- Ian (8/5): Excellent place for a stay in Southwold. - Easy walk into town and dog walk nearby. The arrival bottle and tea/coffee etc was a nice touch. A bath mat for the shower would have been handy.

We eat opposite the pier in the putting green cafe in the garden absolutely lovely lunch. Nothing at all. Everything was perfect.

A well organised and well equipped holiday house in a great location on road leading down to the sea, and a short walk into town. Peaceful - with nice (but steep) garden and
balconies off kitchen, sun room, and master bedroom with views out across the marshes north of town. Welcoming and approachable hosts. With clear information about both the house and staying in Southwold.

- Sarah (6/5): Great location - We loved the location. Equidistant between pier and town. A short walk to each. We were told the handle on the shower had sheared off when we arrived. It was very very hard to turn it on and by the middle of our stay it refused to budge. Unfortunately, the water was running when it got stuck and took two strong men to turn the water off.
Two of our party have mobility issues meaning they couldn't use the bath so they had only sink to wash in.
The garden in particular needs TLC. Cobwebs and leaves everywhere and dirty UPVC.
Inside is ok but in need of work. Broken drawer in kitchen.

Single beds were very uncomfortable through the springs,double was very comfy. Bathroom needs improvemen,, rusty bath side panel and shower difficult to turn dual to on. Downstairs toilet mould round windowsill, ,stair carpet very dirty and others upstairs.. Rotary line rusty and broke when attemptedto putt up. Car parking for one car only or 2 small e.g. minis.
Unfortunately, we would not recommend this property. It needs money spending on it. One good thing was the position.
- patricia (7/5): Good location in Southwold - Great location in Southwold. Close to pier and beach. Nice sized house with 3 bedrooms and a nice open planned kitchen/dinning room. Also has a driveway. Bottle of bubbly on arrival. Uncomfortable mattress' in the single bedrooms. Definitely needs changing. Toaster wasn't working. It could do with decorating as it was a bit tired looking.

- Pamela (9/5): Comfortable, spacious, and well-equipped holiday home, ideally located in beautiful Southwold - Lovely spacious, well-equipped house. Comfortable sitting and dining rooms. Convenient kitchen. Bathroom clean and spacious with over bath shower. Useful downstairs additional wc. Enjoyed the sunny and breezy balconies at the back of the house with steps down to the garden and views across rooftops to the marshes - one off the kitchen with garden table and and chairs, and a second off the master bedroom. The conservatory off the dining room was far too hot to use when we visited during a heatwave - but would be pleasant for cooler weather. As others have mentioned - the welcome bottle of Adnams Prosecco was a nice extra. We really liked the house but misunderstood meaning of welcome pack! Thought it might mean a basket of basic tea bags, milk etc - but it was actually a welcome FOLDER, with useful info about connecting with wifi, using TV and things not to miss in Southwold.

It's just a short walk to the pier and beach, but not close enough that you'd endure noise or parking issues. House could do with providing some basic cleaning equipment - dustpan and brush for example. The dry weather creates dry grass and I could find anything to clear it up with

- Ria (8/5): Ideal to use as a base for Southwold - The property is ideal if you need a base to visit Southwold from. Was good for us for a short stay but very basic if you are staying longer or looking to cook at home etc.
The welcome gift was an added bonus thank you. The property needs a little love ie most of the bedroom furniture ie drawers etc in the twin room are broken or very nearly broken. This didn’t bother me too much I lived out of a bag but others it may annoy.
The bedding ie duvets and pillows could do with replacing and generally lots of maintenance needed. But this isn’t a moan as the property maybe in the process of being done up in between rentals etc and it was fine for us.

- Tom (8/5): Good budget-friendly base to explore Southwold and the coast. - Great location, very reasonably priced, parking for two cars plus free on the street. Hosts communicative and helpful, helpful information available throughout the property too. A decent amount of space with a nice little garden. Very clean throughout. A good base for a group of friends to explore Southwold for a couple of days. The mattresses have seen better days, I'd really suggest it's time for replacement. The oven struggled to cook anything, so we ate later than planned. Some complimentary basics in the kitchen like teabags, coffee, sugar would have been welcome.

- Madeline (10/5): Drinks on the roof terrace in the heart of southwold - WE loved the roof terrace and had our drinks on the terrace before our dinner. The conservatory was also lovely as we had sunny days so it was warm and cosy. the location was excellent . 5 minutes from the pier and 10 minutes from the town ( walking). The house is lovely and parking on the drive. we will definitely return nothing

- Anna (4/5): Excellent location but for us a rather hazardous ⚠️ stay sadly. - Excellent location and lots of space and lovely bottle of Prosecco on arrival. -No bin bags so had to pop out and buy some.
-No ignition for hob so had to pop out a second time to purchase matches.
If these were the only issues I wouldn’t have mentioned… sadly we had to curtail our visit 😥
-The decking steps down to the garden are extremely hazardous in wet and icy conditions. The outside light isn’t providing enough light to even see properly and there were no warning signs.
- Both my border collie and husband sustained injuries from slipping badly in the dark. Now off to the Vet to get our pup checked out for a badly swollen leg.
Apologies for probably one dog poo which has been left in the garden but it was too icy to even attempt the lethal steps when we left at 8.30am.
Maybe a warning sign and some better placed lights might be helpful or an alternative surface on the decking steps.
- Nina (4/5): Great location let down by cleanliness - The location was superb, along with the property size and the fact you had off street parking. Very tired outside and inside, felt like it could do with a bit of TLC. The kitchen, living room and bathroom were dirty on arrival. Had to spend time cleaning after checking in.
Having stayed in Southwold many times, this is by far the most disappointing property as I don’t feel its value for money, as have stayed in far cheaper ones and they’ve been so much cleaner and more modern.

Would definitely stay again. This did not apply to us but if you have young children or mobility issues there are steps down to the garden area.
- David (6/5): Pleasant. - Spacious and in a good location with parking. Well stocked kitchen with plenty of utensils etc. The Prosecco was a nice touch. Dog friendly and secure. No kitchen roll, washing machine powder or milk. Blind in main bedroom was useless, we had eye masks, but it’s still very bright. Rest of the house felt a bit tired and dated. Clutter (eg. potty) could do with being cleared away. Garden was good but not well maintained. A bit of TLC on the interior and scruffy outdoor space would make a huge difference.

- Mandy (7/5): A peaceful homely accommodation in a great location. - It felt homely and the toys and books were just perfect for our grandson. There was space to relax for everyone. The garden wasn't 100% secure for our small dog, he was able to escape to the next door which was being renovated. It would have been useful to have had a mop.

Property was clean and comfortable. No curtains or solid blind in large front bedroom. The vertical strip blinds didn’t keep out any light.

- Linda (7/5): Good - Great location, nice house, needs some TLC. Couldn't open bathroom window, looks broken as it doesn't fit. Only half a toilet roll in both bathrooms, no spares, although information says included. Upstairs toilet not very clean. All but 4 mugs had been put in the cupboard dirty, so all had to go straight in the dishwasher. The toaster didn't work. The garden was overgrown. Very cheap mattress that we could all feel the springs through. Double bed had a stain on the mattress protector. The front bedroom had a constant horrible smell like to it although it was clean, did someone pass away in that room?

From a quiet location, a very short walk to central Southwold pubs, cafes, chippy, seafront, brewery, bridle-path to Walberswick et al.
Beautifully turned-out & updated, clean, welcoming house, rounded off with modest nautical seaside touches.
Excellent comms with the owners, and a really comprehensive house-manual to guide one, too.
Also, a great base for a longer stay if you want to explore further afield in East Anglia - if you've come this far east, at least take in the guided tour of Sutton Hoo Anglo-Saxon Royal burial ground, Woodbridge, & Rendlesham, etc en route. Could have stayed longer...
