Guest Reviews
- Dr. David Tal (5/5): the filthiest places I've stayed in. - the property was spacious and answered all our needs. the property was not clean despite the property management insistence that it was cleaned regularly.
when we got the property, we tried using the upstairs bathrooms but it seemed be clogged. when we tried using the toilet brush (which was filthy) to open the clog, the water painted brown from the filthy toilet brush and I almost vomited. when I opened the curtains in the kitchen, I've saw a lot of spider webs. if someone is cleaning the place regularly they're not doing a good job at all and the place just looked clean, but was actually filthy.
- Amanda (10/5): Convenient, quiet and spacious - Location very good for the sites of Canterbury The description said there was private parking, but there wasn't. It was easy to park on Military Road nearby.
- Mathieu (8/5): - Localisation Les casserolles n étaient pas en état d usage ( pas lavees et totalement griffees) et il y avait beaucoup de mégots dans le jardin
- Patrick (10/5): April Stay - Clean, central, everything we needed!! Nothing, everything met and surpassed expectations.

- Peter (10/5): Good location and easy walking distance to town - Its position to town and transport facilities N/A

- Lucy (5/5): House was ok. Canterbury is lovely. Good value - Beds comfy Bit grotty
Very poor utensils/glasses/line. etc provision
On an estate which was not lovely
Not set up for 6
- Jiao (10/5): The house is nice and warm , the host is quickly responsive for all my questions - Convenient location , very warm, enough beds for my family
- Mellor (6/5): A very cost effective rental. - Extremely good value for money a good size. Ideal party size would be 6 or less people.
Beds were comfortable and there was plenty of hot water.
Gentle walk into Canterbury and a couple of take aways nearby. Hi Lewis, we really enjoyed our stay at your property! It has great potential, and we had a lovely time. Since we want to see your rental do well, I’ve put together a few suggestions from a guest's perspective that could help make the experience even more seamless for your future visitors:
Arrival & Lighting
Entry: We found the keybox a bit tricky to navigate in the dark. It might be helpful to fix the external light (or the interior switch for it) so guests can see the code easily upon arrival.
Maintenance: We noticed a bulb was out on the landing; a quick check between stays would keep the place feeling bright.
Amenities & Supplies
Linens: The bedding and towels provided were excellent quality. To make it even better, guests would likely appreciate a hand towel in the bathroom and in the kitchen.
Kitchen Essentials: It’s always a huge plus when basics like dish soap and a few dishwasher tablets are provided. We also noticed the bins were full when we arrived, so ensuring they are emptied and leaving a few spare liners would be very helpful.
Comfort & Communication
Heating: The radiator valves in a couple of the bedrooms seem to act more like "on/off" switches rather than thermostats. It might be worth having a plumber take a look to ensure guests can adjust the temperature to their liking.
House Handbook: We would have loved a small guide or "House Manual." This is a great place to include:
Parking Tips: Advice on where to park during the week when resident restrictions are in place.
Instructions: How to work the heating or appliances.
Local Recommendations: A visitor book would also be a lovely touch so guests can share their favorite local spots with one anothera and also to log anything that didn't work or was missing.
Thanks again for having us. We truly enjoyed the stay and hope these notes help you refine the experience for your next guests!

- Kinga (8/5): Przyjemny i nowoczesny apartament - Nowoczesność Stylowo urządzony i materace super wygodne !
- Jane (9/5): - Comfortable and homely, clean and near public transport and town centre. Spacious and lovely yellow roses in the back garden in winter. The cheapest uber fares in the area. There is nothing to dislike. When I needed help, I got a response in an acceptable time frame.

- Maia (6/5): Pleasant space however work needs to be done in order to ensure the house meets the description listed. - The property was nice and spacious and had great facilities, check in and check out was simple When I arrived at the property there was a severe lack of accessible parking, an issue which was highly inconvenient throughout my stay. As well as this I was very disappointed to find a few other issues such as black mould covering the ceiling in the bathroom upstairs and damages to some of the furniture. The overall cleanliness of the house was far from satisfactory.
- Jonathan (7/5): -
- Libby (9/5): - Lovely living room, dining area Only 1 mirror in one bedroom
- Maryjane (9/5): - We had a good stay at the property. The location was good. Good pubs around the area. Close to Canterbury City Centre. The host is very helpful.
Would like to stay again next time. The light in the lounge area is very dark. Would be better if it’s a bright, so the place will look brighter and happier.
- Natalie (6/5): Cute place that sleeps 6 people! - Stayed here for a weekend away with friends, it was conveniently located and only a 20 minute walk into town, 8 minutes to Sainsburys and in a really quiet spot. Hosts were quick/responsive and check in/out was really easy. Instructions were left both online and with a laminated sheet to access wifi and with the check out process. The overall cleanliness of the place when we arrived wasn't great, dishes in the cupboard and on the table were dirty and had to be rewashed, there were only three mirrors in the whole house, one in an upstairs bedroom, one in the downstairs toilet and one in the living room and they were dirty too.
The property is advertised as sleeping 8 however it could sleep 6 comfortably with 7 at a stretch with two double beds, 1 single bed, one trundle pull out mattress in the single room and a pull out sofa/ couch. Only 5 towels were provided and there was minimal crockery/utensils, we had to share towels, cups, plates and mugs throughout the stay. Also 4 toilet rolls were provided for 7 people for 3 days/2 nights.
- Aidan (7/5): - The flat presented well with all the amenities and services needed for our larger family group. Parking was close and regularly available. Beds were solid and comfortable. There was quite a lot of spiders present in the flat upon arrival.
- Cosma (1/5): UNA NOTTE DA INCUBO, DA EVITARE!

- Arianna (10/5): Very cozy - It was really comfy and spacious the garden is really pretty and the beds were very comfortable
- Ritujoy (8/5): Beautiful property. Indifferent, property manager. Slightly smaller than advertised, but manageable. - Overall, a beautiful property curated by the owner - my compliments. In return, we tried our best to leave the property spic & span, washing the utensils, cleaning the kitchen, taking out the trash etc.
But not a great experience with the property manager (details below). 1. Indifferent property manager - My credit card had an unexpected issue, due to which the payment didn't go through on the day of arrival. Host / property manager never informed, nor asked to clear the payment using a different card. Two hours before reaching, I noticed that I hadn't received instructions on how to enter. On enquiring, host informs me about the payment issue. Had I not enquired, he/she was sitting pretty, and I would have been stuck out in the cold with my family. Totally indifferent, unacceptable attitude!
2. Unapologetic, interrogative incident - While operating the blinds, entire unit came out and narrowly missed injuring my friend (who lives in the UK and is familiar with such blinds). Reason? The blinds were being held to the wall by two tiny nails. On sharing pictures with the host, instead of getting an apology, I was semi-interrogated on how this could have happened? Ultimately, host had the sense not to deduct any money from the deposit which they had taken from us.
QUESTION TO BOOKING.COM - ARE HOSTS ALLOWED TO TAKE PRE-ARRIVAL DEPOSIT AMOUNTS??
3. Fewer beds than advertised - We had made the booking as eight individuals (4 adults + 2 teenagers + 2 pre-teens). Beds were actually 5-6, depending on how you squeeze in. For the rest, we had to be innovative and make do. Property is ideal for 6 pax, not more.
Overall, we felt a sense of high handedness, possibly a sense that "...we can get away with treating tourists in a certain way, because they aren't locals, and can't come after us."
WELL YOU CAN'T AND YOU SHOULDN'T.
- Gideon (10/5): Exceptional - Spacious and clean Nothing to be honest .
- Parth (10/5): Exceptional -
- Stephen (7/5): Good - Good location and very clean The parking restrictions
- Ian (9/5): Families ideal stay. - Very we'll equipped, comfortable. On a housing estate but quiet and friendly. Parking all day virtually impossible, please ask landlord for permit to cover parking. He is very amenable and only a phone call away.
- Flavius (9/5): Superb - The house itself is exactly as described—bright, stylishly decorated, and impeccably clean. I especially appreciated the comfortable, spacious living areas and the well-equipped kitchen that made cooking a joy.
- Min (10/5): Exceptional -
- Sarah (10/5): Perfect stay! - An amazing experience from start to finish! The staff were incredibly welcoming and attentive, the room was spotless and comfortable, and the location was ideal, close to all the main attractions. Excellent amenities, Highly recommend this home – everything exceeded expectations, and I’ll definitely be back!
- Jack (10/5): We had a fantastic stay at this house! - We had a fantastic stay at this house! It comfortably fit our group of 8, with plenty of space for everyone to relax. The kitchen was well-equipped, and the living area was perfect for unwinding after a busy day. The beds were super comfortable, and the entire house was clean and thoughtfully decorated. Highly recommend! Nothing not to like.
