Cons - basement apartment, no soap/shampoo, paper towel or tissues, washroom door needs to be changed, pillows in sofa bed too soft, weird noise at night kept us awake on last day. Also someone knocking on our door in the middle of night was scary.
- Laila (4/5): - The apartment is located underground. Bedding and clothes get damp. It is very dirty everywhere (duvets, floor, vents, walls etc.) The apartment was very cold and damp for the first day and even with full heating and dehumidifier on, there were still damp sheets all 3 days. It’s also dirty outside the door, people/students pee, drink and smoke right outside the door (It’s a schoolyard right outside). The apartment is located nearby everything you need to see in Roma. We wanted to check in to another hotel/apartment already the first day, but we had already paid a lot for this non refundable apartment.

Property manager was prompt in handing requests such as for additional pillows, repairing the shower head and (unsuccessfully) the TV.
Including Grotto in the title is apt. There is no natural light. The upstairs neighbours do however awake at 6:30am each day with scraping chairs and banging cupboards providing an alarm clock of sorts. The ventilation fans provide air.
Criticism of short term stays by locals has merit, though there is no possibility that this property would displace long term accommodation.
