- Andria (1/5): Didn't want to stay after seeing the mattresses, cobwebs everywhere very disappointed - The stair carpet was dangerous as it was ripped and had nails coming out of it. with nails coming out of the walls in all different places. It was dirty. The mattress was completely stained. Couldn't even sleep on it. Paont splashed on the floor paint flicking over the cooker the worst place I have ever stayed

- Sue (9/5): A good area. - The area was good. The garbage outside the front entrance. The staircase inside the property. We had large suitcases. Not easy when over 59 to move up the narrow stairs.
- Jill (5/5): I would not recommend this property to anyone with even minor mobility issues. - The equipment/ white goods in the kitchen were modern and attractive although we did not use any of them.
The beds were comfortable and clean although rooms were basic. The first impression of the property was disappointing.
The front garden was a mess with weeds and the door paint chipped and the wood cracked and the door knocker loose.
The back garden was a disgrace, overgrown with brambles and weeds and the so called outdoor dining area was a cracked and old wooden bench amongst the jungle.
The pop-up plug in the bathroom sink does not work.
The rug in the front room slips on the wooden floor so is a hazard.
The carpet on the stairs is loose on one of the lower steps and the gripper rod coming through so sticks in your foot when using the stairs.
We always leave our shoes at the door wherever we stay but, finding the stair carpet very slippery and hazardous, despite using the bannister, I slipped on the top step in my bare feet and badly hurt my knee and elbow, we had to resort to wearing our shoes on the stairs.
The property overview does warn of the steep staircase but if the carpet is inappropriate for purpose there will always be a fall risk.
I would not recommend this property to anyone with even minor mobility issues and would not consider re-booking.

Definitely needed a clean before our stay, dead bugs on the floor and an ant infestation prevented us from using the front room.

- Alex (8/5): Very good - This property is in South fields just out of Tunbridge Wells. It was really good value for money. Comfortable beds. Quiet location. Comfy sofa and a huge TV (we didn't use). There are cafe, shops and pubs a short walk away. Garden was a bit overgrown.

- Sharon (10/5): Family catch up - House was clean, well equipped, warm, easy to find, good correspondence from the owners, easy to get hold of when I needed the key safe number to check out. A lovely stay and would recommend to anyone😀 The only thing we didn't like was the stairs. my mum was a little unsteady on them....with it being an old terrace the stairs had a turn at the bottom, the handrail didn't go right to the base of the stairs...coming down in the night to use the toilet, for my mum was a little dodgy but in saying that she managed...it wouldn't stop us from staying again 😀

Had everything we needed for a short stay Toilet - fine for us - but anyone over 6 foot would struggle to sit on it! Parking could also e an issue if you were dependant on it (we only got parked as we had hired a fiat 500)

Kettle didn’t work, bathroom was not nice plug hole in bath was disgusting, the place could do with a good clean inside and out the front. It looked like a unoccupied house. Bins scattered in front garden lots of boxes of rubbish in front garden.

- Shevlin (3/5): The TV& wifi was great. - The television These are the issues and deficiencies that we noted about this accommodation. This is offered as constructive input for improvement in order to make this unit truly usable by and attractive to tourists and people staying more than 1 night.
General
There is no Welcome Book to give information about essentials like operating appliances, internet credentials and password, trash (6 cans?!) procedures, recommendations for local places to eat, local supermarkets etc. Any foreign visitors would not know that they needed to flip a switch (next to the bathroom) to turn on the hot water.
Security
Front door mortice lock keyhole was stuffed with either cardboard or wood shavings. This made it
impossible to initially unlock the mortice lock.
Front door cylinder rim nightlatch is loose and worn. It will not completely release until you pull the lever past its design limit. We were locked in the first morning because the lever would not fully retract the lock.
Rear door mortice lock would not easily lock after it was unlocked. It took a lot of work to align the door just right.
Windows
There are No thick curtains on any window. A Venetian blind is inadequate for darkening a room in a country where the Sun rises before 4am in the morning and sets well after 9pm in the evening. Jet-lagged visitors will not be able to adjust their time clock unless they can sleep during daylight hours.
No curtains (sheers only) on the downstairs living room window: NO PRIVACY! It is possible to see into the room from the pavement, which is only 4 feet from the house.
Kitchen
The setup seems to be that of an overnight crash pad, not a multi-night accommodation venue.
No coffee maker- which is a major omission. There are espresso cups, but no way to make espresso! The mugs are on the small side.
Salt and pepper - no salt, or any other staple kitchen item, such as cooking oil, seasonings, paper towels, napkins, cling film.
- Kate (9/5): A lovely property, immaculately clean. - The house is really lovely, it is small , but has everything needed for a short stay. It was Immaculately clean. We arrived late evening and the house was really warm and cosy. it is stylishly decorated, with a lovely fitted kitchen and appliances. The bedrooms again are stylish , Phone charges in the bedrooms. (one request would be a mirror in both bedrooms rather than one in the double bedroom). we had a question during booking and the owner was very helpful and considerate. We parked in the next street as this is a residential area and none of the houses have garages so expect a little walk. we dropped off bags then parked. On our departure we could park easily outside the property.
- Anonymous (1/5): Don’t waste your money, book somewhere else! - The takeaway options This was not worth the money and ended up being an awful stay unfortunately. From the photos the house looks like a good size and the description sounds great however it is missing a lot of details. So important things to note:
- The ad mentions free street parking, true but what it leaves out is you’ll be lucky if you get a parking space. It’s a very small road and the cars are bumper to bumper. We had to park 2 roads away which is not ideal. I text the hosts for some help but just got a sarcastic and unhelpful message back so I did not contact them again during our stay.
- The house is freezing as they ask every guest to turn the heating off when you leave. the house took till the next morning to heat up - it was really uncomfortable. The price of the property can cover the heating cost.
The hosts should know this really, it’s a 2 floor house, with small radiators and no carpet downstairs. Their argument is it’s a new heating system (hmmm I’d like to see proof) either way doesn’t matter - if you turn the heating off completely even for a day it will take a long time for the house to warm up once it’s back on - this is across all heating systems. Also check in is 3pm they could easily set. a timer etc to come on.
- They’ve used a wide angle lens so all the rooms look a lot bigger!
- The bathroom is tiny, and the toilet is squashed in, we had to sit side ways (we’re only 5’7)
important to note this house is not suitable for an accessible person.
- After you book you either pay £500 deposit or £35 non refundable waiver …. again if I knew this I wouldn’t of booked.
The property is old and doesn’t have Morden features so things can easily go wrong. I don’t think it’s fair this detail is not included in the paragraph of the description.
We also had issues opening the back door - this is due to an old door and lock.
Also the house smelt like cat …. I was concerned when I saw the cat flap as didn’t want a cat to run in - thankfully not.
