Guest Reviews
- Emma (5/5): Would not recommend - Room was clean and good facilities. Booked a room for 2 nights, didn't get any sleep on either night. First night, heating valve was broken on raidiator, so heating was stuck on high all night, which made it unbearable.
Second night, there was partying, loud music and noise all night, and through to the next day. Which goes against the policy, but nothing was done about it.
Complained to management and asked for a refund, also complained through booking.com, but no response from management so no refund was given. Not happy at all. So if you like to sleep at night, avoid avoid avoid!
- Nickhola (10/5): Brilliant pricing, clean modern and good facilities - Very clean and modern, not lacking in any areas The exterior was a bit busy but that is not within the owners control, once inside everything was great.

- daniel (5/5): Very thin walls and hard to sleep - Bed was nice and the room was big enough for us It was sooo loud. We couldn’t sleep. The whole house shakes when someone walks or opens a door. People coming in and out all night it felt like a hostel. Was not worth the money
- Cory (10/5): -
- Michael (1/5): Horrendous due to occupants in room directly above us. We were in room 3 - Very clean and overall facility was good… however Location a bit rough, sound proofing lacking. Residents above us were awful, very very loud and it went on until 5am
- Robert (8/5): -
- Rudd (7/5): -
- Michael (10/5): Amazing. - It was a great location for an event I was attending. Room was a great price for the size and was very well looked after and very secure premise.
- Amelie (10/5): - Location was close to the tram stop and easily accessible for public transport. The room had everything you needed, extremely clean and comfortable. Very responsive owner

- Mandy (9/5): No nonsense, hassel free - Everything! No nonsense, hassel free, everything to a high standard, beautiful place. I was abit unsure at 1st as I'd never stayed anywhere like this before it's like a B&B but so much better in my opinion. You get everything you need to know about getting in and out on the day without theatrics. It's modern and clean as soon as you go in, the room offered a little kitchen which I didn't know I needed in my life lol. The hosts were easy to get hold of and answer questions easily and graciously. I honestly could have just moved in! Haha! It was clean, the bed was comfy, it was well designed, suprisingly quite considering it's busy outside. Will absolutely be returning here. Great job. Highly recommended The stairs are a little scary to get up and down especially if you have suitcases. But that could be just me as I get a little dizzy. It's tucked down a little side street that needs a little love and Ria definitely stands out but but that's not really a bad thing atleast you get the right place lol
- Alison (6/5): Nice room, dodgy area - Room was very comfortable. Great shower. The location is really dodgy. A lot of quite strange people hanging around the area A firework whizzed past my car as I approached. There is no light outside the front door and it was very dark when I arrived - I felt quite vulnerable.
- Delroy (8/5): - The only issue was setting heating g on the thermostat valve did t work well also air lock in radiators preventing heat radiation
- Troy (4/5): Comfortable but not the finished product it could be. - Neat and comforting No hot water and shower pressure was non existent.
- Connah (9/5): -
- karina (10/5): -
- Pawel (10/5): - very clean
- Nadia (10/5): Excellent stay, would recommend. - Lovely room, high spec furnishings, nice and clean. Great Comms with the owner, had an issue with the entry code which resolved super quickly and easily with a phone call.
Have already booked again for next year.
Would highly recommend. The place is in a bit of a run down area, however as soon as you walk through the door you're in a perfectly clean, newly renovated, high spec space and you wouldn't know.
- Jagdish (10/5): Great place to stay very near the City. - Very clean rooms with all the basic facilities. Felt like the property was brand New. Had all the small kitchenette, a fridge, cutlery, cooking utensils. Location was not the best, local area felt a bit run down. But you could park just across the road.
- Anne (10/5): Owner very helpful - Had everything that you needed spotlessly clean all in all excellent Location
- Debra Perry (8/5): The room was excellent, the location was not. - The room and amenities were excellent. It was very clean and the owner responded to queries very quickly. It was difficult to find, it was just a numbered house. There was construction noise from next door. Parking was very difficult. The location was somewhere a solo female traveller might feel uncomfortable.
- Alison (9/5): - Excellent communication. Very nice rooms - clean and stylish and safe. Location wasn't great but only stayed here as close to national water centre and it was perfect for that
- Sillah (10/5): Exceptional -
- Jake (10/5): Exceptional -
- Simon (9/5): Very good would stay there again - Clean and comfortable No milk
- Felix (9/5): Superb - Straight forward check in and check out. Had to contact the owner for the code.
Quiet and appears newly renovated.
Great supply and variety of kitchen equipment.
Comfortable sleep The surrounding area seems a bit dodgy although no one bothered us.
It was quite warm during the night unfortunately there was no air conditioning.
- Allan (8/5): Very good value and very comfortable. - The room was very clean, comfortable and well appointed. There could have been coffee making facilities in the room.
- Paul (10/5): Exceptional - Great setup with keypads and WiFi controls. Very comfy bed in modern room with spacious walk-in shower room and kitchenette. Area is a bit run down but we left two cars on road outside without worrying and they were fine. Local food is varied and tasty.
- Simon (9/5): Very good relaxing hotel room - Very clean and comfortable No milk
- Paul (9/5): Superb - The location left me a little unsure of what I'd booked, but on getting into the property which is unmanned and requires contact with the owner to gain access for door code and room code, I felt secure and confident.
The room was very clean and provided all requirements, bed, shower with toiletries etc and a small kitchen with all necessary equipment.
Great for a small stay, would use again if in Nottingham. Location with what's around made me apprehensive, and perhaps being sent codes before arrival rather than contacting owner to receive would assist.
- Alvina (10/5): Excellent value for money . Immaculate throughout. Good facilities . Would definitely book again if staying in Nottingha - Excellent value for money . Pleasantly surprised once through the door . Immaculate throughout with good facilities. Well stocked toiletries . Perfect for an overnight stay . Effortless entry via codes to front door and rooms. The street was littered with rubbish which was off putting but the presentation of the property inside more than made up for that.
- Chris (9/5): One Night’s Stay in Nottingham - I booked the property to attend the England v Senegal match and because the property was priced sensibly. The location was fine, being 45 minutes from the City Ground, through a combination of walking and the fast tram network (10 minutes or so into the city centre). There are four rooms in a terraced house with entry through the front door and to the room both via a code system, communicated by text by the host. The house and rooms have been very well refurbished with a small downstairs communal lounge and with modern rooms. The house is very clean and the room offers a small kitchen. All appliances worked and there was no internal or external noise. I came home after the match at night and felt safe in the neighbouring streets, the house being a 5 minute walk from The Forest tram stop. The name Ria does not appear on the property, so you need to know the correct address to find the right house. The instructions are to text the host upon arrival at the property. The host then calls and texts the code. The process took 15 minutes, which was not a problem on a sunny day but could be, if raining or on a winter’s day. I had to fiddle for some time with the shower to get the hot water at the correct temperature. However, these are minor issues, as I would quite happily return to the property if I were to visit Nottingham again.
- Bernard (10/5): Short stay but memorable. Good location and very clean - Good location, nice and clean Nothing
- Clarke (10/5): Comfortable everything we needed and enjoyable stay - Very modern and home feeling really comfortable Wasn’t anything to fault
- Tanya (10/5): Exceptional - Clean, modern, spacious. Also has all the smart gadgets like smart tv ect
- Rebecca (8/5): Lovely Hidden Gem - Modern, clean and decorated to high standard and had everything needed. Owner and cleaner amazing and dealt with any request had straight away. Some reviews say the area not the best, but I think all out of city locations are similar and wasn’t bad - had shops, food, parking all on doorstep and 5 min taxi to centre
- Angela (8/5): Exceeded our expectations - so comfortable and quiet. - Very well equipped, clean, comfy and quiet - the bed, particularly was so comfortable and we both slept like logs! Shower was great. Not the nicest of areas, a lot of rubbish etc but no problems. Parking was easy and free. Very good Indian restaurant just up the hill (Dosa Wala). Huge park nearby to walk the dog. The WiFi in the room was unreliable and I had to buy from EE in order to have a Zoom meeting.
- Pete (8/5): Fantastic property for the money - Very clean and fresh linen Location was not nice
- Andy (10/5): A perfect stay. - A pleasant property to stay at and ideal for my one night trip to Nottingham with good transportation nearby to take you into the city centre. I had a very clean room with fresh linen and a small kitchenette area to make tea & coffee including a fridge, 2 ring hob and microwave. Although we didn’t really converse until the day of my stay, the owner was excellent with their communication, explaining clearly how to access my room and followed up at every stage to make sure I had got in okay and was happy with the room. He also explained how important it was for him to have my feedback and ensure I had a pleasant stay. Well, I did, with no issues and I would happily stay there again. Thoroughly recommend for a short overnight stay for a day or two.
- Tanya (10/5): Would happily stay again - Modern, Clean and comfortable
- M (10/5): Exceptional -
- Colin (10/5): Exceptional -
- Garton (10/5): Exceptional - So nice and homely
- Ashley (10/5): Short but sweet - Easy access, helpful and friendly staff. Clean tidy and comfortable accommodation with all your need for a short stay. Little busy for parking but mainly due to the time of day we arrived.
- Sharon (1/5): Nothing - Could not find it spent night in car no phone number Having a phone number
- Joe (10/5): Overall very good, excellent room for the price - Lovely and very well equipped room with one of the comfiest mattresses I've ever slept on. The door locks can be a little finicky but if you have the instructions to hand and go through them carefully they work fine. Free coffee machine in the lobby area is a nice touch too. The area looks a little run down but we didn't have any problems or feel unsafe at any point, even walking back early morning and the transport links are very good. Would definitely recommend. The outside of the building doesn't scream hotel but that's very minor and it's very nice once you're inside.
- Nicole (10/5): A comfortable clean room which is both modern and welcoming. - The room was a perfect size and the facilities were excellent. The small kitchen area was an added bonus we didn’t require but lovely all the same. The security was good and within easy distance to visiting my daughter at the university. Tea facilities good but I had no milk so small milk pots would be perfect.
- Kerrywright24 (6/5): Wouldn’t go back - Clean room and decor was nice Area wasn’t nice, only 1 cup for a coffee in the morning, no coffee, nightmare to use the codes to get into the property
- James (10/5): Close to all amities was a bonus. - Lovley clean room modern look
- Jennifer (4/5): The tenents upstairs were very loud and was walking in and out of the property all day and night. - The room was very clean, nicely furnished. My room smelt of cigarettes the entire time I was there. The tenents upstairs were very loud and was walking in and out of the property all day and night. It kept me up.
- Smardero (9/5): Superb - Modern, comfortable and clean facilities. The bed was very comfortable, the kitchenette very practical and the shower has very good pressure. The host was super nice to us and totally pet friendly. The neighbourhood where it is located feels a bit unsafe at night, and a bit dirty, but that's obviously not the host's fault. I would not recommend it for solo female travelers.
- Tanya (10/5): Amazing, could not have asked for a better stay - The room was modern, clean and spotless. The bed was very comfortable and we got a great nights sleep. The host was also very nice and quick to respond to any issues. We will definitely be staying here again the next time we are in Nottingham.
- Rizwan (10/5): Exceptional -
- Smart (5/5): Nice room....not for light sleepers - Room was very clean and modern. Had a kettle, fridge, sink, and microwave as well as the std iron and hairdryer.
Nice large TV on the wall. Although there was a kettle and tea bags, there was no milk. Coffee machine was in the lobby area...would be better if there was one in the room.
Although the room itself was very good, the pipes made a noise all night. This was loud enough to disturb my sleep.
Location of accommodation not ideal for single female visitors.
- Kiyah (10/5): perfect -
- Stephanie (10/5): Perfect! Amazing value for money, 10/10 reccomend - Beautifully maintained property, felt brand new. So clean and lovely. Free parking right outside is great! Coffee machine was a treat. It’s a cheap Uber into town so perfect for us here for a night out, worked out soo much cheaper than paying parking if staying in town. Some people may be put off by the area as it’s a bit rough (according to friends who live in Nottingham) but we used the apartment as a base and had no problems at all
- Rayne (10/5): Exceptional -
- Keith (10/5): Exceptional -
- Rachel (9/5): Great stay would 100% recommend - Room was exactly/similar to the picture. very modern looking and well put together apartment. Bed was super comfy best sleep I've had in a while. Owners reply quickly which was great. Overall very good stay we were very pleased The area is a bit run down but can deffo by pass it for sure
- Richard (10/5): Exceptional - Everything. Clean. Smart. Well equipped.
Complementary teas and toiletries. Location looks rough
- Simran (7/5): It was nice for a short stay, however the other visitors and neighbours were EXTREMELY loud until 2am. Waking us up mult - It looked very modern and nicely done up. Bed was very comfortable. The walls were thin, we could very clearly hear other people who were living in the other rooms as well as the flat next to us. When doors would close, we could feel the vibrations. The soap dispenser in the bathroom was dirty, gunk would come out from first use. We were also given the wrong code for the room but staff were helpful and quickly resolved this issue.
- Sophie (10/5): Exceptional -
- Loy (10/5): Best Stay Experience in Nottingham - Stayed here again while my new flat was getting prepped and it was just great. Had everything I needed and more. The owner is lovely and I adored the fact that it’s pet-friendly. Nothing. Everything was perfect like before.
- Sabrina (10/5): Exceptional -
- Vicki (6/5): Clean room but felt like and ice box - Property was modern and clean Issues with being given the wrong door code and room and the room was freezing with no heating on. Come home feeling very chesty and unwell from being cold.
- Hannah (10/5): Would recommend - Very clean and smelt brand new. Felt really secure with the locking system on the outside door and room doors. Met the host whilst we were there who was very pleasant and let us know about the nearby goose fair.
Overall very happy with our stay and will be recommending to friends and family staying in the area. Wasn’t in the nicest location but we knew this before travelling so doesn’t take away from the property its self
- Jamie (10/5): Seems even better than before - Returned again after staying before said more details in previous reviews
Seems more like home the more you stay and return
- Jamie (10/5): spotless - everything extended twice
maybe returning soon
- Jamie (10/5): little gem near the goose fair - full review left previously, so good booked another night , and booked again for a third nothing
- Jamie (10/5): clean comfy quality - first the comfy bed with crisp spotless Egyptian cotton sheets comparable yo any 4/5 star hotel, the spacious onsuite with spa quality toiletries provided, a kitchenette like what you find in a new build , smart TV there's even a sky box ( untried ) easy high security access and a helpful host awesome little find , decided to stay longer slightest niggle a little noise from another quest but that stopped at a very reasonable time ,most of the time you could hear a pin drop all good
- Glynn (10/5): Great budget option - Clean, comfortable fast response from owners, price.
- Adah (10/5): Exceptional -
- Paul (9/5): Superb - It was very comfortable, very clean and well presented It had no big bins to throw away the garbage
- Armandas (10/5): Highly recommend staying here tbh. No complaints. Owner is responsive. - Very tidy, neat and new place to stay. Is very secure even though it is in a dodgy feeling area, but accessibility and food options around are excellent. Everything was great. Only minor fault which is preference is the duvet felt slightly coarse, likely just because it is brand new!
- Guylain (9/5): excellent - Nice place, very clean well organised all the shops around the corner near Asda and the tram station to city centre Nothing
- Ronald (10/5): Lovely stay at ria was very impressed with the room. - Everything The area
- Loy (10/5): Exceptional -
- Laura (10/5): Brilliant accommodation - Great response and support from.host
Amenities exceptional
- Loy (10/5): Exceptional - Bed is so comfortable, the place was so so clean, it had everything we needed and close to the trams so we could get to city centre. Communication was great with property manager. Overall such an amazing place would definitely stay here again.
- Obo (10/5): A good find - 9min uber from the centre or a 35min walk. Spacious room. Cooking facilities available. Shower pressure good. Host was super useful in helping me gain access into the property. No negatives.
