Put tongs in the kitchen
Better plug placement in both bedrooms
We got told off by a neighbour for accessing the lake. Apparently we are supposed to walk around. Seems a bit odd considering it’s all owned by the same estate. This and only this put a downer on our break

Whole place needs a little bit of TLC
- Richard (8/5): - Quiet location in a traditional building. Adjacent field wonderful for the dogs. Stunning views. Comfortable double bed. Use of long untidy extension cables draped everywhere. Bedside lamps difficult to reach switches. One lamp non functional with no switch. Cutting knives blunt! No oven gloves. Non-stick pans past their best. Didn't know Ullswater had a stair access.
- Jean (9/5): A lovely peaceful stay between Coniston Water and Lake Windermere - The accommodation was perfect, and very reasonably priced, for our self-catering needs for a 5-night stay visiting the south lakes area in late June. All communication was done via email with information about our stay being sent in a timely fashion and being very comprehensive. All queries were dealt with very promptly.
For a small-ish kitchen it was spacious, although there is no dishwasher, and it was more than adequate for our needs with sufficient utensils, cutlery, crockery and saucepans etc to cook with as we would normally do; there was never any question of having to "make do". Thoughtful "starter" supplies of coffee, tea and milk were provided, as were washing-up liquid, a dishcloth, a scourer, tea towels and kitchen roll. Toiletries were provided in the bathroom. There was always plenty of hot water in both the kitchen and the bathroom.
The lounge-diner was "small but perfectly formed" and adequate for 4 people. There is a smart TV and a log burner for guests to use in the colder weather. The bedrooms were of a reasonable size with adequate hanging and drawer space for guests' clothing. The beds were comfortable.
Located on the edge of Near Sawrey and overlooking Esthwaite Water, the sublime peacefulness of the surroundings was delightful. Hill Top, Beatrix Potter's Lakeland home, was just around the corner, then a little further is Far Sawrey with the Cuckoo Brow Inn for drinks and meals - evening table bookings advised - and a little further along the road is Claife Viewing Station, just before the Windermere ferry across to Bowness. The bathroom is on the small size, but perfectly appointed and there was always plenty of hot water, however the square shower cubicle is not suited to larger individuals. Shelving for guests to place their toiletries was very limited, likewise somewhere to hang towels as even with just 2 of us, and not the four people that can be accommodated, we had no real means of hanging/drying our towels.
There were no coathooks in the entrance area for hanging outdoor clothing, especially necessary when wet weather arrives, as it so frequently does in the Lake District!
The directions given from Newby Bridge were not the best as they eventually involved taking a right turn onto a very narrow, single track lane with very limited passing places along the way. Our VW Amarok truck was a very tight fit between the hedgerows on occasions and we had to reverse a considerable distance to allow an oncoming car through. Thereafter we always took the next right turn - a very sharp right, but easily do-able - onto a slightly wider, and shorter, single track lane with more frequent passing places straight up to the accommodation. This was an infinitely better route than the one that had been advised to us.
- Anne (8/5): Very comfortable. - Location surroundings very pleasing. It was perfect except we had to request a spare toilet paper roll as only one roll was left , and hand soap.
- Judi (10/5): Great flat in great location - The flat was comfortable, clean and well equipped. The location was fantastic. Very quiet in the country side. There is a very nice café 20 minutes walk away right by the lake, the walk is so enjoyable with beautiful views.
In the opposite direction, we were less than 5 minutes from Beatrix Potter's House and a pub. We were also a walkable distance from the ferry to Bowness. Ambleside was only 15 minutes drive.
The property has a secured field for kids / dogs to play with some picnic tables and lovely views. There also was a laundry room, although we didn't need to use it.

- Lina (8/5): Nice property, well furnished and good location - Nice property, well furnished, good location, however the water in shower was lukewarm so it was a bit of a struggle to wash ourselves and especially our little one (3year old). As we are not the people who are complaining, we didn't but it might be a good idea to fix this issue for next visitors.

Close to beatrix potter house , you can walk. nice country pub with great food unfortunately the shower did not have much heat. be aware not much walk path will need to be in the road

- a little welcome pack would be appreciated such as some milk or sugar for a drink. We were provided with 3 little pots of milk for 4 people

We didn’t see anyone to ask for more until the end of our stay.
There was no wood for the wood burner, just enough for the first night would have been lovely.

- Sam (9/5): A perfect few days just a stone's throw from Hilltop, the home of Beatrix Potter! - The location was perfect for visiting Hilltop and Sawrey is idyllic. The accommodation was pleasant and we had everything we needed for a family holiday. We liked the outside picnic tables and the fact that we had owls nesting over the field. The walk into Sawrey was not too steep and we were only a stone's throw from Beatrix Potter's house which was wonderful. We were at first confused as to where to find the cot for our one year old. We also got loud snoring every night from the person in the downstairs flat so the property is not very well sound proofed. We loved it apart from this!

- Anthony (9/5): Peaceful and relaxing location and would be happy to return again. - The property was in a very peaceful area in a beautiful location we haven't stayed anywhere as quiet as this which we throughly enjoyed. The beds were really comfortable and we had a great nights sleep. Good access to wifi. Dining table chairs in living room were loose and had to tighten them up before sitting on them. Beading around shower cubical is broken and missing and the shower door kept coming open and water was draining onto the floor. Both sets of guests next door to us left rubbish eg cigarette butts and used baby nappies outside their front door which wasn't very pleasent to see every time we went out.

- Jade (9/5): Superb - Ulswater was set in beautiful country side. The property has a farm shop and they email you prior to see what you would like to buy for them to deliver before you arrive. Very clean and personal touches like providing tea and coffee, tea towels and cleaning supplies.

- Isabeau (8/5): Relaxing and enjoyable and cold but it is winter - I love the location though definitely want to have a car for how remote the location is unless you are like me and don’t mind 40 minutes walks to get to the nearest village. Walks were beautiful. Location is beautiful. Property was nice and clean and I found nothing broken. Everything worked perfectly. The walls and floor are a bit thin. You can hear a fair amount of your neighbours. did have unfortunate experience Due to downstairs neighbours not liking that I’m heavy footed but that’s people nothing wrong with the place.

- Amy (10/5): Wonderful stay - Such a beautiful place the walks were great lovely restaurants around although early booking needed. Our family of 4 have had a great 4days at Ullswater. Would also recommend the ferry to Bowness for more shops and restaurants. You can hear the people in the next door and below apartments TV noise and conversations. There was no easily accessible shops for groceries.
- Jing (7/5): Good - Cozy place to stay. Enough for 4 adults to live. Parking is easy. Only 2 half rolls of toilet rolls for 4 adults for 3 nights is genuinely unimaginable. We wonder if the owners expect us to wipe ourselves using our fingers.
- Juste (8/5): My family liked the stay overall. - Location, clean, wifi was good. Its an old building site, it felt a bit like living in the block of flats with neighbours, you can hear everybody around, tv noises from next door.
Bathroom definitely needs some tlc. Turning tap on makes loud noice too.
So if you looking for quiet stay- probably is not for you.
