- Iona (2/5): Overall disappointing. Communication was extremely poor but room tolerable for a couple of nights. - The room itself was fairly clean. The bed was fine. Shower had good pressure and temp. The bin in the common area was overflowing. The toilet seat even didn’t fit the toilet making it uncomfortable and my towel nearly fell into the bowl! Said they would provide bodywash but didnt. The door code changed overnight and when I messaged to get the new one, i didn’t receive a response until i had checked out. I only managed to get in because I happened to try to get in at the same time as others so was able to slip in - evidently an issue with security. Additionally they didn’t identify when booking the room there would be a £200 security deposit! They sent 14 emails faffing around with broken links to get me to pay it and do the ID check. They asked for my email multiple times despite me already providing it. They promised to send through text but never did - it was overall just really frustrating and unclear what was going on.
- Clare (6/5): Location great. Room too hot & door an issue. - The location is great as is the value for money & communication pre stay. The Booking.com process has been updated so now a lot easier to check in before arrival. The room I stayed in was perfect for one person with a good sized shower room. It's the first time I've stayed in the rooms accessed through the shared kitchen. My room door did not fully open as there was a raised tile preventing this, you had to manoeuvre around the door. This was n't easy on crutches (as I was) or with wide baggage or in the event you needed to get out of the room in an emergency. The room was really hot, there was a fan but it sounded like a cement mixer & I was sensitive to disturbing adjoining rooms. Still no bins in the room, the bin in the kitchen is always spilling over (I know to take my own bag now for rubbish). A recycling bin in the kitchen would be a suggestion.

- Keith (3/5): Not good for your health. - The room was not clean; no linen or towels, blood stains on pillow, the toilet seat didn’t fit the toilet; the room was like a sauna; the neighbour had their tv on loud until 2am; there were no directional signs to the rooms. The kitchen was disgusting with overflowing bins, sinks full of food waist, and used kitchenware on the surface with dries up food in hot conditions.

- Lani (8/5): Comfortable nights at reasonable price. - It was easy to find - but a bit of a maze inside - a young woman helped me find my room. It was quiet enough for a good sleep. There was plenty of space for me. Comfortable bed. Good price. There was no way to cool my room down, and the lovely sunshine was beating on the glass which formed one whole wall of the room. There were blinds, but I would have liked sunshine and a reasonable temperature.
I was a bit shy about venturing into the shared kitchen, but it turned out that I didn’t see anyone in there. I wish I had taken my travel kettle.

The blind was broken and no one answered my questions and messages. They also had taken out my deposit and took much longer to give it back than the 7 days they stated in the message. I had to chase them up multiple times in order to get it back.

- Clare (9/5): Great location, accommodates my needs & value for money. - The location is ideal for me being close to my family & providing opportunity to access local eateries, pubs & shops. The tram is on the doorstep as are buses to both Nottingham & Derby city centre. I choose a room with ensuite only however there is access to a shared kitchen & eating area, I don't personally need this as my family are next door! Beeston has some great places to eat, at the far end of the high road a greek bakery, a deli & Japanese restaurant (10 min walk from the property). Real ale pubs are in abundance. The rooms (6) are within a numbered flat, access codes are provided in advance as is a video map of locating the flat. I would suggest you view this prior to arriving as there are a lot of corridors to navigate. Rooms are basic but provide everything you need if you're looking for a stay to visit friends, family or explore the area without requiring luxury accommodation. Firstly you are in a large complex that caters predominantly to students (who incidentally are more respectful about noise levels). The rooms are not made of solid brick so you do have to expect a level of noise, ramping up the TV in the room will impact your neighbour which I have experienced until the very early hours. This said this is down to inconsideration to others staying & not considering the shared environment of which you are accommodated.
- Stephen John (4/5): Overpriced spare student accommodation that was complicated to access and cold. Would not use again - To be fair, the room was as advertised. Modern , clean with a comfortable bed and good ensuite facilities Accessing the property was complicated, with lots of messages to read and videos. And I had to provide a credit card number for security identification, supposedly, even though I had already paid. Far too complicated. The help line number only answered sometimes, despite being number one in the queue, and they never responded to voice messages left. We had trouble turning on the extra heating in the room, which required finding three switches. The room was cold and didn't heat up, even with the supplementary heating left on all night. There was a communal kitchen to make tea or coffee or indeed cook up a meal, but I don't want to do this in the morning in the company of strangers. Basically, it was overpriced (£96 for one night), spare student accommodation. There was also no wastebasket in the room or bathroom.

No fan in the room (It was boiling), ironing board with no iron in sight, the hallway of the dorm stunk of garbage, the floor in my room was dirty, no bin in my room, Remote for TV needed 2 batteries to work and it only had one.
Assurance from staff that they were actively making steps to move me to a room which has the things I asked for, with no follow up.

Location excellent for tram and getting into local town and Nottingham . Check in ideal and communication was spot on Bed was slightly small for a couple however maybe it’s due to being used to a kingsize

Customer service didnt respond to messages. Once I’d passed the cancellation deadline I was unformed I had to pay a £100 refundable deposit.

It was a hot weekend and the blinds were left open so the room was absolutely red hot, if you opened the window the blinds swung around making a lot of noise! I could hear my next door neighbour snoring - I don't know if its because our windows were both open or the walls were thin?

Entry details were clear, and all codes worked well. The awful noise late night and early morning from the neighboring room.

- Hazeri (5/5): Passable - The room is really modern and clean. The checking process is really rediculous it needs my ID and 100 GBP deposit except the price I paid for just two nights. Additionally, I have lots of problem to clearfy my ID at check-in (I stayed around 2 hours behind the door) and finding the room location is like solving the puzzle!!. I wouldn't recommend it for short stay.

- Lucy (2/5): Very poor - The walls were paper thin and filthy dirty. There was a hole in the wall beside the bed. The pillows on the bed were extremely thin and the mattress felt like it was sinking in the middle. We got no sleep on Saturday night as it was so loud. There was no weekend members of staff around. They have taken €120 security deposit ‘on hold’ out of my account and for what I don’t know. Really disappointing.

- Khadeejat (3/5): Disappointing - There was a tv in the room. My door did not lock from the inside making me feel very unsafe. The main flat door was always open, which again is not safe. The rooms are labelled as “studios”, despite being en-suite rooms. There is no reception and no staff anywhere on the property. Incredibly thin walls I could hear everything in other rooms even the creaks of them sitting on their beds.

- Inari (7/5): Clean and comfortable enough! - It was clean, warm, and in the end the check-in and check-out process was easy.
There were reviews that the room didn't have a kitchen as advertised, and this was a little unclear as a whole, but we anyway took a risk and booked the 'deluxe-suite', and this indeed had a small kitchen! We stayed at the Beeston location, could be the other locations don't have this. The bed is very narrow, smaller than a double bed, so wasn't the most comfortable to share.
On arrival, the check in email hadn't come through, so I called the customer service/building management. They first didn't answer, and it was one of these classic 'low-battery, freezing outside' situations, so just make sure you've gotten the full check-in details via email before you arrive. This includes clearly the door codes etc, and it is not your confirmation email from Bookings.com. If you don't have that, ring them beforehand.
A random moment also happened, me and my partner were giddy and laughing a lot for a good 40mins, and we got a note slipped through the door from one of the neighbors (fully written A4) how we need to quiet down, and there are children in the building, and how people have work the next day, and if we won't be quiet, they'll take further actions. It was barely 6pm on a Sunday. Perhaps someone just had a bad day, but definitely caught me off guard! But you can definitely rely on that the building indeed will always, be VERY quiet haha.

The Kitchen/dining area was well equipped. Although there was ample fridge and freezer capacity, it would have been good if the part for each room was defined.

I was locked out in cold on arrival after payment until I paid a security deposit that was not stated clearly when booking.
To compound their terrible service, 5 days after checking out, Graduation studios is still keeping a lien on my card despite saying the funds will be released upon checkout once room verified by cleaner. After going back and forth with Graduation studios, they now say they released hold on funds 2 days after checkout but I am yet to see my funds.

• Left fridge had a foul odor of spoiled food.

• Emergency door left open with unrestricted access from outside.

- Moana (1/5): Filthiest property I’ve ever stayed in.. - It was close to the tram. The room was filthy. I found used tissues in my sheets, thick layers of dust, the shower didn’t drain so I had to stop the shower multiple times to avoid it from overflowing and there were sticky dried puddles all over the floor. The toilet seat wasn’t attached properly so every time I sat down it would slide off to the side.
It was also incredibly loud as there was zero soundproofing. Whenever another guest closed their door it would echo and reverberate throughout the whole flat. And this would go on very late into the evening and would sometimes startle me out of my sleep. It felt like I was staying in a room in a cheap and dirty backpackers.
When I messaged the property about the issues experienced they sent the cleaner around, she then informed me that she couldn’t do anything about the shower overflowing or the toilet seat being askew (I’d already cleaned up the sticky puddles and removed the used tissues the day before). I then had to ask for a new sheet which she reluctantly gave me.
The property then promised me a refund which has never arrived after nearly a month of messages.
The worst experience with a property I’ve ever had.

I booked and paid for a studio with a private kitchen but was given a studio with a shared kitchen. I notified the owner and provided a screenshot of my booking confirmation but the owner was not interested. I was offered a full refund but it was too late to find alternative accommodation. A very misleading advertisement.

Good wifi Disappointed you have to pay an extra £100 deposit to access the property. The room was dusty and wasn’t cleaned during the stay. Really disappointed considering I have to pay a deposit yet a cleaner wasn’t hired to help maintain the cleanliness of the room. It also seemed to be a student accommodation cause many students were in the common areas so maybe not comfortable for older people.

Enjoyed my stay and will definitely use again. Travelling alone it's important to me to feel safe and the property secure and this was 100% the case in this property. I felt very safe at all times. Really could have used a bin in the room. Luckily, I had brought bin bags. Toilet seat was broken and there was an unpleasant smell in the bathroom. Not enough to ruin my stay, just some feedback on how to make it a little better

- Nathalie (1/5): Terrible stay - whole property smells of sewage. - Disgusting property - common areas smelled atrocious (like sewage) which was easily noticed in the bedrooms also. The property was so untidy I found TOE clippings and DEAD SKIN in the bed and sent all the images as proof to Grad Studios to get moved. I was moved three times total.
I've attempted to get some kind of refund as I expect at least some comfort or cleanliness but they ghosted me after I left even though they already started the conversation for a partial refund. Absolutely horrible stay.
I had to stay for work and it was the worst place I've ever stayed in - hostels are better. Everything.
