Was nervous they would scam me of my money when I tried to msg and call them for how to check in. And because of all the previews reviews I was able to find how to check in. But I shouldn’t have to do that though. Pathetic way to check in imo, there is a not so visible sign at the arcade to go to circle-k to get your key, and so I went to circle k and was told to go back to the arcade. Alright sounds super stupid but I had to check in. Got my key, room was extra cold - even santa would be shivering here. Bed was dirty like a container you couldn’t wash off the pasta sauces out. The blanket look like it had some doodoo stains in it and when you lift the sheets, period blood stains where dried out. Oh to add to the doodoo stains, in the crevices of the blanket are lil pellets of what looks like dried poo from rats. Nasty, anyways we chose this place cuz of the kitchen but how am I spose to cook if the only thing that was there are two non-stick pots clearly been disrespected by previous tenants. Idk how people become animals, I thought humans are the most intelligent, clearly not. So then we look at the sorry looking utensils and it literally is just a spoon and fork. I was crying of laughter for how pathetic it looks. Please just go to 404 steeles flea market. They sell 0.99$ utensils. All in all, decent place but also not.
- Alexandra (8/5): - No dishes because they were all in the dishwasher and it hadn’t been started. There was no detergent either, which is maybe why they hadn’t started the dishwasher? It smelled rly bad in there. No cups. I got an email saying I needed to download an app and send my id but when I called the receptionist had no idea what I was talking about. Overall it was kind of a chaotic experience and I wasn’t sure we’d even get into our accommodation that night. Better communication (without having to call or send info to a random email) would have been appreciated.
- Mary (8/5): Easy to find, quiet and comfortable. - Difficult to contact by phone. App for digital key did not work. Not near enough bathroom linens for a 4 night stay. 2bath towels, 2 facecloths and 1 hand towel. Kitchen needs a toaster, basic cutlery and dishes, and cup towels and washing cloths, and a bit of dish soap. Pleasant and helpful staff. Lovely quiet area. Convenience store very close nearby and open 24/7. Allowed us late check out which was appreciated.

- Jessica (6/5): - The apartment was fine, very clean, but the thermostat was locked and there was no one to contact to adjust it. It had the sun beating in all day, especially the front rooms. It was set to 24, that's over 74° f! As I said, there was no one to contact because communication was almost nonexistent. If i had read further on the reviews, I would have seen others saying the same. I reached out multiple times the day of my stay, by email, through expedia, I even tried to call but for most of the day the number stated it was "not assigned." It wasn't until I was at the property that someone finally answered and told me where to go. Apparently there's a sign on the arcade next door but its behind the door with blackout paint so you can't see it until you're inside. They even processed my credit card before ever speaking to me. If you're not going to have a service rep on site, you need to have better communication! What if we had needed more help than just the rooms being hot? Who would we have contacted?
The location is fine, close to the highway, within easy driving of Toronto. There is a convenience store next door which was really great in the morning when we were leaving. I was a little worried about the noise from the arcade since we were in the connecting unit but it closed at a reasonable time.

- Muruhathasan (6/5): - The unit they gave us first (2 bedroom apt) was right next to a gaming arcade and there was lot of noise until 11pm. We requested for another until but got it only after 3 nights. The next unit they gave us was a 3 bedroom (for no extra charge). This unit was quiet but the temperature setting was locked at 74 deg. We couldn’t increase or decrease. Annoying. There were not enough utensils either. Having a kitchen and not enough utensils. They can’t expect us to buy utensils or bring from home.
- Sophie (6/5): - While the inside of the apartment was quite nice it was missing many key “amenities”. The kitchen could definitely stand to have more dishware, glasses, and cookware. Did not even have a toaster. If I wasn’t staying here to move into my new apartment and buying practical things for my place it would have been much more difficult to operate in that regard.
It was also strange to have to go into the arcade next door to check in and retrieve our key fob but the staff were kind and helpful.
Lastly the AC is locked (i.e. you cannot adjust it) and it was constantly kicking in when it was not necessary so we were quite cold.
However all the furniture was very comfortable, the rooms were nice and dark for sleeping, and there was lots of room to exist in - way better than being in a cramped hotel room

The windows across the front all have shades that do nothing to block the bright lights outside at night making sleeping difficult. Neighbors next door were outside smoking and being very loud throughout the night. Received an e-mail 24 hours before check-in asking for photo ID and other personal information so they could send me the door code. I sent it but never got a reply so that was cause for concern. Location is 30-45 minutes from downtown Toronto. We enjoyed our stay but there are improvements that need to be made.

- Courtney (10/5): - Meadowvale Apartments were absolutely beautiful. I felt safe and they were so clean. Also 4 minutes from my daughter’s rental that she is living on for UofT. Dikran was amazing and accommodating and I adored Stephanie at the desk. It was effortless and I love the e-entry.

A couple small changes could really improve experience, black out curtains for the main bedroom, dishcloths/paper towel for kitchen, lamps from bedside tables. Aside from those small things it was a great accommodation!
- VIVIAN (2/5): - This accommodation was labelled apartment hotel and am not sure I understand it. There is not reception. We had to get key from circle k from the paper posted on the door and then was redirected back to the gaming centre. They gave us keys and pointed to the apartments. We searched and finally found the door at the back of the building.

- Astrid (8/5): - Located right off the highway which made it easy and convenient. Rooms are very large with two bathrooms. Perfect for large families.

I recommend bringing a sleeping mask because there aren’t any black out blinds and the lights from the parking lot are very bright. Because the bedroom is on street level it’s very loud when people are hanging outside.
Spotlessly clean. Bed was comfortable. The AC wasn’t working so it was very hot. Too hot to sleep. But maybe that issue got fixed. I recommend bringing camping style plates and forks and things. There is a nice kitchen but it’s not stocked with anything. Just one very banged up frying pan.
It is close to the 401 so easy to get around. We were there for a swim meet at the Panam pool it is one exit off the highway so that was convenient.
- Kimberly (8/5): Family of 5 - The apartment was big and clean and bright. The convenience store basically on site was great to have. It was very quiet we didn’t hear any outside noise at all. I would recommend to bring your own extra towels and wash cloths. We had a three bedroom apartment with five people. We only had four towels and two washcloths. I would also recommend bringing a dish cloth and towel and some dish soap as there was none. There was one fork and one coffee cup. I knew about the sparsely stocked kitchen ahead of time so I did bring paper plates and cups and paper towel etc. I wish I had brought garbage bags we only had one for the entire four night stay. Just some advice for those planning on booking those few items would have made our stay a lot smoother. It was quite cold in the apartment which can be good but I also wished we could adjust it a little bit and the thermostat was locked.
The main bedroom facing the parking lot is brighter than bright. The lights outside light up the room like daylight 24/7. That bedroom does not get even a little bit dark. A couple of the nights there was zero parking. We had to park in the store parking lot where it is signed “no overnight parking” but we had no other choice.
Other than these few areas in need of improvement overall our stay was great. I would recommend staying here just make sure to pack those missing items!

- Véronique (6/5): Oups - There was a leak of the AC that was fixed at midnight and it was leaking for 2h30 before it was fixed. No ustensiles in the kitchen, plates, etc. (the basic) and it wasn’t written in the ad so we didn’t know before we got there and the AC didn’t work for about 24h ( even if two portable AC were put in the appartement it was still very hot. But, for the price in Toronto, we had a lot of places, new and clean.
- Sarah (6/5): A good nights sleep, but no advantage over a hotel - This was an usual property. On the one hand the beds were very comfy and the bathrooms were well appointed, with plenty of toiletries and towels. Everything was spotlessly clean. On the other hand the space was vast and sterile. The kitchen appliances looked great, but there were no dishes, cutlery or utensils available to cook or eat food. The air con could not be adjusted and we were walking around in jumpers to stay warm.
Be aware that there is no reception. Entrance is via an app that must be downloaded. The wifi codes were obvious when you entered the property. There are only windows at the front, so the back of the property is very dark, but there is plenty of lighting throughout.

- Ana (10/5): - Loved the accessibility of this location. Right off the highway and fairly close to downtown Toronto. The unit was clean, we were a bit annoyed by the amount of flies inside and one bedroom door that wouldn’t close but other than that it was super convenient!
I was a bit worried about the check-in process being virtual but it was super easy to get the key and even had someone at a front desk for help and/or anything else.
- Adelle (4/5): - We arrived at our booking to learn that the fridge wasn’t working. This wasn’t acceptable as one of the reasons we booked was so we could prepare our own meals. I was told I would get 25% off in refunds for each day the fridge wasn’t working. I was told it would be fixed the next day and by the end of our stay, I expected 4 days of 25% refunds. Almost a week after checking out, this still hasn’t been rectified.
Additionally, the apartment was ill equipped. 3 forks. No butter knives, no dish soap or kitchen linens which made it difficult to keep the kitchen tidy. I had to run the dishwasher with 4 dishes in it since I couldn’t hand wash them. The two front bed rooms were like sleeping in a tanning bed. It was so bright from the outside lights we needed to buy eye masks.
The good news was that everyone working at the adjoined arcade were very nice in trying to help me sort out the fridge. A couple meals on the house (which was great) and games for the kids. I held off writing the review in hopes the refund would be followed through on.
It’s good if you need space, but that’s about it.
- Andreea (6/5): Disappointed - This is not a hotel or condotel, these are some rooms (10 in a row) at the bottom of a condominium building. There is no lobby, nobody to speak to. We were 4 adults. There were 2 bedrooms. One of them didn't have any windows (not sure that's even legal). There were almost no windows in this apartment. We didn't have enough cutlery, enough coffee for everyone. Overall it lacked some love and care. It looked like a new apartment done fast. It was ok for one night, I wouldn't stay more. There was a washer and dryer but you need to bring your own detergent. There was a dishwasher and it still had dirty stuff inside.

There were no knives. There were no spoons even to make my coffee. There was nothing in the cupboards, really, which I found very odd for a rental with a kitchen. - Kyle (10/5): - We had a great stay at the Meadowvale Hotel. The room was HUGE, clean, had everything we needed and had some nice perks (provided utensils for the kitchen, access to dishwasher and washing machine).
I would definitely recommend this place to others.
One thing that could have been better was communication about check in/check out procedure. We received instructions about how to check in, but by the time we got there the procedure was different. The situation was similar when we checked out - nobody told us how to check out or what to do with the door key. We had to call. To be clear, neither of these impacted our trip or stay. They were minor inconveniences - if they were improved they could make visits for others much better.

- Sweta (6/5): - The property was very clean, but the kitchen was completely empty. There were no pots, pans, or silverware, no way to wash dishes and no instructions for anything. It felt like the until wasn't ready for guests. They should have waited a few more weeks before listing it to ensure it was properly equipped. It was disappointing to pay for an apartment-style hotels where we could use the amenities and kitchen at all.

The furniture is new, the bathroom are new, the entire apartment looks freshly renovated. They did provide towels, toiletries and some basic kitchen tools. It was surprisingly clean.
The fridge was not working. Had to buy ice packs to keep our food and meds cold.
The hot water for the shower did not work despite numerous attempts to use the shower.
Apartment is at ground level, and the blinds do not fully cover the windows, it’s close, but there are little slits where passerby’s can see in and the streetlights shine in at night.
The check in instructions were wrong. You do NOT have to download the Livvi app. We spent 5-10 min in the parking lot trying to figure out how to access the apartment. You get the FOB from the arcade front desk. We had to call the number twice to get this info.
The place was missing plates and the dishware that came with the place was random.
- Brianne E (6/5): Great hotel, Awful AC - The suite was great. The staff we had the opportunity to interact with were wonderful. The main problem was inadequate AC. Our unit only had two small room AC units in both bedrooms. During our visit the temp was in the high 30’s, feeling like over 40. Apart from the bedrooms the rest of the suite (kitchen, living room and bathrooms) were unbearably hot. This issue may have only have been for our unit, as the other suites had individual central air units outside their respective entrances.

- Colin (4/5): - We spent first 4 of 5 nights without reliable hot water service in the unit. No qualified front desk service. You pick up key at an adjacent arcade from staff who have no knowledge of the hotel operation. Remote property management failed to send any qualified maintenance person in spite of numerous calls. Very frustrating, not pleasant experience inspite of the newness and cleanliness of the unit.
Facility has potential , but needs on site staff available who can efficiently deal with guest needs. At present not worth considering for future stays in this area.
- Chenhao (2/5): - Right after I checked-in I found out the hot water tank is broken and the bed is queen size bed instead of the advertised king sized bed. I immediately contacted the general manager, he couldn't find anyone to come fix the hot water tank and there is no other room, but offered me 50% discount as a compensation for it. It's been two weeks and I still haven't got it. When I called him like four, five times, he would pick up and just say he will approve it but will need Expedia contact him for verbal approval. But for the two weeks I reached out to Expedia, everytime I have Expedia customer agent on the line to call him, he never picked up the phone. I tried at least seven times to co tact Expedia and even more times for Expedia to call him and not answered. If you booking a stay here, you better hope everything is all working because there is no front desk or service at all. So good luck to anyone who wants to book a stay.

Il n’y avait cependant pas grand chose dans la cuisine: 2 bols, 2 fourchettes, 2 cuillères, 2 verres à vin et 2 verres à jus tout ça pour deux personnes pour 2 nuitées et rien pour laver ni essuyer notre vaisselle. Nous avions l’unité 5 qui comprenait une seule chambre à coucher donnant sur le stationnement et totalement éclairée toute la nuit (les stores ne cachant pas la lumière). Ce fut un inconvénient majeur pour nous et pour ça nous ne retournerons pas.

- Liying (6/5): - We booked a two-bedroom unit with king-sized beds, but upon arrival, we received double beds instead. The owner was kind and responsive, and offered to switch us to a three-bedroom unit the second day, which we appreciated. However, the stay had several issues. Out of our 7-day stay, the air conditioning only worked for one day — the rest of the time, the indoor temperature remained around 26°C, which was very uncomfortable. There was also a water leak and one day the washer wasn’t working. We were given a 3-day accommodation credit, which was a fair gesture, but overall, the experience was too stressful and we would not choose to stay here again.

Easy parking and check in!

Thank you for offering us the package deal for our recent trip. Unfortunately, our experience at the Meadowvale Apartments was very disappointing, and I feel the need to bring this to your attention.
Before our arrival, I tried calling the contact number provided multiple times, but no one answered. When we arrived at the apartment, no one was there to greet us. Again, I called with no response. Someone nearby informed me the manager was inside the game place building. I walked over and called again; I could hear the phone ringing and realized he had the phone but was ignoring the call.
When I explained that we were there to stay for the next 9 days, he simply said we were too early (we arrived around 1 PM). I told him we were very tired and traveling with children, and he reluctantly agreed to give us the unit after cleaning. He showed us a very dirty unit, which made my wife extremely upset. Eventually, the unit was cleaned, and the bed sheets were changed, which we appreciated.
However, the issues continued:
• The unit was not properly stocked: only 2 cups, 2 plates, and 2 cooking pans for 6 people.
• The dishes were dirty and left in the dishwasher. When I tried to run the dishwasher, it didn’t work.
• I had to contact the cleaner (since the main phone still went unanswered) and they came to fix the dishwasher.
• When we requested more dishes, they gave us just 4 paper plates and 2 paper cups.

- Stephanie (6/5): - Was not informed of AC maintenance to be done during our stay until they showed up randomly and hotel staff did not take time to explain what was going on or why. We had to go out so we asked the contracter to leave since the hotel staff already left us alone with him. Staff told us we refused work and could check out if we wanted. Cleanliness could have been better in bathroom tub and we saw a few bugs. Sadly, customer service was not good from either staff we interacted with. We were visiting from out of the country and felt very concerned with how they handled the situation.

However the kitchen has very few amenities, there was absolutely no hot water in any of the showers and taps and the blinds in the one bedroom were not blackout blinds so the entire bedroom was lit up the whole night from the outdoor parking lights. You get what you pay for in this place.
- Dominique (4/5): - You are only renting an empty appartement. Nothing about this place is a hotel. There’s nothing to bake with or cook with. One toilet paper roll for the week, nothing to use the washing machines. Close to impossible to contact the owner and when you do he’s of no help. There’s no windows except for in the bedroom so in the day it’s depressing. Dirty when you come in and there’s not even a toilet plunger or cleaning tools like a broom. False advertisement to be honest. They should write that it’s an empty appartement and rent at those prices. They give the keys to the circle k employees next to the place which makes it feel unsafe. If you’re looking for all included quality luxury feel, do not go here.

- Warren (10/5): - Ample space, clean, easy access / check-in, full kitchen including dishwasher however very few utensils and pots and pans. Beds comfortable.
- Brandy (10/5): - This place was amazing. Close to the 401, spacious, clean, perfect for a family that needs to cook instead of take-out.
The owner was super nice as well, called me back with specific instructions on how to get my key and answered all my questions.
Will most definitely stay here again.
- Cindy (10/5): - The beds were a lottle hard but that was ok. The room was a bit qarm but was told upon leaving thst they were fixing it that day. And they should have pots and pans, 2 to 4 forks spoons knives glasses etc so u can cook there and have everything u need. Others great.

But the cleanliness is -10/10. I dont recommend this for family with kids cos the room smells like cigarette smoke. Floors are extremely dirty.
