Inclusions only apply for adults. Children’s Breakfast is not included in the advertised rates and the charges are as follows directly to the hotel: 0-4 years old – Breakfast Complimentary/5- 11 years old – Breakfast charged at 50% full price/ 12 and over breakfast charged at full adult price. Kids Dinner Menu also available.

Tram is a short walk away. Lots of cafes and restaurants close by.
Spacious room and in quiet area so good nights sleep had. Unfortunately our bed was too soft for my husband.

Tram service fantastic. So easy and practical for airport and City centre. Didn't like the entrance to reception.
Looked unkept and main glass door needed a good clean.
I thought the hotel needed sprucing up. It looked tired inside.
We had no tv for two out of three days. They did try and fix. We have been compensated for the record.
For over £200 a night (decided against breakfast) as lots of cafes outside, would have been £246 a night. Personally, it was expensive for what it was. If l had booked a month earlier it would have been £300 a night. Ridiculous for what it was tbh.
We use the Brighton Malmaison alot, and the London site too, so we are used to this chain.
I will say this hotel met my expectations as the good outweighed the bad, but it needs a sharp eye to go in and bring it back up to standard, The front and building are beautiful, so sort the inside out.

Big room and bathroom, which were very clean. The hallways were carpet on top of old wooden floors, of which were very rickety and uneven under foot. People coming home late, were very loud walking by. Steet noice late at night was loud as well.

- Elizabeth (10/5): - Room very spacious amd modern. Bar was trendy and loved the free cocktails and everyone so friendly. Food was amazing and good value for money. We did not like that we were questioned about our evening meal. My partner had said just add bill to room number but staff had advised not allowed to do that and that the tills were closed at 9pm. It did cause stress and took the edge of our holiday.

We had trouble with the water for 2 days it was brown, so our mums would not use the shower or bath. But we did get a bit of a refund, which was good

- Peter (10/5): A friendly and confident hotel that knows what it's doing - This was my second stay. The location is great (depending, of course, on what you want). There are many good restaurants very close. Actually, the hotel restaurant is very good too. The breakfasts are excellent. The staff were unfailingly friendly. It's certainly my go-to hotel in Edinburgh. Not much. The view from my room was a bit dull but not every room can look over the sea.

- Stephanie (10/5): Would definitely stay again! - Hotel was excellent location for a 2.5 day visit to Edinburgh, just a short tram ride outside of downtown. City bus lines also stop close by, and were easy to navigate. Location away from central tourist area meant it was very peaceful, but there were still plenty of cafes and shops nearby. Staff were very friendly and helpful. Room was clean, shower had excellent water pressure! I did not eat at the hotel restaurant, other than ordering from the "night bites" menu (limited food available after 10pm). While the options were limited, the food was tasty and arrived quickly. As the neighborhood is not the central tourist area, restaurants closed earlier and opened a little later than places immediately downtown- plan your meal times accordingly (hotel restaurant *is* open early).
