The Monsoon Villa features hardwood floors, carved antique doors, and colonial era almaris (wardrobes).
This family villa has 3 air-conditioned bedrooms. 2 of the bedrooms have king size beds. 1 of the bedrooms has a queen size bed.
Indoor and outdoor spaces blend together. The accommodations includes a living room built in a Balinese style, with 3 walls and the 4th side open to the elements. A shallow reflecting pool in the living room merges into the outdoor infinity-edge plunge pool. The plunge pool is 3 feet 6 inches deep.
Large picture windows in the bedrooms provide lovely views of a neighboring coconut plantation.
From the living room, pool, and deck, there are commanding views of the Dutch Canal.

- André (8/5): Waterland - ein traumhaftes Stück Land direkt am Wasser - Das aussergewöhnliche Hotel Waterland liegt ausserhalb des hektischen Negombo an bester Lage gut versteckt inmitten eines kleinen Fischerquartiers direkt bei der Einmündung eines holländischen Kanals in den River Maha Oya. Es ist ein Eintauchen in eine exotische und verwinkelte Welt voller orientalischer Requisiten und einem tropischen Pflanzengarten. Direkt neben der offenen Küche an einem langen Esstisch wenige Meter neben dem Wasser sitzend, vermittelt das ausgezeichnete Essen und der Moment des Seins eine Welt, die man nicht mehr missen möchte.

Only thing we would point out is the tiled steps down into the pool were very slippy , so just be careful.

- Robert (8/5): An excellent location near the airport to start or end a holiday in Sri Lanka - We loved the fact we had an individual pool attached to our room with a nice seating area as well as the hotel’s beautiful grounds. The bed was super comfy and the size room was ample. The bathroom was very large and had a wonderful shower. Well-equipped with natural and beautifully smelling toiletries. We really enjoyed the evening river trip where we got our first taste of the renowned Sri Lanka wildlife, and there were also lots of birds around the hotel. We also liked the freshly ground coffee provided in the room – a really nice touch. It was a shame that we couldn't enjoy cocktails as they weren't available the evening we stayed.

Untrained staff, poor and expensive restaurant. Hotel is located far from any other restaurants so you are basically tied to the on site offering.
Expensive for what it is and they rip you off on the exchange rate.
On the plus side it is in a nice location on the edge of a river and is quiet- except when the church on the opposite side of the river has a 5.30 in the morning service!

Not only the fact you had to place your order for food ahead of time but that you had to specify when exactly you wanted breakfast . Sometimes hard to know the night before .

Snake in the bathroom was dealt with efficiently, though it took 6 staff but all cheerfully and snake let outside to live, so all ended well. Staff need to be taught that certainly when the company make a lot of and try to up sell romantic this and romantic that, please teach staff that both partners want the main meal brought out at the same time, not so romantic when one’s almost finished before the other is even served. I did make sure this was rectified on our second night.
Cocktails not so good, some warm with no ice, sometimes 45 minutes to arrive.
Taxi to airport sorted by the hotel is £37.50 for the 20 minute trip, you don’t have to use their recommendation, it’s convenient but more than twice the normal price I think.

- Martina (4/5): Nice surroundings, but fell short for the price - Waterland is a beautiful property set in lush surroundings, with pleasant architecture that has a subtle antique, colonial feel. The setting has the potential to be a very peaceful retreat.
However, for the price, the experience fell short. During my stay, a large family occupied the bigger unit, creating frequent pool noise and later loud music. Staff did intervene, but only after I had to complain twice, which made me feel uncomfortable and took away from the sense of relaxation.
Although both units are described as having private pools, privacy levels differ. My pool overlooked the river and had a wall on one side, but was only screened by shrubs on the other, with a property walkway behind them, so it did not feel truly private.
Breakfast also felt awkward as a solo guest, with seating dominated by one large family table and limited alternative arrangements.
The property is undeniably beautiful, but at this price point, better noise control, privacy, and consideration for different types of guests would be expected.
- kiwiKat (9/5): A lovely little hideaway - We enjoyed our Christmas break at Waterlands. We stayed in the Elephant Room, which was nicely decorated, and the bed was very comfortable. The room had all the basic amenities we needed.
The pool and outdoor area were lovely; however, guests should be aware that the space is not completely private, which may matter to those who like to sunbathe. Showers needed to be fairly quick, as the hot water ran out fast.
The food menu was limited, and orders had to be placed a day in advance. The meals were filling, but due to the limited menu we ended up eating the same dishes several times.
The staff were amazing. They were always happy, welcoming, and helpful, which really made our stay enjoyable.
The noise level over the Christmas period was only just tolerable. Constant fireworks, day and night from surrounding properties, slightly dampened the peaceful scenery and my nerves. That said, it would not stop us from coming back.
Waterlands is a lovely, small property with fabulous staff. With a few small improvements, it would easily be a five-star stay. We will definitely be back. Internet. In our room it was non-existent. We had to use our roaming data for all of our stay.

- Berit (10/5): Etwas ganz Besonderes mit phantastischem Blick auf den Fluss - Das "Waterland" ist ein kleines Hotel mit, so hatten wir den Eindruck, nur vier Zimmern. Dadurch ist es sehr persönlich.
Wir waren für drei Nächte in der "Elefanten"-Villa. Der Blick aus dem Zimmer (große Fenster über die gesamte Zimmerbreite) auf den Fluss war fabelhaft. Die Einrichtung ist stylish und im modernen Kolonialstil gehalten, es gibt schöne, verspielte Beleuchtung (auch blaue Lichterketten). Das Badezimmer ist der Hammer und kaum zu beschreiben, es ist halb offen und verfügt über einen kleinen Teich, in dem Fische schwimmen.
Die Mitarbeiter sind sehr zuvorkommend, sympathisch und bemüht, alle Wünsche zu erfüllen. Sie kümmern sich umfangreich um die Gäste und tragen Sorge, dass alles gut läuft. Etwa, wenn man sich ein TukTuk bestellt hat, erklären sie dem Fahrer bei Ankunft nochmal, wo der Gast genau und schauen, dass alles korrekt ist.
Die Gartenanlage und überhaupt das ganze Anwesen ist sehr gepflegt und sehr schön gestaltet.
Das Frühstück ist lecker, aber nicht sonderlich reichhaltig - wobei wir auf Nachfrage immer einen "Nachschlag" bekommen haben, was Kaffee, Brot und Marmelade (die übrigens köstlich ist) betrifft. Es könnte auch etwas abwechslungsreicher sein, was aber nur auffällt, wenn man mehrere Tage bleibt. Das Hotel liegt leider etwas abgelegen von jeglicher Infrastruktur - fußläufig gibt es keine Restaurants oder Einkaufsmöglichkeiten. Der Weg zum Hotel ist nicht leicht zu finden, auch manche TukTuk-Fahrer hatten Schwierigkeiten, es zu finden. Die Straße ist teilweise sehr schlecht, mit Schlaglöchern, schmal etc - insofern sollte man keinen allzu großen Wagen mieten, falls man in dieses Hotel fahren will.
Den Pool haben wir gar nicht benutzt, weil das Wetter nicht so gut war. Auch die Sitzecke auf der Terrasse jenseits des Pools ist leider nur bei Sonnenschein nutzbar, da sie leider nicht überdacht ist. Das W-Lan im Hotel war sehr langsam, sodass wir meistens lieber mit unserer lokalen Telefonkarte übers Handy ins Internet gegangen sind.

Will for sure revisit Waterland again - Outstanding stay in Waterland, I do not usually leave long reviews however I would not be fair if I don’t. All start when you reach the place you immediately feel the luxury, quietness and privacy. We have been welcomed by Suresh and the Team which have done everything for us to feel home. I was spectical to book it when I went through the reviews but I do not regret at all. It is juste people not knowing the local rules and conditions and being really picky. We stayed in the monsoon villa 3 bedrooms in which they have added a third air conditioning in the 3rd room still showing in booking.com as without AC. The breakfast was excellent and the entire menu very tasty even some would say not many varieties but we all know heavy menus choices usually lower the quality. So the few items available were delicious and high quality. It was my birthday while there and again the Team made it unforgettable with cake, banners, balloons in our villa and all this when we were on the boat tour. So let’s talk about this boat tour, guided tour with explanations of the wildlife around, stopped at the beach to take some pictures and on the river bank to drink King coconuts while in the boat. A was searching for some Anoda (local fruit) and they found it and procured it for me. I requested a car to head to another place at check out time and Suresh was honest enough to advise me that it will be cheaper to book a pick me or Uber ride due to it’s proximity. We were travelling from the UAE and used to high standing hotels and to find a such place in Sri Lanka at this standing I can only say well done. Really trying to find something negative but can’t. Maybe my only mistake is not having proactively booked 3 nights rather than 2 since it was fully booked and despite my request to extend they could not accommodate it. But this is on me.

Wir sind am Donnerstag im Waterland angekommen – leider genau kurz vor dem Sturm. Eigentlich hatten wir geplant, bereits nach einer Nacht ins Landesinnere weiterzureisen. Das Team hat uns jedoch sehr ehrlich und fürsorglich darauf hingewiesen, dass aufgrund des Sturms bereits Straßen blockiert sein könnten und eine Weiterreise riskant wäre. Aus eigener Initiative boten sie uns deshalb eine zusätzliche Nacht kostenlos an. Das war unglaublich aufmerksam.
Heute früh musste das Team uns dann leider evakuieren, da der Fluss nebenan über die Ufer trat und alles zu überfluten drohte. Trotz dieser schwierigen Situation war das gesamte Team jederzeit maximal freundlich, hilfsbereit und aufmerksam. Sie halfen uns, die Widrigkeiten zu überstehen, begleiteten uns durch die bereits überfluteten Gassen bis zu einem Tuk-Tuk und organisierten uns anschließend einen sicheren Transport zum Flughafen.

Ihr seid wirklich spitze – wir haben uns trotz der Umstände sehr wohl und bestens betreut gefühlt. Schade, dass wir unseren Aufenthalt nicht unter besseren Bedingungen genießen konnten. Wir kommen bestimmt wieder!

Leuke activiteiten vanuit het hotel aangeboden!! Denken graag met je mee en het eten is heeerlijk! Super fijn! Buiten het hotel is er niet veel te doen maar heerlijk om bij te komen voor of net na je vliegreis
- Diana (10/5): - Es war ein wunderschöner Aufenthalt in Negombo, wir hatten unser tuc tuc deshalb war es uns egal dass es etwss auserhalb war. Die Lage ist wunderschön, das Personal ist extrem freundlich und aufmerksam. Das essen war köstlich! Probiert das frühstücksschiff im pool! Würden jederzeit wieder hin! Der private pool war wirklich ausergewöhnlich. Auch war es extrem sauber. Sehr zu empfehlen!

- Søren Smith (9/5): - Waterland seems to us, a perfect easy introduction to Sri Lanka. A quiet corner, with a relaxed vibe and a helpful staff. Menu is a bit limited and (as for great parts of hotels in Sri Lanka) the coffee is... the local kind.
- Barbara (10/5): Een paradijs om terug te keren - Als er één plek is waar we graag willen terugkeren dan is het Waterland!! We hadden natuurlijk een voorstelling maar deze is zwaar overtroffen. Wat is dit een betoverende plek. Het complex met 5 individuele huisjes ligt direct aan een tropische rivier. Aanrader: boek een boottocht bij het hotel, echt genieten! De kamer is onberispelijk schoon en aan alles is gedacht. Direct aan je terras je eigen privé zwembad. Daarachter de doorgang tot de fraaie tuin en de rivier.
Het personeel is zeer klantvriendelijk en aan elk verzoek kunnen ze voldoen. Zo is een privé diner op je balkon tussen de palmen geen probleem. Net als het vers gemaakte ontbijt. Al met al een grote aanrader! Het personeel is fantastisch maar soms te nederig in onze ogen. Ik begrijp dat ze de aan allerhoogste standaard willen voldoen maar voor ons mag het iets informeler. Meer een tip dan een klacht trouwens.

Our villa (Peacock) was excellent and the pool was perfect for us!! The air conditioning was very effective and the rooms very spacious. Absolutely loved the wet room style showers!
We used many of the accommodation’s services - the boat ride along the river and canal was nice, and the massages were excellent (I’m told!).
They also arranged two tuk tuks to give us a 2 hour tour of the main Negombo sights which was very helpful.
Breakfast was great and the service around it very attentive.
Overall I would highly recommend this property, we absolutely loved our stay there. Nothing at all, all was great.

Communication with the staff in only via whatsapp as there is no reception as such. Not an issue in itself but just something to bear in mind.

Couldn't figure out how to watch the TV, even with following instructions. Too tired to call. They would've been very helpful as the staff are great!

- Helen (10/5): A perfect blend of comfort, nature & warm hospitality. The ideal place to end our Sri Lanka holiday. - A wonderful hotel to end our holiday in Sri Lanka. We stayed at Waterland for two nights because we wanted somewhere near the airport that still felt like we were enjoying our holiday, and not just waiting for our flight. Waterland was perfect. The hotel is in a lovely location overlooking the river.
We stayed in the 3-bedroom villa and loved the space & comfort. The rooms are beautifully furnished, with a central living room that is open to outdoors and protected by mosquito nets. This made us feel connected to the nature around the hotel, and we could enjoy the breezes coming off the river. The hotel avoids using plastics, which is something we like a lot, and we appreciated the large glass bottles of water left in the fridge, and the jugs of filter water in the bathroom that we were advised to use for cleaning teeth etc.
Whilst the hotel is gorgeous, it’s the friendly service that made it extra special. The staff were very kind and helpful, and even prepared a picnic breakfast on our last morning because we were leaving very early – which was a bit of a shame because the breakfast on our first morning was delicious, and we were sorry to miss it.
We could have easily spent our time just in the villa, listening to the wildlife and relaxing in the private plunge pool. But we decided to do a Boat Safari that the hotel arranged for us, and it was incredible! We explored the mangroves and saw water monitors, bats, owls, kingfishers, herons, peacocks and many more birds. It was an amazing end to an amazing holiday.
The hotel is a little bit outside the town, but it was easy to get taxis and tuk-tuks for the 10-miniute ride into Negombo, so we never had any problems finding somewhere to eat. The hotel also offers lunch and dinner if you don’t want to leave. The drive to the airport was only 25 minutes.
I fully recommend Waterland for a magical start and / or end to your stay in Sri Lanka. Nothing.

- Denise (10/5): Geweldig! - Wij zaten in de Peacock villa. Deze was echt enorm groot met een mooi balkon en prachtig uitzicht over de rivier. Een heerlijk privé zwembad was aanwezig en daar hebben we echt volop van genoten. Wat een enorme lieve mensen werken daar. Een prachtig begin van onze reis en een mooie plek om een paar dagen te acclimatiseren!

- Kim (10/5): What a way to start our visit to Sri Lanka!! - We stayed at Waterland after landing at Colombo airport and wanted a place to rewind from the long flight, and we were not disappointed!. From the moment we arrived, we were given such amazing hospitality from the staff there. And had such a lovely room in the Peacock Villa.
Everything from the Sri Lankan cooking experience to the boat safari was fantastic, and we were so surprised with the special treatment we had on our anniversary! A beautiful heart display in the pool, as well as a personalised mug with a picture of our family! We were so grateful for all that they did for us! And we wouldn't hesitate to recommend Waterland to anyone who may be visiting Sri Lanka! It was all fabulous!
