- Anja (9/5): Nice holiday flat - Lovely location, great for exploring the southern lakes. Two nice pubs in walking distance. Nice walks in the area. Comfortable first floor flat; very clean; bed was narrow but comfortable; kitchen well equipped. We stayed in October and the electric heating worked very well, the flat was nice and warm, we didn't bother buying logs for the log burner. Plenty of hot water. Communal washing machines available if you need them. Good WiFi.
Would stay again as a couple but not if we were 4 people and needed both bedrooms. Bathroom had no window and was a bit dingy, probably not very nice if used by 4 people. Ventilation was ok but noisy.
Twin bedroom only has a skylight but no other windows, but as we were only 2 people we didn't use it.
No balcony or views of the lovely outside area, windows are quite high up.
- Elsa (3/5): - The surrounding area was lovely, in general the lakes are a lovely place to be. It was advertised as a house, it wasn't it was a 2 bedroom upstairs flat, if I had known this I would not have booked it, my husband is 78 and has mobility issues he struggled with the 2 flights of stairs that was not mentioned, no disability notices on the advert. The place has 6 hangers for 4 people, two door shelves in the fridge missing, I did phone and was asked could I not just pile the food on top of each other in the main compartment, didn't fancy putting cheese, yoghurt next to uncooked chicken. The advert made you think that the freezer, washer were in the flat, no they weren't, they were in an outhouse, that was only accessible by leaving the flat and going into.main court yard. Electric car point not working, was told they were waiting for an engineer, but we could use an electric point that was 3 miles away. All in all quite disappointed with accommodation, unless you're fit with no disability issues it would be ok, but it was still advertised as a house, which does make you think it's an upstairs and downstairs accommodation đĄ
- Shearer (8/5): Stay close to Beatrix Potters house - Very close to Beatrix Potters home It was a 5 minute walk from Beatrix Potterâs home but GOS sent us 30 minutes away for an hour round trip when I put in the route given to me for the address. When we found the property we had driven past it but had not seen the signage. It was very hard to find

- Gavin (8/5): Location with views - The setting is stunning. With beautiful views of Esthwaite. Walking distance to Beatrix Potterâs home and a lovely local pub nearby. The bathroom needs a little maintenance. Extra fan whines very loadly waking everyone else if you got to the bathroom at night. Also the latch has been replaced with a loose screw which is not handy.
- Cathy (7/5): Reasonably priced accommodation in beautiful grounds - Set in beautiful grounds, a close walk to a lake and central for visiting popular Lakes destinations. As reviews have said, loud bathroom fan, no numbers or symbols on cooker.
- Alan (10/5): Exceptional - Very good peaceful and beautiful and quiet, but didnât know about the stairs going up to our flat/cottage , as weâre in our seventies now would have appreciated a ground floor flat/cottage , but next time maybe, onsite farm shop wasnât , it was 10 minutes drive, hawks head was closer , but overall a very pleasant and enjoyable stay .

- Kristina (9/5): Great stay! Highly recommend! Donât worry about the red âhostâ category! - A lot, itâs well worth it. Itâs like having a 2 bed flat in the Lake District. Very peaceful and quiet.
When booking I thought the red line under âhostâ category would be an issue. It wasnât! Not at all! Itâs self check in. You donât see anyone but if you need to speak to them they do respond very quickly over this app.
Great views and quick 20 min drive from Ambleside. Highly recommend! The only thing that I can think of and itâs minor itâs the bathroom fan. But I wouldnât consider it as a huge minus it just it was bit loud.

- Rachael (7/5): Good - The house as all the kitchen equity you need, rooms spacious We've stayed here afew times, it really needs the small jobs doing,stickers on the oven so you can read the settings,there's a nail on the bathroom door to lock it and a simple net on the main door to keep it private.

- Elizabeth (8/5): A very wonderful stay in a perfect location - Wonderful location. Beautiful and peaceful. Basic but very clean and comfortable. Some of the kitchen appliances and the shower need updating though. Cannot see dials on cooker (worn off) and the fridge shelf held together by sellotape. Shower door didnât shut properly.

- Philippa (8/5): Would love to return. - Fabulous, peaceful location. Lovely views. Quick and easy walk down to Esthwaite Water. Helpful staff. Ideal for dogs. Bathroom and kitchen a little dated but more than made up for by the location.

Excellent value for money and a 5 minute drive from Hawkshead which had a number of pubs/restaurants and a mini supermarket. It was quiet and there was enough parking. Easy ro find using what3words and well sign posted when we arrived. Wasn't aware that the apartment we had booked was up a flight of stairs. Would have been nice to have known this prior to getting there (only because our weird dog was scared of them!) The apartments were slightly dated with paint flaking throughout the apartment and no freezer within the room. All only slight issues and still excellent value for money

- Pedro (10/5): Excellent accommodation - Excellent layout, perfect fir a family with 2 children or 2 couples. The electric radiators are a good asset, particularly if the weather is wet. TV was equipped with good applications for a relaxing film before going to bed.

The location of the property is perfect for exploring the area.
The property was clean, tidy and had all amenities that you would need for your stay. It was warm, quiet and peaceful!
There is an amazing view of Esthwaite Water and a 5 minute walk away from Hill Top which is a must see! You need a car if youâre coming here as you would struggle with buying food as there is no food shop in Near Sawrey.

The wifi dropped out constantly which wasnât great when I was working. Could never get access to washing machine
- Catherine (8/5): Excellent value, comfy, great location. - Well equipped , comfy cottage. Great location for walking, good walk down to Esthwaite for a quick morning dog walk. Pub in the village was closed when we stayed but Cuckoo Brow in Far Sawyer was lovely. Great walk from the house down to Windermere, north along the bank and back over the fells, very happy tired dog at the end of the day. As mentioned by other guests , light on the cooker hood could do with fixing and the function knob on the cooker is unreadable so a bit of guess work needed!

- Rachael (8/5): Great Cottage! - The house was well stocked up with all the relevant cooking appliances,utensils needed. House was clean and everything was in working order. My only small thing would be the main door doesn't have a curtain/blind up so anyone can see straight in.

I will never book this if this information is on booking information. In the whole house, there was a lot spiderweb . House was not clean properly. Huge problem with WiFi -problem with login , losing connection. On the booking description, there was information that there was Netflix-yes, but I have to use my login !!
