- Kasharel (10/5): Would definitely recommend. 10/10 - We had a really lovely stay. The place was clean, modern and very comfortable, making it easy to relax straight away. The space felt homely and well looked after. We enjoyed cooking dinner and spending quality time together. The location was good, with easy access to the NEC and city centre, which made getting around simple. Overall, a smooth and enjoyable stay. Nothing major at all.

- Mike (1/5): Shite - Absolutely nothing. First it was stated on the website as a 6 bed and it was only a 5 bed. This meant 2 members of our party had to book another hotel. There was a huge stain on one of the mattresses and when I contacted the owner he said it was just an old burn mark. Didn’t care at all! I then said that there was mould in the on-suite & he said it was only a little bit! All the door handles were hanging off in the property. The oven took about and hour and half to cook some chips. I have nothing positive to say about this property at all
- Harker (2/5): Very disappointed in lack of cleanliness and maintenance of property! - Great location for the NEC The property is in an excellent location for visiting the NEC, but unfortunately the stay was disappointing overall.
The listing is unclear, stating both 5 and 6 bedrooms. The house is spacious but poorly maintained and not cleaned to an acceptable standard.
Cleanliness & Maintenance Issues:
• Garden extremely overgrown, littered, and with broken fence panels (an issue mentioned in older reviews and still not fixed).
• Stairs carpet heavily stained despite rules about removing shoes.
• Conservatory unclean with sticky residue left on the table.
• Dirty pans in drawers, limited crockery (only two forks for nine guests), and no wine glasses.
• Dining area light hanging loose with holes visible in the ceiling.
• Panel under the stairs hanging off.
• Garage/gym area felt unsafe due to a damaged door.
Laundry & Kitchen:
• Wet towels from previous guests left in the washing machine; sheets still in the dryer.
• Food left in the freezer.
Bedrooms & Bathrooms:
• Very poor‑quality bedding with no mattress protectors; pillows in unusable condition (one guest had to buy their own).
• No shower curtain in the main bathroom, causing water to spill across the floor.
• Toilet seat incorrectly sized.
• Mould on the en‑suite ceiling.
• Front single bedroom has no storage and burn marks on the carpet.
Other Issues:
• Downstairs toilet door cannot be locked without risk of getting stuck inside.
Overall, the house has potential due to its size and location, but it is clearly neglected. Several of these issues have been raised in previous reviews, suggesting the property is not being maintained to a suitable standard.

- Jery (3/5): Not be using again and not recommending. - Well laid out. Modern and good facilities and accessible. It was not cleaned. The wine glasses were still left on the bedside drawer. Cobwebs and not dusted.
No towels on our arrival which we later found stacked in the tumble dryer. Dirty laundry was left in the utility room.
No tea towels .
I was then refunded £200 out of the £250 deposit that I put down simply because I had friends come to see me who left and never slept in the house. This was later refunded, thank God but after such an arrangement.
I will not be using again and will not recommend.

Host communication was very quick and return of £150 deposit was also very prompt.
Clean towels were found in the washer.
The property was very warm. The house looked like it hadn't been cleaned.
There was a dirty towel on the back of the door from a previous occupant, a dirty tea towel, the microwave and oven especially were filthy.
The house needed some TLC (general wear, door hanging off, some upside down so struggled and got locked in downstairs toilet, toilet seat doesn't fit, shower not fixed fully to wall) but mainly, my issue was that it was unclean.
As previous reviews have stated, £150 deposit is required before lock box code is given - I've never known this with booking.com before. In fairness, this was promptly returned though following check out.
There is a problem with electrics in the bathroom - temperamental lighting when pulling cord and will just go off unexpectedly, so ended up in the dark mid shower.
Very thin pillows which some people would struggle with.
- Andy (6/5): Ok for a night - Property matched listing, and worked well for our mixed group of 6 colleagues. Home gym was a nice bonus. There was a ‘distinctive’ smell upon entering the property, suggesting previous guests had been very relaxed during their stay.
I was also quite put out being asked to pay a £150 damage deposit by BACS before being given check-in information.
Although this was returned promptly, it is not standard practice for booking.com and would not have been protected if there were any discrepancies.

- Christian (3/5): A bit substandard - It had good parking WiFi didn’t work, property is a bit ropey inside, lacks love and could do with a decent redecoration. Wasn’t good value for money and just didn’t feel like a nice place to stay.
- MUHAMMAD (10/5): - We had a wonderful stay at this property! The entire house was spacious, clean, and perfect for our group of six. With four comfortable bedrooms, it’s a great choice for families or small groups. The location was excellent — easy to find and conveniently located near everything we needed. Accessing the house was simple, and everything was exactly as described. We really enjoyed our stay and would definitely recommend this place to anyone visiting the area!
- Mat (7/5): Property needs alot of love, but it still serves its purpose. - Building was in a very convenient location and the road was nice and quite, house was big and the bedrooms were nicely set up. Garden was not looked after at all and was completely over grown with lots of broken ornamental and a fence panel was removed and broken.
There was a wheelie bin full of rubbish and lots of old rubbish on the driveway.
When we arrived we found the back doors were left unlocked and big windows were wide open.
The upstairs toilet seat was broken and the bath/shower had not curtain and the floor around it had no drainage so we ended up using the small shower head while sitting in the tub.
There seemed to be alot of left over items from past guests e.g. old empty shower gels and shampoos aswell as old frozen food in the freezer.
It took us a while to find the towels which had been left in the tumble dryer.
Lots of small holes left unfilled in the walls and ceilings and a big divet in the wood at the bottom of the stairs.
Because of all these small issues it did make us feel as if No one had actually been onsite for a long time to check the condition of the property.
However with all these issues the property did serve its purpose for the 2 nights we stayed and we all made it work.

- Qazi (10/5): - Place was very good, house is extremely beautiful more than pictures also every thing there is neat and clean, host is too much cooperative and respond timely like in second. We highly recommend this place to everybody. We definitely book this house again for long holidays. Everything is perfect I like everything there.

Communication and rectifying issues were great and prompt. The sofa was uncomfortable with the cushions falling off whilst you are sitting.
Pillows were paper thin and not suitable to sleep on, take your own.
The bed had hairs all over the bedding and the floors/sides were dirty and dusty on arrival. They did come and do a reclean for us and change the beds though.
There was a dirty cup left on the coffee table on arrival and the garden is overgrown and not useable.
- Bethanie (6/5): Fine. - The place had all the basics you'd need, and a great entertainment package on the TV for a chilled evening after a busy day. We've stayed in many places but when we arrived it didn't seem to have been cleaned well, there was random food in the fridge and cupboards from previous guests. There was slippers/ sliders lined up in the hall from previous guests. The bathrooms were full of old shampoo and body wash from previous guests, there was piles of old post in the entrance. Outside the front was full of litter, cigarette ends and a big broken bit of furniture. The back garden was unusable just through lack of maintenance the garden grass was thick and long and there was bags of litter and cigarette ends all on the patio. We all panicked there was no towels on arrival too until we found them in the washing machine and had to wash and dry them ourselves. There seems to need some attention to the property by someone who cares, just to get it back up to a high standard, although the stay was fine the place did exactly what we needed. If we'd of booked a longer stay I'd of been really disappointed and had to of cleaned and sorted things out. There was also an unexpected and undeclared deposit to pay before arrival.

We had to go buy towels and toilet roll not what we wanted to do. Carpet is also dirty and needs replacing
