• Sundar (1/5): Avoid this place at all costs, scammer experience - The frontline who cut off the door call just saying space is already fully occupied even though I had a booking. Avoid this place at all costs. I had a confirmed booking for Feb 28–Mar 1, 2026, but when I arrived the owner refused to let me in. They spoke through the door ring saying the place was already fully occupied and then abruptly cut the call. Despite having a valid reservation, I was left outside with nowhere to stay. Calls to the number listed were never answered, and there was no attempt to resolve the situation. No response of call while trying frequently the next week, and even they’re not responding to my stay cancellation/refund process. It’s been just already 10 days of no response and this frustrated review comes up. Honestly, this experience felt like a complete scam. Confirming bookings and then refusing guests on arrival is extremely unprofessional and irresponsible. I strongly advise others to stay away from this accommodation.
• Jonas (1/5): Non existing hotel - Obviously nothing STAY AWAY FROM THIS PLACE! We arrived at the listed address for our booking at “Spacious Rooms”, but the property advertised on Booking.com does not exist at this location. The address is simply a private residential building. We attempted to contact the property several times using the phone number provided on Booking.com. The first calls were unanswered, and when someone finally answered, the call was abruptly disconnected and further calls were ignored (probably the number for a stranger i guess). As a result, we were left without accommodation upon arrival and had to urgently find another hotel nearby at a significantly higher cost.

• E Ching (1/5): scammed - This is a complete scam. DO NOT BOOK!! when we arrived at the accommodation, we couldn’t grt the key out of the lockbox, so we knocked on the door. Then a family came out, they tell us that they have been living here since 17th July! And that a lot of travellers have also knocked on their door before us in the same situation. This has NOT been an available accommodation since July, yet it is still confirming reservations and taking payment!! I hope booking.com refund us immediately and take down this accomodation from its website to avoid more people being scammed!

We called to the manager and asked at least for blanket they said they will send someone but did nothing. Not comfortable bed and poor heating! Overall, I don’t recommend this place at all! • Sandrine (1/5): Une catastrophe - pas possible de joindre le propriétaire au numéro de téléphone donné/ nous étions sans logement le - Rien puisque cette adresse de logement n’est pas un logement disponible à la location. Nous nous sommes rendus à l’adresse de ce logement. Utiliser les références de réservation indiqués sur Booking. Ce logement n’existe pas, il est habité par un particulier qui ne met pas en location son logement.
• Felix (1/5): - I had this booking cancelled under 24 hours before the stay, on a Saturday night with low availability. So the host really messed up my stay in London, causing me a lot of agro and time. I replied back to them and had absolutely no communication. They had just had the cheek to tell ME to apply for a refund! Looking up booking.com policy, this was clearly so that they would not get penalised for a late cancellation and for not providing an alternative (I asked but had no reply). Awful communication, awful manipulation to try and get around booking.com policy. Do not recommend at all!

• Danette (1/5): Horrendous - Nothing The host cancelled the boking on the day of the booking, by messaging in the app just a couple of hours before I was due to check in, I tried calling them on arrival, having not seen the message and was ignored for about an 40 minutes. They didn't have the decency to answer the call or call back. The phone would sometime ring out and other times g straight to voicemail suggesting they were on the phon, and were ignoring my voicemails and messages, they eventually just texted and left me stranded with no where to stay on a friday night at 6pm. I then had to pay last minute for somewhere else and had to pay extra for the privilege. Completely unprofessional and unacceptable. Would recommend avoiding with a barge pole. To top it off, was offered a additional compensation by booking.com, which they didn't accept for some unknown reason. Will not be using booking.com again either.

• Giulio (1/5): - Nulla All'arrivo stavamo arrivando all'indirizzo segnalatoci e ci è arrivata una email di spostarci ad un altro indirizzo. Arrivati li abbiamo scoperto che avevamo non un appartamento per noi ma una camera con bagno e cucina condivisi. Scritto alla padrona risposte che non arrivavano mai abbiamo abbandonato il posto quando abbiamo scoperto il secondo giorno che era arrivata anche una persona con cane. Chiesto in quota parte il rimborso mai visto nulla. E' incredibile come booking consenta di associare il nome a questi annunci ingannevoli e scorretti. Se uno prenota un appartamento è un appartamento non una stanza senza bagno privato. Non si può nemmeno dare zero alla valutazione. In conclusione annuncio ingannevole e sconsigliatissimo prenotare a questi proprietari, il cui unico contatto è stato per dirci se eravamo andati via senza chiederci nulla e nemmeno scusarsi e rimborsare qualche giorno.

And than finally after waiting for ages on the doorstep sent a message hours later, that the room is no longer available. Same happened to a couple that was waiting with us at the same time. @booking you need to cancel cooperation with them!!!

• Jarosław (1/5): Booking nie chce zwrócić środków za usługę, której nie zrealizował !!! - Niestety nic. Nowa lokalizacja (szczegóły poniżej) była w dużo gorszej okolicy, a poza nią nic więcej nie widziałem... W dniu przyjazdu (2.07.2025) okazało się, że w lokalizacji gdzie miałem zamówione miejsce noclegowe nikt o tym nie słyszał. Wielokrotne próby kontaktu z właścicielem (próby telefoniczne przez kilka godzin) zakończyły się niepowodzeniem. Skontaktowałem się wiec z Booking.com i uzyskałem informację, że faktyczne miejsce do noclegu jest w innym miejscu niż to w zamówieniu. Uważam taką zmianę za niedopuszczalną, tym bardziej, że informacja o tak kluczowych zmianach jest przekazywana w dniu przyjazdu, gdzie osoby nie muszą mieć dostępu do mediów. Po tych wyjaśnieniach mój syn z moją siostrą (mieli tam mieszkać) udali się pod nowy adres, gdzie pobrali klucz ze skrytki. Niestety klucz był krzywy (zdjęcia w załączeniu) i nie było możliwości otwarcia pokoju. Kolejne próby kontaktu z właścicielem nie przynosiły skutku - nikt nie odbierał telefonu. Ponownie skontaktowałem się z Booking.com, w celu uzyskania pomocy. Przedstawiciel Booking.com podjął próbę kontaktu z właścicielem, która też okazała się bezskuteczna. I tak po kilku godzinach prób dostania się do zamówionego lokum (około godziny 21), nadal nie można było skorzystać z zamówionej usługi, Przedstawiciel Booking.com obiecał odwołać tą rezerwację, a mój syn i siostra musieli znaleźć sobie inny nocleg ad hoc, przez co oczywiście ogromnie przepłacili. Od tego czasu minęło już prawie 2 miesiące, a ja nie dość że musiałem przepłacić za nocleg szukany w nocy, to dotychczas nie odzyskałem pieniędzy za niezrealizowaną usługę. Booking.com nie odpisał dotychczas na żadne moje zgłoszenie, choć każdy kolejny przedstawiciel zapewnia w rozmowach, że zajmie się moją sprawą...

• George (1/5): Disgraceful - Nothing It was cancelled only hours before check in time. On the day we were due to check in, only hours from check in time, they cancelled the booking. They then told me that we could stay in another property they had, which I accepted. After I accepted this they ghosted me for a couple of hours, including not replying to my message and ignoring my phone call, before eventually telling me I could not actually use their other property as there is already a booking in it, at this point it was only an hour before check in.
• Cal (5/5): Fine apartment. Poorly and inaccurately advertised though - It was good enough value for money and a simple enough place if you just needed a place to spend a couple nights. It was also in a convenient central location within the city that made it easier to reach different landmarks across London. Firstly, the address given on the description is not the actual address of the rooms and is instead roughly a mile away, which we did not find out until calling the owner of the rooms at the posted address. Secondly, the pictures on the website do not match the rooms that we stayed at and some of the facilities listed were not present; such as the hot tub. Thirdly, we were under the impression this was a private flat and not a hostel-like flat that we would be sharing with other people. That was also not stated on the website as far as we were concerned. There were also other issues such as the keys not being in the correct safety box outside and instead placed in a different box and the bathroom facilities were less than adequate. They were not terrible, but they were not the best either. Overall, the rooms themselves were fine. But they were falsely advertised and the owner of the flat needs to more accurately advertise on the website with pictures that actually match the rooms we stayed at.
• Jiří (1/5): Buď podvod, nebo strašná neschopnost - Vzhledem k tomu, že jsme se do ubytování ani nedostali, tak nic. Dorazili jsme na danou adresu, na zvonek nikdo nereagoval a i kontaktní telefon byl nedostupný. Nakonec se po cca 20 minutovém čekání na spojení s operátorem podařilo dovolat na linku booking.com, kde to začali řešit a cca za hodinu mi poslali mail, že si máme najít jiné ubytování.
• Kate (6/5): - Clean & quite comfy The rooms couldn’t be locked with a key, which meant if you left any stuff in your room other residents could get in. Bathroom light didn’t work and key that was left for me was bent so I had to wait 35 mins for someone to bring another.

Knocked on our door and started talking about random stuff moved his way INTO OUR ROOM proceeded to blab on about something and then talk about how I need to kiss my girlfriends downstairs area? And started touching me getting close to me hugging me? I couldn’t do anything about it as he was a lot older than me, MY GIRLFRIEND IS 17 AND I AM 18 HE WAS IN HIS 40s THIS IS NOT OK IM TAKING THIS UP WITU BOOKING.COM AND THE POLICE BECAUSE IT WAS NOT OK PLEASE FOR YOUR SAKE DO NOT BOOK HERE!!!!

• Vsevolod (3/5): Disappointing: would never recommend to anyone. - Kept relatively clean Lots of basic things were missing like shower gel, toilet paper, then we were told there are fruits and refreshments which were nowhere to be found not even some clean tap water. The place advertised as spacious was actually so tiny with barely any room to walk around the bed so definitely misleading and actually quite disturbing booking would allow them to keep that name with that size of rooms. 5 rooms all using one bathroom got a bit hectic too, it was clean but not thanks to the staff who were nowhere to be seen the whole time.

The location, and when you arrived they sent you another location by WhatsApp with a video to show you where it is, is weird and the zone of the hose it doesn't look safe.
• Jorge (1/5): PLEASE DO NOT MAKE THE MISTAKE OF BOOKING THIS - Bad behavior and poor facilities. It's a self-evident lie. From the beginning, I noticed poor communication and lax behavior. The access is not well described, but thanks to a very kind neighbor, I was able to find it. The reservation was for 3 people, and there were only 2 small beds. The facilities were poorly described. I had to contact the host, but her solution was to provide a pitiful folding bed that was in a closet on the street. I had to make the bed myself, and once I put it down, we couldn't move because the room was tiny. She lost a package she was supposed to pick up in my name, but she didn't care when I asked about it. Did she keep it? She didn't help me or show her face. In fact, she ignored my messages and calls. I can't understand how this still happens in a city and country like this. 100% regrettable!

Pillows were a bit hard, but used the smaller (decorative ones) and was fine. Clean bathroom, and access to great kitchen. Easy access to bus and tube and close to central London. Excellent price/quality. Pillows were not to my liking, but only stayed one night so did not bother to ask for new ones. Everything else was excellent.

They were quite dangerous and they didn't provide electricity! The bed side lamp was not plugged in an outlet as there was no outlet nearby! We had to go to the communal kitchen to charge our phones. See pics for more. One of the beds was quite unstable. There was no coffee even though it was advertised, so we bought our own and left it there for the next visitors.

• Constantine (7/5): Not for 2 people - was, clean and warm and easy to find, close to DLR station. the beds are really flimsy and cheap with wooden sticks that hold the mattres, with my weight my mattres fell on floor few times and i had to adjust the wooden sticks several times.

• Rostron (8/5): Very good - Nice clear instructions for check in, good communication too. Handy that theres a shower + toilet plus a separate toilet too, which would be needed if the house was full. A tiny bit less in £ would have made it excellent.
