- Angeline (4/5): Record everything - The room was nice, but the amenities they advertised were nonexistent. There was confusion when checking in. The coffee shop personnel were the ones doing the booking. When we arrived we asked for late checkout, it was asked and confirmed before arrival. There was confusion and asked for extra money as a deposit which was not in the booking. In the morning we had paid for breakfast with the reservation, we werny able to get in for breakfast since it was so crowded. They told us that we could use it for credit on lunch. Wrnt back to the room and soon they came and told us it was time to check out. Remember..we had already confirmed and paid the 1500 deposit. They told us the room was already booked for someone else. We moved to another room for the other 6 hours of our stay. When we went to leave they charged us for the entire night, didn't give back the cash deposit ( said they couldn't find the ticket where we paid ). All in all I was not happy in any way. We were rushing to our flight and didn't have time to bicker for it. Get everything up front and verified, in writing and recorded before staying here.

- Harry (7/5): The accommodation served my purposes for the few days I stayed there. Everybody was friendly. - Breakfast was average, not a large range to choose from. Location was a bit off the beaten track for my purposes. The size of the shower recess was good. The bed and bed linen were good and comfortable. No safety instructions for fire evacuations, nothing behind front door or anywhere else I looked. Only two small windows you could not climb through if you had too. Otherwise the room was a concrete box. Staff were "jacks-of-all-trades" and were quite often doing more that one unrelated task at the same time, i.e. repairing the front desk computer and cooking breakfast at the same time.

Vintage themed designed but old smell in the room as there is no window and proper ventilation. No TV. They don’t offer even complimentary coffee. Location is not that central, you still need Grab to get to center. Would not book again due to lack of ventilation.
- Karen (1/5): Highly NOT recommended stay for the cost its not worth it - Massage chair in the presidential suite - the only thing nice about our stay. Strong AC. We booked the presidential suite this is the biggest room in the property. Stayed 4 days and 3 nights. No wifi for our whole stay inspite of them telling us that theyll have it fix but none done til we check out. They offered tiny small rooms with wifi connection ( wheres our moneys worth in this)
Television not working no power cable until we checked out, no hair dryer (we need to request hardly til they provided). No quilt cover in the bed reason is they dont have a cover for the quilt size. No phone in the room to call reception you need to keep going down to tell them your concerns. No glass or cups you need to request. They dont clean your room. You need to request fresh towels if not theyll not provide. Breakfast is ala cart filipino food. No staffs after 7pm in the property. We paid almost 14k php for 3 nights reason of this review and rated 5* in booking.com

- Jacob (1/5): Did not stay because Residencia Orlina failed to provide Services as advertised. - Upon arriving and taken to our room it was amazing. Once we started unwinding and getting comfortable in the room, I decided to take pictures of the furniture and the room to document damages already present and showed photos to the staff since they wanted a 2,000.00 PHP.
Now the problems begin:
1). Tried to turn on the Television and it did not work, reported the problem to the staff and was told that the TV was broken, and their boss was on vacation, and it could not be replaced until they returned. No efforts were made by the staff to rectify the problem. No type of compensation was offered.
2). Wifi did not work, reported problem to staff, I was given the same Username and Password on the Wifi information card in the room. No efforts were made by the staff to rectify the problem. No type of compensation was offered.
3). Ther were water stains on the walls,
4). Breakfast Menu looked nice until we were told that they only had 3 choices to choose from, which is unacceptable because I did not like the 3 choice that they had.
So we went back to our room with no TV or Wifi and sit there staring at each other as if we were inmates in a prison. at this point I felt that enough is enough. I contacted Booking .Com and reported the problem and was advised by the booking.com representative that he had tried to contact the Residencia Orlina Staff by phone and no one answered. He then advised me that he sent an email to Residencia Orlina and that Residencia Orlina had 24 hours to respond. At this point I had had enough of Residencia Orlina, I got our bags and informed the Residencia Orlina Staff that we were not going to continue with our stay here, returned their key and we left. The only good service that we received was the Young Man who carried our bags to the room and brought me my cell phone as I started back to get it.
I have not received any response from Booking.com related to this issue since filing the compliant against Residencia Orlina.
SCAM ALL OVER Residencia Orlina Staff knew of the problems at their facility and failed to inform the customer that they could not provide the goods and services listed in their ad on BOOKING.COM is false advertising, defaulting to provide goods and services, not offering compensation or a full refund. I also fill that Booking.com is at fault here as well by not supporting the customer to resolve issues with compensation or a full refund for a facility that does not provide advertised goods and services on the Booking.com Website. I have no plans from this point forward to ever use BOOKING.COM again.

Bed was comfortable and the room was spacious. An improvement would be a wardrobe, so you could hang clothes up.

I was on the ground floor, noisy upstairs from their catering room. Lots of hallway noise my last morning. Just stay upstairs and solve the worst problems. Plants walk a bit to hail a trike.

The staff were accommodating but a bit noisy at times, both in the restaurant and corridors. They don’t actively clean the room on the daily basis.
- Jenina (5/5): Good place. Not so good staff/manager. - The ambiance of the room Staff were not very accommodating. We arrived around 7PM.
They told me I have no booking with them and to check with booking.com. Showed them the booking and they still insisted that we don’t have a booking until one staff pointed my name on the screen of their computer. They didn’t apologize for the misunderstanding.
The rooms were not ready. We were expecting that we can check in immediately since it’s already late and rooms should be ready by 2PM. They said because the guests in the room just checked out when we arrived. They overlooked our booking so they already placed guests in our original room. We booked 2 rooms so they just said to stay first in 1 room that was already available. They did not apologize for the inconvenience and us who are tired, could not even settle in.
Take note that I was with my husband and 2 girlfriends/work friends who I really didn’t wanna inconvenience.
I understand that those can happen sometimes, what I did not like was how unapologetic they were especially the person who looked like their manager.

It was enough for that. Certainly OK as a base if you are planning something in the area around Dumaguete.
The room was very clean and the beds were comfortable, unfortunately no window and a bit too cool for us (aircon)
The breakfast was OK, not a lot of western/european options.
Due to the short-term booking and the very late arrival, there were difficulties with the check-in, but these were then resolved.

There’s no television in the rooms. You’re scared to use the furniture because they’re all antique and have price tags on them. - Christoph (7/5): Good - Nice hotel with a interesting interior. We were asked what we want to eat the next day and at what time. So we said that we would like to eat at 9am because we had to catch the ferry. Unfortunately the breakfast wasn't done in the morning so that we missed the ferry and had to wait another two hours. That was a bit annoying.
Also we booked a room with breakfast included but after check out they charged the breakfast with the reason that we booked last minute and there is no breakfast included.
- Kim (3/5): NOT COMING BACK - the room is newly refurbished, it was real clean and spectacular. it had really good space for a family of six. nice lights and nice hot shower. A LOT.
#1. we arrived for check-in and no one is in the front desk, we rang the bell thrice, no one came out.
#2. i volunteered my ID, without being asked of it, it turned out that all they cared was the deposit and so i gave to her 2,000 pesos. after giving the 2,000 pesos, no word at all like how many are you in the room? or breakfast time is this and that or this is the rule and that. she just got the 2,000 pesos and told the staff to put us in our room in one minute.
#3. RUDE. we were already in the room, then a knock came. I opened it and a mean looking lady with two other staff were in the front door. She angrily said "how many are you in the room? I said "four adults and two kids ( 7 year old and 10 year old). Then she said "well, you have to pay more because you only booked for four. Or else i am going to charge these staff for the price difference". I said "how much are you charging for these two kids?" She said "1000 pesos each for extra beds". I said " I dont need extra beds, we fit here just fine". Then she said " I will charge you for extra person of 1,000 pesos each still". I said "okay go ahead". Imagine for 4 people, we paid 3,000 pesos plus taxes. but for two kids, she will charge 2,000 pesos and nowhere in the booking did it say that. PLUS, if they told me that during the check-in, I would have cancelled my booking and went somewhere else. I was not happy to pay extra 2,000 pesos to a mean host who thinks that I just robbed her bank because i brought two kids with me.
#4. TOWELS AND TOOTHBRUSH worth 1,000 pesos. After a few minutes, she knocked on my door again and brought in two towels and two dental kit and told me "Okay, it will be 1,000 pesos for both, not 2,000 pesos. Here are the extra towels and toothbrush". I said "okay, i appreciate that".
#5. HORROR AT BREAKFAST.

- Danilo (6/5): Lots of potential - Our room was big enough for my family. Bed and pillows allowed as to rest well. Bathroom was big enough you could move around freely. Hotel was nicely decorated. Relatively new boutique hotel. Parking was easy. The coffee shop needed improvement. Staff is undermanned, Staff are multi tasking. Most items I ordered during my first nite were not available. It could take a while to get a trike in front of the hotel. I suggest you get the phone number of the trike driver if you get one so you could just call him whenever you need one. The bathroom didn't have any place to put our toiletries on. We had to put them on the window ledge.
- Kim (1/5): Bad - I booked via my cell phone, no option for senior citizen discount. Hotel wouldn’t allow discount. Charged me over P13,000.00. If I would have walked in off of the street the price would have been P4,000.00 less.
I will never use this service again and encourage anyone who is reading this to do their research prior to selecting this service.

Staff was very nice. The room did not have space to hang or place clothes.
If you needed anything done in the room you had to ask there was no daily cleaning of our unit.

The staff was awesome. I want to give a special shout-out to Joey. He has an awesome sense for customer service. I believe he went exceedingly and beyond guest service expectations. I also want to point out Jen, the assistant manager. He also went beyond and exceedingly to meet our needs.
We did have a bad experience with the General Manager, Maribel. She was the only staff member who left a bad experience in our memory of our trips. Maribel really needs to be retrained in the principles of guest service.
Jen came right back and gave us an awesome experience at our breakfast to overshadow the bad taste from our experience with Maribel.
Other than that, we plan to return in January. General Manager Maribel was very rude, uncaring, and unprofessional in her attention to our needs.
1) I came up to her requesting change to pay our taxi, and she said that they only had 1000 pesos, which is so unbelievable that a hotel would not have decent change for their everyday needs. Who does she plan to give $1000 pesos change only to?
2) Joey quickly reacted that he would go get change, but she quickly scolded him in front of us that he needed to finish his task for a catering that she usedcasca reason for not being able to help this hotel guest.
It seemed to me, as a hospitality professional executive in the USA, that her lack of manager skills was her problem at the moment.
She started had failed to properly prepare for that event by first, starting earlier to prepare her meal and secondly staffing correctly to not burden the staff with her shortcomings.
All we could see and hear was her frantic and unprofessional communication to her hard-working staff.
She needs counseling and retaining so her unprofessional behavior does not affect other paying guests as she affected us.
- Christina (9/5): Very nice room for the price - Spacious room and huge, comfortable bed! A smartTV would be a nice addition to the room, but the stay was still nice overall.

Thank you for another great stay! There’s construction for a new rooftop restaurant which was noisy but will only make it a better experience once it’s completed.

I had to chase to get the room "clean", missing towels, not a proper customer service, ground floor with no view (really no view).

- Timothy (9/5): Overall very nice, clean and a cool vibe. - The rooms were nicely apportioned there was an issue which was dealt with immediately and cheerfully. The antique decor and artsy vibe was very cool although the studio above and the neighbor's dogs were loud at times.. The attached coffee shop was very nice. Maybe a little quieter noise from above but it only lasted a short time. It is a little out of the way but that made for a more quiet experience although the neighbour dogs were noisy for a while, not much the hotel could do about that though.

- Estrella (10/5): nice place and comfortable just the noise from outside - the staff are very friendly, room deco is excellent, bed and pillows were very comfy noise outside and the aircon next door is also quite disturbing.
- Cecilio (9/5): It is a wonderful experience worth every cent we spent. - Sumptuous breakfast, more than we could consume. Prepared and ready to be served according to our expected time. Served in a neat and clean cafe with amenities.
