Negatives: There was a slight smell from the bathroom upon arrival. It was a little tricky to navigate to the hotel.

The toilet was filthy, needed a good clean with a lot of bleach. Broken tiles in the bathroom and stained. A good refurbishment is desperately needed.
Staff friendly in the restaurant in the evening and also on the reception desk.

We enjoyed our stay and the surroundings.
I would say there needs to be better signage to the reception area for when arriving in the evening.
- Dale (2/5): Currently under renovation - Hotel is undergoing renovation. Not mentioned when booking. All floor coverings are lifted, gym out of use and the breakfast was just the serving staff knocking stuff up. Questioned the female in the restaurant regarding the current state and that it wasn't advertised to be told 'there's loads of gyms in town'. Won't book again.

- Scott (4/5): Food for thought. - I wasnt going to leave a review, im aware they have recently tsken over the property but the decor of the rooms isnt really becoming of its stately surroundings. The high ceilings with cold concrete floors were not very inviting and paint over the bathroom tiles, well it looks cheap to be frank.
The above was my impression that was going to stay with me until i noticed on my receipts from the bar you had the cheek to add a service charge to drinks purchased That really took the biscuit especially as i stood at the bar to order the drinks along with returning the empties and at no time did anyone mention the sneaky charge.

Its clean and tidy
Pleasant quiet nights sleep on a comfortable bed and good pillow.
My only issue is my fault... i didnt research before hand how far the tube/train station is so you have to get an uber/taxi to the station and then get the train to the stadium for the event
This was easy enough but extra costs and hassle of not being 1 journey
Otherwise its a good spot for a reasonable price

Booked after a days activity at Lea valley - close and easy to get to from hotel in car. Short drive to Waltham cross station if you fancy getting a train a couple of stops into Stratford for shopping. Would visit again. Thanks

Had dinner in the restaurant and it was exceptional food.
The staff were fantastic, had an amazing gym and it was a great stay just not perfect.

- Lisa (10/5): Lovely setting, cute stable rooms near M25 - After getting a bit lost with Apple Maps we arrived via a country lane with google maps. Still very conveniently located a short drive from M25 and Hertfordshire zoo. Apple Maps seem to take you to the other side of carriageway, beware.
This didn’t feel like a hotel, really quirky with lovely surroundings. Very clean and modern. Loved the big old trees in the grounds. Tea & coffee bags in the rooms were lovely quality and nice mugs. Toiletries smelt lovely too. Only issue we had was I couldn’t turn hot tap on, was so stiff that my son had to do it and the bathroom door stuck. These were small issues for a very very lovely stay. I will be back.

- Paul (8/5): - This is a fantastic old palace as a lot of history and I quite like old buildings but the best thing about this hotel is the staff on reception very friendly very helpful.
- Verified traveler (8/5): Good with some issues - Stay was very good with lovely grounds and surroundings. There were a couple of frustrations - there were no towels in my room and I had to go to reception to collect some, and there was a long wait at the restaurant; I waited 1.5 hours for a caesar salad (including 15 minutes waiting to be served).
Otherwise a good stay and I would use them again.
- Niki (4/5): Should have Booked a Travelodge!!!! - Not a great place, stains on bed runner, cobwebs above the bed, dirty air inlet above the pillow end of the bed, the bed was uncomfortable and the pillows were like sleeping on a bag of spanners, there was no drinking water provided even though it was touching 30degress outside, we had to wait until 8am the following morning to get a drink from the restaurant. one of our party refused to stay there and actually drove home!
I did raise a complaint to the hotel.

Great one night stay
- Verified traveler (4/5): An ok stay - We checked in late at night but the car park was so poorly lit that we couldn’t find reception, we ended up going through an open fire exit on the second floor. Although a hot day, the rooms were extremely stuffy and hot, making it uncomfortable to be in, despite there being a fan in the room. Bathroom facilities were average, powerful shower and nice towels. Friendly reception staff. Over priced for the experience we had.

- Mark (8/5): - I stayed here when it was Theobalds Park and the hotel is going through a full renovation which can make the place look totally unfinished.
The only negative was that there was no work desk in my room - but I was told that this is going to be rectified and most room do have a desk.

Didn’t do breakfast as price was too high.
Just have normal bedside tables, the wood stump and small box weren’t big enough or necessary.
- MA IRAH ANDREA CABALLERO (10/5): - Very nice quiet area. Easy to find. The staff are friendly and helpful. The place is clean with a nice decor. The whole place has a nice relaxing ambience.

Rooms are clean and the outdoor area and bar is an extra bonus!

All rooms in this place has Toilet flashing issue. Bath has bad covering design, after taking shower you have the toilet floor full wet. And they do not do house keeping every day.
They need some major refurbishment.

We stayed for the Beyoncé concert and the transport links were nearby and easily accessible, and staff were so helpful in navigating how to get to and from the stadium. The room was huge and had all necessary amenities, bed was super comfy and it was a quiet area. The hotel decor is lovely, and the staff were all fantastic. We will definitely return!

- Hollie (8/5): - We had a lovely stay at The Ridings. We didn’t stay in a room we were expecting from the photos when I booked, however it was still a nice room and was decorated lovely. Staff were very helpful and friendly.
- Sally (8/5): - This hotel is in a lovely setting. It hasn’t been opened long so there are a few areas that need to be developed more, but the staff are all so professional and deal with any issues fairly and efficiently.
The restaurant staff especially Luke are a real asset to the hotel. Luke is so friendly but also very professional which is what made our meals in the restaurant so enjoyable.
Compliments to the new chef , the fish pie was the best we have ever tasted.
So often in reviews the cleaners do not get a mention so I want to say that Gemma who cleaned our room went above and beyond in her role.
The hotel is really developing in the right direction and we look forward to experiencing this each time we stay in the future. Sally Waller.
- Nicole (10/5): - I would highly recommend this property, we stayed here to see Beyoncé at the Tottenham Hot Spurs stadium and it was easy to travel to and from. Our room had an issue with the radiator but the staff on reception were quick to resolve this for us.
- Cherie (10/5): - Staff very friendly (my third stay here). Accommodation was excellent with every effort made for my wheelchair access. Food quality was really good.
- Veronica (10/5): Rare and Unique - It was an unusual place, but clean and unique. The Main gate was broken, old and padlocked. No directions for Ubers or travelers to use the other entrance. Our transport cancelled itself and made things a challenge trying to explain how a driver needed to gain access especially when you are a guest. The Food exceptional.

Stayed in the old part of the hotel which was a bit surprising as the pictures on the booking site didn't match the room my parents got. So, maybe update the booking form to reflect that. It wasn’t an issue for us. The room my parents got was big and nice. They enjoyed the bed and how peaceful it was. Unfortunately, the lift was out of order which was a problem as we had a very heavy suitcase to drag up the stairs. Again, we managed it. We didn't try the restaurant as we ran out of time sadly.

- Cherie (10/5): Great service - New managers - New facilities - Excellent accommodation in the Restaurant accommodation block for wheelchair users. The shower room was luxurious with its double shower!
New signage to find the restaurant block was better than my previous stay - but still needs a little improvement (the taxi driver dropped my friend at the Reception house). New disabled parking bays are great - but could be wider (to allow fully open car doors) and more clearly marked out. It is a great hotel in beautiful surroundings. I wish I had been able to know about the history of the buildings and the estate.

Rooms are great with the lovely twist of being around a central courtyard.
Restaurant kept to the philosophy of less choice but better quality, even the basic burger was lovely.

- Jayne (8/5): - Amazing location, beautiful room and friendly staff. Only criticism would be the breakfast. I dont mind continental at all but the choice was very limited and for £20:i definitely would expect more variety.
- Enrico (10/5): Great Place For a Short Stay - I stayed for two nights. The staff were fantastic, really friendly and always making sure everything was ok.
The room was a good size, and the bed was really comfortable. Great bathroom too.
I had breakfast and dinner there. Breakfast was limited. The cafetiere had great coffee in it, but food was just some small baked pastries, a bit of cereal, and one type of ham and cheese.
Dinner was a great experience though. Can highly recommend their fish pie! The wine and drinks selection was really good.
Just a couple of points for improvement.
1).If arriving at night it can be difficult to understand where to go as the signage isn't easy to see. Putting lights on the signs, and then have a sign on the doors leading to the courtyard would help.
2) The room didn't have a desk to work on or drawers to put things in. There was plenty of space for something like that.
The woods around the location are lovely, and I know they have plans to develop the surroundings. I'd love to go back again when the work is done as I did enjoy my stay overall.

- Nicola (8/5): Fine stay with nice staff. - Nice functional place to stay for a night. Room was fine and clean. Nice touches, staff were lovely and friendly also milk served in a bottle, nice pottery cups. Could be nicer by having a way to keep the milk cool, or and a coffee machine but they have Nescafé sachets. Felt like it was trying to be swanky but not quite there. Breakfast- continental was £12 and then charged extra £3 for coffee plus included £3.70 service charge for a help yourself breakfast. Breakfast was sparse and food not replenished so not much selection. Asked for yoghurt & marmalade but they didn’t have any. I don’t mind paying a service charge ( they bought more toast when I asked) but surprised that coffee wasn’t included with breakfast !
- William (10/5): - Nice early check in. Walking a mile to work mainly through the beautiful grounds of what was a massive estate. The rooms were very nice and comfortable. The on site restaurant served an excellent selection of food. This hotel has only been open for 3 weeks but I’m sure it’s going to be a massive success!

- Cherie (8/5): - Looks like it could be brilliant. However my need for an accessible room was not passed to the hotel (they said) - so I didn’t get one. I arrived in the dark and it was really difficult to find my way to the hotel itself - there hadn’t been any advance information about the barrier or where the intercom (obscured by foliage) was. As a disabled person it was difficult to get out of the car and read the notice on the barrier (which didn’t give info about the intercom - just gave a phone number!)
Hotel signs to reception almost impossible to read in the dark. Security (Lucas? On quad bike) were great in directions and help. Reception (Luke) also good. No accessible parking spaces available or visible. Fairly selfish guests blocking car park exit (chatting) and making it difficult for morning arrivals and leavers. I wish there’d been written information in room about the interesting history of the property. No info given (but I worked it out) about Internet access or restaurant menu and facilities.
