I certainly would stay here again and not bother with the over priced hotels in the centre of town . It’s very close to the tram stop and near the lovely port of leith and its cafes and pubs
- LAURA (6/5): Disappointing stay - Back in July before the hotel had opened/had specific room options I booked what was described as a ‘standard double room’ for an October break. I was really disappointed to realise on arrival we had been given the smallest double windowless room in the basement. Had I any idea this would be the case on booking (there was no description of this) I would not have booked. The room was tastefully decorated and clean but very small. I would also recommend travelling with ear plugs as the sound of slamming doors woke us up several times very early morning during our stay. Otherwise, the hotel is well located.

A lot of coffee shops, bakeries, restaurants and groceries nearby. The room was super clean, very pretty and had everything we needed. I will definitely come back and stay here again!

- Nicola (10/5): - The property was beautiful inside and out. It was modern and clean, with lovely fixtures and fittings. The location is fine with easy transport links into the city centre and there are some nice artisan bakeries and coffee shops within walking distance to go and have breakfast. It was a tiny bit disappointing that there is no breakfast available. There is also no reception or staff available on site so check in has to be done remotely on your mobile prior to arrival and you will then recieve a code to enter both the building and your room. All in all it was a very pleasant stay, bed was very comfortable and the shower was great. We'd definately stay again.

Seems like a haul to the heart of Edinburg but you are a block away from the tram and it only costs two pounds for a quick ride up the street. Coming home it's slightly downhill which is a nice way to work of your drinks! Also Malones pub is just around the corner.

The Sandpiper apartment exceeded our expectations - comfortable bed, great pillows, decorated with care, beautiful bathroom and strong shower, fluffy thick towels, cute little self serve area with tea, coffee, bar fridge. We loved the extra little sweet treats. The luggage storage area was an added benefit, although the app did not work for us. It was a little dark in the apartment at times, and we needed to use to bedside lights and angle them to see. There is no lift... it was difficult to get out luggage up and down the stairs.

- Claire (10/5): Super stay in Edinburgh - A really well located property that was exceptionally clean. The self service check was so easy to use and there was a comprehensive guide sent by text that gave instructions regarding all aspects of the room and stay. The tram stop was a 3 minute walk away and it was so easy to access Leith, Edinburgh and Newhaven. There were lots of places to eat and drink within a short walk or tram ride. I would thoroughly recommend this property for a visit to Edinburgh.

- Saya (10/5): - This was the most beautiful and best-equipped hotel I’ve ever stayed at in the UK. Not a single stain or speck of dust in the room—everything was perfectly clean. The water drained smoothly, the towels were wonderfully comfortable, and the coffee machine was a nice touch. Truly a hidden gem. Even though it’s about a 30-minute walk from central Edinburgh, I would happily stay here again. The only small request I have for the hotel is about the coffee cups provided. They don’t match the size of the coffee machine, so the coffee tends to overflow unless you watch it closely. It would be great if the cups could be replaced with ones that fit properly.

Amanda was super attentive and helpful via text and made our stay easy. She helped with an early check-in when we arrived earlier than expected and helped with storing our luggage on our depature day so we could explore more of the city before our flight. If/when we go back to Edinburgh we'll definitely look to book again!

The bed was comfortable, the room was spotless, the shower was new and modern. I would give it more stars if I could. Easy check-in, accommodating staff, beautiful facility. 12/10. We are slowly becoming anti-Air Bnb folks because of accommodations like this. A+ 3 Johns Place.
- Jawad (8/5): - Nice place with well finished rooms and good service from staff. We really liked the north our hood including the nice community cafe and park across the street. It was an also a short walk from the tram as well as grocery stores and restaurants. We also liked that the staff were diligent in cleaning the room daily and restocked the complementary teas, coffee, water and biscuits. A couple minor complaints. The room we stayed in (Sailmaker) was in the basement with no window to the outside. This wasn’t clear in the room description though it should be highlighted more overtly as some may feel closed in without a window. The humidity level was also quite high in the room to the point where everything felt a bit damp. Installing a dehumidifier in the room would be helpful in addressing this. Regardless, we still had a good stay at 3 John’s Place.

From the gates to the room, every part of this property is beautifully and thoughtfully designed and finishes well executed. The style and quality of finishes was excellent and as good as any 5 star hotel locally. I'd definitely recommend, especially for a romantic weekend away

- Louise (8/5): Style over substance. No nearby parking. - Nice place to stay providing you'rr happy with no contact from a human being. Check in was easy as was access to our room. All very new and stylish. A few tweaks would make this an even better place to stay. No towel hook near shower meant leaving towel on floor. No shelf in bathroom for toiletries. Cheap tv not tuned in so unable to watch as wifi not connected to tv. No mirror near plug socket for drying hair. No mirror, stool or plug socket near desk/dressing table. Mirror inside wardrobe on wrong door for getting a proper full length view. There's a fridge but the bottle of water was not in it. No fresh milk only a few milk sachets, not enough for more than 1 coffee and nowhere to get further supplies. Only 1 coffee each per day. Better biscuits would have been appreviated. Ingredients should be available for tablet provided. Tea/coffee making facilitirs very awkward to use inside wardrobe. Work still ongoing so quite noisy. Doors constantly banging very loudly. Biggest downside was no parking nearby!! We had to park a 20 minute walk away!! All in all feels like style over substance and could be souch better for the price paid!! For this reason not sure we'd stay again.
