- Antje (5/5): Das Quarier würde ich nicht empfehlen - Die Lage, die alte Tür ist charmant Dreckige Bettlaken, kreisrundes 20 cm großes Loch im Fenster wodurch die Mücken herein flogen. Keine Heizung bei nachts 8 Grad. Die Matratze ist komplett weich und durchgelegen.
- Jennifer (4/5): - Great location, 10 minutes walk from St Mark's Square. Nearby restaurants were of good quality and didn't charge rip off tourist prices. The apartment is very run down. The toilet seat was loose, the shower is tiny and the whole place smelt damp. Worst of all there is a mosquito infestation due a hole in one of the windows, presumably where the (broken) air con outlet pipe used to be. Both my husband and I were badly bitten whilst staying at the apartment, please don't stay here if you have a baby or young children.

- Grażyna (9/5): Pobyt bardzo udany. Świetna lokalizacja - Świetna lokalizacja, przy Campo Santa Maria Formosa. Blisko Bazyliki Sw. Marka. wokół dużo restauracji i barów. Pałac historyczny , może trochę mroczny wygląd z zewnątrz i klatki schodowej ;)
Mieszkanie ma wszystko co potrzeba. plus za klimatyzator, bardzo przydatny w letnie upały. odświeżyć łazienkę

Ayaklı klima vardı, tamam binalara normal klima takılmıyor, ama en azından bozuk olmasaydı. Fanı düşürülmüyor, aşırı sesli çalışıyordu.pencereler ve çoğu eşyalar çok eskiydi.
Gelelim binaya; fareler cirit atıyordu. Evin içinde yoktu fakat bina içindeki fare sesinden uyuyamadım. Fare değil kediydi sanki. Binanın içinde de dışında da kaç defa gördüm. Tesis beklentilerimin çok altındaydı.

- Pavel (1/5): Bad - The worst experience of staying on booking.com. The owner did not check messages, did not pick up the phone. On the day of check-in, I had to stand for 20 minutes near the door with heavy bags without understanding how to enter the apartment.
Also the host did not provide wi-fi data, although it was in the apartment

- Barry (6/5): We had a wonderful time in Venice despite the quirky accommodation. - The location was excellent. Its a very old atmospheric building The linen was clean and the towels white and fluffy. There was endless hot water and a plug in radiator in the room for chilly evenings. The cooking facilities were fine and the bathroom adequate. Contacting the owner about anything, including entrance instructions was really difficult. They never answered our question about Wifi code and as a result we had no Wifi for our entire stay. The bathroom though adequate has cracked tiles on the floor and the toilet sear mentioned in other reviews, still not fixed. The shower is very small.
In the living room some of the wooden floor blocks are coming up and are a trip hazard as are the internal steps, that are not mentioned in the description. By the one opening window there is a large piece of wood covering covering a hole in the floor. The other window, the handle is broken and thus cannot open the window in order to shut the shutters.
As there are no thick curtains it was light early.
The mattress needs replacing.
Having stayed in many other places, one feels the Host does not seem concerned with making the guests feel truly welcome.

The apartment itself was nice and clean and had all the facilities you would require during your stay. The property was not easy to find and a little misleading with the name as no address was initially provided. The host was a little difficult to contact, didn't answer phone calls and took an exceptional long time to reply back to text messages.

- Davide (9/5): Great location to explore Venice from. - The Palazzo Malipiero is a great place to stay right in the heart of Venice. It's got a really great location, just off a square with a small canal with gondoliers just outside the window. It's an easy walk to St Mark's Square or the Rialto Bridge, or even Ospedale on the north side. It was really convenient to explore from here. The apartment is spacious, with everything you need.
- Susan (6/5): Good for a couple of nights. Any longer may not have towels and toilet paper replaced. - The property is in a great location near everything yet quiet on a nice square. There wasn't anything we didn't like about the property. It was the towels and toilet paper not being replaced that we found disappointing. We were there for 5 nights.
- Victoria (9/5): Great location with an authentic atmosphere - Walking over the private bridge into the accomodation was fantastic. The room was authentically decorated and comfortable. So close to everything. We walk everywhere.

The whole building was delightful in its antiquity. Communication was poor. We did not get arrival details until after we had arrived and I called twice before these were received. By this stage we had already struggled to work out how to get to property from station.
There were loose and cracked tiles on floor of bathroom and toilet seat was loose.
There was a large hole in window (letting mosquitoes in) which we reported on our first morning but nothing was done to repair this or update us.

The apartment was spacious and cute with its private bridge, felt like a true Venetian. Google map links to a different location, took a while to navigate there for the first time. Shower was little bit narrow.

It was cold however due to local regulations we weren’t able to use any central heating, but we msgd the host for more blankets. But also just a warning for first time visitors, if coming with luggage (we were a family of 3 with 3 suitcases) best to catch a water taxi not a water bus - it was a mission to navigate the narrow streets from the best water bus stop to the accommodation with a crowd and narrow streets

The whole unit was very spacious and clean. The whole unit smelled musty and damp, and the extra blankets for the futon smelled the same but stronger. The air conditioner was a floor unit that vented out through a large open window, and I was eaten alive on the first night.

Host was very easy to work with, even allowed us to store our luggage before the apartment was ready for check-in. Apartment was well stocked with everything you would need. Decorations could use some updating. Shower was tiny. But neither affected our overall experience.

We arrived at night and the owner was supposed to leave the key for us to enter the premises , but did not ! We tried to contact the owner by telephone and email but received no answer ! We were left OUTSIDE THE WHOLE NIGHT(to make it even worse , that night was raining ) because the key was NOT PROVIDED. This place ruined our holiday plans and we were waiting for the sunrise to look for another place to stay .
The host is UNPROFESSIONAL and UNSKILLED. Will not answer phone calls, or messages. It seems like the host does not care at all about its clients, the main goal is to get your money and then you are on your own.
Moreover, the building outside looks abandoned and crippy, next to the canal which smells badly.
After several days that we were asking for our money back owner offered a partial refund , partial refund for what , for not providing the services he was payed for ??
AVOID AT ALL COSTS , even if it is the last available place in Venice !
PS . Booking.com was equally unwilling to help, we contacted their agent that night we arrived to ask them to communicate with the owner since the owner would not answer , the agent (someone Gustavo L.) said he would try to find him but did nothing , they never contacted us again ....
- Patri (8/5): Very good - It was in a hood location. Relatively easy to locate. The property does not have air conditioning. It does stay pretty cool inside, but there is a fan that helps. I didn’t see any iron or ironing board and there is not an extra blanket for the sofa bed.

- Dorindina (7/5): Good, but can be excellent! - The location of the apartment is excellent. If you fancy staying in an old Venetian palazzo with its own little bridge over a rio onto Campo Santa Maria Formosa, then this is the apartment for you. The area is very pleasant and there are some nice hotels on the campo which look rather genteel.
The kitchen is very well stocked with good quality cooking ware and plenty of dinner ware and utensils.
Everything works fine and it was very, very quiet.
The bed linen was lovely and brilliant white and clean.
When we messaged the owner for advice over transport, she responded immediately. There is a difference between the two apartments: the one with the sofa bed looks onto the campo (city views), the other looks over a pleasant enough internal courtyard.
The description should specify that the apartment is a studio apartment - the kitchen and bedroom are one single room. This is major point and should be spelled out.
Guests should also be alerted that there are three steps down as soon as you enter the apartment. These are dangerous as to see properly the light has to be switched on and is not automatically on via a sensor, and it is not obvious where the light switch is as it does not have a little light in it.
Then there is another step from the ante room into the studio and there is nothing to alert you to this; it's very easy to miss this step and fall.
The description mentions bathrobes - there were none, and also air conditioning - there isn't.
We got to know about the check in procedure because we messaged the owner the day before; it would have been nice for them to reach out to us. Same for the wifi password; it was not written anywhere and we had to write to the owner to send it to us.
There should be curtains to block out the morning light because the thin net curtains do not do the job.
The sagging mattress must be thrown out and replaced; one on side of the mattress there is a very clear depression.
