- simon (9/5): September stay - The location is great and perfect to get away from it all. It's quiet and reasonably isolated. Views are lovely from the property, and if you don't mind getting out and walking, the views are beautiful all around the area. Nearby Hawkshead has everything you need. Cafes, restaurants, pubs, and a local coop, and is a manageable walk or 5 min drive away. Lake Windmere is a good but enjoyable walk away. It can also be reached in about 10 minutes by car and there are parking areas once you arrive there. There is also an easy to use ferry that takes you over to the busier little town of Bowness on the other side of the lake. The property itself had an area outside and under cover which would have been usable on the rainy day we had, had sufficient garden furniture been provided.
The inside was adequately comfortable and had all we needed but felt a little damp at times and cobwebs around the property, particularly in the kitchen, suggested that maybe it hadn't been in use recently. All in all, though, none of this spoiled our stay, and we would definitely book again.

- John (6/5): Nice but a couple of frustrations. - So the property was good, nicely furnished, we stayed in a ground floor apartment, it had a kitchen, well equipped, a living room with tv , one bedroom and a shower /toilet.
The laundry room was a massive bonus! Great for after hiking clean up!!
Another big bonus was a dishwasher in the kitchen.
Dog friendly which was great and a nice garden area to let the dog out, really quiet area , no road noise , so peaceful.
Ample parking and 2 ev chargers (really influenced our decision to book) We could hear a lot of noise from the room above , walking (squeaky floor boards) , toileting, snoring etc the people weren’t doing anything wrong , just the sound proofing is really poor.
I hate to moan about internet as I know a lot of people go to leave this behind but we required it for planning the next days outings and contacting family as there was no phone signal either, the property had WiFi but it was very poor.
Another really annoying situation was the ev charger cut out after 17 minutes of charging , the first night I noticed it and reset it at midnight, the laser night I hadn’t noticed and had to wait to charge in the morning.

- James (8/5): A comfortable, well-equipped apartment with a lovely view. - The apartment was well equipped with a good range of cooking pots and utensils, dishwasher tabs, washing up liquid, sharp knives, kitchen roll, etc. - things you don't always find in a self-catering apartment. There are also washing machines and a tumble dryer to use, free of charge, in a separate room on the estate.
The view from the apartment is stunning and you can take a short walk across the fields you look out over, to the lake.
It is very quiet and peaceful in the estate.
The bed is very comfortable and the bed linen is nice and was clean.
The wifi worked well. The kitchen floor needed a good clean - it was sticky. There was also an old used towel in the bathroom. I don't like to complain about cleaners who do a hard job usually for not much money, but this apartment needed a proper clean; hopefully it will get one sometime. Some of the carpets are a bit tatty and probably this apartment is due for a makeover. I stayed in another apartment on the estate, which was fresher. I enjoyed my stay here - the sticky floor did not really impact me too much!

- Richard (8/5): Nice retreat in the heart of Beatrix Potter country - Nice and clean with a great log fire (bring some logs). Lovely little pub 2 mins away. We had to book a meal via email. No shops in the vicinity so bring all your essentials. Nothing negative to say really
- Hazel (8/5): A lovely winter break in a great location. - Stunning location. The property is a bit tired round the edges and is due for a bit of tlc.
- Jayne (8/5): Very good - The location & accommodation were lovely, although the property was freezing when we got there, but it soon warmed up when we put the heating on & Hubby popped out for some logs & kindle for the lig burner!
Just a few little tweaks for personal preference:
- Boot or shoe rack as you walk in! -Trays if you want to eat in front of the log burner
- Little side tables for drinks, a book
Apart from that, a lovely little place to stay & Mylo the dog loved the open fields outside the property! Welcome pack could have been nicer

- Linda (10/5): A very comfortable and enjoyable week. - It was warm and cosy and fully equipped with everything we could want Having to reach the front door before you could put the outside light on. In the pitch darkness it was quite scary trying to grope your way to the front door! Also would love to have an anti slip mat in the shower which was very slippery and felt quite dangerous at times due to my mobility problems.

At the rate we received, I would stay there again. - Excellent location, in walking distance to the Tower Bank Arms and with a view over fields to the water. The bed was very comfortable, heating worked great, kitchen was adequately supplied, and we got a great rate on booking.com. The shower drain is slow and needs to be snaked. It nearly overflowed the pan when we showered. I've seen this mentioned in previous reviews. In the bedroom, the curtains are so long that they hang over the radiator, blocking the heat. We had to bunch them up on the windowsill (I believe this is also a fire hazard) to keep the heat vents free. Would also request a holder in the bathroom for toothbrushes or one or two more mugs in the kitchen to serve that purpose.

Ideal for dogs lots of outdoor space and walks. Fridge, bed and shower were a little small but ok for a short stay.
Shame there wasn't a local.pub/restaurant within walking distance.

Sound proofing, could hear everything above us.

Dust was all over the light fittings and skirting boards
The oven trays and shelves were filthy, we had to clean them to use them

Couches very comfortable and bed best nights sleep I had in a while Personally feel it could use some TLC as it wasn’t completely spotless. Carpets could do both replacing as they are either ruffled up or worn at points

We definitely hope to return. We couldn’t make the wood burner stay alight. We have used one in the past without any difficulty so we don’t know why we couldn’t make this one work.
- Ian (9/5): Great value off peek , good walks with the dog and possible to walk to ferry to Bowness - Lovely location and views of lake and areas to exercise our dog ,we got snowed in on our second day and Amanda from estates rang me to see if we wanted any groceries and later dropped us a basket full of logs to keep us warm 👏 Carpet in our house was a little warn in places and the shower plumbing needs cleaning /flushing .

It was a beautiful stay The cleanliness really let this down. There is an entry way that leads to the property. Appreciate it’s on a farm and therefore not pristine but it looked a bit over-grubby, could have been swept up a bit between guests.
And there was a bucket of rubbish left by our door during the stay. It looked like the cleaners forgot it after cleaning, but was never picked up while we were there either.
For a nice property this let it down quite a bit as it was the first thing we saw every time we walked in
