• Beecroft (7/5): Our family had a good Christmas and enjoyed our time there. - Spacious lounge with all facilities. Only problem a badly creased rug which we could not move and which was a falling hazard. Well appointed kitchen. Bedrooms a good aspect. The beds were uncomfortable. New mattresses would probably do the trick. Decor was clean but along with furniture and fittings, a little tired.
• Johannah (5/5): Lovely location but needs a new boiler. - Perfect location on the beach and close to my daughter’s house so we could visit her. When we arrived it was freezing cold and there was no hot water. I set the timer so the boiler should have come on but it didn’t. I had to reset the boiler and put it on constant so that it would work. It kept going off after that so I just reset it every time. I would have expected the place to be warm for our arrival. Beds were not very comfortable. List of rules is a bit ridiculous so you can’t really relax. I wouldn’t want to holiday here but it was fine for a couple of days to visit my daughter.

• Wisgickl (5/5): Es war sehr sauber, alles war vorhanden. Die Matratzen waren nicht gut - Es war alles super, sehr sauber, bis auf die Matratzen. Das einzige waren die Matratzen. Man hätte gemeint, man liegt auf Eisen Stäbe.

Ioannis Thanks We do have house rules, as this is our home that we rent out sometimes and its within a block of 6 flats we share with our neighbours. We get on well with them, despite the amount of traffic a short term let brings to their doorstep with many visitors using the communal door and stairwell. Thus we have a set of house rules to ensure your stay does not negatively impact our neighbours. These rules will have been emailed to you along with checkin lockbox code, checkin times and address by booking.com. The rules are also available on booking.com on my property page . But just to re emphasise Ill text you them below. Please clean up at the back of yourselves. Leave property, clean and in a good condition as you found it. (1) Be respectful of our neighbours in the building and there is a quiet zone 11pm till 8am. (2) Do not check out any later than 10am.( cleaner arrives at 10.05am). (3) No smoking in the flat or hanging out the window smoking, (4) Put all your rubbish in green bin by the beach (marked 35e). (5) Wash and put away any dishes that you use. (6)No events/parties. (£200 Fine). (7) If you have made a stain, or brake anything please get in touch. (8) Don't smoke in the stairwell or on the front steps leading to the main door.Put cigarette ends in my green bin. Numbered 35e which is located outside the block of flats beside beach (9) No candles (10) Lost keys will be a £20 charge (11) Unnecessary call out where I have to attend property to fix an issue with the property but turns out to be no issue at all and it was a mistake on the renters part. £40 fee. • Schmidt (1/5): Für kein Geld der Welt ... Finger weg von dieser Wohnung - Ich müsste schwer überlegen ..Es war einzig ...die Lage am Meer. Und das war es dann auch . Ich habe mit jetzt ein paar Tage Zeit gelassen nach unserem Aufenthalt in dieser völlig unangenehmen Wohnung, die wir über Booking gemietet haben und das auch noch völlig überteuert um etwas runterzukommen .. Bevor ich meine Bewertung weiterschreibe....nehmt NICHT diese Wohnung, wenn iihr einen schönen und erholsamen Urlaub haben wollt ..Es hatten einen Grund warum diese Wohnung so schlecht bewertet wird ...Das Bad ist schon echt eckelig und auch die Küche war einfach nur ranzig .. Ich habe schon viele Fewos gemietet,aber diese Absteige ist allenfalls als Monteursbude zu nutzen ,aber nicht für Familien . Kurz nach unserer Ankunft wurden wir von Hausregeln begrüßt,die an ein Bootcamp erinnerten und dann müssten wir durch einen verdreckten Hausflur in unsere Wohnung gehen und hatten beim betreten das Gefühl...Wir müssen hier weg ... Wir haben es dann ausgehalten ,weil wir dann tagsüber im schönen Edinburgh sein durfen . Ich kann nur appellieren an den Vermieter ,diese Wohnung dringend gründlich zu reinigen oder vom Markt zu nehmen ..Ich würde hier nie wieder Urlaub machen und am liebsten mein hart erarbeitetes Geld zurückzubekommen.. Also kurzum Finger weg von dieser Wohnung.. Grüße

• JuDy (8/5): - The stay was good overall, but the rules kind of freaked me out. The stay itself was fine, but one day before check-in I received a very long list of rules, and upon arrival there was even a booklet full of rules and potential fines. This was a bit off-putting.
• Peter (3/5): Ikke pengene værd. meget dårlig kvalitet, men god beliggenhed. - Beliggenheden var fin. Der var ikke møbler (stole) til 6 personer, så vi alle kunne spise ved det høje spisebord i køkkenet. Vi fik kontakt med værten, som desværre ikke kunne skaffe en ekstra stol. Vi blev nødt til at spise i dagligstuen. Her var sidebordene dog så vakkelvorne, at vi ikke turde anvende dem. Desuden blev vi nødt til at flytte en siddebænk til dagligstuen fra et af soveværelserne for at få spiseplads i dagligstuen. Ovnen var beskidt med flere års fedt. Fryseren var tilfrosset med masser af isklumper. Opvaskemaskinen var meget gammel, og kunne knap anvendes, men det lykkedes. Mindst en seng var helt uacceptabel med fjedre, der næsten kom op af madrassen. Det blev hjulpet lidt ved at lægge et håndklæde på madrassen. Velkomstinstruktionen bar præg af, at den var udarbejdet for flere år siden. Bl.a. var listen over de restauranter, der var anbefalet, var ikke dækkende, da vi selv på nettet fandt en fin restaurant, der ikke var nævnt i listen. Opgang til lejligheden og lejligheden selv bar præg af ælde og nedslidning. Generelt mener vi, at prisen for dette sted var exorbitant sammenholdt med kvaliteten. Desuden mener vi, at Booking.com risikerer sit omdømme ved at udleje denne lejlighed. Vi beder om en mærkbar økonomisk kompensation, der bør være monetær, da vi var 6 personer (3 par).

• Gary (7/5): The apartment was a great size and on the beach but some areas could use an upgrade - Location was fantastic for our needs and views from windows just superb Entry to property was not great and some areas of the apartment could use a freshening up Fridge compressor was very noisy Following an extensive list of rules and punishments supplied by the owner by email I felt was a little excessive we are a party of four adults with my 5 year old grandson not a stag party house rules in folder would have sufficed without sending direct to customer on day of travel especially notifications about noise detection system Also the owner specified a lot on leaving the place as we found it but I decided to clean the dirty cups in the cupboard left from before and a couple of other items not checked by the team prior to our arrival I would stay again and I am offering these details as helpful tips on areas to focus only as this is genuinely a great area to stay and the locals I met were fantastically helpful and kind

• Leona (6/5): Pleasant - Location and view is great being right by the water. The beds were not comfortable and the floor board creak throughout the whole flat. There are lots of rules that are only told to you after payment it leave you a little uncomfortable it was meant to be relaxing and fun.

I didn’t like the 42 pages I had to read of what not to do, the decibels that couldn’t be exceeded, the fact you could only walk around the apartment once a day and had to be on your hands while wearing micro-fibre gloves, that when we arrived the boiler wasn’t working( to be fair the landlord did respond fairly quickly and instructed us how to resolve), the message I received when checking out saying we had to strip all the beds ready for when the cleaner arrives. Apart from that the place was very nice and cosy with a great views, little pricey but overall ok.

• David (3/5): Awful beds, creaky floorboards meant very little sleep. Please improve things as this place has lots of potential, views - Great location with fantastic views The entrance and stairwell were intimidating. We received a ridiculous list of house rules a few days before our stay which stressed that it was important to keep the noise down. Even stating maximum decibel levels guests were allowed to make. Despite this the creaky floorboards and beds made this impossible. The mattresses on all beds were poor and my wife ended up sleeping on the settee. The whole point of using Booking.com for apartments like these is to temporarily feel “at home”, a combination of the rules and poor furniture etc meant this was far from the case. We have been using booking.com for years and this was by far our worst experience.

• Semenza (3/5): Poor - excellent host. Great location to authentic scottish diners and gas stations. not much else. The views were pretty good as well. Mice within the house. Unclear directions for using the heater. The host should make it simpler for people who are not from the UK or just anyone in general to understand.
• Angus (5/5): Hosts were good at responding and good location for the purpose of visit. - General cleanliness . General wear and tear in bathroom. Black mould in grout between tiles. Electric shower in bath. Communal areas to the flat were badly maintained and very untidy.
• Kshema (2/5): My friend and I were disappointed in this property and will not return. - The only positive aspect to this property was it’s proximity to the beach. I wish I had read previous reviews for this property. It seems that the owners have not considered the importance of dealing with concerns. We found bed linen, towels and tea towels to be substandard, including tear in bottom sheet on one bed; mould in grouting of tiles around shower; Welcome pack not at all welcoming, crumpled and disordered; TV inoperable with no instructions; insufficient cutlery; sink in bathroom needs attention and a plug of some sort; peeling wallpaper; a dustpan and brush would be useful.
• Michelle (9/5): We enjoyed staying in the host’s lovely home. - Lovely location and very spacious . The hosts were very helpful when we had queries . Difficult to use the sink as it is in a corner and is positioned under a cupboard.
• Katrin (1/5): Shocking and unacceptable - we were shocked about the condition of the apartment, especially the house. The apartment was in. so the apartment is located very close to the sea which might be the only positive point we can mention about it. We paid €760 for two nights, non refundable of course. we entered an apartment where the wallpaper was loose, the tiles in the bathroom were moldy, the windows were dirty, the house and staircase were scary and in very poor condition. As the landlord stated the staircase is owned by the counsil. This made us understand even better the noisy and poor neighbourhood. We left the place without staying a night and tried to find a mutual agreement with the landlord. Sadly, this did not happen since he was fully convinced on the high standard of his place. So, we are currently in contact with Booking to sort this out. The price we paid iwas in absolute no relation to the standard of this poor place.

• Diana (7/5): Great setting and amazing views. - Wonderful position overlooking the sea. Bus stop right outside to Edinburgh. No hot water when we arrived. Evidence that the old combi boiler had been leaking for some time. Phoned owner and no reply. Sent an email. Then sorted it out by adding more pressure via the valve under the boiler. Sent another email. The owner responded 36 hours later.

Only stayed for one night as going to a festival, but we really felt on holiday. Thank you. The communal entrance could do with a facelift but it really is a very very minor point.
