Guest Reviews
- Andrew (8/5): Very good -
- Morrison (7/5): Good -
- Marjolein (8/5): It was short but comfortable, and excellent value for money. - It had everything we needed for our stay. The mini fridge in the room was a nice extra. There was some meat (chicken?) left in the main fridge that smelled like it had gone off. There also weren’t any milk pots left in the bowl.
- Gregory (9/5): Ideal for a stopover to explore beautiful Lincoln - Lincoln is a gorgeous historical city and the accommodation is situated in a quiet street within walking distance of the main attractions and shopping strip. The property provides a full kitchen and equipment, and a washing machine. The checkin instructions were easy to follow. The price is very reasonable. I couldn’t access the wifi as I couldn’t understand the password instructions despite trying various interpretations. The stairs to the room are very steep and the shared bathroom is down those stairs. But for the price, you can’t expect more.
- Anonymous (10/5): Exceptional -
- Stones (7/5): It was like staying at someone's house. Homely with cooking and washing convenience. - Peaceful Back garden could have been a bit nicer.
- Nicola (6/5): Cheap and cheerful - Good location and not expensive No blind in the bathroom- smoking area looks right onto shared bathroom and shower. A blind is important . I also couldn’t work out how to get on the WiFi and didn’t get a reply from owner when I asked (unless I missed it). Instructions in room world have been good as it did say free WiFi.
- Sam (8/5): Very good - Very affordable accommodation for a short stay in Lincoln. Couldn't recommend for longer than a day or two. Comfortable and clean enough, fridge available, TV and access to living area. Shared bathroom was very clean and had a good shower. Stayed during warm weather and was very very stuffy. A fan would have helped. Likely not an issue outside of warmer weather. Walls are thin, other guests are audible when on the ground floor. However, I must say that for the price they provided a good service.
- Hezekiah (6/5): Pleasant -

Value for money

- Sergejs (3/5): Poor -
- Alicia (10/5): Exceptional - Ive stayed here and at another location owned by the same people. Ive always left happy Theres nothing not to like.
- Ste (10/5): Exceptional -
- Fay (8/5): Good value stay - Good value for money and location only 10/15 mins walk back to the centre. Room was clean. My window didn't seem to lock properly but only a minor issue.
- Anonymous (8/5): Good - Everything is good but there is no hand wash and second thing there is no slipper available in toilet. So you must keep slippers in toilet.
Rest of good everything. All good
- Alexandru (7/5): Good -
- Dolman (3/5): Poor -
- Borrill (8/5): It’s was good for a one night although I found the stairs really steep as Ihave mobility issues and the socket near the - It was ideal for a 1 night stay I didn’t realise that there was other people staying there too . I guy was nice in room 3 , we didn’t see the other one but whoever it was left the bathroom a mess and there was a draining board full of pots that had been washed and left . We didn’t use and pots
- Willison (7/5): Good -
- Steven (7/5): Ok but not fantastic . - I liked that it was good value for money Miss led a little regarding parking . When I was looking for somewhere to stay I specifically requested parking . There was no on site parking .
- Anonymous (10/5): Great price - Great
- Raymond (8/5): Very good - Loved the fact I had a TV with Netflix. No choice of pans just one very large.
- Joshua (8/5): Great price, reasonable stay - I liked the property for the value for money. Duvets need to be washed, as do the sheets, and pillows also require a thorough wash. Apart from that, impressed at the price point and the business owner was very understadning when I thought checkout was at 11.
- Tony (9/5): Superb -
- Peace (7/5): Good - Good Nothing
- Phoenix (10/5): Exceptional - I thought I'd ordered a twin room but got a double bed so I believe I was more comfortable
- Gloria (9/5): Neat and clean Guesthouse - Everything was clean. The color of the duvet
- Rob (8/5): Very good -
- Charles (8/5): Great for a low-cost overnight stay - Ideal for an overnight stay when one just needs a bed. Everywhere clean and tidy. The bathroom is shared, but it was clean and it wasn't an issue for just an overnight stay. Parking is resident only. There are plenty of places to park, so I parked near the property. I didn't spot the signs until the morning. Fortunately, I didn't get a ticket. Non-resident parking is a couple of hundred yards away.
- Peter (5/5): Could not recommend as a place to stay. - No breakfast
Good shower and bed Very steep stairs, no mirror in room.
- Michael (1/5): Terrible experience. We left immediately even though it cost us. - Absolutely nothing. Shared toilet was too far away and through a lounge and kitchen. It shouldn’t be next to a kitchen. Bath plastic and unstable. Very steep stairs with very small steps. Surely not regulation. Very frightening neighbourhood.
- Sean (10/5): Exceptional - Great value & superb location for the centre of Lincoln
- Alex (8/5): Good value basic room - Comfortable clean room with easy check in. Close to the football club
- Danny-junior (10/5): Exceptional -
- Denise (9/5): Superb -
- Declan (10/5): Really nice stay. Would 100% stay again. - I was providing entertainment for a local festival, so I needed a place to stay while I was up in Lincoln, and this apartment ticks all the boxes would 100% recommend
- Chloe (3/5): Couldn’t stay in a place with ants crawling all over the kitchen. Had to book last minute alternative accommodation - The property was unclean and sticky. Curtain poles and door handles hanging off. The bathroom was mouldy and ants all over the kitchen.
I contacted the owner to make them aware and they were very rude. I was told I had ‘high standards’ and that it wasn’t a ‘them issue’.
- Shreekant (4/5): Disappointing -
- Jonathan (8/5): Very good -
- Richard (8/5): Very good -
- Jack (7/5): Good -
- Paul (10/5): Bargain place - Cheap room not far from Central Lincoln. Handyykf you are going the match. No local parking. Hard to see lock box numbers
- Alicia (7/5): Good - The bed was really comfortable and the room was clean The stairs are very steep and I feel down then on my stay which I hurt my arm on.
- James (10/5): A very comfortable and central residence. Highly recommended. - The whole house was exceptionally clean. The room was basic but comfortable. Bathroom very clean and easy to use.
- Dilligat (6/5): Pleasant - Within 5 to 10 mins of rail/ bus station, so close to town centre and, shops and some great restaurants. No bedside lamp and not bathroom mat for whdn you get out of shower.⁹
- Andy (9/5): Excellent value for money - clean and comfortable option for those on a budget. - Convenient location and easy to access the property / room, free off road parking within a 10 minute walk, Comfortable and good value for money for a solo traveller.
- Julie (10/5): Absolutely brilliant - The house was very clean and welcoming everything was there that you needed I came over for a funeral will definitely book again when I visit my family in Lincoln thankyou for everything wish I could have stayed longer and it was excellent because it was on the ground floor I have spinal injury and being down stairs was brilliant Thicker bed quilt and more pillows not being rude
- Lucius (8/5): Very good -
- Solo (7/5): Good -
- Danny-junior (9/5): Superb -
- Alicia (10/5): Exceptional - The freedom of not being restricted to just a room as had full use of kitchen and dinning/lounge area. Very steep stairs. But would definitely stay again
- Aondover (8/5): Very good - Quite and private
- Spencer (8/5): Very good -
- Amethyst (4/5): The biggest problem is the other guests - Easy check-in, good value for money Not great for solo female travellers, in a shady part of town, my bedroom door didn't lock, other guests were obtrusive and loud in the early hours of the morning, came down to use the bathroom in the morning and had to awkwardly walk past two other guests half naked on top of eachother on the couch..
- George (10/5): Simple room at an excellent price - Excellent value for money
Access to a kitchen
- Arlo (10/5): Exceptional -
- Caroline (10/5): Good stay - Was lovely and clean
- Edwards (5/5): Passable -
- Terri (10/5): Great - Nothing
- Franklin (8/5): Lincoln Stay . - This property was in an excellent location, easy to walk the cathedral and castle shops and restaurants. The accommodation has a shared kitchen where you can do simple food preparation with a microwave dishwasher and a table to eat. The bathroom and toilet were downstairs from the upstairs bedroom we stayed in. It was all very clean. A comfortable bed and extremely good value for money. We were very pleased with our stay.
We were not, however, able to connect to the WiFi as the code was hand written and was not eligible for us or other guests staying. All the other guests in the accommodation were friendly and pleasant. There were six of us in all that night and only one bath and toilet, but it seemed to work. All in all, it's a great place to stop overnight, to get the best out of Lincoln on a budget. Thanks 😊
- John (7/5): Lincoln good value - It was close to centre and quiet

- Patrick (10/5): Exceptional -
- Ram (1/5): Bad -
- Xx (9/5): Welcoming - Bedroom/hostel as a whole, was very welcoming and comfortable N/A
- Jason (1/5): Bad - No tv and the house smelt of cannibis Everything was terrible, I didn't stay the night
- Bramhall (7/5): Nice place but not for us - Location was fine a bit of a walk into town but ok The noise from the heating as it was on all night. Also the TV had no free view. You do need a parking permit too which we had to borrow from a neighbour. The stairs to upstairs rooms are very narrow and steep.
