- Billy (10/5): If you want a nice peaceful location but still close to town, Robinhill Garden is perfect. - Contactless Check in is well explained and straightforward, room is clean and comfortable, lovely quiet location, beautiful house, but only a 10 minute walk to the centre of Forres. This was my second visit and I'll definitely return again. Nothing I didn't like.

The house was warm and clean. The en suite was small.
- Hay (4/5): Room disappointingly small. - Location was great and directions to the site were excellent. Key pad to get in was convenient and instructions about how to use it very clear and easy to follow. Room was warm and clean. Bed was comfortable. I was grateful for the kettle. Proprietor was attentive with texts, and rapid responses, but we never met him as I believe he was not at home. Consequently, there was no face to face communication which was a shame. The room was uncomfortably small. Especially for two people. There was just room for the bed and little else. The bathroom was also small and rather cold and would have benefitted from a shelf in the shower for shampoo, etc. The breakfast was 'do it yourself' with cereals and fruit juices left out, but we chose not to eat breakfast on site as we needed to be off early. Hall area and stair well were very capacious with lots of spare space so it was a pity that the layout of the house didn't provide a bigger bedroom/bathroom. There was no television, nor a sitting room with a TV.
- Guest (4/5): Not what I was expecting, cheap yes, but unhosted and sharing with other guests is weird. - Quiet location, plenty of breakfast, albeit it was serve yourself and only cold options available plus toast.
Cheap overall cost. Arrived to find housekeeper there, which was lucky as otherwise we wouldn’t have got in, but he said we weren’t booked.
I showed him my reservation and he changed his mind.
We hadn’t received any door codes, so we were lucky that he was there to let us in, as the accommodation is unhosted, something I hadn’t been told.
Because it is unhosted, it feels like an AirB&B, except other guests are also there staying in other rooms…and joining you at breakfast..rather weird
We had no hot water from the taps for the length of our stay.
The bedding was wet, which was shown to the housekeeper, he said it was just fragrance freshener sprayed by the housemaid earlier. He didn’t offer to change it. We then had to air our own bedding, it wasn’t swapped which I would have expected.
Shower room was tiny, not really big enough for the shower, toilet and sink in that room… everything is in the way.
Luckily the shower was hot as it is electrically powered.
These issues need addressing, and customers should be notified prior to booking about the strange unhosted set up. I think having wet bedding from fragrance is a bit of a stretch to believe, and havin* no hot water should be reason for some kind of refund.

- Michael (3/5): A big disappointment - A do it yourself affair A very small room with very basic fittings. Had bigger bathrooms on boats. Run by remote with no staff at the place most of the time. A big disappointment.
- Margaret (10/5): Superb venue and excellent value for money. - Automatic check in not required as I was greeted in the huge hall by a member of the housekeeping team. Room was perfect, nice view of the garden. Spotlessly clean and everything needed for a comfortable stay. Breakfast is self service 24/7 so when I came back from night out I was able to have a refreshing glass of orange juice. There was nothing not to like. All well explained in the advert. Would stay again in a heartbeat and thoroughly recommend this superb accommodation, handy for town, but so quiet it is like being deep in the countryside.

- Rastislav (9/5): - Wir hatten das Glück, allein im Haus zu sein, um das sich Simon sehr gut kümmert. Schön, dass wir ihn vor der Abreise noch kennenlernen durften. Das Haus hat eine tolle Lage und ist sehr ruhig gelegen. Wir haben es sehr genossen und uns gefreut, eine so tolle Unterkunft gefunden zu haben, die von viel grün umgeben ist. Die wichtigsten Dinge im Ort (Restaurant, Shops) sind in wenigen Minuten - auch zu Fuß - zu erreichen.

- Ailsa (6/5): OK if you like lots of notices stuck up everywhere... - Very quiet location, good parking, very clean. Lots of communication from the owner. The plus side was we saw a red squirrel in the garden! Never saw another soul at the property, be it a guest or staff. LOTS of notices all around the property, e.g. don't do this, don't do that which we found a little bit odd. Plates, cutlery and glasses were located on small tables near to rooms...why not just have them all together for all rooms? Nowhere obvious to wash pots up. Water for drinking and tea/coffee was provided in plastic bottles in the bedroom. Quite a limited choice for breakfast but what was there was fine. I don't think we'd stay there again.

- Billy (9/5): 1 night solo stay, August 2025. can't fault robinhill, I'll definitely return. - Robinhill is a beautiful house in a quiet location, but less than 10 minutes walk from town. My room had twin beds, en suite shower, a breakfast tray had been set up out my room with fruit, cereal bars, tea and coffee etc. Cereal and other items were in the kitchen area, I'm not a big eater in the morning so can't say exactly what was available in the kitchen as I just had fruit and cereal bar.
I really enjoyed my stay, very relaxing and peaceful. There is no TV in the rooms, I do like a bit of TV before I fall asleep but this wouldn't stop me returning as everything else was excellent.

Section of breakfast options was very good. My only real complaint would be the size of the shower door as I am a larger chap... but that is not their fault.

Could have been cleaner, there were spiders webs in the room. It's a bit faffy to have to to go one location for cups and teabags, another for the kettle, and another for milk.

Bed not that comfortable. My wife wasn't happy having to take her shoes off when entering the property because she was concerned that having bare feet on the carpet could cause atheles foot with lots of people treading on the floor. It would be better to have plastic covers to put over shoes.

Simon was an amazing host and left clear instructions on how to gain entry to the house, as he is not always there. Breakfast items were laid out for us at a designated table. I can't praise this establishment enough, and my wife and I would love to come back. Thank you for providing us with such a wonderful place to stay.🙏 I liked everything!

- Scott (9/5): Great Communication Very Quiet and Very Clean - The location was good for our needs, the owner was perfect with communication and told us everything we needed to know. The rooms were very clean and perfect again for our needs. The breakfast was simple but there was certainly plenty to choose from and suited most dietary needs. Overall I would certainly return. In the three bed room we had a separate toilet / shower / bathroom which was very big. BUT in the twin room the toilet / shower room was quite tight for space. Nothing an issue for us but a larger person would find it a bit of a squash.

Mostly there are no staff at the property however Simon messaged regularly to check if anything was needed. Nothing I didn’t like.

- Rice (9/5): Relaxed Robinhill Garden - The location of Robinhill Garden is exquisite. On the South East Side of Forres in a very quiet and idyllic position, Robinhill Garden is a quiet haven away from the drone of everyday life.
The communication with Simon was very clear and informative. Check-in is remote with a code pad on the front door. The room was very clean with a compact en-suite; great for one person, but may have been a squeeze for a couple. There is a great communal area providing all amenities you require; my request for iron and ironing board being dealt with very swiftly. Breakfast is more than ample, with cereals, toast, fruit juices, fruit, tea and fresh coffee.
Overall a very enjoyable stay.

Unique, this was the first DIY breakfast, no cooked breakfast, would have also liked decent fresh fruit, nuts, seeds, dates, honey.. Room small. Never met the host.

I had to use the " Communal Bathroom," which was absolutely filthy. The bath and behind the toilet seat. Not to mention filthy sponge on basin and in bath. The garden is a mess.

Could have done with a little more manoevering room in the Shower/toilet room. It was a a bit of a tight squeeze that required a bit prior planning before use.

That it was not suitable for anyone with lung conditions in that there was a couple of fairly steep hills to navigate in the last leg of the walkable journey to it. Otherwise a perfect place to stay. And privacy and rural. Whilst still in the town.

I loved staying there! The room is a little bit overcrowded with furniture, and I missed an outlet close to the bed. the only one available is hidden under the desk.
However everything was clean and impeccable! Highly recommended for solo travellers.

- Chris (4/5): A rather cold experience altough after my complain the manager absolutely try to help and promise th - Breakfast was poor. It was all do it yourself and no warm porridge for instance. A loaf of bread for 4 days, so rader old the last day. But every morning a bowl of grapes. 1. A cold house! / it was freezing cold, we had to sit with our coats on in the evening. Luckely I had a hot water bottle with me.
2. We had to put of our shoes when entering into the house, but we had no slippers, so the floor was stone cold.
3. We had a cramped bathroom, sitting on the toilet means open de doors of the shower. A bathroom for tiny small persons
4. The do it yoursrlf breakfast, with only hot tea available. This was not mentioned on the site.
- Andrew (1/5): A really bad experience and would not recommend it to anyone. - I did not stay for breakfast, so I am unable to make any comment. It was an experience I would defintely not want to go through ever again. From the moment I stepped over the threshold to moment I left the place I just felt very uneasy about the place. I was just so keen to get out of the place, it was just not me! I can't list what I felt uneasy about but it just gave me a bad experience. I don't wish to go into the detail except I did ask that a partial refuind and nobody has got back to me. I do not wish to discuss any further, as said it was not for me. Thank you.
