It was the perfect size for me and my partner for a short stay.
The location of the property is excellent as it’s close to Sewerby within walking distance and you can easily get to other towns.
There were fresh eggs on site for sale too.

Lovely location and quiet considering the main road was just by our bedroom window. The mattress was uncomfortable, too soft,lumpy and felt old.
TLC needed in parts of cottage ie bathroom sink seal and damp patch in ceiling.
Bedroom furniture dated and tired.
Didn’t like being reminded so many times to leave before 10am.

- Peter (9/5): Relaxing Christmas break - Our 2nd Christmas at Grange Farm holiday cottages, stayed last year and booked again last minute. We enjoyed great walks on the coast and had a lovely relaxed Christmas at the cottage.
- Ian (10/5): Brilliant Location - We knew before we arrived that no breakfast was provided. However, the facilities available meant that you could do your own breakfast easily. We decided to cook our own evening meal as the restaurants we would have chosen were all fully booked. The facilities, cooking utensils etc were adequate for our needs. The facilities were immaculate, clean and very nicely presented. If you want entertainment then Netflix etc is on demand. The location for us was excellent. I really cannot find fault with this property. We would highly recommend Kibbletree Cottage. I have attached photographs to help your stay. Kibbletree Cottage is located just .8 miles from the Ship Inn, very easy walk. Real ale plus what looks like a good menu, we didn't try it. Very close to Flamborough Head, Bempton Cliffs (RSPB) and Bridlington. The other pictures show the Magnificent Christmas Light Show at Sewerby Hall, expensive but not something to miss. The Christmas Tree could have been bigger lol

The cottage was extremely clean, beautifully decorated and well equipped.
The beds were very comfortable.
The courtyard was stunning and maintained very well. Was lovely to sit and look out at the pretty view.
A lot of thought and love had gone in to the set up of the cottage.
Before arriving for our break, I had mentioned about us coming for an early Christmas celebration. I asked if the cottage would be decorated with anything Christmassy. Up on arrival we found that a small tree had been placed in the living room. It was so thoughtful and we felt like it was a lovely touch.
Location was fantastic, with a short walk to Sewerby Hall and Gardens.
Would definitely recommend to others and will look to return in the future! The only thing we could fault was that someone had left foil in the bottom of the oven, which when the oven was pre heated the foil had part melted on to the bottom of the oven.

The cottage was warm and clean with a well stocked kitchen - although worktop space was a little limited.
The bathroom was great with a good shower. Could have been a little more worktop space in the kitchen and some shelves in the bathroom. But for our short stay it was enough.

- Sonia (9/5): A comfortable, quiet stay in the beautiful Yorkshire countryside! - The location was rural but accessible as well as being lovely & quiet - bliss! It's also within walking distance of local pubs, the cliff path and isn't far from Bridlington, Bempton Cliffs and Flamborough with bus stops nearby too. The accommodation was convenient, comfortable and clean with easy parking. We particularly loved the efficient shower! Thanks also to the owners, who came out after 9pm on our arrival day to change the batteries in our thermostat, so we could pop the heating on for an hour or so. No complaints here! If we're being really picky, some more tea/coffee/milk supplies would've been great for our stay.

Shower didn't work. Bedroom walls full and I mean full of cobwebs.
No notice about workmen outside my bedroom window early morning. Not what I needed the day of my dad's funeral.
Only 1 hand towel for 3 people. The 1st time I've not taken towels when away and needed them. Old toothpaste splatters on bathroom walls.

I've got to highlight that it was one of the cleanest accommodations we've ever stopped in, so a big well done to the owners/cleaners for that one. Perfect location for local attractions, great courtyard to unwind and only a 10 minute walk to the Martonian Inn that has food to die for at great prices. Hard to think of any! The only thing that both of us struggled with was the bed pillows were a little hard but that's all.

- Julie (8/5): Enjoyed our stay in comfortable, well equipped accommodation with lovely outdoor area. - Excellent location with parking for visiting the area. Close to public transport if required. Ground floor accommodation perfect for us and pretty well maintained gardens with outdoor seating appreciated. Accommodation was very clean, comfortable, warm and well equipped. The only issue was with the bathroom due to an unpleasant smell presumably from the drain. This was a shame because it was a good size and the large easy to use shower was really good. If we'd been staying longer we would have mentioned it to David via the contact number provided.

Lovely, very comfortable property set round a courtyard of other cottages - would be ideal for small groups. Well stocked with amenities! Courtyard is very pretty but quite public, so not suitable for people who want a completely private outdoor area, but this wasn't an issue for us. Would have been a nice touch to have information about the local area, pharmacy info etc, but this is just nitpicking really! Everything was lovely.

- G (7/5): Good, but with one or two problems - Comfortable accommodation, quiet location. The flats, a converted stable block, open out into a pretty courtyard, with each having its own seating area. The property and grounds are well maintained and have a very nice feel. Shower was cold. If we had stayed for more than one night I'm sure we could have resolved this.
Smoke alarm is situated above the cooker and went off whenever we opened the oven door.

- Lynn (5/5): It was ok could have been better and more welcoming - It was a lovely cottage down side walked in to loads of flys in the cottage 😡 The fact that no information about the area where the local pub or restaurant was or what was around the area how to get to sea front etc had to contact owner to get fly spray they were about 40 in the cottage no apology or help no products like tea and coffee etc or option of welcome pack like for snacks or breakfast etc

The property was well-equipped and comfortable in the lounge area. It’s a light an airy property with excellent outside seating areas.
The shower was very good and the whole place was clean. The towels and bedding are lovely. Thank you. The single bed was uncomfortable and the double bed was extremely hard but that is personal preference.

- Theresa (8/5): Great spot for afew nights away! - Location was perfect for visiting local wildlife hotspots, we managed a lot in a very short space of time. Property was comfortable for a few nights away. There was a droning noise every time the adjoining property went to the bathroom (extractor fan) which if they forgot to turn it off kept us awake.
The bathroom smelt awful at times, whether this was linked to the heavy rain or simply an issue with the drains is unclear, would benefit from being investigated.
The EV charger didn't work for my car, although very easy to arrange with the owner (via WhatsApp) it was an added stressor for our final day of having to charge in Bridlington. Manageable but unexpected.

- Jo (10/5): Bliss! Can’t wait to return. - Spotlessly clean, fantastic range of plates, pots, pans etc., nothing lacking. Lovely little touches for anything people may forget, shower gel, shampoo, face wipes etc. Excellent location, peaceful surroundings and all exterior was kept lovely. Mattress and pillows were so comfortable, and towels big and soft.
Well had a fabulous 3 night ladies break, and wouldn’t hesitate to recommend it to friends and family.
(We even went to Bingo for a giggle and won £300, so our holiday was free 😁😁) There was absolutely nothing to dislike for our ladies mini break, it had everything we needed and more.

- Richard (8/5): Short stay in near Flamborough - The cottage was warm and comfortable. Nicely decorated, with comfortable beds and seating. Nice big TV. Bathroom has a nice walk-in shower. Kitchen had a good assortment of crockery, glasses, cooking utensils etc. In the communal bin store there are separate wheelie bins for recycling and non-recycling. However, in the cottage there was only one big bin for rubbish which makes pre-sorting of household waste problematic. A second bin in the kitchen/living room would enable rubbish to be sorted before it is taken to the bin yard.

- Julie (8/5): Nice for a short break - Location was good, beds were comfortable. Friendly hosts. Would benefit from side table and footstools in lounge area. The owners have done a good refurbishment. The wet room was awash even with directed water in shower area. A squeegee would help rather than swiffer. This will eventually damage hallway carpets if not remedied. The LG tv was difficult and slow to navigate. Soundproofing would help too. We could hear detailed bathroom ablutions of our neighbours.

The courtyard was very attractive and very well maintained.
Complimentary tea/coffee and biscuits were a very nice touch.

Hosts very caring, provided a chair for the shower for elderly parent Double bed used to a king-size, mattress very bouncy, rolled into the middle A higher comfortable chair as all too low for someone with mobility issues.

Only thing was a busy road alot of traffic night and day holiday season I think.

Great location for visiting Bempton Cliffs and Flamborough Head. The outside garden area was beautiful. Check in was very easy and parking available. Would definitely stay again. Damp smell.
- Judie (7/5): a very relaxing place with a nice ambience yet close to amenities - quiet, countryside location and setting in a beautifully decorated courtyard yet within walking distance of Sewerby and a bus stop nearby for buses to Bridlington or Flamborough.
David, the host was extremely helpful and there were wardrobes in both rooms with plenty of hangers. there was also heating if required. plenty of benches and chairs to sit and enjoy a cuppa or a glass outside and enjoy the flowers could have done with some hooks in the bathroom and a shelf in the shower for toiletries.
the fridge shelves needed wiping and one of the pans and sieve were not clean.
the cutlery was in the same cupboard as the cleaning bottles.
