- Gary (3/5): Great location, disappointing property. - Located in a lovely part of Leeds, and close to the Emmerdale Village Tour which was the purpose of our visit. Tea, coffee and hot chocolate provided with a kettle and snacks.
The shower was lovely and worked well. The bed was OK. It could have been cleaner. Bedding faded and looked old. Mould on curtains. The room was attached to the main house. We did have our own door to enter and exit our room. But the adjoining door to the family home could only be locked their side which made us feel very uneasy as they were the other side of the door a lot. It sounded like the freezer was directly outside of the door, their kitchen was right there too. We could hear their tele and there was loud shouting calling to other family members. No respect for people paying to stay at their property. Alarms going off about 5am in the morning from the room above. A boy playing ball in the garden before 8am outside our window. In need of serious soundproofing. We were meant to stay two nights but ended up booking somewhere else for the second night.

We were greeted by jazz who informed us that the cleaner didn't have time to clean our room, she also informed us that she didn't have any long life milk in the little cartons for the tea station, but provided us with a jug with some tin foil on which wasn't going to last for a full 48-hour stay.
The floor clearly hadn't been hoovered was full of hair, a zip and other food particles.
As it was close to a function we were going to, I decided to grim and bear it, the bathroom was filthy hair all in the shower and uneven tiles on the floor.
The final straw was finding used condoms down the side of the bed the next morning which my 3 and 1/2-year-old discovered.
And she kept on stating she didn't believe us!
I feel this wasn't appropriate and she should have refunded us for the two nights. It was absolutely revolting would not recommend anyone to stay in this place.
Booking.com doesn't allow me to submit all the photos on this review, but the outside was just as disgusting as the inside bits of cars everywhere. Some sort of contraption right outside the door.
Really wouldn't recommend this place at all, ruined our weekend and haven't felt clean since.

- Cathy (7/5): Convenient and good value for money - The bathroom was lovely, a great shower and everywhere was spotlessly clean.
It was warm and the bed was comfortable. Tv with Netflix was appreciated but we couldn’t get on the WiFi (no biggie). Jazz the hostess was very attentive providing us with milk and shower gel.
Location was excellent for us (we were visiting Harewood House and Emmerdale) and the residential area the house was located was obviously very nice and upmarket. No qualms about leaving my car on the street!
We ate at the Lord Darcy pub which is about a mile away- nice pub grub in a family environment. We had breakfast in the Muddy Boots cafe, again about a mile away just past Harewood House- highly recommend it for both the quality of food and its customer service. The adjoining door with the owners property only locks from the owners side and I found this a bit disconcerting- I would have liked to have a latch or lock for my own peace of mind but I put a chair against it.
We got woken up at 4am by heavy footsteps and the opening and shutting of drawers in whatever room is above the room; the annexe could do with better soundproofing. If it hadn’t been for that we would have had a good nights sleep as it was dark and quiet, once the family had retired. Overall it was good value and perfectly fine for one night’s stay.

- Edwin (10/5): Just what we needed, a clean room, bed and TV (with Netflix!) for the night. - The room was quiet, warm and comfortable. Perfect for our overnight stay. No complaints. Perhaps the addition of a bedside reading lamp would have been useful, but its absence didn't affect our comfort in any way.

Tous les jours la propriétaire nous demandait si nous avions besoin de quoi que ce soit. Assez bruyant dès 7h du matin pour ceux qui aiment dormir tard peut-être que ça pourrait déranger. Mais la nuit est très tranquille.

Lovely host. Unfortunately my mum is a really light sleeper and the floorboards upstairs were creaky and there was someone moving around very early which woke her up. But it didn't bother me.
- Martin (7/5): All you need for a nights stay - We just needed a room for one night as we were visiting a local venue and then going on to see family. The room was downstairs in the family home. private entrance and parking on their drive behind electric gates. We were met by the owners who were very friendly. room was clean if a little basic but as we just needed somewhere to sleep for the night it was more than adequate for our needs. Shops and restaurants nearby and we had a nice meal at one of them.
- Alexandre (10/5): The Jazz Club in Leeds - The room is lovely and spacious with a great TV and audio to enjoy and relax. The bed is big and comfortable and the bedding felt luxury. I really liked all the little details and the essential bits and bobs that came with the room, like a can of deodorant that saved my day with just one spray xD the packets of crisps and the sweet treats were also a lovely homely touch. Jazz is a wicked soul and I felt greatly welcome and respected at her house. Her family are sweet and you will for sure have a 10 out of 10 stay. NA

A bit of noise from the house residents the next morning as it was in their home but this was not unacceptable. No breakfast or cooking facilities but this is reflected in the great price.

On a very personal point the main light switch was not near the bed so when we wanted to get up in the night we couldn't switch it on. Had to leave it on low all night.

- Rhodes (5/5): The room was adequate for my needs and at the price was just about what I expected. - The location in a quiet and affluent area of the city was excellent. Parking was easy and secure. The room was spacious and the bathroom was well equiped. After dark access to the room was poorly lit and there was a significant chance of tripping as the room was on a different level to the back terrace. The room was clean but not "sparklingly" so. The tv was quite awkward to use and a bedside table would have been useful. To switch on the main and only light one had to cross from the door to the back in the dark. A switch near the door would have been useful as would a bedside table and light. To leave the property you needed to open the security gate with the key fob which then needed to be left in the room. This was a tricky process to achieve before the gate closed again.

- Terri (9/5): Great budget friendly, family home accommodation - Stayed here to be closer to Harrogate for my son's passing in parade the next day. Jaz The Host was very friendly and welcoming, Great room set up with kettle and a few different hot drinks options, with the additional few snacks left out also which was a nice touch. Room was Nice and tidy on arrival as was the lovely little on suite area. 2 x comfortable seats to sit on also. Wardrobe and chest of drawers, good size TV with Netflix and YouTube available. Secure driveway with electric gate which you're provided a fob for, for the duration of your stay. Would stay again. Highly recommend if you want something budget friendly for a night or so. If you're looking at staying here, you need to be aware that the room is located beside the family kitchen with a locked door separating them and as any family knows the kitchen is the 'heart of the home'
This didnt bother me, as I fully understand how regular family life is with kids and the daily hustle and bustle that can't be helped. But if you're looking for something that feels a bit more 'private' then this accommodation is not for you.

- Adrian (6/5): Good value for the price and a friendly welcome. - On the plus side it was good value for money, the shower was excellent and nice to have a few snack items as well as tea and coffee facilities. Netflix handy. Not the best mattress so didn't sleep great and could have done with a bedside table and light and somewhere to work at.

- June (6/5): Basic but value for money - The room is part of a house which is occupied by a family. There is a separate entrance through the garden. Ther is also a connecting door from the room to the house which is controlled by the home.

- Hilary (7/5): Join the family! - The room was spacious, light, warm and comfortable, with an en suite which was also a good size, the shower good and the water hot. The owners made me very welcome. The room is on the ground floor, immediately facing the garden. Although there is a locking door to the outside, the door leading into the rest of the of the owners' house had no sign of a lock, allowing anyone access. I was warned that the room on the other side of the bedroom wall was the main family kitchen and that it would get noisy, but I hadn't appreciated how noisy and for how long throughout the evening, with no concession for a guest in residence. The tv connection required the owner to come and give me access to his iPlayer login in order to access any live channels. The bathroom looked unfinished, with plaster splashed on surfaces, tape still on the window, uneven tiles, drawers that were damaged or didn't fit, etc. This clearly felt like a vacated family bedroom that is just being let at short notice.

- Joanne (8/5): A short (overnight) stay in a pleasant en suite double room in a nice location and with a warm and pleasant hostess. - We were greeted on arrival by our host, Jazz. We made the booking at very short notice and arrived half an hour later. Jazz was very warm and welcoming. The bedroom was a good size and had its own private entrance. Tea and coffee was provided. There was a large wall mounted TV with Netflix and Prime. The double bed was very comfortable and we had an excellent nights sleep. The en suite bathroom was spacious and clean with heated towel rails. There was nothing not to like.
