- Z_Playford (7/5): Studio apartment floor space with 1-bed apartment ideas. Suitable for a solo guest, not couples. - For what it is, this is perfectly fine if you've got plans in Birmingham. The keys were available to us in a lockbox just to the side of the main front door. There was plenty of crockery, pots, pans, etc... in the kitchen. Hot water takes a minute or two to actually get hot, but once it's flowing, it's fine.
Bathroom is a decent size, as is the bathtub itself. The shower situation might need to be looked at, as due to low water pressure (something the agent can't do much about), the water temperature can fluctuate from one extreme to the other, which may catch you off guard if you're not careful. A dedicated electric shower would solve that problem.
Bed was comfy enough. Curtains were some sort of blackout fabric, as once they were closed, there was very little in the way of light bleed from the windows.
The photos do not show the TV they have installed (on the right side wall when looking at the bay window), which was a welcome addition, but may I suggest a better quality aerial, especially if it's going to be an indoor one and not fitted externally. You may want to look at something slightly larger as well, as being people who use subtitles a lot when watching TV, it made reading them difficult from any sort of distance, and impossible if laying on the bed.
Despite the property having a driveway area, I don't think it is dedicated parking for the accommodation itself, as the entire house is broken up into at least 4 flats. We used the driveway area to unload the car, then parked out on the street, which was at least free and not permit or time monitored. I never like to leave bad points, but consider this as constructive criticism instead of a negative viewpoint.
Man door: The door needs some work on it, as you need to close the door quite forcefully when entering or leaving, otherwise the door doesn't secure itself correctly.
Apartment door: Door furniture (handles, specifically) are very loose on the stem, to the point that I felt that if I pulled the door shut from the outside, the door handle might have broken away from the door itself. This could do with looking at and fixing.
Main room: As much as there is a good sized bathroom and kitchen, I feel that this should not be advertised as a 1-bed apartment. It is a studio flat with the added bonus of a seperate kitchen instead of a studio 'kitchenette'. As a result, despite the best efforts of the agents, if you're a couple who are staying (as we were), one of you is going to be either crawling out through the bottom of the bed or over the top of your significant other to go to the bathroom, which is far from ideal.
Kitchen: We found several items in the fridge and in one of the cupboards when we arrived. I understand leaving the usual tea/coffee/sugar, but finding half used bottles of milk makes me think that your cleaners are not being thorough enough.

Somewhere to just ease down from a hard day's graft.. The water pressure is low, but manageable. The TV has only a few working channels and the picture keeps breaking up.

- Anna (7/5): Nice stay in outer suburbs - Great unit with plenty of facilities. Host was responsive. Unit was secure and clean. Close to Edgbaston and the Botanic Gardens Location was fine if you’re happy to bus or uber, however it is a bit isolated and far from the city as a solo traveller sticking to a budget. Location seemed a bit dicey, but it being a secure unit mitigated this.

We had no problems at all when we were there and really enjoyed our time in Birmingham. The only thing was that the shower would go between hot and cold, but then again wasn’t a massive issue as everything else was really nice

But it was mainly the neighbourhood that did't sit right with us

No heating in the middle of winter. The place was freezing cold. Had to turn on cooker to heat the lobby and wear extra clothes to sleep. Impossible to regulate the heating. And no Internet meant I had to walk 10 min to a LIDL shop to connect to the Internet and book a uber
- Stuart (8/5): Very good - Nice and quiet at night, a supermarket close by and only a 25 minute walk from the NEC. Easy to park too. There was a bit of a hiccup with the wifi, they just happened to be changing providers when we stayed so it was intermittent but I'm sure this wouldn't normally be an issue (they very kindly gave us a bottle of wine by way of an apology!)

Good value compared to hotels if you want a personalised space to stay. Overall a good base for Birmingham and appreciated having parking onsite. Could do with a cupboard or shelf in the bathroom to put wash bag/toiletries on.
TV reception wasn't good... Ended up using iPlayer on my laptop instead.
- Lucy (1/5): NOT A RETREAT. HAD TO LEAVE EARLY! - Nothing First let me warn anyone who is thinking due to the name that this is a quiet retreat. I had to leave a day early and pay premium to go elsewhere booking same day. Had to raise a complaint with booking to get my money back from Simon the host, who fought me every step.
There are permanent full time residents within the house. They do not give the usual considerations for others as you get in hotels or holiday lets. ‘Nothing Else Matters’ by Metallica was played on repeat for 40 minutes blaring into the bedroom come living area one afternoon. Later in my stay a family of four joined the same “neighbour” crammed in a tiny flat right above your head with an energetic child jumping around, crying and screaming. It sounded like a herd of elephants above when these guests stayed overnight, the banging from above started before at 5:45am. I was told it would be impossible for the family to stay as the flat was too small…
If you want peace and quiet then I certainly would advise against this let.
I had wanted both peace & quiet in copious amounts, as I was completing my exams at Uni. I had hoped to use the time between exams for extra revision. This was made impossible.
If you do not plan on staying in the flat much and are an early riser then this may serve, but do read on as there are several issues with the place.
First Simon, whilst he appears friendly and all smiles there is a tone, which I quickly discovered, when told to move my car upon arrival. The “space” allocated is very tight. This is not suitable for a disabled person, which I am.
Upon entering the building the hall looked very worrying. It’s dark and dirty.
The flat itself is better. Although, I cannot understand the reviews that state spotlessly clean. The bed covers were stained. The place had not been dusted at all. I got my slippers out instantly as random bits of dust and grit were soiling my socks.

Property was quiet, although my dog got frightened by nearby fireworks while we were out. He must have disturbed the neighbours with the barking. Simon our host was extremely kind and gracious, having owned a dog himself. Can’t complain. My usually quiet dog did some damage to door and door frame and must have disturbed other people while we were out.

I felt that myself and my belongings were safe and secure. The apartment is well presented and spotlessly clean. Really comfy bed/pillows and nice fresh bed linens. Lots of hanging/storage space. The living area is attractive and comfortable with excellent broadband connection. Kitchen/dining area had everything needed to prepare and serve meals. Again, spotlessly clean with simple-to-use electrical appliances. The bathroom is also up-to-scratch with a generous-sized bath and powerful showerhead. No noise or disturbance from the other apartments in the house. No noise or disturbance from the road. Off-road parking available at the property. Convenience store at end of road along with bus stop (Bus No. 80) into central Birmingham. There was nothing I didn't like.

The flat was very well equipped and I was able to have my family over for dinner as there was ample space. It is very well appointed, very clean and had everything I needed. Would definitely stay again. Maybe it would be useful to have more space in the bathroom for one's toiletries, but this is a minor gripe.

- Gareth (10/5): A Home Away from Home - A recently renovated, well appointed apartment in a quiet location. The property is close to Edgbaston Reservoir for a Saturday Parkrun or leisurely stroll any time. A taxi to or from the city centre is only about £6.
On arrival I was met by the owner Simon who was very welcoming & accommodating. He lives locally & gave me his number if I had any issues or concerns (which I didn't!)
The apartment felt like a real home away from home; fresh linen on the bed, comfy sofa & adequate storage in the living room, a decent shower & fresh towels provided in the bathroom and the kitchen had everything you needed. WiFi was stable & reliable.
All the rooms were immaculately clean & the modern boiler kept it warm throughout my stay. I'd thoroughly recommend this property, exceptional value for money versus a Travel Lodge or similar. Nothing - can't fault it for the money.
