- JAMES (8/5): A cosy week in Sawrey. No other guests to be seen... - This is the 3rd time I have stayed at an apartment in this complex - I have been very happy each time. The apartments are cosy, with good facilities (including a free laundry room), comfortable, good heating, nice beds, sofas, lots of kitchenware etc. The location is brilliant, with pubs in walking distance, and nature all around. I really love staying here for a week to recharge my energy. Each time I have stayed in these apartments the floor in the kitchen has been sticky - they need a mop down after each stay. Please pay the cleaners to do this!
I would love to come back to these apartments every year - I have had three great weeks now, but I note that future prices are way higher than I have paid: £369 for December this year (2 rooms); £429 for Easter this year (2 persons); £312 for the previous week at Easter this year (just me). I and my friend are totally happy to pay £400-£450 for a 2-room apartment here, but the future prices are crazy high. I note that we were the only guests here this week - all the other apartments were empty. Is this a good business model? Perhaps Graythwaite might get in touch with me and offer me a good mates-rates price, because I won't pay £500+ for a week here. £400, yes sure, every time. You will get good regular business from a good guest who will respect the property and leave it clean and tidy.

- Corinne (9/5): Beautiful location and comfortable homey stay - The location is beautiful and a 3 minute walk from Hill Top farm. The flat was as described and was very clean. The double bed was quite uncomfortable and bowed a bit in the middle with 2 people.

- Faye (9/5): Perfect location in a cosy, full of character cottage. - Very central, clean and easy check in. Had a good set up with the bedrooms, especially for our children. beautiful area. Nice character at the property. We were conscious that as we were on the first floor, our three children might have been loud when pottering around for those staying next door. We only really say that as we could hear downstairs TV and conversations so not sure how well soundproofed it was, however this is only a small comment and would still very much recommend!
- Tim (9/5): Lovely apartment, great location. - Lovely apartment, all rooms were big enough for our needs. Comfortable beds and lounge furniture. Well-equipped kitchen. Plenty of parking on site. Great location, close to Esthwaite water which has a café that serves great breakfast buns and good coffee. A short walk to Hilltop, Beatrix Potter's house. Bus service if you don't fancy driving. Heaters are dated and programming isn't straightforward but they do work.

- Alan (9/5): Superb - Lovely location for walking and exploring the lakes. Well equipped and nice apartment plenty of space plus the dog was welcome. No instructions for hob...worked it out. All other equipment had instructions and details in the folder in the apartment.

- Hazel (5/5): Quite disappointing compared to a previous stay at the main estate- not good value for money. - Beautiful location, great playground up the road. Plenty of parking, big second bedroom. Big TV. No shelves in the fridge! No welcome pack as on our previous stay at a different Greythwaite cottage, table was sticky/tacky & chairs chipped/marked. Walls seemed grubby, shower room was tiny, bath mat was completely soaked on arrival because it was placed in the shower which dripped, mattress in main bedroom was very soft. Kitchen was very small as was dining area, would have been very cramped with it's full capacity of 5 people.

- Pete (8/5): Good & Bad! - Near Sawery was a lovely little place, nice and quiet, just right for us, the 2 mile walk into Hawkshead was ok! with 50% public footpath and 50% road The shower was useless, we could only use it for a couple of minutes before the tray filled up with water, we tried to walk the path to the lake but it was too overgrown for us to go any further, very disappointed!

We had a small issue with the water not draining in the shower, called the estate and maintenance came out and fixed the issue straight away! Great service, thank you! No complaints
- Pip (8/5): Lovely little apartment in a beautiful part of the Lake District and a great base for exploring the rest of the Lakes. - Very cute little 1st floor apartment. The location was excellent for exploring the lakes and has beautiful walks straight from the door. The main bed was very comfortable and the 2nd bedroom was a great size with plenty of space for all our toddlers things. The living room was cosy and there is a lovely communal grassy area which we would spend the sunny evenings sitting in. The shower was very slow to drain meaning it was a rushed shower before it spilled over the shower tray.

- Roger (6/5): Location and immediate area beautiful, cottage adequate - Location. Immediate area. Great for dog walk from the door. Field with picnic bench. Lovely walk down to the lake. Key-safe useful. Parking. Sofa comfortable. Large TV. Nice I nduction cooker hob. Great laundry facilities. The very barest minimum supplied eg no salt, pepper, oil, clingfilm, 4 teabags, small amount of instant coffee (damp!), no hand soap in the bathroom, one hand towel for 2 people for 9 nights stay, 2 very tatty old tea-towels.
No coasters or coffee table. Insufficient power sockets. Lamp in second bedroom too far from (bunk) beds. Had to unplug it to use the socket.
The shower was dirty and blocked, enabling only a very quick shower before the shower tray filled up and all the muck from the drain came up.
Asked to separate recycling material but not told where to put it - in the same skip as the rest of the waste?
Not much in the way of local info/ timetables etc.
- Ford (9/5): Wastwater was lovely to stay in. We look forward to returning. Highly recommended. - Lovely quiet location. Really good for the Southern Lakes but we also got to the Northern Lake District, toured around and got back in time to eat an evening meal.
Very near to Beatrix Potter's farmhouse/cottage Hill Top - National Trust.
Had some good evening meals at the nearby Cuckoo Brow Inn.
No problem parking. EV charger available if required. We didn't have our EV with us but very pleased to see this addition.

Plenty of room for a small family. Absolutely fine for the two of us.
We managed to leave our Apple Pencil behind (it had rolled under the sofa). We contacted the admin team as soon as we realised and a few days later our Pencil was returned to us, securely packaged. The communication was excellent. It wasn't clear when we made the booking that the flat we had was on the first floor and access could only be gained via steps - see photo. It wasn't a problem for us but would certainly be a problem for a wheelchair user or somebody with significant mobility problems. Other flats here are on the ground floor and accessible. Maybe this could be made more obvious on the Booking.com listing?
Not enough mains wall sockets - household extension leads were available but it would be nice to be able to plug devices directly into a wall socket. So many electronic devices these days!
We were a bit short of pans and the frying pan was aluminium so didn't work on the induction hob. We did manage to cook meals and ate out some nights anyway. Spoke to the admin team about it after our stay and I'm sure this will have been rectified by the time you read this.

- Hannah (10/5): Loved it!! - Excellent value for money. The cottage was the perfect size and really clean and cosy, which was lovely to come back to after a day of pretty wet walking. The location was stunning, and made for an amazing birthday staycation!!

- Olly (8/5): Very nice little hideaway for the a south lakes visit. - Location was great for the south lakes area. Nice local stone building with courtyard all very quiet and out the way.
Lovely views and a nice path to walk the dog to the lake. Comfortable and clean inside, all mod cons covered. No recycling facilities which was disappointing. The tv noise from other flats notable, not sure if it was a one off. A few bulbs were out but they got onto this and changed this within a couple of days.
- Ewa (8/5): Very good - Great location, lovely surroundings, peace and quiet. Some stains on the carpet (living room), wasn't hoovered up properly, fridge a little bit too small for family of 5, some of the spotlights didn't work.
- Simon (10/5): Utterly fantastic venue which opens doors to explore the Lakes with the comfort of a home from home - Location of the property was fantastic. Layout and cleanliness of the home really impressed us and we settled in like we had lived there for years. Grounds were very well kept and convenient for many amenities within the area. We did need extra towels for our stay which couldn't be accommodated at the time but its something to factor in for next time we come.
- Michelle (8/5): Very good - Very comfortable little cottage as a base to explore the lakes. It's not immediately close to much but good distance from both ends of Coniston and Windemere and very easy access to the car Ferry. Bike store very handy. There are also a picnic area and a dog exercise area. Hosts are responsive to email queries. Homemade cake box up the road! There weren't many windows in our cottage - nature of the building I guess, but if a view from your cottage is important maybe choose one of the other units. It also just had a small freezer compartment within the undercounter fridge. A spare (communal) freezer is available in the laundry room.
- Joan (5/5): Beautiful location but disappointed with the issues I’ve raised. - Living and bedroom were were very comfortable and clean Shower room was below par. An over all damp smell . Shower cabinet had quite a lot of mould and there was black gunge at bottom of screen door ( which I attempted to clean away ). Beading along edge is floor was cracked and peeling ( at shower ) . These should be part of regular cleaning and maintenance between quests. Television also wasn’t working. Maintenance did come to deal with this the follow morning. He thought previous quests had changed the internet setting. Surely it would be sensible for housekeeping to check that TV is working when they are cleaning after guests check out. Fridge ice box had no door. When I put food into the fridge it began defrosting. I did not touch the thermostat switch. Maintenance had a look and turned the thermostat to a high setting which did stop the defrosting but I’m unsure if this appliance was keeping food at a safe temperature.
