- Guest (4/5): - Una struttura fantasma: delle camere spoglie ricavate all'interno di un appartamento in un condominio datato. All'ingresso del condominio, bidoni della spazzatura. In camera neppure una sedia o una scrivania per appoggiare qualcosa. In bagno mancavano i portasalviette per gli asciugamani.
Il rapporto qualità-prezzo pessimo: troppo caro per il servizio offerto.
In più ho dovuto sollecitare per giorni e giorni l'invio della fattura.

- Alberto (8/5): Impecable y moderno alojamiento a pasos de Campo di Fiori. - La ubicación, la cama, el diseño, la hermeticidad acústica de la ventana y la ducha Se nota que es un alojamiento casi que a estrenar, impecable, pero faltan algunos pequeños detalles. No hay perchas en el baño para colgar nada ni siquiera las toallas. No hay un espejo grande para verse de cuerpo entero. Al placard le faltan estantes, el único que tiene está a 2.5 mts de altura. Falta donde apoyar las maletas. Había cables sueltos, pelados, peligrosos, en la luminaria de diseño de la pared, la cual obviamente no encendía.

The location was perfect—walking distance to so many main attractions, restaurants, and cafes. The staff were exceptionally welcoming, friendly, and helpful throughout our visit, making everything feel easy and stress-free. The room was clean, comfortable, and well set up for a city break. Overall, our stay was smooth, enjoyable, and felt very well looked after. I’d definitely recommend P10 to anyone visiting Rome and would happily stay again. Tiny bit noisy but isn’t noticeable after 10pm

Room was newly renovated, very clean with a balcony. Bed was incredibly comfortable. Slept so wonderfully every night.
Easy access to room, felt safe in the area and in the apartments.
Absolutely loved our stay here and next time in Rome I will definitely stay here again. Nothing - it was perfect

- William (10/5): Stylish property in the ideal location - We had a wonderful 4-night stay at P10 Design in July. The room, while compact, was perfectly formed with exceptionally high-quality fittings throughout. The bathroom was superb — modern, spotless, and the shower was absolutely fantastic.
The air conditioning was a lifesaver in the Roman summer heat and worked flawlessly throughout our stay. So did the Wi-Fi, which was fast and reliable.
The location is outstanding — right near Via Torre Argentina, with a bus stop just around the corner, making it easy to reach all the major sites. There’s also a fantastic choice of bars, restaurants, and shops just steps from the property.
Do note that P10 Design is a collection of rooms within a residential building, and there is no staffed reception. Entry is via a secure pincode, so make sure to contact reception in advance to arrange access. Once you’re in, though, everything is seamless.
Highly recommended for independent travellers looking for a stylish, well-located base in the heart of Rome.

The air conditioning worked very well, and the room had a fridge (although nothing it, it was useful for storing the cheese we had just brought from our Tuscany wine tour) :D
The shower and bathroom in general had multiple amazing nooks and crannies where shampoos and other toiletries could conveniently be stored while bathing, however there were no hooks for towels.
Safe and closet space and TV were all great! The only thing that was not great was the management of the towels. There was no hook to hang them on in the bathroom, and the staff gave us only one set (for 2 people) the first day, and only small towels the second.
By the end of our fourth day the shower got clogged.

- Laura (6/5): - We loved the area. Location was great for walking around the city. A variety of cute shops and good places to eat. However, there was lots of room renovation in progress which made it noisy and crowded with workers. The trash receptacles were on the bottom floor near the entrance and smelled really bad. The staff was friendly and helpful with the exception of one young man. We requested an extra key as the 2 of us were separately in and out at different times of the day. After 4 days of asking him for one we finally got one from a different staff member. She gave us one within hours. We also requested a taxi to the train station. He told us what time we needed leave to in order to catch our train on time, which was 8:00 am. He told us a car would be there for us at 8:00 am. We arrived at the office on time yet he had not even called for the taxi yet. After several long minutes on the phone he finally found one and it arrived at 8:25. We barely arrived at the station on time, running to get on the train as they were closing the doors. Housekeeping was good. We only wished they washed the sheets everyday but that may be the norm there. We did get fresh towels every day.

- Honeyllet (9/5): It was a pleasant, comfortable and convenient stay. - I like the location, there are bars, restaurants and stores around. The receptionist was very helpful and understanding. Floor a bit dusty. There’s only 1 trash can and it’s small.

- Dean (9/5): Overall amazing stay at an amazing price! - The room was super clean, aesthetic/lighting was very calming and provided the perfect environment to wind down on a busy trip. The shower was great too (warm, great water pressure). All around great stay! My only constructive criticism was that the check-in process was a bit confusing for me. This could've been due to me missing an email or checking in at an inconvenient time for the staff, but I spent ~20-30 mins trying to check in.
At the time, I didnt realize the hotel room didnt have staff on-site so I was just a bit confused when I showed up to a residential building and no one was around.
In the end, the staff showed up and was very friendly and helpful, showed me to my room, etc.

- Lewis (10/5): Perfect stay! - This was a fantastic stay, enough for a city break, we stayed 3 nights. For anyone who is worried about the 2 locations, it’s super easy. The reception is where exactly they tell you, it’s a reception for multiple accommodations but it’s where a big glass door is and a desk. Then we got taken to the hotel less than a minute walk to be shown and given any useful information. Staff are polite and I really like how hotels and accommodations use watsapp, it’s convenient and helpful. I was weary of the other reviews about the windows and loud outside public sounds but they have upgraded the windows to double glazing and we actually found ourselves opening them up and napping to the lovely sound, don’t let this put you off! And when the windows are closed it’s pretty quiet. The stay was clean and tidy! Lovely interior design especially for an old building and a central city stay where we didn’t need to use any public transport this was perfect and reasonably priced. I recommend eating in trastevere for food, the restaurants have amazing traditional Roman food, a walk over the bridge that is close by and you’re there! Thank you for a great stay! Nothing is was great!

- Larisa (9/5): Superb - Great location, in the city center, 10 min walk to Fontana di Trevi and Pantheon but at the same time on the very quiet street, so no street noises would disturb your sleep. Very clean, the cleaning was everyday. Comfortable beds. No kitchen/kichenette even though it was written it is there - there is just a kettle and tea bags/coffee.
The room was tiny, just the bed, there wasn't even the wardrobe where to put the clothes.
The cleaning personnel was way too annoying, knocking on the door from the early morning and every 10 minutes asking to come in and clean even though we asked him to come later.
Moreover, there was a poor interior design in the room, mainly the installation over the bed consisted of pieces that were hanging on the tiny magnets that didn't hold them well, so we got hit by these pieces multiple times. (See the picture)
- Ira (8/5): Very good - The room was clean and looked really nice! The bed was comfortable. The staff are super nice and helpful. Location is good! The bedroom was a bit small and the staircase wasn’t the most attractive. But those were just a small details.

A special thanks to the hotel manager, Sergey, who welcomed us, explained everything, and gave us a tour. We highly recommend this place and will definitely return! The location is fantastic, with all the main attractions within walking distance!

All attractions are within walking distance and there are lots of cafes and restaurants nearby. The room was quite small, but for us it is not a disadvantage. The room is very well thought out and comfortable.
The hotel staff is very pleasant.
The only thing I lacked was a coffee machine. Everything was fine

Balcony and close walking distance to all the main attractions in Rome is a huge plus. If we go to Rome again, we would definitely book this accommodation again! We would appreciate more storage space (such as hangers for our coats, more shelfs added to the wardrobe to store small items of clothing not suitable for hanging) but otherwise everything fulfilled our expectations!
- Richard (5/5): Passable - the spot was very good, the room was good and clean the kitchen was very average I would have thought they would have supplied milk water coffee machine, the tea and coffee looked old and the cupboards full of old things so it needed to have a big clean out in there
- Rui (1/5): Bad - We got a room on the ground floor where it was impossible to sleep during the night due to the noises from the street. The windows were weak allowing all the noises to come into the room. After asking to change, the option that was offered (on the 5th floor to avoid the noises) was terrible and very questionable in terms of cleanness. There was mold all over the ceiling, the floor was dirty and the bed frame was also stained. Definitely the value of the first room was higher than the second one, so I wonder the price I’ve payed was not worth it. If I saw the pictures of the second room, I would never book that room.

- Liz (8/5): P10 value for money and a quiet location - Room was modern and had a large bathroom. Beds were comfortable and the room although above a restaurant was very quiet. Great location for walking to many attractions and places to eat. Staff were responsive and we were able to store luggage at early arrival and late check out. Room was serviced daily with clean towels provided. Communal area for tea/coffee making and iron and ironing board. Overall good value for money. Bedroom was quite tight, not much space to store suitcases. Little hanging space for clothes (needed more coat hangers).

- Verified traveler (8/5): Boutique hotell - Det är 7 rum som hyrs ut i det hus vi bodde. Receptionen låg längre ned på gatan. Anonym entré och lite otrevligt med soptunnor direkt inne i entrén.
Rummet hade fin färgsättning och var snyggt och rent. Sängen var väldigt skön. Dock fanns inga klädkrokar varken i rummet eller badrummet. En garderob med galgar fanns men inga hyllplan att lägga kläder på. Utrymmet fanns men funktionen saknades i detaljer.
Läget på ”hotellet” var perfekt nära alla sevärdheter.
Frukost åt vi på två trevliga caféer 10 minuters promenad bort.

- Marisa (7/5): Beautiful design but missing the mark on basics - Great location, walking distance to many attractions. We did not use public transport at all during our stay - only walked, which we loved! Local market is nearby with many restaurants in the area as well as a short walk across the river to Trastevere for dinner time.
The design and aesthetic of the room is beautiful and it is airconditioned, which is a great positive.
The check in staff member who assisted us once we found the reception was very friendly and helpful. Our poor experience was not as a result of them but rather that of the unclear check in process. There is also the option to store your luggage at the reception which is a nice option, which we didn’t need to use. Check in process needs to be improved. We waited for 15 min in a small street outside the address given, not sure if we were in the right place. No signage. No clear check in instructions. Be aware that there is a reception area which is NOT on site. During our 3 night stay we assisted two other couples stranded outside the building, equally as flustered and confused as we were and guided them to the reception, a block away from the address.
Neither of the numbers listed on the check in information we were able to WhatsApp or message.
The property has traits of both an Airbnb and a hotel, yet does neither precisely.
There is daily cleaning of the rooms, which we were not aware of, so we were surprised to find someone had entered the room while we were gone. No sort of do not disturb sign available so that guests like us can refuse daily visits to ensure privacy.
The room is susceptible to street noise and the restaurant below, as well as a garbage area that gets emptied (or added to) through the night. Expect poor quality of sleep if you are sensitive to noise.
Suggestions:
Contactless check in with code given to building OR only give address for reception.
Ear plugs as a temporary solution to windows that ultimately should be replaced with something double glazed.
Do not disturb sign!!!
We were unable to unlock the safe, either we didn’t know how to use it or the previous guests had left it locked.
- Katy (5/5): If you plan on sleeping at all, avoid this hotel. - Cool location in a historic building that has been redone with a very Scandinavian modern design. The bed was very comfortable and the shower design was super cool. Our room featured a small terrace on one side and a large window on the adjacent wall. Both appeared to be original fixtures, providing no soundproofing whatsoever. It felt as if there were no door or window at all. We could hear individual conversations from the restaurant below and the constant noise from the busy street. Trash and recycling trucks came by every night between midnight and 3:00 AM, and street cleaning trucks made several passes. On the first night, I found myself sitting up at 3:30 AM, contemplating whether I could afford to leave this hotel and pay for another one for the rest of our stay.

- Gabi (3/5): Great location, bad communication - Location was fantastic. The bed was super comfortable and the bathroom was very nice and clean. Eduardo was very helpful at the end of our stay. Upon arrival it was very late and when we checked in we did not immediately see but there was black mold all over the 2 windows in our room. After realizing it the initial gentleman that had checked us in was not available by message. The room really shouldn’t have been given to us in the condition it was in. Black mold is super bad when inhaled. We tried a few numbers to get a hold of someone but had no luck until our second to last day. They did get us into a different room but it was a bit late and they made us change our plans in order to make things work. They did accommodate our bags on the last day but the communication for that and our ride to the airport was very minimal and made things a bit stressful.
