- Natasha (6/5): Location was perfect - more attention to smaller details would improve experience hugely - Great location and views of surrounding countryside. The communal areas for living and dining were a good space and comfortable with a well equipped kitchen. The beds were comfy and there was plenty of storage in both bedrooms. Parking directly outside the property for two cars was ideal. On arrival at the property in the porch area there was a large pile of bird droppings - this did not make the property look or feel appealing as a first impression - this was eventually cleaned after five days of our stay had passed. Cleanliness could be improved within the property also - some crumbs on the side and small bits of rubbish on the floor. Generally the property could do with a little TLC - the bathroom door didn't lock (which when away with friends was not ideal), there was also a substantial rip in the curtains in the twin room and a dent/hole in the wall. These I feel were major issues.
More minor things I would say would improve future stays would be: providing more toilet roll, hand soap and dishwasher tablets as we ran out of these, a bit more information about where to find recycling bins and maybe some information about things to do in the local area and places to eat, Wifi instructions were not up to date/correct which might confuse some people when trying to connect.
- Julie (9/5): This was a lovely relaxed break for my family - I liked how remote it was, off they beaten track. So quiet and just what we needed. The kitchen was well stocked up with all utensils, pots & pans. Beds were comfy as was the sofa. Very cute little cottage with everything we needed. We took our own food shop with us so we didn’t run out of anything. The wash room was just across the courtyard from us, easy and very convenient. We would definitely stay again, so relaxing after a day out walking or visiting other places in the lakes. I was not keen on was the outdoor furniture, deffo needs new set. The fire place sticks out quite abit, that needs to be pulled back.

- Jean (8/5): Sawrey is a beautiful village , sadly for us it rained continuously, but the location is beautiful. - We liked the quiet location , and to be able to walk around the village ,and the access to the field It would have been nice if a welcome complimentary pack was there eg milk and a few other goods , including shower gel/shampoo . A lot of self catering places do provide .
The fireplace seems a bit awkward and protrudes too far into the room , tripped a few times .

Fireplace is ugly, but just not picking now.

The house itself could do with a bit of an update, I.e. the furniture was a bit worn down, the walls were scuffed, the bathroom lock didn't work and one of the duvets on the single bed was particularly lumpy.

- Daniel (9/5): Superb - Really quiet location with brilliant views of the lake. There is a path to the lake, which was a lovely bonus, especially having a dog. The shared garden is a great place to eat and for the kids to play. It's a great location. We would definitely stay again.
- James (10/5): A lovely apartment in a tranquil setting. - The apartment is spacious and has a great layout such that two friends sharing the apartment don't keep tripping over one another; the main corridor was wide and the whole apartment felt spacious and comfortable.
The facilities here are great with lots of cooking utensils and pots and pans and a good oven. NB it is an induction hob so my moka pot didn't work, but I managed to make my coffee in other ways! Therre are dishwasher tabs, kitchen roll, washing up liquid etc provided, also salt and pepper grinders, which is always appreciated.
The beds are comfortable and the bed linen is great.
The apartment has a lovely terrace seating area with great views across fields towards the lake.
The laundry facilities (washing machines and a tumble dryer) in a separate room on the estate were useful and great that there was no extra charge.
The estate is peaceful and has an excellent location. The pub in Near Sawrey is 5 mins walk and the one in Far Sawrey is a pleasant 15 mins walk. Both serve good food and beer. We couldn't really work out the heating timing - it seemed to come on an go off at odd times, but it didn't affect us too much.

- Morganfaye (8/5): Great place to visit- Pet friendly - It was a very pretty place, nice big rooms and plenty of natural light getting in with great views. Comfy sofa too! Just a really nice holiday home in general and great they are pet friendly Might have just been us, but we were expecting there to maybe be sugar or something like an oil to work with so we werent bringing all of our groceries just for a small trip, especially since there was tea, coffee and some milk sachets, i was aware you could order some but it would have still been inconvenient for all new items. There were some plates and cups from previous guests that were still dirty in the cupboard that we had to give a good clean to, but understandably easy to miss.
It is also a little tricky to drive to but it does add some charm to it for sure.
These issues wouldn't affect my recommendation to visit :)

The property was clean but there was some knife scratches on the working top where people didn’t use the chopping board the electrical hob did not really work there was no suitable pans to use it. And there. Was not anywhere to put food except the fridge

- Sue (8/5): Great spot to unwind and lots of beauty spots to visit nearby. - Beautiful views from the windows and very clean. Good position for travelling to lots of beauty spots. We got a good deal so excellent value for money but a few small improvements would have raised my score from good to excellent. Very clean and central heating that really worked was a bonus as it was extremely cold outside. Few things were not up to standard - icebox in fridge did not close leading to water in the fridge, bin lid broken, main light in second bedroom needs a stronger bulb, electric charging points not working. It would have been nice to have an initial batch of logs and kindling and more than one hand towel for a unit for four people.

- Francesca (8/5): Great stay but needed more info prior to arrival. - All was as pictured. Easy to use everything - except the television, could not get this working whilst we were there. We arrived in December and the heating hadn’t been on, so when we arrived with a toddler and a baby, it was a while to wait until it warmed up.
There were no logs for the fire, and the farm shop was not open whilst we were there - would have pre ordered if we knew this was an option.
We also had a power cut whilst we were there and had no means to heat ourselves, thankfully powercut only lasted a couple of hours but perhaps some emergency logs could be left just in case.

Log burner with a glass of wine on a cold rainy night is hard to beat.

- Anna (9/5): Impressive setting and fairly comfortable accommodation which our friends enjoyed, but we won’t be returning. - Beautiful setting. Very quiet & peaceful. Fairly comfortable. Limited kitchen equipment in terms of only one set of cutlery equivalent to four guests. Dishwasher could not accommodate the large dinner plates. Other holiday accommodation we have stayed in was much better equipped. Beds were adequate but duvets were lumpy. Two nights was sufficient. No logs available for the log burner, and we would have had to drive to the larger part of the estate to buy them. External entrance to property could do with a lick of paint as it did not give a good impression, although internal decoration was okay. Maybe this was owing to our stay being near the end of the summer season.
- Matthew (7/5): A fantastic location but properly needed care & attention. - The property was comfortable with a well stocked kitchen. The property location was excellent. Very peaceful and relaxing. Being able to put the heating on was perfect. The property was dated and definitely could do with a spruce up especially painting in the walls where there are some stains and marks. The property was damp when we arrived. The terrace and seating area was littered with some rubbish and lots and lots of weeds. The patio furniture definitely needed some attention. A broken chair was discarded on the terrace.
- Tracy (9/5): We loved staying at rural Ethswaite Estate in Near Sawry rather than a hotel accommodation in a town. - Loved being in the countryside with our private patio where we could enjoy our dinner and watch the sunset. The co-op in nearby Hawkshead had just what we needed to fix breakfast and dinner. Shared laundry facilities were adequate. The middle bedroom had only a door that opened onto the patio so no window to open at night. Some fans to circulate air would be good.

Beautiful little terrace for bird watching with a cup of tea / glass of wine.

Nicely kept kitchen and good facilities (although note, there's no washing machine).
Property had some essential items like tea, coffee, bin liners, toilet rolls, hand soap etc which was helpful.
Comfy beds and good choice of pillows to suit everyone's preferences! Shower head was a bit moldy. Shame as the rest of the bathroom was spotless.
The carpets and sofa could do with a clean and freshen up - they made it smell a bit funky.
A small thing, but some new bulbs in the hallway lights would help as the old ones there are very dim.
The main bedroom is really cold even with heating on! It has start of some mold growing on walls (perhaps because its old property and cold room).

- Samantha (9/5): Wonderful stay in the Lakes - Very comfortable, beautiful location, easy to find. Well provisioned kitchen and perfect for our needs. Very happy Could have done with some food cupboard space.
- Emily (9/5): Superb - Beautiful location, with walks from the door. Which was as well as we couldn't get the car out because of snow one day and then ice the following day. Graythwaite checked on us to make sure we had everything thing we needed and very kindly dropped some wood off for the log burner. Only thing that was missing was a cloth or sponge to wash up with.
- Erin (8/5): Lovely wholesome cottage - It was a lovely cottage with a fully equipped kitchen, comfy bed and a nice outdoor space. Great space for a little getaway with the dog! There was a lovely log burner but no logs available. There was information left to a shop where you could buy some but it was closed the whole time we were there which was disappointing.
- Anonymous (7/5): A desperate break away and had some lovely walks - Cosey and served a purpose , lovey location and not to far from shops and villages It would be so much fresher with tiles or wooden floor , especially with dogs in and out of hall way , the tv didn’t have the proper remote , we thought it was batteries untill we went out and brought some but then realised it wasn’t compatible, the lady we eventually spoke to was kind of helpful but didn’t get resolved
- David (10/5): Perfect family escape - The view. Incredible, perfect place for dogs and families! Only criticism would be the walk to the lake is a bit overgrown and in the wet isn't great to walk through. My dog did also get a tick on his face because of it.
