Guest Reviews
- matthew (10/5): - Large property in a great location which was a perfect base for a cycling holiday in the area.

- Anika (7/5): We really enjoyed our stay overall. The house has so much space and potential, and the location is beautiful and peacefu - • Arrival and check-in were really easy. The hosts gave clear instructions beforehand and were very communicative, which made everything straightforward and stress-free.
•The house is incredibly spacious. With 17 of us, we never felt cramped. There were plenty of bedrooms and shared spaces where we could all hang out comfortably.
•The bedrooms were clean and well-prepared, with fresh bedding and enough towels for everyone. It made getting a good night’s sleep easy.
•The hosts were very accommodating. We asked for a cot and some extra beds before we arrived, and they had everything ready for us. That made a big difference, especially with kids in our group.
• The garden and surrounding greenery are lovely and peaceful. It was great to have such a big outdoor space for the kids to play and for us to relax.
•The pool table in the conservatory was a real bonus. We all enjoyed playing it, and it added some fun evenings together.
• We also loved the nearby beach. It was sandy, clean, and just a short drive away, which made for a perfect family day out. • There were some maintenance issues that were a bit frustrating. The shower head in two bathrooms was loose and kept falling off, and the rolling wheel on one shower door kept coming off track, which made it awkward to use.
• The conservatory, where the pool table is, had quite a few cobwebs in the corners and on the ceiling. It could really benefit from a deep clean to make it feel more welcoming.
• The freezer in the kitchen was full of old food, which was off-putting. It made us hesitant to use it, and I think clearing it out between guests would be a good idea.
• One thing that made us uncomfortable was the number of personal belongings around the house , random bits everywhere. It felt more like staying in someone’s home than a holiday home, and we were careful not to touch anything.
• The furniture throughout the house is quite outdated and a bit worn. It didn’t ruin the stay, but some updates would definitely improve the overall feel.
• Overall, the house could do with a bit more maintenance and a good clean in some areas. Small things like loose fittings and cobwebs impacted our experience more than I expected.

- Kevin (10/5): Lovely homely house in quiet location - The house was large and comfortable for our party of 7 . The quiet location was excellent for our cycling tour of the area over two days and we could store our bikes in the conservatory area. Lovely large farmhouse kitchen with large dining table adjacent . Comfy lounge to relax in during evenings and plenty of bath rooms . The house is full of the hosts images of her family life there over the years and these give the place an exceptional homely feel and atmosphere. Wish we could have opened the conservatory ventilator and lock the door but these points did not detract from our very enjoyable stay.

- Grace (8/5): - Location is perfect
Plenty of Space inside and outside for a large group
Great amount of bathrooms and bedrooms
Lovely outdoor space
Clean bathrooms and bedrooms
Great communication from host Some items in the kitchen had to be cleaned before use
- Carmen (8/5): A wonderful west Sussex family home with the space to create your own family moments and memories. - The distance from West Wittering Beach, after a long day at the beach, was just right—not too far to travel. Our host was very accommodating, asking about our sleeping arrangements to ensure that everyone's needs were met. The house was equipped with everything a family could need for quality time together. The ovens were fantastic and heated up very quickly. The pool table / house a great space. The linens and towels and utility room great for large families. Nothing wrong with the property a secure garden or boundary would make this less anxious for families with small children. Externally nothing majoy just internal appliances that advance a staycation need repair or maintenance.
The dishwasher was difficult to clean in one cycle, so we found ourselves having to rewash the dishes. The cooker hood and ventilation are very low, making it slightly strenuous for tall cooks, but all functional enough to make a lovely family meal nothing you can't work around.
The pool cues need to be replaced or repaired especially for avid snooker or pool players.
- Davidson (10/5): Thank you, easy to move in and very refreshing approach by the owner to make us feel at home and welcome. - Size, layout, facilities, honesty, kitchen policy and the relaxed family friendly owner Nothing

- Tahlia (9/5): Really enjoyed our stay, would recommend. - Great sized house and owners very communicative and helpful. It’s perhaps a little tired, but for the price and location to the beach it was all we needed.
- Katie (10/5): Lovely little getaway, amazing house ❤️ - The property is absolutely stunning. Very clean. Very helpful owners. Definitely will return ! Was all really good
- Grace (8/5): Great property, beautiful garden and very spacious for the whole family to get together. - It was a lovely property in a great location and perfect for what we were looking for! All our family got together and we had an amazing Easter weekend The double oven was not working properly so made mass cooking a little difficult. everything else’s was great though!
- Nicola (8/5): Clean, large and convenient for Goodwood - Easy to find the property and clear instructions from the host as to where keys would be securely placed. The house is of a great size for groups and had everything available to suit a weekend. Very aware of staying in someone's house with many personal objects and photos around.
- Simerpreetoo (9/5): Superb -
- Roswies (9/5): Superb - Beautifull and spacious home
Great location
- Lee (5/5): Nice property - Hosue was a lovely place to stay with plenty of room and beds. Hot water unfortunately wasn't working and as we were out of the house so early in the morning and only stopped the one night we couldn't get fixed before we left.
- Nicola (8/5): Fabulous time spent at this very funnctional and comfortable home. - Plenty of accommodation, great living areas. Well equipped had everything you need. We had a lovely time with my family of 11 to celebrate my brothers 60th Birthday and visit from USA. Having the pool table was a plus as we stayed at the house for 3 evenings. Liked everything about property.
- Chhabra (10/5): Exceptional -
- Helen (7/5): Good - We loved the location and the size of the property. Pool table.
Bedrooms and bathrooms clean and comfortable The mish mash of Crockery and glasses. Dirty cutlery in drawer. Cobwebs in conservatory.
- Shanika (10/5): Exceptional -
- Julie (10/5): Would definitely stay again if we needed to. Would recommend. Great house, clean and great hosts. - A great place to stay for a wedding weekend. There were 10 of us including my elderly parents. The host was very helpful regarding extra parking, advice re taxis etc. It was a lovely, welcoming place to stay. Spacious, pool table was a hit👍, very clean and well equipped. Blackout blinds in every bedroom. Parking for 6 cars. It would be really helpful if the showers had shelves for shampoo etc. it was very difficult for my elderly parents to bend down and pick them up from the floor. The frosted glass on the bathroom door had lots of gaps in the pattern which you could see right through so we hung a towel over it!
Also, mirrors in each room near a socket for drying hair would be handy as we were all getting ready for a wedding.
Bigger towels would be great (we had some strapping 6ft plus men, fortunately there were extras on the bed we weren’t using so we shared them out as the ones we had were small.
The cleaner was poorly, so hadn’t stocked up on basics such as washing up liquid etc but Amy brought it all over promptly, and everything was spotless when we arrived.
- Ralph (9/5): Superb -
- Nigel (10/5): A comfortable and relaxing stay near the sea! - Hollybank is amazing, a great space for the family to unwind, with plenty of options for sleeping, a great kitchen and dining area, and lots of bathrooms!
- Debbie (10/5): Very Enjoyable - Great location and a great property that suited our needs perfectly
- Helen (9/5): Fabulous space for three families in a lovely location. -
- De (8/5): We had a family Christmas break away together, and the property meet our needs. - The rooms/spaces were very good for our family group of 12 people. The pool table in the conservatory was a nice surprise. There was a lot of kitchen equipment (crockery, cutlery, mugs, glasses, etc.) Toys and books were appreciated by the grandchildren. The lounge area was lovely, and the long dining table just what we needed. The property was cool rather than cosy - particularly upstairs. We used the wood-burning stove a lot of the time, which created a nice atmosphere. In the kitchen the oven, hob and microwave were challenging to use, and need updating (the markings are worn away on the oven controls, and the hob elements sometimes switch off when in use). Cooking was difficult...
We had asked for a baby cot, but when we arrived we had to hunt through to find it, and then again to find the mattress.
- Anonymous (10/5): Perfect location, perfect size house & nice helpful owners. - It was a lovely, clean, spacious detached family house fully equipped with games, bbq, garden swings, parking for 6 cars, utility room, 4 toilets & showers and a bath Nothing lol
- Naomi (10/5): We loved every minute and would've have booked to stay longer if we had the time - We loved our stay. It was a lovely, clean property with really great sized rooms and lots of facilities. Lovely views as well. Amy, the owner, was really lovely too and gave us great tips about the beach and surrounding area. We all thoroughly enjoyed our stay and will recommend it to others. Nothing, it was lovely.
- Rupal (7/5): Nice space for family get togethers! - Very accommodating hosts after we had a last minute cancellation they were able to take 11 of us for the weekend. We really appreciated this!
The place was homely and had plenty of space. The early check out, we asked if we could leave a few hours later but were told they had to get the cleaners in or they could charge us half a day extra.
- Suresh (10/5): Exceptional -
