- ilona rigo (9/5): Nice break away - Hooks for coats at the door. Bed made, towels. Great location for walks to viaduct, blackhall rocks, steetley pier and Hartlepool (check tide times). Decking area to chill in the sun. Comfy bed - I didn't use the shower, oven, micro, toaster, fridge. Heating too but I like my own sleeping bag, toweland pillow!

- Jasmine (10/5): easy check in great location and a beautiful room with a high standard of amenities - The location was fabulous and the room itself for the money was one of a very high standard I would recommend this property for any family or friends and I myself would not hesitate to re book this property for myself the next time I visit Sunderland again Everything was just perfect

The price is too high for its current faults. - Large room and comfortable bed, the couch and TV were a nice set up. The bathroom was very spacious including the shower. There was a lady bug infestation, and I could hear everything downstairs which made it difficult to sleep straight away. Although the rooms was large it made it very cold, the heating did not suffice.

If come back Igoing for the big room Next door hahaha - Felt homey which I look for when traveling as I often feel unwell or cold in hotel room especially your premiere/holiday inns and very big and spacious, landlord was present but not present so it gave a feel of privacy which was nice. Nothing I didn’t like, luckily my cousin came to see me even doe you cannot have guest but they allowed it which ended up being the saving grace as I got locked in bathroom on top floor so I had a lucky escape but to be fair to landlord they were refurbishing the house at the time.

- Anthony (7/5): Very spacious room in large house close to the centre - Room was very spacious and included two separate bedrooms. Bed was comfortable. Reasonably close to the City centre. Communication before was good so you got an idea of what to expect - a homestay rather than a hotel. Seems to be located in a decent area, a lot of very grand older houses and a school. Room was part of a very large house which is in a state of redevelopment. The room was also fairly cold, not helped by its large size. A small electric bar heater was provided though. Interesting romote controlled aspects (the blinds/bedside lights). Plain but functional and did the job.

The shower was hot.
Generous with towels.
The room was heated at night and there was a free standing radiator supplied for supplementary heating.
The bed was very comfortable. It was difficult to fine because of its unique situation.
The top floor was being used by guests but the rest of the house was a construction site. I had to walk through builders curtains and go up and downstairs covered dust sheets.
The private bathroom which was separate from the bedroom did not have a lock on the outside so it was accessible to other guests and this happened on one occasion. It still needed some finishing work on the floor and door.
The kitchen area was on the landing and shared by all the rooms. It consisted of a fridge freezer and a small microwave. This was not what I expected.

- Terence (8/5): A great choice approximately 1.5 miles from the city centre - A great place to stay, the room was spacious, comfortable and peaceful. Tea and coffee making facilities plus a fridge outside the room.Stuart was only a call away if we needed anything.
Erica showed us the room and explained how everything worked.
We asked about nearby restaurants and she recommended Mumbai Silk. Excellent choice within walking distance.
The room is within a family home at the top of 3 flights of stairs. The house is undergoing extensive refurbishment, it will be a wonderful home when finished. Just a couple of small points.
One of the window in the smaller bedroom did not have any window covering, perhaps a blind could be fitted
A waste bin in the main room would be useful.I
We noticed some noise late at night from the rooms adjacent and below.
- simon (9/5): Top floor of a welcoming family home, great location. Larger than expected. Would use again. - I stayed in Room 2 on the top floor of a family home. This was a free upgrade. A nice family welcome and everything explained. Easy to find, approx 10 minute walk from Park Lane Metro. The room was plenty large enough for 2 people. with a comfortable bed. I had an ensuite room with everything you would expect to find, I did notice other separate bathrooms for use away from my room. Tea, coffee and milk available in the room and extra just outside the room. A fridge freezer, microwave and toaster were available on the same floor. Quiet location in a Cul de Sac. No problem with Wi-Fi. Number of house now on front wall. No lift, but wide and easy to use stairs. The house is work in progress but in no way hindered my stay.

- Christine (8/5): Good value stay with honest information given up front - This was a stay on the top floor of a family home as stated in the booking information. The family was friendly and welcoming. Helpful when needed but otherwise unobtrusive. My room was sparsely furnished but had everything I needed for a short stay and the bed was comfortable. Although my bathroom was separate from the room it was still private to me so I was happy with it and I was very happy to have a bath. Tea and coffee was provided and a fridge and microwave were available. The house was quite hard to find as google maps was sending us to the road at the back of the property. We got there in the end but a house number at the front of the drive would have been helpful. Water pressure to my sink wasn't great but the bath seemed fine. The house is a work in progress and there was a bit of organised clutter on the landing. It will be a stunning family home one day.

There was a communal fridge/freezer, toaster and kettle outside the room which given I was the only customer staying at the time worked out well for me. Wi-Fi was never an issue. Overall a good visit. Access to the rooms were up 4 flights of stairs which is inconvenient but not an issue and you have to walk through the owners house which feels slightly intrusive but you get used to it. However the main house was a little unkept and untidy (but not dirty), they are in the long term process of doing the property up and have young kids which can obviously be messy but I do think they could take better care of the bits of the property that customers have to pass through to get to the rooms. But most of that is just nit-picking as once your in the room, it just feels like any other hotel room.

- Jesson (5/5): Could have been better - Location, price and availability. Owner was reasonably responsive to our requests. Entrance to accommodation is off-putting as it’s untidy. Insufficient ventilation. No instructions as to how to operate the shower and blinds. Water not draining in the shower and had to be sorted out. Insufficient cutlery at times. Generally, there is great potential for a lovely stay but more attention to detail is required.

Close to the city centre. - We had the large double with an extra room with a single bed in it and a huge bathroom. There were tea and coffee facilities in the corridor and it was very spacious and exceptional value for money. Hosts gave us all the information we needed. Car parking included and we would stay again. We struggled to find the house number in the dark so would be useful to highlight the property number for future guests. As mentioned by previous guests, the property is under renovation but this did not affect our stay.

- Wayne2112 (8/5): Very good - Location is very close to city centre. Walk from station was 10 minutes. Less if your wanting to get the metro from Park Lane. One slight grumble. The area seems to be in a phone signal data blackspot. Two different service providers did not get phone signal.
The WiFi was pretty much non existent up on the top floor. Maybe a WiFi booster might help.

- Aidan (10/5): A home away from home! - The property is a beautiful period building in the equally beautiful suburb of Ashbrooke. It is conveniently located near a well serviced bus route and metro line (and if you feel like a canter, it’s only 10-12 minutes walk into the centre). The whole top floor is given over to homestay guests and I stayed in the beautiful family suite. The main room was large and spacious with a very comfortable bed, a sofa, corner desk, smart tv and some lovely ‘techie’ touches (remote controlled lights and blinds) that spoke to my inner gadget person! Off the main room there is an adjoining smaller room with a single bed, large wardrobe and drawers that have enough storage for any travelling person or family. The en-suite bathroom is stunning with the largest shower I think I’ve ever seen (the water pressure was excellent and the overhead shower was easy to use). There is tea and coffee making facilities (with a fridge and microwave) available in the landing for all guests to utilise. The bedding and towels were excellent quality. In fact, every aspect of the room was excellent quality. Communication with the owner was friendly, efficient and welcoming. I was made to feel at home immediately by Yoko! All in all, it was a lovely homestay!

- Lanre (1/5): Terrible. I could not stay a 5 minutes in the property as it is under renovation. No property under such condition shoul - Terrible. The description of the property is not as it is. The property is more like a junk yard. Renovation is ongoing at the property but this is not mentioned on booking.com. I couldn’t stay at the property. I left as soon as I got there. Property owner yet to apologise about the deceit and yet to pay my refund. This property should not be listed for short stay as it is currently under renovation. Booking. Com should carry out a quality control assessment of the property.

Ideal place to stay as it was 10 mins to the centre and a short walk to the stadium of light in which we where going to see a bruce springsteen concert

- Gerard (7/5): 'A work in progress', but practical and great value for money. - Ashbrooke is very close to the city centre, a 10-15 min walk. It is in a quiet area of the city. The owners were attentive but not in your face, a great balance. The room and the floor we stayed in were nicely finished. We had a good-sized room with a beautiful en suite. Great shower, plenty of hot water. The room and en suite were clean and tidy. The house, a beautiful Victorian era build, with lots of potential, is being renovated. It is in the final throes of being finished. It was a bit of a worry at first sight, but the room and the floor we stayed in were nicely finished. We had a well finished, good-sized room with a beautiful en suite.
This is not for you if you are easily put off or like complaining.

Definitely book again whe - The property is well oriented. 15 mins walk from the center or the nearest Metro station and buses where different destinations such us Newcastle center or Newcastle airport, yet very peaceful and quiet. The property is huge, space, mixed of Victorian and modern style and continues developing.
The bed was very comfortable. Rooms and en-suites bathroom clean and fresh. Very happy with the stay.
