Guest Reviews
- Janet (10/5): Great stay for three adults a toddler and a dog. Everything was to,our satisfaction. Accommodation was well equipped and - Spacious comfortable accommodation which was well equipped for a self catering holiday.
Great communal outdoor space
Good wi if
Parking on site Nothing
- Karl (9/5): Had a lovely few days, lovely pub a 10 minute walk away. Only drawback was an issue with EV charger outside property. - Lovely, clean property
- Jayne (10/5): Beautiful scenery , ideal location and very peaceful - The location, peaceful overlooking the lake , good base for walking
- Laura (8/5): - We were a group of friends, so the single beds were great. We stayed in Jan, it was freezing outside, but the place was kept lovely & warm all the time . The little pub in the village was brilliant too.
- Paul (8/5): -
- Sarah (7/5): Remote peaceful location, good standard of accommodation. Roads not for the faint hearted - Beautiful quite location, with open fields and great views. Accommodation was well laid out with plenty of space in the bedrooms; not cramped. Loads of storage space in each room and hallway, bonus of an airing cupboard which was great for drying out damp kit after a soggy hike. The bathroom was spacious and the double shower head and bath an absolute life saver to soak away sore muscles. Really good selection of kitchen equipment and the knives provided were actually sharp. Loved the little touches, such as a small supply of tea, coffee and milk, also cleaning supplies (scouring sponge, cloth, washing up liquid & tea towels) and most importantly a dog bowl. It was initially hard to find as postcode codes are a little hit and miss, but What3Words helped. The booking.com description did not do this place justice, there is no mention of the use of a communal freezer or that the site recycles which would have been helpful information. There were some issues with cleanliness, found a vape on the living room windowsill, hair clips on the floor of the main bedroom, long dark hair stuck to the wall of the shower and odd things like 5 forks, 4 teaspoon but 8 knives and dessert spoons, There was plenty of crockery however bowls were tiny and dinner plates were massive.
- claire (10/5): Brilliant stay and I would return - location is fantastic if you have a car. It's ideal to visit plenty of places easily. The cottage is big and we really enjoyed the log burner. It's warm (except the hallway). It's comfortable and the kitchen is well equipped. even managed to cook a Christmas dinner on Christmas day :) under the furniture could do with a better clean. However I have very little negative comment to make we would come back

- Claire (9/5): - The cottage was really clean and a great place to stay.
- Robert (9/5): - Location, and pubs and village Rain and price of parking in Hawkshead..rip off
- Ivana (10/5): - Spacious, cozy, a welcoming atmosphere with fantastic views. The location was just what we wanted!
- angela (9/5): - loved the property it was perfect just didn't like the getting there bit to rural and not where I thought it was. I thought it was grassmere turned out no where near grassmere but property staying in called grassmere
- Richard (6/5): Comfortable stay but disappointed. Would not stay here again. - The property was well situated within the Lake District and was a warm and comfortable stay. The garden area was very helpful for a quick dog walk in the morning and last thing at night. There was plenty of room for two people and a dog. Overall the property is poorly maintained, a bit grubby and not really suited for sleeping up to 5 people. I think this property is not regularly inspected by the owner and relies on someone else to do all the cleaning etc… I think if the owner did view the property, they would be very disappointed.
On our arrival we found the bathroom not being cleaned, water on the floor from a leak in the ceiling which had to be dried a couple of times and hair in the sink. The was a broken glass in the cupboard, a broken dining room chair, the curtains in the second bedroom hanging off the rail and kitchen tiles which had fallen off the wall. Overall not worth the money spent to stay here for the week. Will think twice about using Booking. Com again.
- Kathryn (8/5): Great stay - Perfect, quiet accommodation allowed space to reset and be surrounded by nature. The short walk to the Lake was a huge bonus and felt like a private beach! Perfect for furry four-legged friends. Although it was great being remote, it felt at times a bit too far away from places. The ferry toll adds up, as does the car parking, so we had to plan trips with this in mind.
- Anne (9/5): Comfortable accommodation in a good location - Location was excellent, close proximity to Hawkshead, good laundry facilities. Nothing
- Magdalena (10/5): - a beautiful house located in a quiet village☺️ the house is well equipped with everything a family needs. There is a beautiful lake near the house and many water sports attractions.
- Fiona (8/5): -
- Christine (8/5): Beautiful spot within the spectacular Lakes District. - Very comfortable accommodation in a beautiful location. Well situated for exploring the Lakes District.
- Rebecca (10/5): Beautifully tranquil setting perfect as a base for the south lakes - Beautiful setting. Quiet & peaceful.
Helpful staff at check in. Perfect location for Coniston & Windermere. Accommodation was one of a handful that slept 5 adults in a set up we could make work. We had everything we needed for our stay. Nothing we didn’t like.
As a group of 5 adults on a sporting weekend the bathroom was well used! However we knew there was only one bathroom when we booked and it did work.
- Kristopher (6/5): Great location but a few niggles add up. - The location was stunning, there were walks nearby though some were overgrown. Peaceful location. Many little niggles, such as finding underwear in the bedroom side table, the lights in the ‘children’s’ room was really dull and cleaning could have been better. The cottage could use some updating.
- Wayne (7/5): Really enjoyed it. - Location - stunning and close to the beauty of nature.
- Jessica (8/5): Very good - Size, location, comfort. Tiny fridge for five people, clothes and sweet wrapper left in drawer by previous guest, cleaning not great - food (cornflake, baked bean?) on floor under table when we arrived.
- Sally (9/5): Superb -
- Ruth (7/5): Lovely, peaceful and very clean. Beautiful area; lovely log fire & serviceable kitchen - Very clean and nicely made up. All the basics were available in the kitchen and a little welcome tray with coffee tea and long life milk sachets was greatly appreciated.
The location is absolutely stunning; we all loved the short walk to the lake and playing in the communal area with the kids.
Plenty of parking and a very peaceful area despite there being other families in the neighbouring cottages.
Lots of storage for our clothes and found the entrance useful to shed wellies after rainy walks.
We didn’t see any staff members; and didn’t need any assistance. We arrived a little earlier than the 4pm check in and we were very happy that the cleaning staff had made the cottage ready for us to get settled in.
The fireplace was a welcome friend as two of our days were rainy but the cottage was inviting and sweet.
We didn’t use the shared laundry but we’re glad to know it was there. We took our three kids so would have appreciated some spare blankets for the colder nights and a couple more small towels for hair.
We brought a couple of light fleece blankets but used them to help block light in the kids room as the curtains didn’t do quite enough for our lot who wake with the sun!
- Kelly (8/5): Very good -
- Tash (9/5): Superb - Location, setting, cleanliness and space. Had everything we needed and was nice and cosy. Would deffo book again. Exposed screws where bath handle has broken..bit dangerous!
Some weird scrabbling sounds in the roof space.
- Matthia (7/5): Grasmere, Near Sawley - The holiday area was just what we were looking for and expected. The "barn" was clean and comfortable and it had everything you needed for self catering. Once you turned the radiators on it did get quite cosy. It was a bit dated and in need of a few repairs. A couple of the radiators were loose, and the bathroom was in need of some modernisation and/or tlc. The shower is over the bath, which is no good for people who struggle to get in and out of a bath. A walk-in shower would be ideal, especially since all the light switches seemed to be very low for wheelchairs 🤷♀️
Also, it doesn't really stipulate that there is a wood burner, which would have been nice, so we would have ordered logs from the shop.
- Chris (7/5): Relaxing stay in great location , only few minor niggles but overall great stay - Great quiet location with lots of walks on doorstep Wi-Fi was not that strong , the tv did not have terrestrial channels or at least we could not find them.
- Claire-louise (10/5): Great place to stay for a great time away! - Great communication, Location fabulous and great side of the Lakes to be based. Locals are friendly and welcolming. Facilities great, clean and has charging for ECars. Nothing!!
- Sarah (10/5): Fantastic cottage to explore the beautiful Lake District - Lovely comfortable cottage, located in a beautiful and peaceful area, with easy access to various parts of the Lakes which we loved exploring. Sad to leave.
- Tobias (8/5): Very good -
- Robert (10/5): Little break away. - Perfect location. Beautiful surroundings. Clean and comfy
- Creevy (10/5): Exceptional -
- Nicola (9/5): Superb - Fabulous location, so many walks and beautiful surroundings. House was very spaceous and clean with comfy beds and sofas to relax after a good days hiking Would have been good to have a brush to sweep the floors after muddy boots and dogs
- Anne (8/5): Very good - Location, clean, warm and easy to access cottage Dripping tap in bathroom sink, bedside lamps in triple bedroom had too low light bulbs so couldn't see unless had main light on.
Some cutlery and cups needed a wash before using.some maps or walking routes from the cottage would have been useful too.
- Wayne (8/5): Very good - Location and layout of property good Not the property fault but the entrance to it up a slop could be a problem in winter with ice or snow was a bit of black ice when we was there take a good big bottle of salt just in case 😀
- Janet (9/5): Superb - Everything No logs provided
- Anita (10/5): hidden treasure - the accommodation , the views , the peace and quiet no dislikes
- Diane (8/5): Perfect stay in a perfect location . I’ll be back - The location the grassed area and lake beneath. Very clean, warm on entry I could smell and see a dog pee stain on the main bedroom carpet, as you open the door. I have a dog myself who throughly enjoyed himself, but this wasn’t very nice it may just need an extra clean and airing . As an idea , maybe offer a simple supply from your farm shop . Homemade meal in the fridge almost like a mini bar. Pay as you use. This may make you a bit of money too
- Nicola (10/5): Absolutely fantastic would happily come again thanks for providing such a beautiful place for us to stay - Everything! The hosts were very helpful when I needed to message and the property was lovely clean comfy and peaceful. Not having a freezer as we didn’t fancy putting our food in a communal one outside
- Robert (9/5): Very enjoyable! - Clean, comfortable and convenient.
- Eric (8/5): Very good -
- Elizabeth (4/5): I was tricked into booking this property and the managing agents were midt unhelpful. - The property website and Booking.com website advertised a washing machine in the house. It was not there. There was only a communal laundry which was filthy and I was most reluctant to use it. False advertising and deplorable conditions in the communal laundry. I only book accommodation which has its own washing machine
- Maggie (9/5): Lovely cottage with good walks close by, good facilities - The property was in a great location, it was clean and comfortable and it was great to have a field close by for the dog to run in. Easy to park the car. Cooking/kitchen was fine. You can order food in advance to be delivered, which was great. It would have been good to have a drying rack for wet clothes.
- Lynn (9/5): Accommodation amazing at an affordable price . - No breakfast Self catering. Location good, but not many places to get food near by. Local pub always booked up. When I booked I was told payment for the holiday was to be made at the property but unfortunately the balance was taken from my bank account prior to the holiday making me over drawn at my bank so very unhappy about that.
- Paul (9/5): Well worth it and would come again - Space & freedom in and around property A little dark in living room.
- Bethany (7/5): Good accommodation for a base to explore the lakes, but would benefit from some attention to detail - Location great, property ideal for what we needed and kitchen well stocked for us to cook whatever we needed. Some parts of the property would benefit from an upgrade, such as the dated bathroom with taps that run constantly and the creaky doors. Would have benefitted from somewhere outside to sit. The entrance of the property was heavily soiled with bird faeces, which could have been cleaned before our arrival.
Would have appreciated some guidance in terms of where we can/can't walk from the site towards the lake or other areas as the pathway was overgrown and unclear if we could walk on surrounding fields.
- Linda (8/5): Very good -
- James (9/5): Superb -
- Laura (8/5): Very good -
- Helen (8/5): Great location - The location was great for what we wanted, and the place looked stunning. It wasn't anything major and definitely didn't spoil our holiday, but the sofas were very stained, and the cushions on one of them were falling apart.
- Kairon (3/5): Poor - The location The facilities were poor. Reception didn't answer the phone. There were no TV channels
- Janice (8/5): Relaxed - Would have like outside eating place
- Edward (10/5): A perfect retreat - Fabulous location, lovely facilities
- Chez (9/5): Fantastic, great views - The location was great, easy access to all the walks I had planned.
Made the 4 nights a pleasure. The only negative was the main bedroom could do with a blackout blind or curtains as when the sun came up the bedroom curtain's didn't block the light out.
- Paul (10/5): Lovely property in stunning location - Property was lovely, faultlessly clean. Surrounding area was stunning. I wouldn't say didn't like, but it would be nice to add a little guidance on where you can walk from the property.
- Michael (9/5): Superb - Lovely cottage.
- Davies (10/5): Exceptional - Lovely cottage in a peaceful location with nice walks from the property. Loved my evening walks with the dogs to the lake! No dishwasher!
- Anne (7/5): Lovely views, good walks, near to pubs and tea rooms, Graythwaite Estate can deliver groceries - Location perfect for visiting National Trust Hill Top. Great walks for our dog. Liked the communal laundry room. Architecture is attractive
Had baking trays for cooking food in the oven Serving bowls for food not there. As we wanted to eat in it would have been good to have e.g. a salad bowl, or casserole that could have doubled up, a platter for cheese (even a multipurpose board would have done)
- Claire (8/5): We really enjoyed our stay at Grasmere cottage and we would love to come back. The surroundings are beautiful and peacef - The location and the place was quite spacious. The fact that there is no dishwasher and furniture are a bit bulky for the living room space.
- Michael (9/5): Superb - Lovely peaceful location, stunning views.
2 min walk to Hilltop and 5 min drive to Hawkshead. Only quibble was no freezer.
- Wendy (10/5): Exceptional -
- David (10/5): Exceptional - Everything Nothing
- Shehan (9/5): Cool and nice - Location Hysterical look
- Adrian (8/5): Very good - Comfortable beds, good setting and quiet No freezer. In the 2nd bedroom where the 3 single beds were the curtains were broke and didn't cover the window.
- David (9/5): Clean and good value. - Clean and good facilities excellent value for money. Great location. Front door didn’t latch, TV difficult to navigate.
- Trevor (6/5): A winter wonderland adventure. - My comments are coloured by the fact that we experienced the worst snow storm in the area for ten years or more. We were snowed in for three days of our stay and, accordingly, did not get to do many of the things we were there for. However, the property was clean and warm and comfortable in spite of the horrendous, life threatening weather. There was everything we needed in the property and would return.....in slightly better weather. The weather was extreme. It would have helped to have had some shovels on site and perhaps some grit for the driveway as the access is very steep. Having said that, the owners sent a snow plough to dig us out as soon as they could.
- Kirstiezd (10/5): Fantastic cottage for families exploring the Lake District - Fantastic location, close to hill top and easy access to explore other areas of the Lake District, Wray Castle was a great National Trust find which is only 15 mins away! Spacious, clean and comfortable cottage and great communication from hosts. Was looking forward to browsing in the estate farm shop, unfortunately it was closed due to staffing issues when we went. Only discovered this after we turned up at the farm shop. Staffing issues were out of their control, however we would have appreciated being notified of accurate and updated opening times .
- Becky (10/5): Fantastic stay - Gorgeous location. Property was very clean, very well kitted out, comfortable and spacious.
- James (9/5): Lovely peaceful stay and a very nice clean property. Will be looking to stay again. - Lovely property. Very nicely laid out for families. Thin curtains didn’t keep light out very much. Passing cars at night (from other residents) lit up kids bedroom. Very minor issue as not many cars on site but thought I would mention.
- Matthew (8/5): Lovely stay and great location - Very clean and lovely surroundings Asbestos ironing board in the cupboard
- Anonymous (10/5): Exceptional -
