- Karyn (8/5): Pleasant. A bed for the night - The guesthouse was suitable and good value for money. I was allowed an early check-in at no extra cost. The location was great and the bed was comfortable. I honestly can't complain about anything. It was inexpensive and catered for my needs. I knew I had to bring a towel and I wasn't expecting The Ritz.

- lindsay (1/5): AVOID AT ALL COSTS - Nothing We was in rm 14 as soon as we arrived was greeted with cobwebs all over the entrance hall and in the room.
When we walked into the room was greeted by a buzzing safe when i messaged they said everybody had left for the night. We was with our autistic child that doesnt like certain noises so we didnt get much sleep.

- karen (1/5): Disastrous, would not recommend to any fellow travellers. - The location was good for our trip It was dirty, cobwebs everywhere, on walls ceilings, broken lamp had no shade, carpet had stones in it, it had not been vacuumed or cleaned prior to arrival . One cup had not even been washed. Emergency contact numbers did not answer numerous calls after the first check in call until we used my co travellers phone, then answered the new number immediately.

Nobody came to reception to great us we had to phone up wasn’t much said the key was in the door so anyone could have walked in seating areas were broken and left I wouldn’t recommend using the barbecue unless you want already cooked mouldy meat, as we walked in the room it was dirty and black mould around the room cobwebs everywhere along with spiders went to look in the bathroom it was crawling filthy and no toilet paper the shower head was slimy black and everything was dirty obviously not been cleaned in a very long time and the shower was also leaking my mum slept on top of her bed as it was so dirty and I slept in a broken bed every time I moved the bed made odd noises I felt bent in the middle I checked the bed in the morning it was broken in two places and had been so called ‘ fixed ‘ by two dirty flat old pillows I also took the pillowcases off to find yellow stains allover the pillows and the duvets were also dirty and old black mould was also growing in the corner of the room where the shower must be leaking into the wall even a single cup & cutlery dishes provided were dirty we did not want to use them and the kettle was also dirty I noticed non of the electrics had safety check stickers on them, even the TV remote was crawling with years of dirty on it when closing and opening the door the wall moved the door was hard to lock I did not feel comfortable or safe my mum made a call to ask for someone to come and look at the room we wanted to leave we had booked for two nights as we were attending a wedding they said someone would be there within a hour we gave it a couple of hours nobody showed up so my mum rang again nobody was answering the phone we left that morning and booked another hotel and now home they’re not answering the phone this place needs to be shut down it was a horrible experience they have already taken the payment. Do not stay here.

- Clara (1/5): Awful - Was close to the wedding venue I was going to No soap in the bathroom and no towels…had to ask for towels and when we got them they looked ancient and were rock hard. No sugar, flat hard pillows on the bed and they stunk of a thousand sweaty heads. Carpet not been hoovered. The room was very tired looking and depressing. Couldn’t wait to get out of the place. There is so many bad reviews for this accommodation I can’t understand why the owners haven’t done anything about it.

We travelled back home which ment we had to leave the wedding we went to at Meredale Manor earlier than expected. Not clean, no towels very dated, not loved

Apart from that, the room was not clean, the shower door was very mouldy, the lampshade on the bedside was missing and could not find the socket to be able to use it.
Everything could do with a deep clean. I'm so glad we were only there for 1 night!

It looks like it is used for immigrants and local workers.

- Kev (3/5): Never again - It existed. Other than that it was down hill. We were kept waiting to check in. We needed to ask for towels. Our room was drab and need refreshing. Tea making facilities were there, but when there's only one cup, I would expect at least two straws! The sliding bathroom door wouldn't close. I see it says now it is a "Guest House". Most references to it call it a "B&B", as does their sign at the at the roadside. It is just a "B". We were told that breakfasts finished years ago with the Covid issue. Seems they have had five years to update/correct the online descriptions but haven't done so. We left after one night. I don't like open view pooing!

I would not recommend anyone to stay there - We arrived at noon on the day of the stay to drop our bags off, Reception locked, 2 mobile numbers on door rang both no response. I rang back later and did receive a response and room number with key left in back of Door. Upon arrival approx 11:30pm the Bathroom had no towels or Toilet Roll, the room was in a poor state of repair. The breakfast consisted of a kettle & toaster in the room, there was coffee & milk but no bread, we left as early as possible As above

- Juha (1/5): The worst place I have ever stayed at in the UK. - Short drive to Manchester airport was the only positive point. From the outside the place looks OK, but the room was most unpleasant. An old, filthy fitted carpet, beds looked like they would be full of bedbugs, but fortunately didn't find any. However, we took all precautionary measures. This place needs a total refurbishment - otherwise, my recommendation is to stay away unless desperate.

The room was filthy, the shower was mouldy, there were cobwebs everywhere. There were no towels in the room.
Also, the toilet seat was covered in dried up urine on the underside.
The carpet was stained and hadn’t been vacuumed.
The inside of the fridge had stains everywhere.
There is no excuse for presenting accommodation in this state.
I have emailed the owners asking for a refund.

Also had to ask for a bed sheet as it was filthy, no breakfast was to be provided despite it being advertised as bed and breakfast, we left key in box and very promptly left the premises after getting no further reply on telephone once key and then bedsheet was handed over

My room was next to other occupants and there can’t be much sound-proofing as I could hear them and their TV.
Bathroom floor appeared to be sinking into a hole in one corner.

- Shawnzy (2/5): Stormy Night, Alas no light. - Good Heating. There were spiders everywhere, very dirty place. One bed was okay, the other mattress was worn out. No hand towel, no handwash. No clear directions about the location of our room. It was stormy night, no lights outside to see where we are going, big water puddles and no light. the owner first said I’m not available at the location however I can call if need be. I called multiple times, all time owner tried to help me. Still we were struggling to find the room(bec no signs, no light, no directions, reception was closed ), then all of a sudden owner managed to come outside to guide, which was pretty impressive. I’d suggest if coming, come in daylight. The bathroom door was another experience. However, kettle tea was lovely. :)

- Clare (4/5): Disappointing - For every bad point I make with this place I can also give a positive.The room price was so cheap , The room had a microwave ,toaster and fridge .The location was lovely and quite .If you use your phone torch you can walk the mear 10 minutes to the lovely Egerton Arms chop House and have a fabulous meal and a few drinks .we stayed in Room 10 and the bed was so comfortable. The best night we had in ages .parking directly outside rooms . It's a working farm and I think the price was good and what more could you expect .if you want posh then don't go . After reading reviews we just took our own towels and washing products. The room was tired and a little worn out but that was represented in the photos and price before booking .

The room was not clean the smoke alarm was dismantled and half of it on a shelf will not be staying here again.

Mildew in the corners, holes in walls and major scratches hidden behind curtain. Old and uncomfortable beds, musty blankets.

Mold in the shower and a few creepy crawlies for friends but it's almost what I expected for £40.

Com Window didn't shut, curtain bust, shower dirty bedding disgusting and smelly floor dirty, no breakfast and no staff phone number to call, dirty kettle microwave and toaster wouldn't feed my dog from it was that bad. - Fiona (1/5): Avoid at all cost. Filthy, Stinking substandard accomodation. - Nothing . where do I start. I'm not surprised the owner didn't show me to my room. I would of died of shame if it was my establishment. On arrival I was asked if I required towels. I was given 2 towels that I would have used to dry the dog off with. The first thing that hit me on entering room 16 was the Stench. So overwhelming. The Room was Filthy. On pulling back the duvets on both single beds, it became obvious that the sheets hadn't been changed, there werw flakes of skin on the sheets. The carpets are beyond redemption and the kitchen and bathroom facilities were appallingly unhygienic. Being a lone female traveller I booked a room in Buxton for £15 more than I had paid for this sty. I left and messaged the owner about getting a refund as her property wasn't anyway near the way she described it on Booking.com . She's had 2 days to refund me and hasn't been in contact. So I'm giving an honest review. The advert shows picnic tables and BBQ area too. If you don't mind sitting amongst rotting wood , rubbish and an abandoned motorcycle then I'm sure you'll love the facilities.. They're probably cleaner than the rooms. I won't be back.
