He was very swift and prompt with responses even though it was booked so last minute, he facilitated everything smoothly & was nice and understanding about my situation. The property was very comfortable as well, felt like home. It was also very clean.

- isaac (3/5): Served a purpose but had a difficult host. - Location was key for what we needed and the property was secure. The access to the property was prevented due to the owner not being communicative for hours, causing us to seek other arrangements for the first night. When we arrived at the pre-arranged time, in spite of numerous calls and texts, we could not get through to him and we had to return the following night to get access to the property.
Also, the property requires a deep clean. The kitchen had leftover haddock that had left a pungent smell, the pots and pans were thick with oily grime, the crockery had seen better days, there was half used food in the fridge.
There is also a few things that need updating. The bed sheets were tired and both of the TVs had technical issues with using them.
- Jack (1/5): Stay its self wasn’t bad, but the owner/manager was horrible to deal with. - It had a bed, and bathroom Asked the property owner before booking the property if VAT invoices were available, he assured me they were. Then everytime I/booking.com tried to contact him for it he has ignored every message or call.
Also, no key safe available on a SHARED flat. So had to collect the key from a “hidden” area above a security light, the owner instructed me on check out to put it in the same place, which I did. Then 5 days later at 2200 he called me up accusing me of loosing or steeling the keys. Trying to proclaim that I owe him money for new locks/keys etc. potential scam. Not to mention how rude and argumentative he was at that point.
Any future customers be careful as I use booking.com multiple times a week, this is by far my worst experience using the app, and has genuinely made me consider using hotels to save the hassle. Very disappointing.

- Joana (10/5): Exceptional - We love staying at the RoyalLodge because upon arrival, the place was exactly how we saw it in the picture. The place was very clean, and everything that was needed was there in the apartment. We even had water and milk and other stuff to start with.. Michael is a very nice person and very helpful. We are new citizens to the UK and had to learn everything, even how to work the stove, we contacted Michael a lot because we needed help knowing have to do things, and to our surprise, he replied quickly every time. At one point, one of the fans wasn't working, and he came the next morning and placed one at the front door. I will definitely recommend my family and friends here, and anyone looking for a place for vacation, business, or new citizens to the country like us, this is the place to be. The location is perfect, right close to the bus stops, and it's a very quiet neighborhood. We are so happy we have made this Airbnb our first start because we have learned a lot in those seven days and definitely enjoyed our stay.
