The room is kitted out with everything you need to be able to bring food back and eat there if you want to. The owner is helpful and check-in was easy. There was a bit of noise from another room at an odd time early in the morning - I think it was a TV. Also a bit of aeroplane noise and a dog barking in the morning.

• SilviuPavel (8/5): to be considered when your businesses are next to Crystal Palace. - The location was perfect for our interests. In fact, it was situated very close to the public transportation, which is a plus for London. Apartment is situated on the first floor, clean and spacious enough. Good, stable free Wi-Fi. The facilities are minimal but sufficient for a short stay.

• Chris (9/5): Great location, decent sized room and good value for money. - We stayed here as a friend’s birthday party was at a pub a few minutes’ walk away. A lot of work has been done to improve the facilities so ignore the old reviews about a cramped shower. The kitchen has been changed into a bathroom now, and it is very pleasant. We happened to be the only ones staying, which meant we had the bathroom to ourselves. Obviously this cannot be guaranteed, but if you do get lucky it is a bargain. The locks on the room were a bit awkward. My wife accidentally closed the door without her phone and it locked her out. Luckily I was still in the room so I let her back in. If it had just been one person in the room though it would have been awkward, as there was no way to get back in. There were lock boxes outside the room, but unless you committed that code to memory we would have been locked out.
• Claire (6/5): Somewhere to sleep close to venue.. not the best but cheap so can’t complain too much - Very close to Crystal Palace Park which was what ai wanted Very basic unsurprisingly as it was cheap for my nights stay… duvet cover had a mark on it which made me question how clean it was

Great location for work and local shops/ takeaways etc. The bedroom was spacious and comfortable and fantastic value for money; small mini fridge which is nice. Also has a kitchen you can use. Parking outside. Really happy - would stay again It was a tad mucky in the room; not awful, but I dropped something under the couch, moved it to retrieve, and it's apparent that it hasn't been cleaned for some time, and several hints of lax cleaning around the room The facilities are shared (which I expected - no issue), and split in two; a toilet in one room and shower in a different room; both these rooms are small... minuscule! And both needs updating/ refurbishing. However, only niggles. Overall really happy

• Caroline (6/5): Friendly and accommodating great location - Great location. A stone’s throw away from Budgens and all shops and nightlife, on a nice quiet road. A 5 minute walk from “the triangle” where there are lots of independent shops and cafes. Perfect location to stay for festivals at Crystal Palace Park. Decor is dated and mattress was super soft so not too supportive, but again, great value for money and location perfect.

• Isabel Cristina (10/5): Lovely - I loved staying at Carl's place. He was very welcoming and everything was tidy. The room was spacious and comfortable. Kitchen, toilet and shower corresponded to expectations too. The location is also lovely. I had a really good rest here. Good value for the money. I recommend! Nothing to say!
• Simone (4/5): Lacking care - It woud be decent if it was clean. - Dust in the room (floor and table bed) - Sink and shower very dirty - Mattress not very comfy (sinking a bit in the middle) - Keybox not easy to open/close (the owner gave me clear instructions by phone, but the mechanism is a bit tricky) - no wifi instructions provided (I suggest to leave a note in the room or on the door)

• Chula (5/5): Acceptable – it served the purpose for us, as our main goal was to have a place to sleep overnight - The location and access to shops and public transport Basic facilities were available; however, parking was only available on the street. The room was spacious and relatively clean, but improvements are needed to gain guests' full trust. The bathroom and toilet were very small, located on separate floors, and not on the same floor as the room. The kitchen was shared as well. Fortunately, there were no other occupants during our stay, which made us feel more comfortable. The lack of heating in the toilet and bathroom, along with a non-functional light in the toilet, could be problematic in winter. I hope the host takes this feedback positively and works to improve the situation. Additionally, some power outlets did not work, and a broken kettle was still sitting on the kitchen table.

• Marcy (10/5): Host & location cannot be beat! - Carl, the host, was extremely welcoming and helpful. Super accommodating and gracious. The location was ideal for my stay – easy access to the park, the recreation center, and all of the shops and restaurants. Easy walking distance to all, as well as the station. The shower was a little bit small, but that’s just because I’m not used to Europeans travel!

I had the impression that the owner was just getting started in his letting business and h - The bedroom was clean and tidy if somewhat sparse of decoration. The toilet was on a lower floor with no hand-basin and the shower was on a higher level with a broken shower head holder and no clothes hooks. The frontage presentation was very untidy and unattractive and not an inviting appearance.
