Spacious (for Japan) and clean, with easy entry and a large washer/dryer The endless auto-generated messages, the strict 4pm check-in and the fact that it was impossible to leave our luggage prior.

• Sarah (6/5): Great location, functional space but not the most comfortable - We chose this for the price point and location, and the location truly did not disappoint. It's a cosy and cool residential neighbourhood. Barely a minute's walk from Nakatsu station, which is right on the Midosuji line for easy access to Shin-Osaka, Umeda, Namba etc. Lots of good eateries nearby. Beds were firm (as most are in Japan) but comfortable, though pillows too soft. Appreciated the washing machine. Whoever was responding to my booking.com messages was quite polite. They stopped spamming the messages when I asked (see below) The discomfort was both physical and psychological. The ergonomics of the space were poor even if one forgives the inconvenient floorplan (those sleeping on the top floor have to climb down one floor to pee or shower). Barely any thought was put into simple conveniences like where to hang towels to dry. No storage spaces or shelves for personal items. It was also quite cold in the corridor after getting out of the shower. Requests for additional hangers or a small heater could not be met. Not as clean as one would expect of Japanese standards. Carpet felt dirty and parts of the bathroom a bit grimy. In the days prior to check-in, we received multiple, onerously lengthy, repetitive, legalistic-sounding messages with rules upon rules upon rules. It was stressful, annoying, and disruptive to our holiday. Furthermore they repeatedly reminded us of the penalties for any damage, or missing items. Yet we arrived to find things already damaged (like one precious, tiny towel hook) and that there was no floor towel in one of the showers. Having judiciously read all the repeated reminders, there was genuine anxiety that we would be charged for damage done by prior occupants. They also kept saying the hot water might stop if run for too long. So we took really quick, stressful showers. And yet one day the hot water stopped - and we only had 4 people. I don't know how this house can comfortably accommodate up to 10.

More flexibility with check in times would make this a 10 - Location, comfortable beds, clean, laundry facilities and detergent was a big plus. Two bathrooms was another plus for our group of five They’re inexplicably strict about check in time. We arrived at 12:30 and were able to leave our luggage in the apartment but not allowed to even use the toilet until the 16:00 check in time, unless we paid ¥2500/hour for an earlier check in.

Terrible instructions for how to find it, even several Japanese people could not find it. Not enough toilet paper or laundry detergent.
