à glace), un petit café, un restaurant, un kota pour faire griller des saucisses. Petits déjeuners (en supplement) copieux, personnel sympathique et arrangeant. C’était ce que nous cherchions avec nos deux enfants de 5 et 7ans, de la nature sans être trop isolés. Et les aurores boréales sur place le dernier jour 🤩 Les rangements peu nombreux dans le logement, l’absence de plaque/ micro-onde pour préparation des repas

• Gianfranco (1/5): Brutto ricordo. - Punto a favore della struttura è stato il luogo. Si trova a 20’min circa dal centro. Il winter park è carino, ma a nostro avviso si potrebbe fare davvero molto di più. Esteticamente non è stato bellissimo. Ruspe e camion ovunque in giro. La camera é praticamente un container con targa 🤣. Bagno sporco e chimico, tra l’altro piccolissimo. Fortunatamente almeno era interno, non come la doccia esterna. Abbiamo avuto difficoltà con la gestione dell’acqua. Era una stanza per 4 e abbiamo trovato una tanica di 2 l di acqua per poterci l’avere che è praticamente finita in pochi minuti. La doccia esterna è stata un incubo: la porta fa sempre difficoltà ad aprirsi, e vi lascio immaginare con temperature così basse quanto sia stato difficile. C’era cattivo odore, l’acqua non è assolutamente calda (con -30 gradi abbiamo avuto coraggio a farci una doccia con acqua forse neanche tiepida). In più, nel box doccia non c’era asciugacapelli e tovaglie, che invece necessariamente devi ricordare di portarti dalla camera. E ancora, per poter asciugare i capelli, occorreva staccare la spina della luce, siccome era l’unica presa di corrente. Morale della favola, ho dovuto una doccia con acqua quasi fredda, e ho dovuto staccare la luce per poter asciugarmi i capelli al buio!. In più, a mio avviso c’erano anche fili scoperti e fatiscenti,pericolosi sopratutto per bambini. Altro dispiacere ci è stato dato per la sauna: avremo dovuto avere una sauna inclusa, senza alcun tipo di prenotazione. Alla nostra richiesta ci è stato detto che è in ristrutturazione. Insomm, Abbiamo pagato questa struttura 800 euro per solo 2 notti. Forse non vale neppure la metà.

• Greiner-Kovács (9/5): Wonderful, peaceful location, the cabins are extremely cozy and sport facilities in one place - The location is wonderful, just a few cabins in the forest 20 minutes from Rovaniemi. The winter forest is infinitely quiet and peaceful, and the view is fantastic. The staff were friendly and helpful, and our cabin was spotlessly clean. We were there in January, but after the last bus left the park, it felt like we were the only ones there in the late afternoon and evening. The description did not mention that the bathroom was in a separate building, but after the initial shock, it actually turned out to be quite an adventure. The shuttle bus schedule could be a little more flexible; the last bus from Rovaniemi to Kotatieva leaves at 4 p.m., which we found a little early.
• Mitch (8/5): A magical trip to Rovaniemi! - This property is a real life winter wonderland. The snow covered trees and cabins were beautiful to look at. The staff was amazing! They were responsive, cheerful, and really made sure we enjoyed our stay. The cabins are cozy, but they can get a little tight if you have big suitcases and more than two people. It was warm inside, but if you do get cold, there’s a wood burning heater inside. The beds and pillows are comfortable. The toilet and sinks are not connected to plumbing, but the staff will refill the water as requested. We enjoyed sledding, feeding reindeer, and ice skating during our stay. It is further out from the city center, but the resort offers a shuttle bus that will take you and bring you back. The airport pickup and drop off are also a huge plus. We saw the Northern Lights on our last night! I highly recommend staying here your visit to Rovaniemi! If you arrive late, you won’t be able to get anything to eat, so plan accordingly.

Nice to have free shuttle between Kotatevia and city center and santa claus village.good Restaurant, special to Ira for histoire smile and help. Not a lot of explains. We need to tellement all the time. More interactions will be better.
• John (9/5): This was everything you could want from a Lapland holiday. - Fantastic location with glorious views. Good facilities and activities and located near to other attractions. We saw the Northern Lights during our stay.

Food available and price on one of the days did not make much sense. Paid a high price for kids food. Luckily it was only one of the nights. Rest of the nights food was great.

• Adri-Anne (10/5): A fairytale stay in a beautiful location. - Spectacular location, beautiful friendly staff and delicious food. The free shuttle bus made getting to see sights in town simple. The most beautiful sights of the Northern lights from the doorstep of our cabin. Reindeer on location was an absolute delight. JnvSimply stunning. We did not find anything that was not to our liking

• Juan (8/5): Estancia idílica - Ubicación muy chula en medio del bosque. Tranquilo y paisaje precioso. Que tienen transfer gratuito del aeropuerto al alojamiento y viceversa. Tienen un parque de nieve para patinar o tirarte con “trineos” y un cercado con un par de renos que es gratuito si te alojas allí, aunque solo abría desde el 6 de diciembre. Es pequeño, y una familia de 4 anda un poco justa. No hay mucho sitio para guardar cosas y le faltaría una cocina (pero no cabe). Teníamos la ducha fuera de la cabina y era un poco incómodo con la nieve, pero eso ya lo sabíamos. La calefacción se quedó sin fuel y nos quedamos un día sin cale, aunque solo íbamos para dormir prácticamente, y se preocuparon en arreglarlo. Si vas fuera de temporada necesitas coche o taxi (o Uber)

• Sara Jane (9/5): This is a fantastic location, close to all Santa stuff but far away that you will you will get a real Finnish experience - We loved the forest and the fact that is was a little out of the city. Very close to a large supermarket for everything you need. The property prides itself on sustainability and does this with comfort for guests. Check in was a bit haphazard and the locks on the cabin doors are very hard to open. We had to help another couple in the middle of the night.

Would highly recommend Nothing, property was great, and staff are all fantastic.

• Selin (10/5): The Rovaniemi experience was truly magical thanks to the cottage and staff - Someone from the property both picked us up from the airport and also dropped us back off, both included in the price, which as you will find, isn't very common. The owner of Kotatieva personally drove us back from the city center one evening. They were always in contact with us and made sure we felt taken care of at all times. The activities, especially the matts to slide in the snow were incredibly fun, also included in the price. The location was stunning, truly serene and cozy. We saw the Northern lights both nights we stayed in the cottage (from our bed) which felt like a huge priviledge, considering the tours to hunt the Northern lights cost around 400€. I was concerned about the showers being seperate from the room but they are a few friendly steps away from the cottage, which makes the experience really fun. It wasn't a problem at all and they were very clean and totally private, just for our cabbin. The dinner we ate was really good, prepared by their chef, they set up a super cozy dinner table just for me and my partner. We also bought food at the grocery store and since the cottage had a mini fridge, we were able to have a little aperitivo in the evening. The entire Rovaniemi experience was truly magical in huge part thanks to our stay in the Kotatieva Park and the attention received from the staff. So grateful. We struggled with the heating system. Pay close attention and film the tutorial you're given the first day just in case. There was a little thump sound that disappeared once we turned down the intensity of the fan but we really struggled with it and the fans intensity went up automatically as the hours went by. One con would be the bathroom. It is very cottage-style, very manual. It IS part of the experience but maybe the cleaning system could be twice a day rather than once. I would add another soft light to the room because just one felt very dim and turning on all the lights was too bright. A second soft light would be perfect.

Javi was great with our children, let them feed the reindeer’s. The ice skating was fantastic. Just an all round great stay.
• Gemma (9/5): A magical Christmas experience - Cosy cabin in the woods, a great hideaway in tranquil surroundings. We loved coming back here after a busy day to relax, it was so peaceful and beautiful. We spent a day on the leisure park which was fab for tobogganing and ice skating. We toasted marshmallows by the fire and had hot chocolates in the cafe. When we arrived the hosts couldn’t have done more to make sure we were fed and then comfortable in the cabin. It’s toast warm inside even when it was -28 outside. It had everything we needed for a family of 4, facilities to make hot drinks and breakfast, we toasted bagels on the fire!

• ella (9/5): felt like a once in a lifetime experience, made comfortable by the wonderful hosts! - we will never forget this holiday it was so magical, the location is remote in a forest but makes it so much more beautiful & special. we didnt have a car but the hosts made this no problem by including free airport transfer & was very accommodating. there is local taxis that we used to travel around when spending the day out. the cafe/ restaurant is cosy and warm, the staff are lovely & gave lots of recommendations on what food to try! really taking their time to get to know us & we were always reassured if we had a problem we could contact them at any time. the sledding & iceskating was a highlight for us, so fun no matter what age you are! couldn’t recommend this place enough, a hidden gem!!
• Fivey (10/5): The most magical place we’ve ever stayed, the hosts were amazing, we loved every second! - Breakfast was fabulous! The cutest little restaurant cabin just a 30 second walk away from our cabin, all lit up in the twinkling snowy morning - table was set and we have a fab choice ready and waiting for us from our choices the night before! Nothing we didn’t like! Everything was perfect!

North facing for a good view of the northern lights and very comfortable. Great duvets and no need to worry about being cold! Nice and cosy.
• Michael (10/5): Magical, Astonishing, fabulous, Perfect. - Magical in every way, surroundings you can only dream of One of the friendliest place’s we have ever been to, All staff approachable and have time for you, they would stop what they where doing to talk about what ever questions needed to be asked, we could not of asked for more from Kotatieva, it produced a once in a lifetime experience. A memory that will last a lifetime for us all. There was no fault what so ever. Thank you all for making us welcome 🙏🏼
• Megan (10/5): Amazing little place - Everything.. this place is amazing. The location is brilliant. It's literally in the middle of the forest very remote, but with a hired car, you can easily get about to places like santa Village, etc. We stayed for 2 nights. The beds were sooo comfy. The owners were really lovely and friendly, they couldn't do enough for you. The restaurant part was amazing. We had our evening meal there and it was delicious. The chef was amazing. Gave recommendations on what to have. We also had breakfast, which was equally as good. They even had their own reindeer. And the northern lights made an appearance on our last night. The shower is in a separate building, but it's literally a stone throw away . It's like a large cubicle in another cabin, which is specifically for you and the people you're staying with. They have a sauna and hot tub if you want to use them. The drive from the road up to the cabin is really pretty. Overall, there are no complaints, and I would definitely recommend it.
