Chinese restaurant a couple of minutes walk and a kebab place a couple of minutes more. King's Lynn and a massive Sainsbury's 10 minutes down the road
A nice little hub to plan your adventures. It's on a main and busy road with a load of HGVs flying past. The speed limit is 40. As you are coming up a ramp and a neighbour's fence is blocking your view to the right, it's not fun getting out.
The current pots and pans need dumping in the bin as most are not fit for purpose. I was trying to use a frying pan and of the about 6 available, only one looked safe to use.Given that one night's income would probably pay for a decent set of new ones, I would suggest the owners stick their hand in their pocket on that one.
As a previous reviewer mentioned, the closets/cupboards in the bedrooms look a bit tired and could similarly do with a bit of replacing.
Lastly, at the risk of sounding slightly snobbish, given the rate I was paying per night, a slightly more luxurious level of toilet paper and kitchen paper would not go amiss as the stuff provided looked like the 'value' cheapo stuff.

The kitchen had a microwave, diswasher, washing machine, fridge freezer & coffee machine.
The garden was well maintained.
It is close to King's Lynn & a cheap base for visiting West Norfolk. The joining instructions were inadequate. We were told the key code & a contact telephone number. However, on arrival the Sat Nav took us to North Runcton. The house is actually in West Winch. We only found it because a previous customer had said it was opposite the church, next to the shop, in West Winch because they could not find it either. ( So why did the host not learn from this & give better joining instructions this time?)
The house in on the very busy A10. The bedrooms are about 3 to 4 metres from this road. We spent a week here & most days I woke at 4.30am because of traffic noise. I can't use earplugs sadly.
The driveway into the property is very steep. Each time we entered or left the prolerty we scraped the exhaust & underside of the car.This was combined with running the gauntlet with fast moving lorries on thr A10.
In the bedrooms there was very little drawer space & the furniture was old & tired. The cupboards had some strange items that may have been left either by previous customers or the owners.
There were no instruction manuals so we had to use guesswork to operate everything.
In the kitchen he washing machine seal was black with mould.
In the bathroom shower constantly dripped & on the last day we could only get scalding hot water.
In the garden some furniture was tatty
The location cannot alter. However many other failing aspects can.

Only slight down side was the constant noise of traffic all throughout the night passing by, due to the location of the bedroom being right at the front.

Poor quality soap dispenser. Getting in and out of the driveway was difficult. The house is on a very busy road. Not a desirable or picturesque part of town.

- James (7/5): If the heating worked it would be excellent. - Nice house, good beds, full kitchen including dishwasher. Local shop is literally next door. Host was fine with us being late to leave. Couldn’t get heating to work. Shower head wouldn’t stay up. Minor things but they detract from what could be a lovely place to stay. Hopefully host gets them sorted

- Alison (8/5): Pleasant and spacious base for exploring Norfolk coast and sites of interest - Lots of room, well equipped kitchen, comfortable beds. Conservatory pleasant to sit in. Need better directions…ie very specific, for example, next door to West Winch village shop, opposite church. The A10 very busy, but didnt really disturb us.

- Gail (5/5): Passable - Well furnished, spacious property, easy parking, free WIFI, good location for visiting North & West Norfolk, lovely garden. The whole house needs a thorough clean, especially the kitchen as the fridge freezer and microwave were dirty. Didn't appreciate having an old, rough duvet cover. The garden is lovely but has been neglected. Visitors should be able to walk though it without having to avoid overgrown plants, including a holly tree at face height and stinging nettles at ankle height. With a bit of tlc both the house and garden would be great.

The location was also fantastic with a post office near by and a small convenience store 10 yards from front of property. My only dislike was the incline from road to parking area but taken at a slant proved no problem.

Location just off the main road, a bit loud also two big lights shung through the bedroom. There was no greeting book or letter welcoming. It felt like I was just walking into someone's home.
