- Tony (1/5): Having seen the room, we immediately cancelled our booking. To be fair, we did get a full refund. - Nothing at all. The room offered was a converted coal cellar. The means of escape in case of fire were totally inadequate, indeed, non-existent.

- Margaret (1/5): One to avoid - The communication after booking was good. It was not like the photos. It was cheaper than a premier inn but the lady greeted us in a small towel and shower cap as she had just had a shower when we arrived. The building needs some work and looks run down from the outside. We were put a basement room with no escape because the window opened onto a brick wall and it had a grate above. The entrance door had "fire door keep closed" on it but I'm not convinced it's a fire door and it was open. The light on the stairs down didn't work so you had had to go down the stairs before you could see where you are going. There were cobwebs and spiders in the stairwell and in the room. It felt damp in the room that housed the electrics and I guess the boiler. It was very basic and apparently you can have use of the kitchen but that's not in the facilities list. The shower/toilet was dirty and the seal was coming away from the door, the toilet coming away from the wall. The vertical blind was broken and dirty and you heard everyone walking, talking and dropping stuff on the floor above.

- Peter (3/5): Ok just about. - Cheap Different property as booked one flooded with sewage. In the second propery room very small. I insisted on a second room. The whole property nreded a refurb. The common parts smelled and there were mice droppings in the kitchen cupboard.

- Bassi (1/5): Bad - Good Family room with a functioning window. Wardrobe, table,ensuite bathroom with a shower, staircase and carpeted floors, window sill and curtains. Unprofessional service, Double room is too hot, no ensuite bathroom, double room bed is not adequate, window does not open, room is too small to be classified as a double room, no TV, no kettle, wardrobe too close to the bed, mattress is too hard, upstairs shower in bathroom 2 does not work. There are no windows in either upstairs bathroom. Table next to entrance door blocks the door fully opening. Most of the building is not cleaned properly. Hole in bathroom ensuite downstairs in the family room. Family room ensuite bathroom too small. Shared bathrooms upstairs. No bin in all rooms. Worst experience on night one for the double room and family room was not flawless either. The hot concerige was not even fully clothes and wore a robe for multiple occasions. Night one was ranked 2/10. Night two was ranked 5/10. Overall 4/10
The worst stay I have had at a UK hotel on Night one and night two was somewhat a little improvement but overall not satisfied and not worth the money.

- James (2/5): If you don’t care about the security of your belongings this place is perfect. - It had hot water and the bed was reasonable. THERE WAS NO KEY FOR THE ROOM! The onsite person was clueless and the offsite person just ignores your messages. If you don’t have a key for the room in a share house then it shouldn’t be available for rent.
You also don’t get a towel - which one would reasonably assume is part of the “linens” in the description. “Free toiletries” appear to consist of half used bottles of whatever other people have left behind.

There was also a door to a part of the basement that just had some random junk in, which felt like it should have been locked but wasn't. The room itself also had a lock on that we were not given the key for, which was a little unnerving but ultimately we had no problems.

- Wagner (8/5): Very good - Safety, price, location. I really like this booking. We were walking Hadrians Wall and we stayed here at the end of day one. Facilities were clean. The bathrooms are shared - 3 rooms 2 baths. Perfectly manageable. There is no signage in front which was initially confusing. There was also some problem with one of the keys that was never resolved. Overall, I'm rating it high for price and cleanliness. I would definitely stay here again.
- David (8/5): Very good value - This is a quiet comfortable room. There is no en-suite but you wouldn't expect that at this price. There were two bathrooms for three rooms, and I think one room was unused anyway. It all went well, and the kitchen was well equipped, though we didn't use it!

- Carolne (1/5): Bad - Nothing We were down in a basement of an old house that looked derelict. No facilities in bedroom. Woken several times through the night by people banging and hammering. Finally Woken just after 6am by people screeching and swearing at each other. Heard glass smashing. When we came to leave we couldn't get out of the front door until we found a door handle to attach to the door. Got out front and smashed glass everywhere. This place should not be on booking. Com.

Room was very clean and the bed was really comfortable.
Host who let us into the property was polite and helpful. Great budget value for money stay! Only small gripe I had was that although the bed was comfortable, the pillows were really flat and only 1 each so I had to roll my jumper up to put under my head to sleep. Also no shower gel / soaps in the bathroom. Neither of which were a big problem for just a 1 night stay but would have put me off staying another night.

Steep stairs down with no lights and no handrail.

- Rafe (5/5): I was robbed. - Nothing. It was a shed down a back alley with bins. Impossible to find without help from patrons in an adjoining bar who all laughed when they found out I was in a “The Shed”. The bed was too short and extremely soft. Tiny room.

Not up to standard We never got the room that I booked with en suit got a room with shared bathroom which was no use to me as a man of 72 and health problems

It had a kitchen with a washer and a dryer.
Shower is quite good. The Fridge was minty with lots of out of date food. The microwave is so old and needs a good clean.
The windows and blinds don't fit to well so lots of traffic noise and light coming into the room.
- Gareth (1/5): Depressing, smelly, dirty, dated, no parking, no tv, shared bathroom from the 80s - It had a roof It smelt damp and wasn’t clean, the widow was a single glaze in a rotted wooden frame that wouldn’t close, the room was scruffy and depressing with no tv, it’s basically a cheap bed in the middle of a room, ceiling and walls are covered in dust and webs. The noise from the road was horrendous and you have to share a very dated and unclean bathroom. The place was that bad that I couldn’t stay the night and had to book a hotel. The owner didn’t give me a refund. Also no parking available.

- Graeme (6/5): It was fine for 1 night and would stay here again - The location is good. The rooms could do with a bit of DIY, there are little facilities, ie no tv, fridge, or towels. You get what you pay for though but I wouldn’t stay here for more than 1 night.

We had booked a twin room but when we arrived the owners had overbooked and instead gave us a whole apartment for the same price. Would have been perfect but only had a double bed and we didn’t want to share a bed. Luckily Joe, the manager (?) ordered new extra bedding from Asda to arrive the same evening. One of us had to sleep on the floor, but the added convenience of the apartment made up for it. Thank you Joe for being so helpful.
- Alys (8/5): Excellent Value for Money - For what you pay, this is an excellent accommodation option and ideal for a short business trip (4 days). Wifi worked well for additional work, the bedroom was clean and comfortable, and checking in was easy. My only negatives were that the window in the bedroom didn't open and the place was quite warm, the kitchen wasn't the cleanest, and there was no hot water for a full day. But the price is amazing and if you're looking for somewhere comfortable to stay, look no further. Many of the reviews on here are very harsh and ignore the steal of a price you are paying, if you want a 5* hotel then pay the price of one.

Price appropriate for the room. Well heated and quieter than expected. Good shower. Ideal location for the city. On street parking, free for the time that I was there. Steep steps down into the room. Small bathroom, has a sani flow toilet so doesn't smell as clean as the rest of the room. Blinds rather office like.

Arranged for a refund with owner, two months later, numerous promises from owner and multiple phone calls to booking.com the saga still continues.
Do not use this facility The miscommunication between the owner and booking.com. We have had to act as a middle man.
Absolute disgrace.

I booked a room with a private bathroom, but was allocated a room with shared bathroom.
No towels in the room. I had to message the host to get towels, and only got 1 towel for 2 guests.
No hairdryer, as stated in room description.

- Brian (5/5): Nice room but improvements in other areas are much needed. - Location & quality of the bed is great. The shared shower is also fine . Lack of correspondence from the owners or management. I wanted to check in a little early or if not possible when check in was allegedly available which was at 15.00 but unfortunately due to a failure to respond from the management I had to wait until late afternoon. Also you need to have your own towel here as none are provided.
It's a shame that the people who are in charge here are either not taking the business seriously or it's their first time to run such an operation but I hope they will improve in the future as the accommodation itself is very good value for a central location.

- Bethany (1/5): Dodgy place with very poor management, avoid at all costs - Seemed cheap, was falsely advertised online, should be honest about it being a hostel to make expectations more realistic. This property was unsafe and I was told my check in information last minute. I was unable to contact the Nupath number initially when I rang and text after booking, then I was told that the previous person had taken the room key so I would have to lock myself into the room! The Whatsapp profile is advertised as a contact for bookings, as well as medical and health and also endorses Oliver's Campaign which gives conflicting information as to the status and legitimacy of the business. The wifi didn't work, there were cctv cameras in most rooms and could only watch tv in a communal room where the tv was continually on with no remote to be seen. The radiator was on full blast with no way of turning it down!
I mentioned this to the owner who was passive aggressive in their response and failed to acknowledge the below standard and frankly dangerous side of staying at the property, especially for women. The property was barely furnished and felt unsafe. The bathroom hardly had any facilities, not even a towel! Empty alcohol can in the bedroom. Even at a cheap price, there are standards which should be met.
The owner has since made horrendous accusations with no message proof to confound this. I'm now unable to read our conversation due to disappearing messages which seems convenient. Extremely unprofessional behaviour and frankly quite sad to think that they have reached this level rather than simply acknowledging the truth, showing the skill of diplomacy and care towards their customers as well as taking accountability. Avoid unless absolutely desperate.

Some of this review we are unable to complete due to the fact we had been double booked so therefore the manager eventually after a lot of waiting around for an hour got us in a hotel up the road for a fairly similar price, to be fair although we never met the owner she did seem genuinely sorry and did rectify the situation although someone who the landlady had sent was looking around the building for half a hour for the keys until I explained that we had places to go and we could not keep hanging around like this as it was heading towards 9pm
How you double book a room with only three rooms is beyond me but as I said earlier in review the owner said sorry and I believe this is a genuine mistake and she did put it right.
It was central and location was adequate for local attractions, parking available, the manager/owner cam across as very pleasant and helpful

- Tadiwa (10/5): Marvellous - I wasn’t expecting the 5 star service for the amount I paid and lack of reviews but I was pleasantly surprised by everything, location was a short walk from the train station and the staff on hand made me aware of various amenities close by such as Asda and Dominos. The Bed was very comfortable and smelt nice and fresh.The rooms had ample space for me to move around and had a wardrobe. Toilets and shower were exceptionally clean too. Kitchen had all the facilities to make myself a cup of tea. They even had soya milk which was a bonus. It’s a shame they didn’t have any more rooms for this week but will definitely be back next week for 7 days!

- Neiliow (9/5): A new guest house in a great, quiet location which offer good value once it is fully set up - I stayed here to break up a long train journey as it was very handy for Carlisle train station. I was a bit hesitant at first as it had no reviews but it turned out I was their first guest! Location for the city centre is excellent - less than 10 minutes walk to everything. The bed was very comfortable and there was no traffic or other noise from outside so I had a good sleep. The en-suite was compact but the shower was nice and hot and the towel provided was exceptionally fluffy. An unexpected bonus was the use of a kitchen so, even though breakfast is not provided, there are facilities to make your own and shops can be found nearby. There is also a basic lounge with a TV. The room was a bit sparsely furnished - just a bed and a wardrobe with no bedside table, light, chair, etc although it seems that, as they are just setting up, these things should be in place soon. It was located in the basement so there was no view from the window but this didn't bother me.
