- Global30335800097 (4/5): Noisy, down trodden - Large parking area but limited spaces. Hotel very down trodden compared to other London Premier Inns. No noise insulation whatsoever could hear every door slam and people in room above us. Our room had a bad smell like drains and the heating control was broken. There was a hole in the floor covered by carpet. Empty water bottle left by previous guest and generally didn't feel clean. Shower was leaking and spraying water everywhere.

Premier Inn. On check in it was apparent that they were very short staffed as it took ages for anybody to respond to the buzzer (all the self serve check in desks were out of order).
The room - it was awful. Filthy threadbare carpet, marked walls, black mould in corners of room and in the windows.
I had to make several trips to reception as the 2nd key card wasn’t working, the third bed hadn’t even been made so I made it myself but the sheets had blood on so I had to request a clean set. There was no toilet roll and only one towel between three of us for two nights. Some of the electric sockets didn’t work and all the housing had come away from the wall so it wouldn’t have been safe for children.
I paid extra for a ‘room with a view’. The view consisted of the Edinburgh Council offices and a row of homeless people living in tents.
It cost around £550 for two nights which was robbery. I think joining the homeless in a tent would have been no worse.
Never again will I use Premier Inn.

- rogerellis1964 (2/5): Not the best by a long way. - The check-in was poor. We were eventually served by duty manager, who was very mumbled and couldn't wait to pass us our room key and move on. Our room was very poor as we'd paid for Premier plus room. It wasn't clean, there were marks on desk area where a spill hadn't been cleaned up. The fridge and kettle were dirty. The headboard has a piece missing. The bed was lumpy and squeaked every time I moved. I went down to reception to see if we could have a better room. Eventually after a long wait someone came to reception and I was told we could move rooms the following day as they were fully booked. Not a lot we could do but spend the night in the allocated room. Something in roof space was noisy all through the night. In the morning the young lady on reception was very helpful and assured us she would sort another room for when we returned. On returning we were given a new room. Much cleaner but still a lumpy bed!!
Stopped 3 nights in total for our Ruby wedding anniversary. At breakfast the food was ok but service was poor with one member of staff behind counter more interested in his mobile phone. Question mark over hygiene practices. We had stopped at this hotel 2 years previously and had a wonderful stay. What has happened? We have stopped at many Premier inns over many years but this has been the worst experience ever and I question whether we will ever stay at a Premier Inn ever again. Really spoilt what should have been a wonderful time. Maybe AIRBNB next time.
- wg985 (2/5): WORST HOTEL I'VE EVER STAYED IN - AVOID! THE WORST HOTEL ANYONE COULD STAY IN!
I would give this hotel minus stars if I could. Absolutely filthy hotel.
During our stay, we encountered several issues that significantly impacted the quality of our visit:
List of issues below:
1) The room was not properly cleaned upon arrival. The bathroom had visible mould, and the linens were stained.
2) Paint peeling on walls, skirting board, laminate pealing and burn marks on shelf and desk.
3) Stains on carpets and chairs.
4) Headboard torn.
5) No hot water from sink tap.
6) Damp above window and air conditioning vent
7) Dirty walls & bathroom bin.
8) Mould in bathroom and around window.
9) Chip on bathroom sink
10) Dirty hard child's bed with dirty stained bedding.
11) Rude staff (lady who works from 3pm onwards refused to change bedding as she said there was no point as all the bedding is the same.
We would have moved hotels but as it was half term there wasn't any availability elsewhere.
After raising our concerns we did get a full refund.

The white sealant around the bath/shower was stained black and the grouting was black with dirt. There was dirt in the corners of the bathroom also. The corridor (3rd floor) did not appear to be clean and fresh.

- katehP3103IF (2/5): Room without Windows - I wouldn't go back to a Premier Hub, booked for myself and 3 other family members, my mother being 85 and couldn't believe we were £80.00 each so £160.00 per room and it didn't even have a window, the bed was right up against the wall so have to climb over the other person if you need to get up through the night, definitely a room for 1 person, and I don't think that you should have hotel rooms without windows!!!!

Really value for money this time had a really spacious room, perfectly adequate for my needs clean and fresh and a perfect location just minutes walk from the tram stop on Princess Street. The breakfast is perfectly adequate, free tea and coffee throughout the day, there are juices available breakfast with a selection of pastries and cereal And fruit. Would recommend this hotel perfect location from Princess Street and Great value for money.
- NI84 (4/5): Not like a Premier Inn - I did not realise that premier inn hub seems to be a level below a premier inn, carpets filthy, decoration in rooms has happened but not very well. There is only a full blackout blind, no sheer blind so you are either in full fire of the Travelodge across the street or you have no window. We always love a premier inn as you know what you are getting, this is not the same

- Karenandnickl (4/5): Not the best - The desk is unmanned most of the time, generally there seemed to be a shortage of staff.
Our room was on the fist floor and was level with a staff smoking area. The net curtain was on the floor and the dark curtains had to be closed all the time making the room very dark. There is mould in the bathroom and generally the rooms are tired. The premier inn in Princes Street is a much better option.

- Rosebudpip (10/5): You know exactly what you are getting with a Premier inn, location, comfort and great value. - The location is great , very near the main station and many of the famous tourist attractions. Great view from our room.
Rooms are well appointed with comfortable beds, extra pillows and bedding available. Tea/coffee making facilities, good bathroom with bath and shower and plenty of room to store/hang clothes.
Breakfast here is great and great value for money bearing in mind that just one coffee and a pastry in this highly priced area could set you you back £7-15! Breakfasts are huge here, eat as much as you like continental and full English available for £10.99!
Premier inns are always great value for money as they are usually in great central locations, they are clean and comfortable.
- kianicolem (2/5): Poor rooms with black mould in bathrooms - Location was good for tourists for the city centre with some close bars/attractions.
However on arrival we were given a room which belonged to someone else, luckily we were not the type of people to take advantage but I would be unimpressed if it was my room someone else had been given, no disrespect to the reception staff as this is likely to happen at times and it was sorted very quickly.
However the bedroom once we entered, the bathroom was full of black mould by the bath, with mould and blood stains on the roof, with mould also evident by the window stills. Generally unclean due to this and unleaded at the room considering premiere in is a usually respectable business and normally very clean.

When you complain thry tell you to just spray your room with perfume as thry can't do nothing. I've stayed at hotels before and people are kicked out in middle of night for smoking cigarettes in room. So why isoent this hotel doing the same for those smoking drugs

Had one member of staff who was a bit straight faced and didn't appear welcoming. But all others were helpful . Arrived to only one towel so had to ask more as we are a couple.Bathroom needs attention as there was quite a lot of mould around the bath , and smelt a little damp. Only four coat hangers between us.

Marjan and Lacy greeted me with their warm welcome and lovely smile. They allowed me to have extra duvets and pillows to help me sleep better and get comfortable. The room was clean and very nice. Free tea and coffee in bar area, a bottle of water is free in your room. Breakfast was continental style for £6 , quality was good and fresh. Staff friendly, polite and helpful. Would stay again.

- RetiredOneHappy (4/5): Not the best...... - We were unable to check in early so left our case in secure room. When shown to our room it was awful. The smell was shocking. The bathroom had black mould on the ceiling and walls. We asked for a room changed and they did it for us. That one wasn't much better. Without us asking, they upgraded us to a Premier Plus Room. While we were very grateful for this (it's not the staff's fault) this room was very tired. The foot stool was very tatty and material was peeling off as was the trim on the dressing table. The sink tap was plumbed wrong, you couldn't move it to the left into the hot position. Only cold water came out. Bizarrely, the hairdryer cable was screwed into the wall only allowing about 1 foot of cable to be available. I could barely get the hairdryer to reach the top of my head and I'm a small person. A tall person would have no chance. At breakfast nothing was labeled so we had no idea what the 'pink stuff' in a large bowl was and we just presumed the white stuff was Greek yoghurt. None of the juices were labeled. Everything just seemed ½ hearted. The staff on reception were great. Very accommodating and happy to advise re eateries nearby. We felt sorry for them as we weren't the only people with room issues. Yet they carried on in a very happy manner. The plus side to this hotel is that it is 3 minutes walk to the railway station and 100 yards from The Royal Mile. We wouldn't go back but would book the P. I. on Princes Street instead. That has the wonderful Bar+Block restaurant attached to it. Almost forgot ..... The restaurant was closed on the night we arrived (staffing issues) We stay all over the country in P. I. and this one has had its day, sadly. It's only the staff that are keeping it going.

- damob2014 (10/5): Excellent location, clean and tidy rooms. Some niggles at breakfast, on the whole a great stay for tourism in Edinburgh - Excellent location for accessing the Royal mile (you literally walk up one of the side roads and you are on it). Room was ready for early check in and was clean and tidy as expected. There was only one towel which was rectified at reception. We had breakfast included on the Wednesday, Thursday and Friday morning. Wednesday and Thursday were fine and everything was available. Friday however didn’t have a full array of items and nothing seemed to be available all at once. For 10 minutes bacon and sausage were available. Then they would go and then eggs and mushrooms were only available. I had to wait 15 minutes for it all to be available together which was frustrating and the reason for a knocked down star. Some of the staff were wearing non uniform also (tracksuit top and joggers) collecting plates which didn’t look professional.
Those minor things aside it was great for visiting Edinburghs tourist sights and I would stay there again if in Edinburgh
- B2482IXsusanj (6/5): Disappointing stay. - Great location. However the hotel was not very clean in the main areas, arriving at 3pm the breakfast and bar area floors very unclean. The room had no ventilation, smelled damp and after a shower the walls ran with condensation. A/C ineffective. Breakfast was poorly prepared, fairly lacklustre approach all round, not what we normally expect from a Premier inn. I suspect poor daily team management.

The room was in desperate need of a refresh and was the room they would give out if no other rooms available. Thats fine but the price should at least reflect that. Wont be staying here again

- JackoCKJ (4/5): Rough and Dated - Needs Refurbishing - I normally love a Premier Inn, but this one is so rough! It’s full of trades using it for a cheap nights stay near London for work. We were a family and taken back by the bad language and ladish feel this hotel has. Despite signs out the front it’s full of smokers and at times the smell of pot - with staff and management blindly ignoring this. The bang average pub food makes school dinners seem Michelin standard - everything microwaved or air fried! Normally Premier Inn rooms are spotless but our one could do with a lick of paint and some modernising. Thankfully we know this isn’t the norm, but if I were Senior Mgmt I’d be acting to avoid this one tarnishing the usually strong and reliable brand.

After paying £15 of my hard earned cash for early check in I was kept waiting a short time until my room was ready. I had paid for a premier plus room with a view.
The first room bed headboard was worn so I asked to change rooms, it was exactly the same. The manager agreed that the rooms coukd do with a refresh and offered a 20% reduction in price plus 3x free breakfasts 1 for each day of my stay.
The mattress is worn out as when you get into bed it doesn't offer support and you hit the bed stead.
In addition to the worn out headboard the chairs were all worn which didn't look great and there was a light out in my bathroom which didn't get fixed despite being told by the manager it would be.
The restaurant was rebooting only I went down at 1730 and was told it was fully booked, there was no one in. At 1800 after ordering in food there was one family of four seated in the restaurant. The guy on reception said there was only one cheif and they limited the numbers and he was only doing what he was told.
The good - not too far to walk to the railway station.

- TFA1913 (8/5): Perfect and affordable place for a Edinburgh city trip (with great view of the castle if your lucky ) - Had a pleasant stat here at the Premier Inn hub hotel Edinburgh Rosestreet.
Getting there was easy, take the tram from Edinburgh airport (buy a ticket or tap in with your debit card) and hop off at the Princesstreet stop and then its a very short walk to the hotel which is just around the corner.
Lots of restaurants and pubs/bars around the hotel and a good bar to have drinks at in the lobby. (And food if hungry from snacks to hot food).
Unlimited continental breakfast is available for £6 a day, and tea and coffee is unlimited without costst for guests.
Check in was quick and easy and getting to the room was without hassle (only 1 elavator was working during our stay).
Room was good, under bed storage for baggage which saves a lot of space in the room.
Pull out desk for if you want to get some work done, with a absolutely perfect view of Edinburgh Castle (if you have room 535 like we did, see pictures).
Room was airconditioned and had a touch screen pannel for the lights and A/C control. (AC was a little loud and had a pannel hanging off it)
Enough sockets for your devices and a tv which you can connect your phone to, perfect for streaming stuff.
A very comfortable bed with more then enough room for 2.
Shower was good with to shower heads, shower did have some signs of mold but nothing major, other facilities in the bathroom were very good also.
Overall had a very nice stay and would recommend to anyone who is wanting to go to Edinburgh for a trip.

The bed was incredibly comfortable. Everything worked and didn't need any assistance.

Room was dirty and in severe need of a freshen up, bed sheets were like bin liners, pillows were thinner than my palm, good luck drying your hair... and asthmatic blowing on your hair would be quicker.
Locked changed while we were there and unable to get into the room.

- Insufficient room features: no trash can in main room, no safe, single control for all lights at once is not ideal for more than 1 person per room, very limited surface/table space
- Staff: front desk is not staffed, there is no text messaging system, and phone is not answered, so you have to physically go to the lobby and press a button to wait for someone if you need anything, but staff is friendly when needed
- Good location is the only real positive
- Accessible "roll-in shower" room's bathroom does not drain well so it floods when showering
On the second night here, the toilet would not flush. Someone came up and fixed it, then it broke a second and then third time. The manager on duty moved us to a new room for two nights that was half the size and had no windows. He said they would refund us for one night (USD $214). 10 days later, after contacting the property via Expedia and their own site, there has been no response and no refund. What a waste of time and energy.
The concept of this hotel is like one step above a hostel. Very strongly recommend against this location and chain (Hub by Premiere).
- Global33258164615 (10/5): Great stay in Edinburgh Premier Inn - Brilliant location, 5 minutes walk from train station.
Easy access to all sights and transport links.
Staff at the hotel are all brilliant and very helpful with any need or requirement that you may have.
It is a family hotel with a breakfast and dinner menu fit for all. If any special requirements you can speak direct to the chefs or the waiting staff.
The family room we had was an exceptional size with plenty of space on the top floor. There was no noise from other rooms or from the street outside.
The only downside was that the room was a bit tired and in need of a little TLC but that was outweighed by the space in the room and the view over Edinburgh from the window.
Overall it was a fantastic stay at this hotel and will return without second thoughts.
- scoboouk (6/5): Great location, basic rooms with peeling furniture - First time staying at a Premier Inn and we picked this due to the location, being close to Waverley station and the Royal Mile. Location was excellent. We arrived very early and no one was on reception but we found a staff member in the restaurant who thankfully let us stow our luggage until check in. The room was a decent size for a family of 3 and the room was basic (no fridge), the furniture though was peeling, the desk had a large strip of laminate falling off it. The bathroom was clean and the shower had decent pressure, although the whole room steamed up after a short shower.
There wasn't alot of toilet roll left in the room for our two night stay but we did manage to get some when we seen a staff member cleaning another room on our floor.
Found the prices quite high, per Australian standards anyway, but it was one of the cheaper options we found in Edinburgh and it provided us with a good base for a couple of days in the city.

- Carol (8/5): - Clean room, great location (close to tram and shops/attractions). Good continental breakfast. Only issue was with noisy water pipes until 2:00 am.
- raykJ1888TG (2/5): Dont stay here - Would never stay here again. Mold on walls, dirty floor and bathroom, peeling furniture and more. Staff said they would not clean the room since it was late and there were no other rooms available. Offered a free breakfast but we refused due to cleanliness concerns.
- Gretchen (4/5): - First of all I don't know why they gave us a room for disabled people, said that, the bathroom flooded every time we shower. It was terrible! We had to make a barricade with towels to try to contain the water.
Also they modernized the light system only to make it worse in terms of choices.
Another thing is the Parking. As you might understand that is the city center and parking is limited, the choices and instructions are very poor and it might expose you to get a fine from the city.
By the other hand the staff is very friendly, specially the one from Polonia.

- ryan (10/5): Very economic - It was exactly as advertised. I did not take part in breakfast but the room was small but contained everything one would need.
I will say it would have been tight with two people in the room I booked. No natural light wasn't a killer and it helped me sleep.
- Catherine (6/5): - This room was too small and claustrophobic. We knew the bed was surrounded by walls on three sides, but not welcoming. One uncomfortable chair was offsetting, as well. The complimentary coffee cafe was great, especially to take. Mid day break after all that walking through such an amazing city. Location is fantastic!
- Passenger60710773613 (2/5): Disabled Room - We were placed in a disabled room with no furniture or other amenities. The bathroom door was broken. At check in they could not find our reservation. Stay at the Waverley on Princess St. It’s a nicer hotel with friendlier staff.

- zoej817 (10/5): Great city break / work hotel - So for what I needed this hotel was perfect. Perfect location for walking anywhere and very central. Bright, modern decor and very clean. Rooms are small and would say as a couple book larger room as compact with everything you need built in but limited floor space. No tea / coffee facilities in room but freely available in the lounge area. Limited menu choices for meals but literally restaurants /cafes on your door step. Breakfast very limited continental heavy on bread /pastries and cereal but fine as initial start to day. If you want luxury and plus restaurant/ facilities this isn't it but perfect for shorter city break / work.

The location can’t have been any better, everything was in walking distance. The staff was friendly and helpful. For short stays, it’s perfect.

- David (6/5): - Our room was very basic and needs refurbishing. Wallpaper was coming off the wall and paint was cracked and chipped on the ceiling. The staff was polite and professional. The hotel location was just off Princess Street giving easy access to Edinburgh.

Very friendly service personnel (Helen!) in the restaurant, ok breakfast buffet (cheese not being part of it...). Room is only cleaned when you ask for it (and in our case the toilet was omitted...). Room windows cannot be opened. WiFi is a desaster... :-(

Very basic hotel, toiletries aren’t really provided it’s a hand wash and old looking bottle of body wash so keep that in mind when packing. Small room but the bed was big. Did the job for a couple of nights. The continental breakfast isn’t worth getting.

- vanessapE7258DI (8/5): Great Central Location Not So Great Rooms - First things first I do have to say that the location of this hotel was amazing and central to everything that we needed. Everything was a 20 minute walk or so, which was extremely helpful for us. On the negatives, for the price that you pay this hotel is honestly not worth it. I would much rather pay an extra hundred dollars or $200 a night and stay somewhere else we paid (~$700£). The rooms are extremely small which I understand is the appeal of Premier Inn but there was barely any walking room in the rooms. Additionally, the bathroom is not even fully closed off so everything you do in there can be heard by the other person you’re with. On our last night I also realized that the duvet we had been sleeping with for two nights had a disgusting stain on it. That was covered up our mattress did as well. Lastly, our carpet was so filthy that I couldn’t even walk around in socks because I felt disgusted. The cleanliness of this hotel needs to be reviewed because you really are not getting what you paid for.

- Sixto (6/5): - Their service and staffing were lacking. The check-in process was impersonal. We got some directions for parking, but it was not specific enough, and unclear to us being from out of town, and ultimately we were not able to find subsidized parking. On our last day the breakfast service was delayed due to lack of staffing. The room was smaller than expected, bed was up against the wall so one of us had to climb over the other to get in and out. Would not return to this location.
- T9261AKbobs (4/5): Great location but not much else. - This was a Premier "Hub". The location was great, in the centre of the city. But my room (301) was very small. There was no space for a kettle, if you wanted a coffee in the morning before getting washed and dressed you had to get fully dressed and go downstairs to get one (free) in the bar. There was little room for anything else, the bed was squeezed up against the wall so you could only get out one side, OK if you are alone but not good for couples. The toilet/shower was very small too, hardly anywhere to put your toothbrush. It would be better to go for a non-Hub alternative.

Room was tiny, small area to walk beside the bed, and room was hot - even with temp on lowest setting. Under bed storage was very convenient.
Room was noisy due to water pipes (we think) in walls.
Cleanliness was good.
Luggage storage at reception was great on the day we left, as we left later.
Staff was very helpful!
Good for a short stay.

I stayed at the hotel for 2 nights in September 2025, unfortunately the room was very very hot even when the temperature was set to 18 Deg C the lowest setting. There are no opening windows so I really struggled, the a/c unit was also very noisy, sounding like gushing water most of the time and clicking noises intermittently.

- Michael (8/5): A nice stay at the Hub by premier Edinburgh - The Hub by premier is exactly as it appeared in Hotels.com booking engine. The stand double room was very small. However, the bed was very comfortable with quality linens. The overall housekeeping could have been better i.e the Glass Wall in the bathroom was in need of a cleaning. The breakfast was a good bargain at 6 pounds per person. Overall, the location of the Hotel was great, the staff helpful and kind and the stay was pleasurable.

There was also construction and scaffolding so I couldn't even see out my window. They say there is someone at the front desk 24/7 but there was literally never anybody there and I had to wait over 10 minutes every time for an employee to show up. 100% not the quality I expwct for the cost. Would not recommend
- monikaw420 (8/5): Great location, great stay, but careful if it gets too hot - We had a great stay at the Hub/Premier Inn. The location in Edinburgh is absolutely fabulous - tram connection to the airport right around the corner, and both the touristy parts and some good shopping as well as restaurants close by and within walking distance. The rooms were on the fifth floor and the view across the Edinburgh rooftops was spectacular.
We loved the rooms (we had the larger rooms) and all amenities. One of the best parts - even if you don't have breakfast, you can get coffee/tea downstairs on a complimentary basis. Not so great was that we did not get someone to clean the rooms while we were there (even though we asked for it explicitly) and we were a bit worried about the AC (which in the end worked, but were also lucky in that temperatures were not super high).
Overall a relaxed and easy atmosphere, not much noise, and super easy in-and-out. Fair prices - in September!

After walking some more, a local gave us more specific directions. We finally found it hidden behind scaffolding, which we never suspected to find it.The property was clean, the staff pleasant and a typical continental breakfast.

Staff were great at trying to help. Even after the reset it did not work. With the fan given was barely enough to sleep.
Just make sure AC works prior to settling in.

What they didn’t tell me was it would go on late into the night. The stag was great and the typical European breakfast was fine. Location was fantastic, which I’m sure they know.

- Michelle (4/5): - Staff was friendly but quite slow with service - it took a long time to check in (it didn’t seem they had a desk attendant at all times available) and again to retrieve my bags when I had left them in their storage room to walk around the city.
Facilities overall were fine, a little older but clean in general. Nice that they had free coffee and tea easily accessible.
It’s in a great part of the city so location was very convenient to walk 15-20 minutes to major attractions. Biggest complaint was the noise going on from construction!! Right outside of my window were people working on scaffolds so I was abruptly woken up every morning to the sounds and vibrations of drilling… weird I wasn’t warned at all about this or given a different room because it was VERY disruptive.
