- PHJL (10/5): - l acceuil tres sympa et l endroit superbe
- Cheryl (10/5): Charming farm house near Montepulciano - This charming 1930s farm house near the town of Montepulciano was perfect for experiencing the relaxing Tuscany countryside. There are two very comfortable bedrooms, two bathrooms, a large living room and full kitchen. Elisabetta met us at the property and invited us to a wine tasting of wines produced by the family vineyard. I highly recommend staying here! The farmhouse was a little diffcult to find on the GPS.
- Froni (10/5): -

- Ella (8/5): Absolutely beautiful, relaxing time in this accommodation. - This place is a gorgeous authentic Italian apartment with all the necessities you need to live like a local. The small kitchen had equipment that allowed us to make dinners and lunches. The location is amazing, just a short drive to local towns such as Montepulciano and Pienza. The parking is on site and free. The swimming pool was such a luxury and really made our trip so relaxing. The surrounding countryside is stunning, sitting by the pool soaking it all in was our favourite thing to do in the evenings. There could be slightly better cooking equipment in the kitchen (a wider range of utensils would be helpful) and there really should be some oil and basic seasonings available so guests can cook without having to buy unnecessary ingredients.

- Vanessa (8/5): Enjoyable, memorable, fabulous host/hostess. - Small things could have upped the good experience to a great experience. Could be improved with small touches, like a better equipped kitchen with basic like coffee, olive oil, lids that fit pots, additional pots and fry pans.

- Evan (10/5): Gorgeous property, wonderful hospitality and fabulous location. - Authentic, peaceful, charming and comfortable accomodation. Everything about our stay was wonderful, from the gorgeous sunrise, wandering the vines and lazing by the pool. Fantastic to finish with a visit to the Fanetti cellar and wine tasting.
- Roberto (10/5): - Tipico casale toscano in mezzo al verde , parcheggio disponibile e proprietaria molto accogliente!
Barbecu disponibile .
- Phil (10/5): -
- Michał (10/5): Idealne miejsce na wypoczynek - Wielkość apartamentu, rustykalne wnętrza, basen, winnica , cisza i spokój. Bardzo dobre kosmetyki pod prysznicem.

- Kajetan (1/5): Disappointing experience in a poorly maintained property not worth the hype. - The only nice thing was the view of the vineyards peaceful and scenic. The location listed on Booking is incorrect we had to drive an extra 5 minutes to reach the actual place, which turned out to be right next to a road with loud traffic, especially from heavy trucks. The kitchen lacked basic equipment although there was dish soap, there was no sponge. When I tried to cook, I found out the gas stove didn’t work properly and required a lighter, which also wasn’t provided. The fridge was extremely small and had very limited space. The path to the apartment was overgrown with bushes, making it hard to walk through, and the area in front of the apartment was covered with leaves, giving it a neglected and abandoned feel. The pool couldn’t be used for long during the day because a huge tree nearby blocks out all the sun.
This was supposed to be the relaxing end of our trip to Tuscany, but the place was so unpleasant we just wanted to leave. I don’t understand the positive reviews I wouldn’t recommend this property.
- David (9/5): An amazing place to stay. - The property is perfectly located just outside of Montepulciano with a lovely cooling swimming pool within a few strides of the front door. They accommodation is typical for this area with this understated simplicity providing everything you need for the perfect getaway. There is nothing to dislike, and the only thing that would’ve made it slightly better due to the extreme heat during the week was there was perhaps air-conditioning.
- Wendy (8/5): Rustic charm with beautiful views. - Lovely old rustic farmhouse with beautiful views of the Tuscan country side. Good location just outside Montepulciano. Swimming pool was also very welcome. Great outdoor private space. Mostly it was fine but it would have been good to have a dishcloth or scrubber for washing up. Air conditioning unit was in the kitchen/living room and didn’t penetrate the bedroom that well. The property was very hard to find and it might be an idea to sign post it better. We also had to pay in town rather than at the property, and then had trouble finding the address!
- Tamara (10/5): Amazing view - Amazing views from the pool. Spacious apartment with everything you need. The host was very friendly. We also did the wine tasting the cellar visit at their winery which was included in the price.
- Olgabugnone (10/5): Exceptional - Ia location
- Janet (10/5): Exceptional - Beautiful location, big apartment and the staff was lovely.
- Haidee (10/5): Can’t write a short sentence…it was too perfect - Fanetti in Tuscany captures the essence of the experience beautifully, blending both excitement and reflection. Here’s an honest take based on your comments:
Pros:
* Location (5 stars): The property's proximity to Montepulciano's city center while offering a secluded, serene environment in the heart of olive groves and vineyards sounds ideal for anyone looking for that quintessential Tuscan experience.
* Scenic beauty and atmosphere: The postcard-like setting and daily runs amidst the rolling hills highlight how the property allows visitors to immerse themselves in Tuscany’s natural beauty. This seems like a key selling point for those looking to escape urban settings.
* Rustic charm: Though you transitioned from luxurious 5-star hotels, you appreciated the more humble, self-sustaining nature of the apartment. This contrast underscores that this accommodation appeals to travelers who want a more authentic, less formal experience.
* Cleanliness and space: Cleanliness and ample space for a couple, combined with the romantic ambiance, seem like huge positives for couples seeking a peaceful retreat.
* Judy's responsiveness and hospitality: Personal touches like the free wine cellar tour and easy communication with Judy via WhatsApp show that the hosts take their guests’ needs seriously. Lucy’s pride and knowledge of the Fanetti brand add to the authenticity.
Cons (Minor):
* Initial shock: There’s a subtle note in your review about adjusting expectations from the luxury of 5-star hotels to a more rustic experience. While you ultimately embraced the charm, this could be a heads-up for travelers who expect full-service amenities.
Overall Impression: It sounds like Agriturismo Fabetti delivers a rich, authentic Tuscan experience for those looking to slow down, embrace nature, and enjoy a more self-sufficient, rustic retreat. For travelers looking for laid-back, immersive stays with a local touch, your review makes this place sound like a dream. Leaving the drive way was scary- use a mirror for oncoming traffic
- Oliver (1/5): No Power Or Water. Would not recomend. - The staff were quick to respond when we had repeated issues with power and water loss. However they were ultimately very rude and uncooperative. Our stay was disrupted when we lost power and water on the first night of our stay. The staff were able to fix the issue the next morning but later that day we again lost power. We were then moved to a new apartment which lacked an oven. We attempted to gain a partial refund after the stay but the staff were rude and uncooperative. All our efforts to defuse the situation failed. We would not recommend staying here.
- Jc (6/5): Pleasant - The apartment needs a facelift as it has not been upgraded for a long time. The pool is great.
- Greice (10/5): wonderful - If you are on the right apartment is wonderful ! We first had an apartment on the back with air conditioning and for us it felt a bit closed as we wanted to be able to seat outside. For the owners this apartment we had is much better because is bigger, with airco etc but for us the most important was the view...right away they arranged to change the apartment and we had an amazing time eating outside, watching sun rise from our window, internet is super fast, warm shower with good water pressure, the place is magical, swimming pool clean with lot of care, wonderful garden everything is really really nice. I didnt like that some guests would be at the pool with loud music and making noise early in the morning (they had another apartment without a view so they would make their party on the pool area.
There is no one at the property outside the check out as a care taker or receptionist so you have to sort out yourself.
But that is being unlucky because most of the days we had quiet days with other lovely guests
- Felix (10/5): Exceptional -
- Andelicka (10/5): Exceptional - We stayed for 2 nights and loved every minute of it. the apartment was comfortable, spacious and cosy. We liked everything, the house, the pool, the view.
Elisabetta Fanetti was very helpful host. Would recommend to anyone. Just bear in mind if you want to go to Montepulciano you will need a car or a taxi. Not walking distance.
- Paulina (7/5): Beautiful house and views - It's a beautiful old house with a lot of character. Nice decor, comfortable beds, lovely views. Ticks all the boxes for a nice stay in the Tuscan countryside nearby Montepulciano. The staff is very nice and speaks very good English. We enjoyed the wine cellar tour. We booked this place because it said the swimming pool will be open during our stay, but when we arrived it was closed. We felt it was a bit unfair to put info that the swimming pool is open when it was not (as we would not book it otherwise). The place is in a slightly different location to what it shows on booking, but it's still a short drive to the town.
- Karmela (10/5): We really enjoyed our stay despite not being able to use the pool as it was cold during our stay. The staff and owner ar - Very relaxing stay. The property has all the necessities. The staff are very friendly.
- Rebecca (10/5): Fantastic stay in the Montepulciano countryside, beautiful outdoor surrounding with pool. - Amazing location with pool overlooking the countryside. The host was so friendly and accommodating. Loved the old style building and decor. The actual location is about another 1km from the address on the map.
- Stefan (10/5): Would have loved to stay longer - Beautiful romantic farm house - fully equipped. Elisabetta is a wonderful host, friendly, always available and she invited us for a tour of their historic wine cellars, followed by an extensive tasting.
- Janice (10/5): Lovely farmhouse, and Judy our host and was so welcoming and warm. - Lovely farmhouse, so warm and cosy with a lot of thought put into its deck and furnishing. Wish we had stayed longer. None
- Mary (8/5): For any traveler who wants to experience Tuscany up close, this is an ideal stay. - Entry through the gap in the hedge was magical. The view over vineyards was priceless. The flat was comfortable. Proximity to Montepulciano made it easy to access other areas of Tuscany on day trips. The owner's husband rescued us by car when our GPS misguided us to the address. The flat's rusticity might not appeal to luxury travelers.
- Rodriguez (9/5): Superb -
- Benjamin (9/5): Superb -
- Philip (9/5): Amazing amazing agriturismo, can’t wait to visit again! - Amazing amazing agriturismo. Included a wine tasting at one of the oldest cellars in the area. Hospitality, location (must have own car), facilities, ect. was perfect. Wouldn’t change a thing. Nothing not to like!
- Kenneth (10/5): Text Lynn stay out in wine country I would go there again without any question beautiful location. Multapulchono, and al - close to town very nice apartments, Pool was cool refreshing, to work there one seller was excellent Could’ve used a few more supplies, just one bath towels per person and minimal amount of paper goods.
- Pamela (10/5): Amazing - Beautiful and quiet place, I didn’t expect our apartment to be so spacious. Additionally, there’s an option for free wine degustation at host’s family winery. Clean swimming pool and plenty of space to relax. Highly recommended!
- Roman (10/5): Exceptional - An amazing, magical place. The Tuscany that one dreams of. And suddenly it's there. Beautiful view and romantic atmosphere. The house and rooms are clean and spacious, and the outdoor garden with a place to sit at breakfast or in the evening with a glass of wine is the right place to relax. Just like that, to please the soul. Montepulciano is a few minutes away by car, I definitely recommend walking through the historic center and tasting the Tuscan wines from the wine shops that you can find everywhere.
- Sasa (10/5): Worth coming back again and again - We love this house, been here before and it is fabulous. Big spacious appartment, in rustical stlyle, with everything you need for a relaxed stay, even a dishwasher and a charcoal grill, we used it every day. Not to speak about the pool, well maintained and clean, with fantastic view over beautiful Tuscany countryside and neat vineyard lines where your future wine grows. But for this you will have to wait at least 4 years, as the nice and helpful owners explained in a wine tasting tour in the city where their old cellar is placed. Maybe some facilities need attention, the refrigerator is for surely not coping with the hot weather and shower cabin needs some refurbishing… everything still working though.
- Katarina (10/5): Exceptional - We liked everything, the house, the pool, the view. Family Fanetti is so nice. We will come back. /
- Donna (9/5): Unwind, smell the roses and embrace Tuscany - A well kept property, with a pool and beautiful views. Our hosts were welcoming and helpful with any requests.
The view is magnificent with easy parking. a washing machine may be helpful for those staying for more that a day or two. Perhaps some extra linen but I am positive that if we had asked these would have been supplied happily.
- Jacqueline (9/5): Superb -
- Trevor (9/5): enjoyed the stay very much - great location ,friendly host, beautiful setting with chairs and loungers outside . They left us a lovely bottle of wine from there vineyard could have used a few basic supplies example, sugar, tea, coffee and extra toilet paper. no hot water for 2 days but the utility was being work on in the area so I don’t feel it was the hosts fault
- Ana (9/5): Superb - Location, host. No internet connection.
- עידו (6/5): Pleasant - The location is quite and very beautiful. The apartment wasn't very clean, there is no way you can clean the kitchen .
- Virgil (10/5): Exceptional -
- Katrina (5/5): Passable - the host was friendly the house was old, a lot of bugs everywhere, the furnitures are old that makes it more creepy. there has a lot of unnecessary furnitures and decorations that only collect dusts which they should either remove or refurnish. the place has a lot of potential but not well csred for.
- John (8/5): Very good -
- Maria (9/5): Treasure in the wineyards. - Amazing place - location is fantastic. Town is nearby.
The owners are very helpful and kind, they try to make your stay as comfortable as possible, they are open to help. -
- Iva (8/5): great house for a short stay, we really enjoyed it ! beautiful views! - the stay was very relaxing and we loved every bit of it. Great house for a couple of days. the house is a real tuscan old school style house. great front yard and amazing views! the wifi connection is very poor, and you can’t use your own phone internet because the cell reception is poor as well (which we had no problem with)
slippers are a must, because the house has stone floors so it tends to get really cold. (slippers are not provided, so bring your own)
- Cecile (10/5): absolutely perfect - we stayed for 3 nights and loved every minute of it. the apartment was comfortable, spacious and cozy.
we enjoyed sitting by the pool and soaking up the stunning views.
Elisabetta Fanetti was very helpful and even gave us a tour of Cantina Fanetti, including a wine tasting.
the stay was absolutely perfect
- Pierre (9/5): Fantastic place to stay in Montepulciano - Elizabeth is a fantastic host. She took us on a tour of her family wine cellar with a great wine tasting. Definitely recommend this place.
- Mirosep (8/5): Nice rustic agriturismo with a pool near Montepulciano - Short drive away from Montepulciano. Customer service was great and helpful. Ceramic pan and sharp kitchen knife was good for cooking. Really nice view from yard and pool. Wine tasting with transport was really nice. Would highly reccomend when visiting Tuscany and Montepulciano. Some minor things: Not enough toilet paper, 1-2 more rolls would be good. Oven did not work. You can hear sounds from the neighboring apartment (heard snoring from upstairs all night). Wifi was not very good and mobile reception is weak in the area. Overall these did not ruin our stay and we enjoyed staying here.
- Eisbert (10/5): Exceptional - The view, quietness and the pool.Very friendly host! Dekoration was kitschig and a bit dusty.
- Joost (9/5): Superb -
