10 minute walk from tryella beach which is great.
They let us extend our check out to 12 pm which was kind.
Plenty of towels etc Check in was a bit of a farce. The staff in the saddlery were great but the girl didn't know the code to the key box had to go over and back twice. No-one walked us through the house. It just wasn't smooth at all and would be easier if they just did a self check in going forward.
The hottub is a great add-on and was clean but it didn't work very well the bubble power was terrible.
The house in general wasn't overly clean and the fridge was dirty. The heating wouldn't come on the next morning we did everything we night the previous night and it just wouldn't work unsure if the boiler needed reset or what not.

- Kim (9/5): Didnât want to leave! - The cottage is set in a beautiful location with great views of the Mournes. Enclosed gardens meant I had peace of mind to let the toddler roam free which she loved as well as the swing ball and table tennis and her paddling pool we brought, the older kids enjoyed the hot tub. The beds were very comfortable and we had 3 great nights sleep after busy days exploring the beaches and Newcastle and Seaforde butterfly house all literally in the doorstep. The kitchen is every girls dream, massive and well laid out, the property as a whole has many homely touches and has been thoughtfully furnished. There is a washing machine and dryer on site which was great, thankfully I brought my own iron as there was none, the water pressure in the showers and kitchen are non existent but can be overlooked, all in all we had a fantastic peaceful few days and would absolutely recommend it to families with young and older children, my 3yr old girl and boys of 15 and 17 were in their element! The saddlery next door is also lovely. Enjoyed every inch of the property, if I had to nit pick I would have liked a working vacuum but thatâs just because I like to tidy lol u really canât fault the place!

- Fergus (1/5): Avoid - Holmestead is well-located, comfortable beds, reasonably well-equipped, great kitchen, spacious, nice grounds, a hot-tub and pet-friendly, etc. Thatâs where it ends. 4 well-used bottles of shower gel in our bathroom, left by guests. Likewise, the tea and coffee. Arbitrary mixers left in the fridge. A worn duvet cover. Invalid Wi-Fi code. Fireplace without wood. No microwavable dishes, no serving dishes. No mirror in the en-suite. Tepid showers. The en-suite toilet ran constantly. No dishwashing liquid and tablets. The sitting-room TV did not work.
We had a broken outlet in the main toilet, flooding the floor with sewerage on every flush. Management was informed, a plumber allegedly called, but a part was apparently unavailable because of Xmas. It could happen anywhere, but a toilet leaking from the outlet is disgusting. We cleaned and disinfected as best we could, and made do, sharing the en-suite. Not managementâs fault; itâs how it was dealt with that disgusts. No communication. No-one called. No plumber arrived. No offer to help clean up.
A day after leaving, I got a call. An apology, I thought, maybe an offer of a partial refund. Instead it was an accusation that weâd concealed a dog and a weird allegation of a broken table (deflection for the sewerage disaster, obviously!). We were adults of a certain age-well beyond any table-breaking rowdiness! No mention of the sewerage issue!
Holmestead is âpet-friendlyâ, but thereâs a requirement to notify of a pet. I didnât see it; my fault. I would happily have paid a deposit, but we never saw the manager. I think, having ignored the sewerage issue, he didn't have the guts to face us. And how the h*ll do you conceal a dog from someone who was never there?? To demand payment for a few overlooked dog hairs, after leaving guests to clean up a floorful of sewerage and share an en-suite for 4 days is unbelievable. Worse, this was followed by a string of insulting texts. Another reviewer has written of threatening behaviour, so I'll expect an uncivil response to this. It'll help illustrate the type of person involved. Iâll take it whence it comes. Iâm certain readers will too.

- Richard (9/5): Excellent apart from my comment about the showers. - Very comfortable, well equiped, good location and not noisy despite being beside a fairly busy road. The shower pressures really need attention. I found it very difficult to regulate the flow or the heat so failed to get a decent shower. That might be down to my failure to understand the system but that was my experience. My relatives with me had the same issue with the showers. That was really the only problem we encountered in what was a great stay in a well appointed property.
- Kelsie (10/5): Lovely cottage with a hot tub - We had a lovely stay. Our main draw here was the hot tub and it did not disappoint! The views of the mountains were lovely and the location was quiet and relaxing. The house itself was clean, cosy, and much more spacious than we were expecting.

Unfortunately the hot tub not hot enough to use on evening of our arrival - we had all hoped to have a dip! Kids got a quick dip in morning before check out but disappointing!
I would also like more kitchen âstuffâ - one wine glass is not enough!!

- Patrick (4/5): Lovely place but spoilt by intimidating behaviour from owner and staff member at check out - Bright and modern, hot tub Staff member at saddlery next door having music up full blast in vehicle and also lorry driver at saddlery blasting horn early in morning, waking up guests sleeping. Living room TV didnât work. Host did not reply to message regarding check in before arrival. Owner and staff member complaining about dogs being there throughout stay even though it is advertised as pet friendly. At check out, owner and staff member attempted to enter property whilst we were still packing up, and then proceeded to walk around the property surroundings when my wife refused, causing my wife to feel intimidated.

After going back and forwards we finally got the house as there was a group of us and nowhere would let a big amount of us in in such short notice

Unfortunately I never used it due to being there with elderly family but I checked it out and it looked perfect!!! Would love to go again with the girls for few nights away! Was bit expensive for being so far out

We had a brilliant 2 night stay and will definitely return to Holmestead cottage. The outside patio and picnic table was beautifully located with the view of the mountains. Lots of space for 2 families and great it had a secure garden for the kids.
- John (10/5): Beautiful cottage - Beautiful cottage in a nice private location next to farms, good views, and walking distance to a blue flag beach. Enjoyed the hot tub, table tennis, large screen TVs and well-equipped kitchen. Super easy check-in, very helpful hosts, who left us some snacks and supplies and offered us free coffee every morning from their shop next door. The place is a bit off the beaten track but great as a base to visit nearby places including Newcastle, Dundrum, Mourne Mountains, Tollymore Forest Park all within about half hour drive away. Belfast and a bunch of Game of Thrones sights are also not very far. All was great. Just to note the nearest food shops are a bit far away (not walkable) but this was expected and a fair price to pay for the peaceful stay.
