- lindasK3504YD (10/5): Quiet and comfortable - Lovely peaceful stay here, for a night at Festival Theatre. Clean, cosy room with a fabulous bed, I paid for a bigger room and still a great price. Good continental breakfast for £6. Definitely will return.
- 845richardi (2/5): Disgusting hotel. Not recommended, poor cleanliness and maintenance - I am genuinely astonished that we were charged £158 per night for this hotel.
The room was disgracefully dirty. The carpet was heavily stained, clearly un-hoovered, and still covered in debris from previous occupants. The tub chair was filthy, the bathroom floor tiles were loose and missing grout, and the shower had black mould throughout. The blind was broken, and the AC unit was so caked in dirt that it was frankly a health hazard.
Every surface had visible dust, spills, or splashes. The overall level of neglect was shocking, and frankly an embarrassment for Scotland’s hospitality standards. A quick look at other reviews shows this is far from an isolated incident.
Even the cheapest hotels manage basic cleanliness, but at £158 per night, this level of filth is unacceptable. Premier Inn should be deeply ashamed to put guests in rooms like this.
- Jones5025 (10/5): Amazing staff - Great little hotel this. Perfect location for me. Always stay here when working in the area. Clean rooms, great pub next door ( seperate from the hotel, so be aware breakfast times are different). Andy on reception is a star. Always approachable,friendly and happy. Looks like he really enjoys his job. Nothing is too much trouble. Great asset to this hotel so the company needs to appreciate what he does. Staff in the morning were friendly too.

- Jennie4024 (10/5): Just perect - We attended a wedding this weekend .. and the hotel had a very welcoming atmosphere from the moment you walked in through the door until you left.. the staff were very friendly and accommodating, Especially Andy ( the woman who took over I didn't catch her name... Sorry) who was not only friendly towards me and my husband, but also very sociable towards my children and very easy going to talk too and we were happy he was there both days we were there. The rooms were very clean and was exactly what we needed for our 2 day stay as well as perfect location so definitely worth the value we paid. Considering we were near a main ish road you barely hear any traffic even with the window partially open so noise level was just perfect for getting my children to sleep late at night as well as catching a slight breeze.. If I ever need to stay in this location again this will definitely be my stopping point...thankyou all for a perfect addition to our weekend.

Rooms clean but a bit rundown - for the price it’s a good deal. My thanks to the team working across reception and the restaurant including Liv, Tom & Mohammed and the chefs, cleaners. If the head office can better manage the skeleton staff running across sites and support with better training that would be great. Manager Tom handled a couple of issues well 😊

- Lisaloops13 (8/5): Fab stay. Get what you pay for - Just had a night at the Hub with my hubby. Got exactly what we paid for. Great location. Right next to the train station. Walking distance to everything else. Easy check in and out. We had a standard double. Compact but very clean. Apart from the overly stained chair. Lots of storage. Bathroom nice size. Comfy bed. We just wanted somewhere to lay our heads so this suited us perfectly. Only downside was no kettle. Only a free tea and coffee station down on the bottom floor. Which if you are on the fourth floor like we were was a bit of a pain going up and down. We would definitely the Hub again for short stays again if we knew we were going to be out and about all the time.
- W5947NFbrookeg (8/5): Great Hotel in an Even Greater Location - Overall, it was a very nice stay in a clean room in an excellent location. The hotel is located between City Center and Old Town Edinburgh so you have to option to choose your vibe for the day. Lots of great cafes and restaurants around to choose from. The room itself was very clean, had everything you could need and was very "high-tech". The bathroom walls and door are glass though, with only the bottom portion being frosted, so unless you are solo, things might get awkward. The food offered was minimal but decent. It was far too expensive for what you were getting however, a premade, reheated dish. I would definitely stay here again in the future and will probably recommend it to my friends and family who visit the area.

We had no issues with road noise despite being so close to the A1 and not issues with internal noise either. Would definitely stay here again if we need a hotel in the area.
- sutton-womble (6/5): Not coming back. - After staying here for the last ten years it is time to move on. They have taken over control of the pub next door but it is only open at set times. If you want a drink or something to eat out side of there hours you need to walk 10 minutes into town. Best to stay in town not here. I hope this help others.

- bulletdozer (6/5): Needs refurb but everything is there. - I visit family in Epsom regularly and this is where I stay most often for the following reasons: 1. It is cheap - cost me £200 for 4 nights. 2. Large free car park, and I always drive to the far end as there is more spaces. 3. You can open the window, which is rare in Premier Inns these days. 4. It is less than 10 mins walk to a Wetherspoons pub. 5. There is a 24hr garage that sells M&S food right opposite. Yes the restaurant is run-down awaiting refurb, but it’s ok for breakfast or a quiet pint in the evening. Premier Inns in general have poor air con systems and this is no different. I do not like the way the rooms have been ‘modernised’ because the large bench table where you could put all your stuff has been replaced by a small one. Many tv channels have been removed so it’s basically news or kids stuff now. The glsss panel over the bath just gets in the way and so much water goes on the floor - it’s about time every room had a walk-in shower instead of a bath, it’s far safer too. The sink tap no longer has running water it’s become a spray, and the toilet flush it behind the lid so you have to keep touching it. The bed is comfy but far too high, particularly if you have any back pain because your legs do not reach the floor so you have to ‘hop’ off. Staff are fine but clearly not motivated due to minimal wages. Worthy praise goes to the young lady who swept all the leaves up outside the front entrance. So the place is fine but the owners really need to re-think the way they are updating their Premier Inns because they are going in the wrong direction.

Great location just a few mins walk from waverley station and the royal mile.
I had breakfast on my 1st day..for £6 it was good. Porriage, fruits, cereal and toast with various spreads. Tea and coffee available 24hrs day in dining area, though not even a kettle in the rooms
Overall i would stay here again mainly for the location, and a decent hotel.

- andreasD8603YZ (2/5): Awful hotel stay anywhere but here - We stayed here in October for part of my husbands 50th birthday trip. Location was great but that is the only positive thing I can say about this hotel. worst hotel I have ever stayed in !!
Sheets were stained and dirty, asked for these to be changed but weren't.
During the night the lights and aircon kept coming on. We would turn them off an after half hour or so they would be back on again. As most people know Scotland isn't a tropical sunny place. We both ended up with colds ! I also have rheumatoid arthritis which was impacted by the air con and put a dampener on our stay as I was in pain.
We tried to complain while we were there but there was 1 member of staff covering reception, check ins, restaurant and bar and the member of staff kept leaving our conversation to attend to other guests. We told him we would contact Head Office.
Contacted Whitbread (Premier Inn) head office who said they couldn't help as it was a Hub so nothing to do with Premier Inn and we would need to contact the hotel directly.
After several calls, emails, feedback forms we are still waiting for a response nearly a month after our trip.
Awful customer service ! Terrible DIRTY hotel !

- 962coreyf (8/5): Great location, comfortable room. - This hotel was very much central to all the fun things to do in Edinburgh. The room was clean and the staff attentive and friendly. Unfortunately, the WiFi was out and being 8000 miles from home without WiFi to contact family and friends was a bit painful. The room controls for lights and such were also kinda confusing, albeit, very sleek and modern. It didn’t seem like there was a way to turn on a light in the bathroom without lighting the entire room and disturbing those sleeping. Overall, a very nice hotel and would recommend (assuming the fix the WiFi).

Despite booking and paying for an early check in the process took about 20 minutes due to only have one staff member of duty who seemed to be having to juggle all the front of house jobs himself.
As you’ll see from my pictures the room was pretty dirty. I’d go as far as say it’s the dirtiest hotel room I’ve ever stayed in!!!
The mural of the wall is literally covered in dust and has clearly never been dusted. The carpet is covered in marks and stains and the bathroom is exactly the same marks dust and questionable stains everywhere.
If we didn’t absolutely need to stay here we’d have packed up and gone home.
The noise level in room overnight was also terrible there a fan that runs blowing constant air into the room and everyone you open the bathroom door a noisy extractor fan tickets in a runs for 10 minutes. You don’t even need to put the light on for this to start.
After we came back from the theatre we wanted to grab a quick drink in the hotel bar before heading to bed however staff advised there was a problem with the till. He sought a supervisor who came but couldn’t get the till working either so rudely said it wasn’t possible to purchase any drinks or snack. We asked if these could be added to our room and he replied “ no we don’t do that”. So much for customer service.
I’ve stayed at many Premier Inn hotels including the Hub brands over recent years and I’ve never had as poor experience as this.
£175 for a night is an absolute joke and we will never stay here again.
- willbJ2430MI (8/5): Good hotel, terrible pub. - Great hotel, clean, good facilities for the most part, parking was fine. Service was good as was noise level - though my friend (in the same room as me) heard people banging about in the room above in the middle of the night, I didn't hear that.
Value was good too - pretty much the hotel side of things was great.
However the run down Haywain 'pub' that is for the exclusive use of hotel guests, was, frankly, terrible. The front view of it suggests it's going to be condemned soon! Large portions of it screened off inside and drinks promotions when they didn't have hardly any of those drinks!!! And (although I didn't have breakfast there - I've had it before and never will again) a friend reported the breakfast was rubbish.
Better to walk down to the Spoons!

The downstairs is nicely laid out with free tea/Coffee available. Rooms are small but adequate. Only downside is room service as in cleaning! Didn’t see anyone near our room for 4 nights 5days. Beds small but comfortable.
- U536WYsharond (10/5): Highly recommend this P.Inn Branch - This particular P.Inn branch is in a lovely location, nearby Chessington which we visited and also easy access into Central London. Not far to walk into Epsom town where lots of shop choices.
The staff, rooms and cleanliness were faultless - we'd recommend this branch!
Our only disappointment which really isn't to do with our stay but frustrating when you see the potential - the restaurant area is an amazing space with lots of original features but as it's likely low season in Oct leaves it feeling a bit tired.
Some changes off brand but directed for this sit in terms of the interior and menu could mean this becomes a brilliant local spot to go!
- alwayseatouthere (8/5): Warm & Very Comfortable Hotel - Stayed her for three nights. The staff were excellent. The rooms clean and cosy. Shower also great, hot and powerful. Hairdryer supplied which was handy. The nearby restaurant was handy but the breakfast was cold, even the tea so we only had breakfast once. Coffee was hot though. We only had one meal at the restaurant as we were spending a lot of time out with family. The roasts which we had were very large with lots of vegetables and tasted lovely. Again, not very hot. All in all a very enjoyable stay.

The room extremely clean.
The whole experience was full premier inn with all the comfort; with Andy the staff member going above and beyond, this gave the hotel the personal touch of a boutique hotel.
Also another staff member Diane, nothing was too much trouble, both are a great asset to Premier Inn.

The carpet was very stained, the duvet cover didn’t fit, the lack of a window made the room claustrophobic, and the noisy air con made sleeping a challenge. I certainly won’t be staying at a Hub like this ever again, as it wasn’t good value for money

- gillianwebster1963 (10/5): Excellent from start to finish - Great parking and wonderful reception from Andy. Arrived early and just wanted to register the car for the carpark as you normally do at Premier. Andy said our room was ready and we were welcome to book in. He explained perfectly about room cleaning etc and where extra supplies of tea etc where. He explained where to go for the pub across the carpark and their times of service.
The room (12) was lovely and quiet and clean.
My partner had great conversations in the evening about football with Andy and he really enjoyed them.
Andy came to my rescue when one of my suckered bags lost its vacuum and exploded in my suitcase lol. He kindly found a hoover to collapse it again. Each evening saw him providing service to several guests who needed items above and beyond.
If it wasn't for needing to move on we would've stayed longer. All in all a great experience
- V7686EXnataliat (4/5): No room cleaning, loud AC - I can’t rate this hotel very highly—the only real pro was the location, as it was great for getting places. However on the first night our room had very loud bubbling and hissing pipes. We spoke to the manager about this and he tried a few things but honestly didn’t seem to know what he was doing, as he kept blaming it on the air con when it seemed clear to me it was unrelated since turning the air con to our room completely off didn’t stop the noise. They didn’t move us to another room as it was full apparently, didn’t give us any kind of money back, only gave us breakfast in the morning free which was better than nothing. The next day they were able to move us into a new room, which thankfully had no noise. But after sleeping there a night we needed the room cleaned. they don’t do this automatically and you have to ask at the desk, which we did, but when we came back to the hotel they clearly had not been in the room and had only left fresh towels outside the door, which is not something we needed—we needed bins emptying and fresh sheets but were forced to sleep on ones with a stain.
- OscilateWildly (6/5): A bit 50-50 - Lovely, friendly, helpful staff. Great location. The room's carpet and chair were both really badly stained. Heating was not easy to adjust, and air con was noisy, so I had a choice - no sleep because I was too hot or because the air-con was too loud. Bedding didn't fit and mattress topper had a hole in it. Not cheap, so Premier Inn really should do better. My first stay in a Premier Inn, not entirely sure I will stay in one again.

- madison5 (8/5): Great location and food - Location, check in, staff, food, unlimited tea and coffee - could not fault. Bed was comfy with clean bedding. However, the room was not clean. Carpet heavily stained, thick dust on all skirting boards, door hinges and mould spores in shower cubicle.

- TheCityBreakers (8/5): Great for the old town and station - This hotel is very convenient for Waverley Station and the old town. It is within easy walking distance of Holyrood Palace, Princes Street, the national gallery and the castle.
The rooms are quite ingeniously designed and the bed was very comfortable, but it must be a bit cramped when there are two people in it. The only downsides were the soundproofing between the rooms which should have been better in a modern hotel and the carpet was stained.
The bar area was really nice and welcoming and the all you can eat continental breakfast was good value for £6. The staff were all helpful and friendly.

The rear car park is unkempt, no outside lights working, gardens overgrown and a car thieves paradise. The outside paving is broken and buildings have a tired and sad appearance . The hotel has signs saying Shushhhh but try closing the door to the bathroom in room 32 it’s creaks and emits a loud screech as you close the door! The heating system is just broken and the fact the room has a large floor standing fan tells its own story ! Time for some serious Head office management to decide if they want short term profit or a long term business!

I told staff on reception 3 times the heating wasnt working in my room (it was showing 17c) although a heater is working fine in the reception area. First time a woman on reception said she had just turned on the heating system.. a complete lie I presume to make me go away as no heating that night but Tom at reception thought it acceptable to joke about this to me on 2nd day I reminded at reception it was very cold in my room saying there is a ‘button and a boost button on the radiator at the top’ making out I must have missed it. There was no button. What a very arrogant and rude man he is thinking its ok to make fun of customer concerns who pay £120 a night to stay there a very basic request is heating which I had none for 3 days with even no plug in heater offered. Tom should be removed from his position near reception as he is uncapable of any form of decent acceptable customer service. The whole experience at this hotel was shockingly bad. The coffee at breakfast from the machine tasted of detergent.
- WDbxl (10/5): Delightful option for solo travel in central Edinburgh - As a first-time Hub user, I loved the concept of this hotel. The location was perfect for my work needs, just across from the council and U.K. government complex and around the corner from Holyrood.
The room is compact, but clean and comfortable. The mattress is especially great and the furnishings feel more “premium” than in other budget/pod concepts where I’ve stayed previously. The reception team was great, the early check in was readily available for a reasonable additional £15, and the cool aircon and big TV (with easy plugin for my fire stick) made it easy to relax in the evenings after work.
If you are not travelling solo, then the main room will be too tight for you and you should get the “big” one (which even then, be aware is quite compact!).
The breakfast is quite light - which I honestly prefer - and consists only of a croissant, pain au chocolates, yogurt with granola and berries, and coffee/juice. On the other hand, it’s cheap (£6)!
I could imagine a few details in the new-build hotel will need to be refreshed soon (my window shade was a bit deteriorated and the TV wouldn’t turn off without using the switch at the mains, for example) but as long as the operator keeps on top of this, the hotel should remain my go-to choice for business in Edinburgh.
- 683elspethb (2/5): Appalling. Do not stay here - This hotel is like a heat pump. The room was far too hot and it made me ill.
When we arrived the window was already open and a fan was on in the room. The room was over 35c although the day was only 23c.
I complained to the staff and asked to be moved to a cooler room. They said no and offered more fans.
We ended up with 3 fans. They were very loud - over 80 decibels. In the morning out ears were ringing from the noise.
I have made an official complaint to PI and asked for a refund due to their advertised guarantee of a good nights sleep. They have not honoured this promise or given a refund.
Every time I went to the reception there was other people in their making the same complaints. It is truly awful.
I had been a regular at PI all over the UK but I will never stay in one again after this - both the experience and the terrible customer service response from PI
I feel very sorry for their team who were trying to manage this building which is NOT FIT FOR PURPOSE and is a health and safety liability.
- richardbC3235NW (6/5): Great staff, shocking utilities... - Staff were friendly and really helpful, doing what they could to make our stay pleasant. Unfortunately they're dealing with the profit-hungry corporate ne'er-do-wells who clearly aren't bothered about whether anyone with a food allergy or intolerance goes hungry or whether someone using the dining room toilet might escape without dysentery or not... (indeterminate puddle on the floor, broken toilets and soap dispensers...!
- emmabP4111RP (6/5): Ok but customer service could be improved - Comfortable room as expected from this brand. We didn't have the best first impression as the guy on reception was dealing with something else and completely ignored us for 5+ minutes. Both times we needed extra milk the container in reception was empty and clearly hasn't been cleaned in a while.
Convenient location for getting into London. We chose it for this and competitive price.

- CEP134 (8/5): Standard hotel, great staff! - Stayed for 2 nights. Unfortunately there was a lot of noise and door banging on the first night, but the lovely reception staff arranged an alternate room with the minimum of fuss, and it was much quieter. There is road noise due to the proximity of the A1, and the hotel was generally very warm.
The food at the attached pub was adequate, but service here was incredibly slow, and don’t think about a nightcap, as they close at 10pm!

Nothing was ever a problem and she had great knowledge about the area for me.

- drewantonypiercey (4/5): Poor overall - Bed was uncomfortable, wifi was the worst I've used. Got premium and it's no better than the free version. Asked front desk and they just agreed it was bad but still charged me £5 per night.
- BethPettit (2/5): Awful night's sleep and incredibly rude staff - No duvets in the room and it was absolutely freezing, so had a very poor night's sleep. Mentioned that it was missing when checking out in the morning, so they could put one in the room for the next guest, to be told by the (very, very surly) receptionist, that they'd removed them all because it was 'too hot', and there was a sign.
The sign in question said the total opposite - that you could request to swap your duvet for a sheet, if you were too hot.
I said the sign said the opposite and that it was actually very cold last night (even during the day it was max 18c). She then told me twice that someone should have told me when I checked in (they didn't). Then told me that I should have come down to ask for a duvet.
I'd gotten in around 12am after an excruciatingly long day (up since 2am), and didn't see the duvet was missing until I tried to get into bed, so didn't want to get dressed and go all the way down through the hotel to try and find someone (also have mobility issues).
I wasn't even trying to complain, just wanted them to be aware so the next person didn't need to suffer, but the receptionist's attitude was absolutely abysmal. They were obviously trying to save themselves work by removing all the duvets but then didn't bother to check the weather forecast, change the sign on reception, or tell guests when they check in, so actually just inconvenienced all of their guests?
Baffling. I definitely won't be staying here again.
- TravellersSYB (10/5): 16 days in hotel - We stayed in this hotel 16 days. Good place near markets and bus stop, also KFC, Burger King, Gregs and etc.. The city center and Riverside park are 2 bus stops away from hotel.
Breakfast is good.. personal is also good. From personal I want to thank Mr. Andy for his support. He helped us with big great everytime we need. Very positive and helpful person.

- phildV2317LA (8/5): Oily breakfast - Stayed overnight to break up a long journey with a classic car. Staff were nice and friendly (even in the pub). Hotel was nice and clean and had everything I needed. Only slight negative was the cooked breakfast which, although tasty, was somewhat oily.
I would stay again, but would probably give the cooked breakfast a miss. There are plenty of other options available.
