From the M25 junction 30, take the first exit at the roundabout then merge onto the A13 signposted Barking. Continue on the A13 through the underpass then flyover, following directions to Central London, Barking & Docklands. Branch left off the A13 - Dagenham East. At the roundabout take the fourth exit, then at the traffic signals turn left onto the A1306 Dagenham, Beacontree Heath. Continue forward at traffic signals. The Premier Inn will be on your left.

Waterloo station isn’t far and tube station across the street. It’s away from the major hustle and bustle of the city but has plenty of restaurants along the street beside the hotel which was nice to sit out and enjoy in the evening.
It was great to have the outdoor space at the hotel too as the weather was warm when we went. The kids could play outside. I would definitely recommend this hotel and wouldn’t hesitate to stay again.

- magdaab (2/5): The experience was bad. - Hardly there is someone in the reception. Most of the time I need to call someone to come and serve. The room was never cleaned despite I made the request twice. I changed my own towels, bedding never changed and I was cleaning my own bin.

Hotel was clean and tidy with friendly helpful staff.
Paid for breakfast in advance but unfortunately there was a 40 minute wait each morning and even though busy the hot selection was cold and not very appealing and the pastries were not fresh so If I was to stay there again I would not pay for breakfast and go down the road instead.

- 198moi (2/5): Absolutely Terrible Experience – Avoid This Hotel at All Costs - After a **5.5-hour drive**, the last thing I expected was to be greeted by reception staff who behaved more like **prison officers** than hospitality workers. Despite already checking in online, I was met by **two incredibly rude staff members** who literally looked at each other to see who would be bothered to serve me. No welcome, no warmth, not even basic courtesy. They handed me a key card with attitude, barked at me to pay for parking, and offered **zero directions** to my room.
I paid for a **Premium Plus room**, and although the room itself looked nice at first, the **lights were flickering constantly**. I thought it was just a minor issue—until the entire **electrical system failed**. Since the room had **no phone**, I had to walk all the way back downstairs to report it.
And that’s when things went from bad to unbelievable.
The same rude reception staff looked me dead in the face and said, **“What have you done?”**—as if I had somehow caused the power failure. I explained I hadn’t even plugged anything in, yet the attitude continued. Both of them huffed, puffed, and acted like checking the problem was the biggest inconvenience of their lives.
They spent **25 minutes** playing with switches while I sat in **complete darkness** and watched my food go cold. After nearly 30 minutes, one of them **laughed** and said, “Well, what are you going to do? We don’t have any more Plus rooms.” The level of disrespect was shocking.
I asked if there were any unoccupied rooms that hadn’t been checked into yet and was told **“No, because they’ve already paid and we can’t let them down.”**
So according to this hotel, **I paid too, but it’s fine to let me down.** The staff even admitted this outright.
Eventually I had no choice but to accept a **downgraded room**. They didn’t offer to help move a single bag. I had to make **three long trips down the corridor** on my own. Any decent hotel would have offered help, especially given the circumstances, but not here.
The next morning I spoke to the manager, expecting at least a proper apology or partial refund. Instead, I was offered **£9 back for parking.** That was it. No compensation for the downgrade. No acknowledgment of the awful service. Nothing.
This hotel clearly has **no concept of customer service**, no accountability, and no respect for guests who pay for upgraded rooms. The behaviour of the staff was rude, dismissive, and totally unprofessional from start to finish.
**I will never stay here again, and I strongly advise others to avoid this hotel.**
If you value basic courtesy, working electrics, and not being spoken to like a nuisance, choose somewhere else.

- marsI7249OW (6/5): Check-In Ruined by Unprofessional Staff - I recently stayed at this hotel for a three-night trip and unfortunately had a disappointing experience at check-in. I had pre-booked a specific room type, but when I arrived late that evening, the night manager refused to give me the room I reserved. What made the situation worse was the attitude I encountered—he was not pleasant to deal with and offered no apology or explanation for the mix-up.
After a long day of travel, this lack of courtesy and professionalism was really frustrating. The rest of the stay was fine, but the initial impression set a negative tone that could have easily been avoided with better communication and a more respectful approach.
I hope management addresses this so future guests are treated with more consideration.

I've stayed here many times for Remembrance parade in London as a veteran. Next year the price increase is over 30% which I find unacceptable.

Luggage room came in handy on our last day and a few vending machines for drinks/snacks. Some nice cafes and restaurants nearby as well as a small supermarket.

( there family rooms were bigger ) no table in my room. Receptionist had a face on like she didn't want to be there ( maybe get a new job if your unsatisfied with your current one ) I've stayed here before and it was OK but I wouldn't stay here again unless it was FREE. Do yourself a favour and book a different one!

The location is perfect and the hotel is clean and comfy, but what really makes it great are the staff. Particular shout outs to Amrit, who always recognises us and looks after us admirably, and to Farhana, who looked after us for the two nights we ate at the restaurant, and whose service was exemplary. It is a 'usual' Premier Inn (and I mean that in a positive way), with the same standards found in all the other PI hotels in the chain, clean, comfortable, quiet with an adjoining bar/restaurant and good breakfasts etc.
Where this hotel stood out was its location... a brief walk from Southwark (and Waterloo East) tube stations, a thirty minute walk to Westminster etc. and all with good cafe's, restaurants and bars in the immediate vicinity.
The staff were friendly and helpful (as usual) and all at a reasonable price.

I had booked breakfast but because it was a promo was told no refund and have to go elsewhere otherwise no breakfast. Then got into my room and there was a noisy machine stopping me sleeping. Went and complained and they said they had done something but it did not fix it. So could not sleep so that was disappointing. It was very disappointing overall. It looked clean. But bed was not to my liking. Location a bit far out and walk from tube. There was no atmosphere don't know what i am supposed to say about that.

I waited around 8-10 mins; some arrived and said they’d check in lady was on her break and would be along shortly, which they were. Nice Premier Plus room.
Next morning I left for the day at 9 am and wanted to request that my room be serviced - no one around in reception… so I went to the restaurant. Member of staff wrote down my room details into her phone. I think it was the lady who had checked me in. In fact I returned to my room as didn’t need my jacket and saw a member of cleaning staff so I told her I’d requested that the room be cleaned, told her room number, showed her the room and told her that check in lady had made a note of it.
Returned that night, room untouched….. so no nice tea, clean glasses and mugs, Green and Blacks chocolate, water in fridge etc.
Left the next morning around 8.45 am, no one to talk to at reception so…
All in all, a bit haphazard. Short staffed. Otherwise “ok”.

- oramax (6/5): HDMI socket is disabled without explanation. Poor complaint handling. Otherwise a decent place. - Nice enough place in a good area, staff pleasant. What frustrates is they have HDMI connectors for the TV... but you can't use them because they are disabled in the TV management settings which require a code. This is not explained anywhere and makes the HDMI socket a pointless waste of time. Customer Services did not want to handle my complaint. They told me I could phone the hotel manager if I wanted to. Very, very poor complaint handling.

A star docked as I was never offered the code for the free ultimate WiFi which came with the premier plus room. When I asked for this the next morning the receptionist could not log on and asked me to go back an hour later. I didn’t bother as we were going out sightseeing. Otherwise highly recommended!

- Peterborough-stig (6/5): Basement rooms...wtf - Standard Premier Inn hotel, located a few mins from Southwark tube station in a well connected part of London. Room wasn't the cleanest, could have run a hoover over the floor again and the light switch was crusty. Suspect Premier Inn are cutting back on cleaning. Allocated a dingy basement room, new hotel with basement rooms. Served our purpose as we only staying one night and in November it gets dark fairly early. Breakfast the next morning was busy but fresh. All in all, an okay stay, let down by not being the cleanest, no hand towels and basement rooms.

The rooms are clean and modern, the staff very helpful and the bar/restaurant is great for when you just want to chill.

Place is OK, I'm in room 205, clearly redone on the cheap as not a single plug, sink or power socket has been installed straight, it's quite laughable really, but it is clean, parking is again a rip off, £9 per night,
