Guest Reviews
- Stéphanie (8/5): Très agréable - Très bien placé .
Personnel agréable
Chambre avec balcon très confortable L’hôtel s’est agrandi et n’est plus un boutique hôtel
- Luke (1/5): Paid with my card on arrival, then the hotel later claimed to booking.com that I didn’t show up. Which meant i dint get -
- Juan (10/5): Best stay at the beach hotel in Unawatuna - Location, services and food
- Katie (4/5): - It was a nice beachfront location, but the beach has lots of garbage on it and it is full of Russians. Staff were accommodating when we requested a refund to leave. The room was dirty, the fridge looked like it belonged from the 1900’s and was not working, and the aircon was barely working. The staff were having a party on a Tuesday night until 4am with a live band that shook the entire hotel. We asked around 10pm what time it was expected to finish, thinking it would be 11pm latest since families were staying in the hotel. The manager said 4am! As we requested a refund (which they thankfully gave), they were shooting fireworks off the beach. Within 5 mins, they were running looking for fire extinguishes because the bar next door caught on fire from their reckless lighting of the fire works. They burned holes in boats out on the water in front of the hotel. Multiple very careless acts to their guests, neighbors and local people. Please avoid this hotel at all costs.
- David (7/5): - The bed was great, the hotel being right on the beach was a bonus and the restaurants along the beach easy to access and delicious The hotel had a party until 130am on a Saturday night. Normally this would be fine but it seemed a little excessive with noise.
- NiKa (3/5): Ganz schlecht!

- Grant (2/5): WARNING; don’t stay at this hotel on a Saturday if you want to get any sleep. - The room itself was great with plenty of space overlooking the pool and beach. The breakfast was really good. Most staff were good also. We stayed on a Saturday night and weren’t told that it becomes a night club. We went out for dinner and when we arrived back at the hotel a band was playing with the volume at 11. When we went to bed you could feel every hit of the drums, by a drummer who couldn’t keep time. After midnight I asked how long this would last and was told that we could change rooms. When the band finished loud music played until well after 2am.
- Emma (10/5): - Such lovely staff😍Best location on Unawatuna Beach👌

- Timali (9/5): Beautiful location. Good vibes. - Right on the beach. Loved the location. The room was spacious, beautiful and clean. The breakfast buffet was excellent. The staff were friendly and attentive. Helped us get our clothes dried before heading out. Did not have shower gel or soap in the room. Had to ask and insist a bit. Also only received 1 small Nescafé packet and 1 tea bag for two people.
- kerry (10/5): Exceeded expectations. Fabulous location attentive staff and great food - Amazing location. Great fit Nothing
- Christopher (8/5): Lovely place - then the music down 😎 - Lovely location on the beach - plenty of restaurants and bars near by - breakfast had a good selection of choices - Slightly annoying very loud disco music in evening - kept us awake with the bass travelling through - other than that it was a lovely place and good value
- Thierry (10/5): - Superbe hotel, emplacement au top, personnel aux petits soins et nous y avons très très bien mangé.
- Hamish (10/5): -
- Cathy (8/5): Highly recommend this spot, but would avoid Saturday if you aren’t into dance parties. - Lovely leisurely breakfasts in a beautiful location , but best to pre-warn them if you are in a hurry. Fantastic stay in a gorgeous spot. Didn’t enjoy trying to sleep in our room that was close to the dance party they had on Saturday night.

- Nalaka S D (10/5): - Friendly staff
- Sargsyan (9/5): - The hotel is located right on the shore. The beach is clean and sandy. There are sunbeds and clean towels. The rooms are simple and clean, but have everything you need. There is air conditioning. Cleaning was done every day, and towels were changed upon request. The food in the restaurant was delicious. I want to especially mention the staff – very friendly, attentive, and kind.
- Margaret (8/5): Lovely hotel but might not book for a Saturday night. - The hotel is right on the beach with a new pool. The breakfast was incredible as were all the meals. The staff is really friendly. If booking for Saturday beware that they have loud music till 3 am.
- Michael (10/5): Fantastic place, great staff. - Location of the property was excellent. Great facilities A bit noisy at night
- Terry (8/5): an enjoyable relaxing place right on th beach - a great hotel on the beach with sun loungers provided. Bar and food avalable and a great bunch of staff very pleasant and go out of their way to help. would happily return and recomment to others Finaltouches of building work on new rooms and pool were being finished off but staff made sure minimal noise made and all finished as we were leaving

- Cherie (9/5): - This hotel is in a prime location with amazing friendly staff. You are greeted with a freshly prepared cold juice in their beautiful reception over looking the beach.
The restaurant on site has a fantastic variety of option's, with delicious refreshing cocktails to enjoy, all on the beach.
The room had a beautiful balcony overlooking the water through the tree's.
It's the perfect spot for couple's looking for a bit of night-life on a Saturday night, as the hotel has parties on a Saturday night, and if your a family, , Sunday through Friday is best.
Overall a really fantastic stay! My only hesitation was the noise coming from the party on the Saturday night. No problem for a couple looking for a good time, but not so great with a young family. Only the Saturday night.
- Ghadeer (5/5): Disappointing, but has potential - Great location, right at the beach, friendly and respectful staff, good AC, good Wifi, good resturant food. I was disappointed with how management/owners completely let the place go. Where do I start? Dirty sheets with holes in them, no House keeping, no bed cover, mold on the bathroom wall, some lights not working, mini bar not working, electric kettle is burned black on the inside, water pressure is weak, water temprature is only one, beach chairs and bed cushions dirty, and worst of all, bed bugs! Hope owners realise competition in the area is rising and step up!
- Heta (10/5): Beautiful view and friendly staff - Amazing staff, really friendly and always willing to help. Clean room, big bed and ocean view from balcony. Good food. Location right on the beach.
- Amy (10/5): Great stay in great location, close to pubs and restaurants and right on the beach - Lovely big rooms, great shower, big balcony. Right on the beach, couldn’t fault it!
- Lochana (10/5): Best food, friendly staff and cozy stay by the beach - the whole hotel exceeded our expectations to be honest. rooms are massive with super comfortable compact inside. staff is well experienced and friendly. food is mouth watering. hotel is on the beach with sea beds. just amazing stay.
- Roger (7/5): Good -
- Marisa (9/5): Great hotel location - Great property, some part having upgrades done so not fully occupied. Location in the beach, rooms great size had all essentials items, breakfast was good and staff Location, rooms, beach, gazebo
- Tomasz (10/5): Great Hotel - Great location, incredible tasty food and kind personnel.
- Nimalka (10/5): Excellent - Excellent hotel with great hospitality. Rooms are very big and luxurious . Big bath room very clean amazing view . Staff is very friendly and helpful. Breakfast is great .and restaurant food is very delicious. really amazing place for dinner as well as lunch too .pleasent environment clean and other services are really nice.over all superb management. Really enjoyed the stay ..we will came back again sure 🥰🙏
- Rajat (6/5): Pleasant - The location and food was great. Staff was courteous The wifi didn't work. Since we didn't had a local number, it was difficult to contact our driver. When I informed the staff, their response was neutral and from there tone I understood that it is not going to be fixed. Since I was there just for a day, I didn't bother much.
They also don't have landline phones in the room for contacting reception, so I again had to walk all the way down to reception every time I needed something.
They didn't had blankets as well. We travelled with our 18 month old and it gets chilly in the night with AC.
Overall I found it not value for money. The only great thing about this hotel is the location
- Aileen (8/5): Very good -
- Paul (7/5): Good - Hotel directly on beach with friendly and helpfull staff. Currently only 4 rooms available as new block being built. (Opening end 2025 apparently) Very comfortable rooms with nice balcony and great shower Area heavily caters for Russian tourism.
'Walk in' guests can make it busy
- Antoinette (8/5): Lovely room with balcony views over sea beautiful - Location on beachfront great The room was fantastic
They missed making up our room one night only
- Hun (10/5): Exceptional -
- Leslie (9/5): Good value for money if you want to be right on the beach - Super location, large rooms X
- Serena (10/5): Exceptional -
- Alina (10/5): All my family members were happy to spend time in Kingfisher hotel! Thank you for that experience! We’ll definitely reco - Staff is super friendly, kind and helpful!❤️
The location is great, beautiful view from the balcony, the excess to the beach is direct and it is amazing! Seafood and fish is always fresh and delicious, crab carry is my love🔥Rooms are big, comfortable and cozy! I’d be greatful to have a thicker blanket or duvet🙈
- Sridharan (8/5): Very good -
- Denis (8/5): Very good - Stuff is very good .
Near beach and all what you what .
Very tasty breakfast 🍳 Near is building .
Rooms not fresh .
- Krishni (7/5): Really loved the place., its right on the beach and the food is fantastic. - This hotel I am told is 1 of the first hotels on the beautiful Unawatuna beach. Its at the end of the road so you pass a lot cute little shops selling all sorts of locally made things and food. The entrance to the hotel has a nice welcoming feel and VERY CLEAN! As you walk in the beach is visible, so you know you have come to the right place. The rooms are beautiful, large beds, great AC and LOVE the balcony area. It really is nice to sit here and sip on a drink and enjoy some down time. The beds are super comfortable too. Highly recommend the Sri Lankan breakfast!!! Nothing to mention as such. More vegan options would be great though. Whilst they do vegan dishes for you on request, would be great to have a few more.
- Sebastien (9/5): Fantastic - Fabulous location right on the beach.
The guy on the door was outstanding. Important to note the late night loud party on a Saturday night. We weren’t so keen on the bacon and sausage breakfast but the staff were very keen to provide us with another option.
- Paula (8/5): Great place - We have had a great experience at Kingfisher. The Staff was very helpful and kind. The bedroom was very clean with a comfortable bed and a lovely view to the sea. Food was great too. Seafront great location They had a very loud party at the hotel on Saturday eve which we couldn’t sleep until 4am.
- Vanderhorst (8/5): Very good -
- Brandon (9/5): Superb -
- Shiran (8/5): Nice location - Location Breakfast that staff should inform the guest up on arrival that if need local should order in advance
- Marlon (10/5): An amazing experience by the beach - Fantastic location with an amazing restaurant and big spacious rooms. The property was well maintained and the staff were very attentive and provided an excellent service right throughout our stay.
- Sarah (8/5): Great and beautiful location - We had a great time here. The staff was kind and helpful: one evening there was a party at the hotel and we could not sleep. They quickly came up with a solution. The location is convenient and the hotel and room are beautiful. The shower sink was not cleaned properly causing the shower to flood. The breakfast options were a bit limited. There is quite some reconstruction work going on around the hotel causing noise, but this is ofcourse out of the hotels’ control.
- Ursula (9/5): Superb - We had a great stay at Kingfisher. Great location, comfortable rooms, very clean, tasty food and delicious cocktails. The staff is very friendly and looked after us well. We will definitely come back!
- Ashan (8/5): Very good -
- Valerie (5/5): Passable - Room was beautiful, view of the sea, nice balcony with comfy table and chairs. Good shower. Nice decor, had almost a French feel and felt homely. One of the nicest places at this beach. Positioned well on the beach. Don't stay on a Saturday night as they have a party night every week unless this is why you are there. We found this out after booking in for 3 nights on the day. Party means thumping dance music that finishes at 4am. It was like trying to sleep in the middle of a dance floor. They need to decide if they are in the hotel business or clubbing. It was offensive.
When we checked in the guy didn't get that we would only pay what was the Booking.com price and had to call his boss. It did get sorted. We were told at breakfast on the first morning that there were 2 options an English or Sri Lanka breakfast but you have to advise the day before for the Sri Lankan breakfast. They should tell you this at checkin.
Weirdly if you ordered a drink at the bar you then had to walk to reception to pay. Great room but everything else wasn't good.
- Nathan (4/5): Disappointing - Our stay at the Kingfisher Hotel offered an interesting experience, albeit with some unexpected aspects.
Upon arrival, we noticed that the sheets on the bed had stains, which was disappointing given the positive reviews we had read online. The bathroom, separated from the bedroom by unique saloon-style doors, was a bit quirky and nearly took out my wife in multiple moments across our 1 night stay. The dark tiles and accumulated grime in the shower area were also less than ideal.
The air conditioning unit in our room was quite noisy and seemed in need of maintenance, which was a minor inconvenience during the evenings.
While the beach nearby was not the best for swimming due to rough waters, it provided a pleasant setting for sunbathing, provided you could secure a sunbed and umbrella.
On a positive note, the staff at the hotel were attentive and helpful whenever we interacted with them, which made our stay more enjoyable despite the property showing signs of age.
In summary, our time at the Kingfisher Hotel was characterized by mixed impressions—highlighting the need for some improvements while appreciating the hospitality of the staff in a picturesque location.
- Justus (9/5): Quick holiday - Well located. Clean and spacious rooms. Very friendly staff always willing to assist
- David (8/5): Very good - Great location, nice beach, clean room Not too quiet place
- Cheryl (3/5): Not Value for Money! - Not much. Not value for money at all. Night meal quite good...but poor breakfast. Sheets scratchy and not changed. Towels awful and need to be thrown out. Toilet seat doesn't fit toilet. Hairdryer not in room as stated. Floor not washed so ended up with dirty feet..so needed to wear thongs. Light comes in above door so difficult to sleep. Aircon not good and kept cutting g out as did wifi. They are building more rooms onto hotel so construction site. No shower on beach to wash off salt after swim..At end of beach where lots of boats parked so swimming not a clear path.
- James (6/5): Nice, if slightly flawed property. - Generally very decent property. Nice rooms, good food and great location. Staff whilst all really nice people were a bit unresponsive with their service, This isn't necessarily a comment on them as individuals, it fell down by not really having anyone in charge. My major gripe was the 'beach rave' on the Saturday night. We had to leave early on the Sunday morning and the music was unbelievably loud until 4am. Huge speakers, reverberating bass making sleep impossible. Had we not been leaving the next day this would have been semi tolerable, but having to leave at 6:30am to get back to Columbo for a flight it was appalling. Two of us staying at $95 each per night, I would expect to be able to get some sleep for that kind of money.
- Anita (8/5): Very good - location direct access to beach. Breakfast and evening meal very good had to request hand soap and toilet rolls
- David (5/5): Passable - Location. Very noisy on Friday & Saturday nights due to disco at hotel & neighbouring bar, where ear plugs if you want any sleep before 3am.
- Kelly (9/5): Superb - We had an amazing room with a great sea view (room No 1), smelt gorgeous & had a birthday card waiting for me, lovely touch. Great location on the beach, the best breakfast we had in Sri Lanka & the hotel food was great. Attentive staff who were friendly & accommodating, they couldn't do enough for you. All in all we had an amazing stay at Kingfisher.
- Ainsley (4/5): Hotel did not meet our expectation - The beach was close to the hotel The standard of the bed linen was poor. It was stained. There were no toiletries, except one small piece of soap. No hand towels.
There was only one pillow for each and multiple cushions. We requested another pillow and with great difficulty was given one more. There was no proper breakfast menu to select. It changed everyday depending who took your order.
- Shibani (7/5): Good -
- Víctor (3/5): It’s a beach club, not a hotel - The man at the door(bellboy) Always smiling and ready to help. Music all day (11 am to 4am), it is not a hotel, it’s a beach club. Come in to drink a cocktail but not to sleep and rest. The staff is not friendly (comparing with all the other locations in Sri Lanka). They look always tired, no spirit to serve.
The bed sheets were dirty.
Breakfast starts at 8.30 but nothing is prepared at that time. You have to wait for more than 40 min to get your breakfast. Only eggs are served, nothing else (even fruits)
All the furniture is not prepared until 10.00. If you want to enjoy the beach and the sunbeds at 9.00, you have to prepare it yourself.
- Nutsa (3/5): This is not a hotel to rest, this is a beachclub - It has big clean rooms. It was beachfront, also Srilankan breakfast was good when we asked for the checkout at 12 instead of 11 they accepted our request First of all, even if the rooms were big and nice there was no proper door to the bathroom so it was like an open space. On the menu there are almost no options for vegetarians and no options for Vegans, the same is true with breakfast so I couldn't do it properly. The biggest disappointment was VERY VERY VERY LOUD music till 6 am. It was Saturday and when we arrived they told us that they have a party on Saturdays and it can last till 3 Max 3:30 AM and as our room is on the top floor (3rd floor) it shouldn’t be the discomfort for us. It wasn't written on Booking but we couldn’t do anything so we agreed but the music was so loud and many drunk people talked so loudly that we couldn’t sleep even a bit. I went twice downstairs and met the owner who was also partying and at first he told me that it would finish by by3:30 and as it wasn’t finishing I went the second time at 4:30 and they told me that it would finish but it didn’t till 5:30 or later. So as I understand the hotel works as a club on Saturday. So our early morning plans were ruined and no one apologized for it. On the second day when we thought that we would finally rest, from morning till 12 night there was loud club music in the neighbor's Bar so the whole day we were forced to listen to bad quality music. The hotel is overpriced and it's not for people who want to rest or get up early. Huge disappointment
- Gary (10/5): very relaxing and enjoyable, we will be back. - We liked everything especially the seafood platter :-) food was excellent, staff very friendly and very helpful. Looking forward to seeing the new extension when completed. The location was excellent. We could not get a beach towel when we arrived even though we asked 3 times. We had to wait until breakfast the next day. If check in is after 1pm then beach towels should be available all day.
- Michael (10/5): Exceptional -
- Krzys (8/5): location is top - rooms are roomy and quite decent - nice staff - a few issues you can live with - the beach location is excellent. the room i had is spacious and the bed is really comfortable. the television has international channels (which is not common in Sri Lanka) which - when it pours - is a good plan B to stay in. the shower (pressure, quality of material and temperature) was really good. some items on the menu for dinner downstairs are outstanding - some others (see in my critique) less so. In particular, i recommend trying the grilles calamari with aubergine fries and vegetables.. delicious. the staff are really nice guys (not one lady around though ?!). Finally, the beach area of the hotel is really quite decent. its location is really excellent and that was my reason for booking the room in the first place. its still quite expensive though... the breakfast is a little basic - omelette or some sort of waffle. there are juices and good coffees, but its a little underwhelming. regarding the menu, as i said the squid was great, but the grilled tuna (and there's a lot of tuna in Unawatuna) dish at around 3500 SL rupees is not up to snuff compared to other places. the same goes for some other items that should be classic staples in the beach so choose wisely. the wifi is not good. you will have some in your room, and maybe some downstairs but the connectivity is not good. the week end (saturday night) dj parties are very loud even from the second floor until 3am as the hotel tries to lure partygoers strolling on the beach to come to the place for drinks. the parking - i came by motorcycle - consists of 2.5 spots in front of the hotel. thats really limited especially as its not possible to leave the bike or the car for that matter in the street there. Finally, when i was there there were major construction works going on in the next door building - which i surmised is the extension of the place being built. its noisy and not postcard perfect. but okay, its not that visible from the beach.
- Kamboj (8/5): Great hotel - Great hotel right on the beach and next to some lovely resturants. Rooms were clean as the picutures and staff was friendly and helped arrange an Uber which is difficult in the area.
- Roshan (5/5): Passable - Room was spacious and clean. Great Airconditioning. Direct beach access. Service was poor at the start of our stay, considering they only have 4 rooms available due to renovations being carried out. To get served we had to approach them. With only a few guests in residence one would think they would be quick on the service but no not the case. It did improve over the next couple of days. We were not informed that Saturday nights was party night so we had to listen to very loud music until 4.30am in the morning so sleep was very minimal.
Biggest negative was the doors to the bathroom. No actual door to close off toilet from bedroom. Not a pleasant experience being able to hear and smell toilet activities
- Anthony (5/5): Passable - The beach Room full of Mosquitos
- Sachini (8/5): Very good -
- Miklu (10/5): Exceptional - Excellent staff...very friendly!!
- Anna (9/5): Superb - Room with seaview. High room standard. Staff could be more customer oriented.
- Ashleigh (10/5): Exceptional - Amazing location with clean rooms and attentive staff. We will definitely be back!
- Chris (9/5): Superb - We stayed 3 nights in this lovely hotel. Our room had a huge balcony with great views of the beach and sea. . Staff very friendly and provided great service throughout our stay. Lovely cooked breakfast which we chose English and it came freshly cooked. We ate at the restaurant on our first night and again the food was delicious and plentiful. We highly recommend this hotel.
- Arjen (8/5): Very good - Wonderfull location next to the beach. Personell works as a perfect team. Everyone does everything. Absolutely service oriented. Party noice during weekend. Though little Kingfisher can do about that.
- Prasanna (10/5): Exceptional -
- Alexandre (9/5): Superb -
- Iris (10/5): Would go there again - The staff was super friendly, the location right on the beach is great, I loved having dinner on the beach. My room and balcony were big and clean, the shower had warm water. There were construction works going on, that I was not informed about. But I also went in the low season, end of July.
- Ruby (10/5): Great location - Location. Right on the beach. Deck chairs and cocktails. Room comfortable and well air conditioned. Nothing.
- Arsalan (10/5): Exceptional -
- Dominik (10/5): Exceptional - Great sea side view, amazingly friendly staff, diving centers nearby, clean room and good food. Would definetly recommend this hotel.
- Mustafa (8/5): close to beautiful beach - close to beach
- Sylvia (8/5): Great hotel but avoid at weekend - Brilliant comfortable cement bed and lovely room with balcony. The restaurant was amazing sea food platter , ocupus and Thai curry very good. Unfortunately it was the weekend and very noisy party going on Friday night from nearby !!! Saturday night the party was at Kingfisher hotel.itself !!!!
